  My friends and I used this condo recently for our Spring Break trip to Panama City Beach. This condo is a STEAL! For the cheap price, you are getting a quality vacation home. It is on the second floor, practically right on the beach. It is a beautiful condo overall, and it is fully stocked with towels and linens. It is very, very clean and you can tell the owner takes pride in it. From the very beginning, Ed, the owner, was super easy to work with. He stayed in contact with us the entire time, even during the trip. We could tell he really did care! There was no checking in at the front desk, because Ed had our door code ready, and our wristbands and parking pass already in the condo. Our trip was absolutely amazing, mostly thanks to Ed. If you don't rent this condo, you are missing out.

  We had a wonderful stay at this condo! The unit was beautiful and had all that we needed. It is in such a good location: close to the beach, has a fitness center and even a Starbucks! Pier Park is only 5 minutes away too. I would highly recommend this unit to anyone going to Panama City beach!

  My husband and I enjoyed our time in Ed's condo for a week in October. The unit was all that was promised in the description on VRBO. The use of the free beach chairs was so convenient and just a short walk from our room. Three days of our stay we explored the beaches of South Walton and rode our bicycles that we took on our trip. We can not believe we have gone to Panama City Beach all of these years and confined ourselves to only one area. If you go please do yourself a favor and visit Rosemary Beach and Seaside on 30A. You will be glad you did.

  Our stay was nothing less than perfect. We could have not had better weather, but most of just a phenomenal condo. Huge kudos to Ed and his assistant for being so quick in returning emails etc. They were so awesome. We are in the works of picking a week out in the spring to come to PCB and I already know where I will be staying. Thanks Ed for EVERYTHING!

  My husband and I stayed in Emerald Beach 226 the week before Labor Day and had a wonderful time! The view from the living room and the balcony is nothing short of stunning, and the condo is clean, comfortable and well equipped. It was exactly as pictured on VRBO, and Ed's (the owner) video was very helpful. Having the beach chairs included was a great perk, as well. Tropical Storm Isaac kept everyone out of the Gulf for several days, but we enjoyed walking on the beach and relaxing on the balcony until the weather improved. Our favorite restaurants were the Boatyard (sauteed crab claws and grilled grouper), Hook'd (fish tacos) and Pineapple Willy's (grouper, shrimp or chicken baskets). We enjoyed shopping at Pier Park and a trip to Shell Island, too. The traffic can get pretty crazy on Front Beach Rd., so you may want to use Back Beach Rd. when you can. It took a couple of days to get used to the layout of the buildings, but with the condo on the 2nd floor, we were able to take the stairs pretty much everywhere we wanted to go. (The elevators were close by, too.) The people who work for Wyndham were friendly and helpful. We would definitely recommend this condo to anyone who is traveling to Panama City Beach!   Everything was exactly has described. It was a great location - at the end of the building, just a few steps down the stairs to the beach.. The resort was well maintained and was in a good location. I appreciated the security of the complex. The free beach chair rental was an awesome bonus! I would definitely stay here again.

  The owner was great to work. The condo was very clean and is very convenient to shopping, restaurants and activities. We loved that this condo was located on the 2nd floor so we didn't have to wait for the elevators if we didn't want to. The pools were great for our 8 year old and the adults loved the beach umbrella/chairs included with the rental. We definitely recommend the condo and will most likely use this rental in the future.

All Quoted Rates include EVERYTHING (taxes & cleaning) Does NOT INCLUDE refundable damage deposit (Spring Break $99/Other times $50). Just leave the dishes washing in the dishwasher and wipe down a bit for a PROMPT refund. NO DEEP CLEANING required. See reviews, we're great to work with!

Cancellation policy:

When you get to the condo you don't have to go to the front desk or worry about keys. The last four digits of your cell phone will also be your door entry code. I'll program the lock to work with that code from 4PM on the day of your arrival to 11:59AM on your departure (check-out is 11AM). Please specific by email at the time of your booking the last four digits of the cell phone you would like to use, or any 4 digit code you prefer. Pool tags are hanging on the hook on the laundry closet door in the condo. The parking garage is in the back of those offices (Parking permits are on the counter in the condo). There's a inside bridge that crosses the street were the condo is. The easiest way to find our unit the first time is to enter from the ground floor and turn left until you get to the elevators on the side where everything's painted light green. Go to the second floor and our unit is 226 just across the hall from the elevators. Please make your self at home. Feel free to use the washer and dryer and anything else in the unit. Call me, Ed Rickers, on my cell if you need anything 801-787-5460 . Or call Brenda Nielsen, my assistant, at 801-318-4340. 1) FRONT DESK / DAILY MAID SERVICE: The condo unit is privately owned and managed and does not participate in the onsite rental management program. This allows the owner to offer substantially lower rental rates but there is no daily maid services available. While linens and bath towels are included in the unit, we suggest you bring beach towels. We do not permit towels or linens to be taken from the unit. Should you need maid or other onsite type services during your stay. 2. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 11 A.M. CST. NO Early Check-in or late check-out. 3. This is a NON SMOKING unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent, or a special rental damage deposit. 5. DAMAGE/RESERVATION FEE- A standard $50 REFUNDABLE charge is made to your credit card during booking. You authorize us to keep this amount if the following conditions are not satisfied: a. No damage is done to unit or its contents, beyond normal wear and tear. b. All dishes are clean, the countertop and stovetop surfaces are wiped and the dishwasher is running when you depart. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash chute located across the hall from the front door of the condo. e. No linens are lost or damaged. f. NO late check-out. g. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Emerald Beach or Wyndham Resort. ***** $50 Refund. Occasionally guests insist on sending checks to pay for their reservation. This is fine, but because it’s unusual I sometimes forget to promptly refund the $50. Please remind me after you check out via email that I need to send your refund if you used a check. Better yet, please send a return self-address stamped envelop for your refund when you send your final payment. This will remind me to send the refund. 6. PAYMENT – If your reservation has been made less than 30 days from your intending arrival date, payment for the entire stay must be made in full. 7. CANCELLATIONS – If your reservation has been made less than 30 days from your intending arrival date, cancellation or early departure does not warrant any refund of rent or deposit. If you must cancel prior to 30 days your deposit minus a $30 processing fee will be returned. 8. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. 9. INCLUSIVE FEES – Rental rate does include $75 cleaning charge and 12.07 percent Florida sales tax. 10. FLORIDA LAW: You agree that the terms of this agreement is governed by Florida law. Should there be any disputes, the prevailing party shall be entitled to attorney fees and costs. 11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 13. PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass in their car at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. 14. BEACH CHAIRS – Rentals from approximately March 1 thru October 31 include the exclusive use of two wooden beach chairs and large umbrella provide on the beach at Emerald Beach Resort. You must talk with the beach chair attendant the first time you use the chairs. He/she will assign a number to you and then you can use those chairs all week, or others that are not occupied. 15. HURRICANE OR STORM POLICY – No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

100% refund if canceled at least 30 days before arrival date.
