This condo is in a quieter area south of the main strip in Cancun, which was perfect for our group of 6 adults. The beach area was significantly less crowded than further up the strip where the larger hotels are. There is a bus stop right in front of the condo which was extremely handy, as that was our only form of transportation around Cancun. I found the condo itself to be very comfortable; we were able to open the windows to let the ocean breeze cool the place down. There was definitely enough room for 6 of us to spread out. Something worth noting is that the penthouse is situated on two levels, and the stairs are a little narrow and steep. We found the owners to be very respectful and helpful throughout the whole process.

We stay whit our familly at Mary and Gerry properties.My 21-18 and 13 kids??! where whit us. First,we when in the uniit whit 2 Double beds,a nice ocean front balcony and a resonnable dinning area. Clean and ready. We slept a night in it and i love the scenic and the sound of the waves.This unit was find but a bit thight. (For 1 or 2 couples,just right).So went to see MISTER Gerry to seek for the penthouse...A smiling and easy going man who make us very happy. He agree to our offer and let us use the penthouse for a month! What can you say when you got a balcony facing the lagoon and the sunset and turning at the corner to face the ocean and the sunrise! Plus a balcony in the master room facing the ocean,a side balcony and acces to the top of the penthouse whit a 360 view! You say AWSOME!! My guys sleept well and enjoy all the commodity of this unit. We love the liberty that this place give us! You are not restraint to stay at your condo. So we visit and immerge ourself in to mexican culture and thats why we are there! And yes for the beach also!Nice large beach. No lack of chairs,nice pool and friendly peoples.No intoxicates springbreakers shouting at 4 a.m. .This place is quite,nice and affordable.Bus station stopping right at the entrace,security gards,a little convinient store and most of all a location ON THE BEACH! Everybody give helps and advices. We talk to people staying in an all include. For the price..Brisas is best. Thanks Mary and Gerry for a warm welcome and a very nice lodging place.

We (5 adults)stayed in the penthouse condo(1401), Feb.14 to 28,2009. We enjoyed the accommodations, the great views from the various balconies and Gerry and Mary's warm and complete hospitality. The pool and beach were excellent (if a bit windy) and the location is a convenient one with good access to all of Cancun and area.

Property interior and exterior was run down (not like shown in photo). Listing quoted "sleeps six" and coach bed was rusted and matress was awful. No air conditioning in the living room. Maid service once a week and she didn't even change the sheets! Floors were dirty (no carpet).Pool area: most of the chairs were broken and there never was enough for everyone, pool needed repairs. Chairs on the beach were old and terrible. This was our 1st time renting and I am not sure if we will again.

Owner response:Property was damaged by hurricane and in process of being repaired. Yes sofabed was rusted and needed new mattress, also due to hurricane. We did not know of this problem until you brought it up as none of our other guests said anything about it. When you asked us for an inflatable mattress we went out and bought it same day. Air conditioning was out for two days and repaired on next business day. Sorry but maid service was twice a week and sheets are only changed once per week. Almost all our guests say our cleaning is very good. No carpets at beach property, only marble and tile. Yes pool chairs were bad and have been replaced. Some guest are expecting top hotel services. We are a condo and provide condo service at a lower price than hotels. Some people are not meant for a condo experience. Suggest that you always use a hotel if you are liooking for 5 star accommodations, and of course pay those prices. Look at the many positive reviews we have. Even one person dissatisfied bothers us, as we spend extra money on our furnishings and linens to make your stay comfortable. This is proven by our many return guests.

Thank you Gerry and Mary for the use of your condo (Unit 5102). It was well equipped and everything we needed. It was our first visit to Cancun, and it was great fun. We were very impressed with the project(clean, safe, quiet and 2 very nice pools) and we loved its prestigous location on the Hotel Zone, and facing directly onto some of the nicest beach front Cancun has to offer. We loved the pool and ocean view from our balcony and being able to barbeque occasionally. Also, thank you for giving us a tour of your pentholuse - Wow ! it is really quite lovely. We're already reserved for next Winter, and can hardly wait to return.

