This well stocked condo is pleasantly tucked away on the edge of town. We did not have a rental car and we had no issues getting around. There are several mini-supers and a large fruit stand well with in a 5-10 min walk. If you want to head to the beach, cabs are readily available on the way into town (the price varied a little from driver to driver, but it was usually around 50 pesos). The food in town was excellent and much cheaper than the beach.(I would highly recommend Don Cafeto for ceviche) If you choose to stay in and cook as we often did, there is a wonderful gas grill on the property. I can't say enough about the tranquility of this location. There is constant breeze easing through the palm fronds in the yard that consistently puts one in a state of constant relaxation whether you are relaxing by the pool or perched on the balcony. I can't say enough good things about this place. If you are looking for a much needed reprieve from the rat race that is life, this is your spot!

An amazing place to stay

My Boyfriend and I stayed in this condo for 2 weeks this year in mid-June and had an amazing time. The condo itself is beautiful; it is very specious, clean, well decorated and has everything you would need. The kitchen facilities are good which meant we were able to cook many nights and also made use of the bbq just outside. We found the air conditioning useful as the weather was so hot and it was also nice to have lazy evenings in the hammock on the balcony. The swimming pool is well maintained along with the rest of the property and is perfect to spend time in to cool off from the days heat. The bathroom is of an average size and the shower is great to just step into after a trip to the beach. There are two dogs which live on the premises which we enjoyed seeing every day. The location is on the outside of Tulum so we hired a car to make it easier to get around. This meant we were able to access the beach and town very easily with just a few minute drive, where there are also many restaurants, bars and tourist shops. We would also recommend visiting Chichen Itza and also the Tulum ruins along with Playa del Carmen and Cancun, although these are about a 2 hour drive away it is worth it. There are many adventure sports that we also enjoyed doing including swimming with the dolphins, swimming in the Cenote’s and doing an ATV tour. There are many places which offer these tours so it is best to shop around for the best price and they are all slightly different so find out which one suits what you want to do the best. The owner Graziella is very friendly and will answer any questions you might have and there are a nice couple who maintain the properties and will help if there is anything you need. When we stayed here we were very lucky as no one else was really here so it really felt like our own which was exactly what we wanted. We felt very at home and don’t think you can get the full atmosphere of what it feels like to be here unless you go and experience it for yourself which we would highly recommend as it is a great place to take a holiday which we fell in love with. The memories from here will last forever and we’re sure anyone else who experiences it will feel the same. Thank you for an amazing holiday which we won’t forget.

Great spot in Tulum!

I've stayed at this condo a couple of times and have consistently been very pleased with my stay. Although it is just a one bedroom, the accomodations are spacious enough to allow up to 4 people to stay there. The in unit kitchen had all the ammenities needed for my group to cook meals on an almost daily basis. The grounds are beautiful as well. Although, I didn't make much use of the pool, it is an ideal respite amidst the daytime heat. Overall, I have had a very pleasant experience and can't wait to return soon!.

Renter's Beware

I rented one of these units on 2-17-11 to 2-23-11. First of all, I would like to say if you suffer from allergies stay far away. The home smelled horribly of mold & mildew. I aslo believe this a worrisome health hazard for long stays. There was no washer/dryer as stated in ad when I rented (she changed the ad recently). There is no TV or even service for that matter. It doesn't mention that there is a TV, I just thought some people would like to know. The shower head was broken, only 3 towels for the whole week I was there, no cleaning supplies available, and it is in bad location. The pans there were useless because everything sticks to them. I asked the owner to include all fee's including cleaning & taxes in my total. After I was ready to leave & turned in the keys, the people she leaves her keys with demanded I pay them a cleaning fee. I tried to contact the owner Graziella, & she would not respond to any of my emails. I was very disappointed with the conditions of this property & the lack of communication. She lives in US and doesn't maintain the property.

Owner response:Because I was alarmed of this review I went to assess the condo in person soon after. I scrutinized the place and didn't find any mold at all. As for the washer/dryer, I admit, I was convinced of removing this from the listing, which is now updated, so I apologize. As for the shower head I noticed it was faulty so thank you for notifying me as I have fixed it. In terms of the pans they are in fact not state-of-the art but are certainly functional to my and other guests' experience. As for the cleaning fee I believe you were mistaken as cleaning is included with the price unless you request daily cleaning and/or decide to refuse tipping our personnel who maintains the property. Last, I admit it did take me longer than expected to respond to you as I, rarely, don't access email on an hourly basis. My apologies for the inconvenience and thank you for notifying me of your experience!

I found the condo to be clean and well situated, with a lovely view over the pool. The beds were great and the kitchen functioned very well. It felt private and quiet yet it was very close to town....I would recommend this property highly! I was there in April, though I cannot remember the exact date....I stayed for one week....Glorious!

Stayed there for a month. The place is cute and charming. Very well decorated with taste and functionality. I was happy that the recent construction included air conditioning, because even in January we had to use it. Books, games and internet are available and "yeah" no TV or a clock on the wall. The place is perfect to relax. The garden, very tropical is well maintained and the swimming pool long enough to make laps. The young care taker couple who live on the premise are very nice, and for a modest fee they can wash your clothes or clean the place on a daily base. I will go back. Merci, merci, mille fois

If I could rate this comment as "very positive" I would. I have stayed in several Tulum hotels and condos: it is dificult to find a place as clean, comfortable, well located and affordable as this one. I strongly recommend this condo to anyone headed to Tulum, and especially if you plan to stay at least several nights.

This was a great place to stay on my recent vacation to Tulum. It was centrally located to town, the beach, and many activities. The condo and grounds were very clean and there was plenty of room for myself and friends. There were full amenities including a pool and grill. I would definitely recommend this condo to family and friends traveling to Tulum.

I stayed 4 nights here with a group of seven friends (in two condos) and it was simply a wonderful, relaxing stay. The location is off the beaten path, which is peaceful, but conveniently near to the main street in Tulum and a quick drive to the beach. One night we used the residence’s community barbeque and picnic tables for a memorable, fun and delicious dinner. The staff is so friendly and our room was freshly cleaned daily. The condos are well maintained, modern, and very comfortable. I highly recommend staying here while visiting Tulum.

Great condo. Perfect location for everything. A couple of miles from the beach but rent bicycles and head down to the beach. Ermano will help you with everything you need. Modern amenities were much welcome after seeing the types of accommodations one sees on the actual beaches in Tulum. Good cheers.
