We purchased this condo so we would have a "sure thing" after years of mixed success with winter rentals in the central Texas area. In one rental, we shared the home with a large, well established colony of mice. On another occasion, the home was musty and had an old, inadequate heating system. Other times we encountered “college days” furnishings: poor mattresses and yard sale furniture.
So we speak from experience and with confidence when we say that our condo is upscale, clean and completely comfortable. We furnished it for our own use and not the rental market. The mattresses are high quality, including an amazingly comfortable memory foam king size bed in the master bedroom. Even the easy-to-set-up twin trifold futons are high end memory foam on a firm foam foundation. The furnishings are new and attractive: a matching bedroom set in the master, leather sofa and matching chairs, granite counters, handsome rugs, tasteful lamps and artwork. We have a 50” HDTV with DVD and home theatre in the living room. We have a 32” HDTV in the master BR as well as an LCD in one of the guest rooms, both have DVDs. The master and LR TVs are HD enabled with some premium channels. The kitchen is fully equipped and includes a quality Samsung SS fridge with icemaker. Our condo has the best view of the Guadalupe River in the complex, a private end-unit view of the neighboring pecan trees, a huge (and private) balcony and the condo is on the top floor (no pitter-pat of overhead feet). Finally, we provide free long distance calling, free (and secure) wireless Internet, washer and dryer and more.
This is the perfect location for your New Braunfels vacation! The Rockin' R tubing take-out on the Guadalupe River is right next door or you can take out your tube at our Guadalupe River frontage! Turn left coming out of our parking area and the Schlitterbahn and the Comal River are just down the street. Turn right out of our parking area and Gruene is a short drive. On-site we have two swimming pools and four hot tubs. The bigger pool has water jets that your kids will love.

We are semi-retired and live in Washington State on the east slope of the Cascade Mountains. We've lived there for many years.
Our New Braunfels home is our winter retreat to escape the snow here in the Great White North. Roger has roots and lots of family in Texas and we love being able to spend time with them. We truly love this area in Texas. The people, the food, the scenery, the history... they all keep getting better and better as we get more familiar with them or it.
It's surprisingly expensive owning a second home. Without VRBO, this home would not be possible for us. This is the first home that we've offered for rent. So far, it's been a positive experience for us. We were afraid our careful decorating would suffer, but our guests have been wonderful.
Why the Owner Chose New Braunfels
We absolutely love living in Washington..... 9 months of the year. We become less tolerant of snow with each passing year. So, we started spending portions of our winter in Texas about 5 years ago. Roger was born in Texas and has family in East and central Texas. We found we loved hanging out there and especially liked the San Antonio, Austin, and Hill Country area. During the winter of 2007/2008, we decided we would switch from being a VRBO guest to a VRBO host. New Braunfels was an easy choice for us. It's the perfect setting for us and it just so happens it is the water sports capitol of Texas.
The Unique Benefits of this Condo
New Braunfels is small enough to have a small town feel, but big enough to have the shopping and dining we enjoy. It's close to Gruene Hall and great live music, the Hill Country, Lockhart BBQ, San Marcus Outlet Mall, beautiful rivers including the Guadalupe on which we front, Schlitterbaun, and friendly people. Our condo is exactly what we always dreamed of renting when we came to this area. It's a very nice home with very nice furnishings and not at all like staying with your son in his college "pad".

Your condo is lovely & very comfortable. We appreciate you allowing us to stay. We had a great time & had a chance to visit with others in our family (we rented four units). In your condo, we had people from NC, MD, and SC.