Our one bedroom condo was very clean and well maintained. Very quiet complex. Very few people in pool area or on beach which was a real bonus. Bus service very quick and handy to go downtown. On site store and laundry service was very convenient. Good place to stay if you want peace and quiet or for families with kids. Very safe environment.

We very much apreciate your kindness.We had a very nice time with our 2 kids in cancun, but now, watching the news, we understand we were very lucky been able to get plane tickets to fly back on saturday. The whole hotel area (bulevard kukulkán) has already been evacuated. All turists that stayed were moved out using 500 buses.We had a nice time and loved the condominum and its facilities. We thoroughly enjoyed our stay at your condo #3101 in Cancun for 3 weeks in February of 2005. The condo was clean and maid service was excellent. We met some wonderful people who all want to meet at the same place next year. We told you of some deficiencies in a separate message which you were going to look into. We would definitely stay there again.

We stayed in one of the one bedroom suites which was very nice and clean. We could see the ocean from our kitchen area and had a beautiful view of the lagoon from the bedroom. The complex was quiet and the pool and beach area were never crowded even though we were there during spring break. There was small safe in the room to lock up valuables, a hairdryer, coffee maker, and microwave. The store in the complex was a good place to get snacks and drinks. Buses were plentiful and we took them all around Cancun. And we had no problem finding a taxi to take us back to the airport at 7:30 in the morning the day we left.

We had an awesome time in Cancun! Wow what a great place to stay. The condo was very nice and clean. The maid service was excellent. There are a couple things in the condo 5102 that need fixing I thought you should know about. The bedside light on the right side end table seems to be shorting out. The switch works intermittently and sometimes not at all. Also the patio door onto the balcony has a broken lock. We couldn't lock our door. Not that we worried much there...everyone was so nice. Also the blow dryer was missing. It was not there when we arrived or when we left. Our son joined us for 1 week when we were in condo #3101. He had a great time also. He wants to go back. We met a lot of the folks that you know. They were all very nice to us!

We stayed for 7 days in late February 2005. The condo is in an excellent, convenient yet calm location. The bus stops every minute right in front and you can be anywhere in Cancun within minutes. The beach is wide, rockfree and perfect. The pool is spotless and there are always lounge chairs available. The small convenience store is well stocked and very handy. The condo itself was very clean and well furnished with good views of the lagoon, the pool area and the sea. JC Capitan is an excellent small restaurant a short walk away on the lagoon side. We even had a large crocodile swim up to the deck while we were having dinner. The best part for us was the calm location. It is nice to have all that Cancun offers nearby, but it is also nice to have a bit of calm to retreat to at the end of the day. I recommend this place highly.

Comments: Cancun Beach Condos We spent two beautiful weeks at Gerry's one bedroom at the end of August 2004. Appartments (we rented unit #5102) are located very close to a pristine beach, and conveniently, although not too close, to the city center if for some reason you need that. We did not. I would recommend this place without any hesitation. In addition, and not to say the least, dealing with a gentleman like Gerry makes your trip worry free and overall pleasent experience. Hi Gerry and Mary, Just wanted to say thanks for letting us stay at your condo in July. I wanted to write and let people know that your condo is excellent. Since I was in charge of making all the arrangements for my family, I will admit, I was kind of nervous because I did not know if they would be happy with the location I chose. Well, happy to report that they loved it. I got lots of complements on what a great place I had picked. The condo is spacious, beautifully decorated, has great views.... well to sum it up.. let me say it has it all!!

Excellent place to stay! We stayed for 8 days in Feb, 2004. Even though the weather didn't cooperate, the condo made the vacation well worth it! The master bedroom 3 season room came in very handy with the rain! Very friendly complex!

REALLY ENJOYED MY STAY AT YOU CONDO. PLEASENT STAFF AND FRIENDLY. VERY IMPRESSED WITH THE CLEANINESS OF THE CONDO.
