  The property is well-maintained, clean and comfortable. We spent two fantastic weeks, during which we visited Sarasota's beautiful beaches, the nearby parks in Orlando, the shopping centers and some restaurants. My family really enjoyed the nice, quiet surroundings, the proximity to Turtle Beach (walking distance) and Siesta Beach (a short drive). There were lots of nice little extras provided, such as soap, shampoo, condiments and spices, which were a nice little touch. The apartment is well-equipped with all the necessities, books, videos and games. The location is safe, so I would definitely recommend it to anyone who loves peace and quiet and wants to enjoy a vacation in the sun.(Sarasota is wonderful all year round). I would advise the manager to check the air conditioning, which doesn't seem to work well at times.

  This condo is in a great location, close to the Turtle Beach and 3 restaurants but this property itself needs lots of TLC! My husband and I stayed here for a month. We found dirty area carpets, windows that couldn't open, broken blinds and much more. When we arrived we found the washer broke and contacted the out of area owner on the morning of Thursday 2/9. Even though she had assured us that she had people in the area, it took her people til Saturday to come to the condo to investigate the problem and another 3 days to bring a repairman in (Tues. 2/14). We will not be back to Cozy Cove. Ciel K, Manahawkin NJ

  Since we came to boat and fish, it was great to be able to walk into the back yard and dock the boat; the boat ramp is literally across the canal and easy to get to in turtle park; the condo was ery spacious;

  My finace and I came here and stayed last July 4th weekend. We were completely blown away with how well stocked the unit was. Would recommend that you change the sheets before sleeping in them as ours were... used to keep it PG. Couldn't get the shower in the master bedroom to work but that was OK as we could still use the hall bath. The beach is only a quick walk away and there are plenty of things to do in The Village. Fireworks were amazing to watch on the beach and my fiance inadvertantly got to "swim w the dolphins" that came right up to the shoreline while he was out there. The unit itself was outstanding and we will definitely be going back for a week during our honeymoon and hopefully yearly after that.

  Recommended for: Age 55+, romantic getaway, girls getaway, families with young children.

  Our stay at the property was just the ideal setting, in an area we knew & very close to the beach & amenities. The property was well 'kitted out' & we could please ourselves whether to eat out or cook at home. Even though it was Thanksgiving whilst we were there it was very quiet. A place to re visit & recommend.

  Recommended for: Age 55+.

  Arrived on wed, beds not made dirty towels in bathrooms floors dirty,contacted landlord refunded cleaning fee and offered 30% off next stay. Noisey in the am, and no and I mean no water pressure in the shower in master bath. Well equipped with everything you could need including the ants. Go to Turtles Beach Pub acrosss the street,great food and very reasonable.

  We had a lovely weekend in Siesta Key due in large part to the accomodations in this condo. The condo is well equipped with every pot & pan imaginable, there's no shortage of beach toys and high chairs, bouncers, etc, for babies and toddlers, not to mention the extensive movie collection and games for days and nights that might be rainy. The condo was very clean and well kept, and it's only a quarter mile walk to Turtle Beach. Being at the southern and quieter end of the island, it had much less traffic than in the Siesta Key Village and Siesta Beach area.

  Recommended for: Families with teenagers, age 55+, girls getaway, families with young children.

  Our stay at Cozy Cove was wonderful. Everything we could have wanted and then some was there waiting for us. It was quiet and relaxing just what we wanted for our vacation. We are planning on coming back soon.

  We are from Brunswick GA we stayed at Cozy Cove Condos we had a great time very nice condo the only thing that we did not have was a good view. The unit we stayed at faced the street other than that it was great. We recommend vacationing here it was close to everything but far enough out that it was very peaceful. For you water and fishing folks this is the place you can kayak,boat and fish right off the private dock we caught a lot of fish our son enjoyed it very much. The pool was great. You are with in walking distance to Turtle Beach lots of sea shells and wild life. We will be back

  We had a great time. The condo was in good shape. Everything was clean, and ready to go when we arrived. The kitchen was stocked with everything we needed from pots & pans, to utensils, to whatever. It was a quick walk to the beach where our kids played in the sand. There is a big driveway and covered parking area that was greeat for our kids to ride their scooters in without having to worry about traffic. The owner was quick to respond to any questions from the time we first inquired about the condo to the time we left. Overall we were very pleased.

Additional information about rental rates

Max 5 rental occupants. No pets allowed. No smoking allowed in unit. At least one person over 21 must be party to the rental agreement. This proposal will be honored for 30 days following the date of your email message unless a promotional rate which expires sooner is applicable.

Fees:

• Cleaning Fee: $100 + tax
• Tax Rate 12%

Cancellation policy:

CONDITIONS. a. At least one person over the age of 21 must be party to the rental agreement. b. A major credit card is required for security. c. No pets allowed. d. No smoking allowed in unit or on balcony. e. Consumables such as shampoos, soaps, etc. as well as movies, cds, and books, are provided for your use free of charge. f. Wireless internet is available for your use free of charge but you must notify me in advance of your arrival if you intend to use it because it is a metered account and I will need to activate service for the duration of your stay. g. Telephone service is not provided in the unit. h. Usage of one boat slip is included with this rental at no additional cost. Please advise Lessor in advance if you intend to use it. Lessor is not responsible for damage or theft of Lessee’s personal property during Lessee’s use of the boat slip. SERVICE CALLS. Lessee agrees to be reasonably cooperative in the event any repairs or service calls need to be performed during Lessee’s stay. Lessor will attempt to schedule a service call within 48 hours of notification of the problem be telephone. Lessor will not permit service repairmen into the unit unless Lessee (or one of the Lessees) is present or Lessor obtains prior authorization from Lessee. Authorization from one Lessee binds the other and Lessor is not responsible for any damages resulting therefrom. NOTICE TO ASSOCIATION. The names of all occupants listed on this agreement and your date of arrival will be provided to the Secretary of the Condo Association per association regulations. CANCELLATION POLICY. If the initial or final payment is not paid on time, your reservation will be cancelled. If your reservation is cancelled for this reason, the unit will be made available for rent to other guests. Any payments already made by you are only refundable if another guest rents during the time period you reserved AND the amount collected from the alternative guest for the same period of time equals or exceeds the amount of your advance payment. If the amount collected from the alternative guest for the same period of time is less than the total charge for your reservation, the difference will be deducted from your advance payment. The amount refunded to you is limited to the amount you paid less a $50 refund processing charge. If the unit remains vacant for the same period of time following your cancellation, your payments are forfeited and not refundable. EVACUATION. In the unlikely event of a mandatory island evacuation, you will not be charged for nights evacuated. MISSING ITEMS. Following your departure, there will be an inventory of the items belonging to Lessor, including but not limited to, movies, cds, books, and linens. Missing items will incur a charge to your credit card in the amount of reasonable replacement value not current fair market value. DAMAGE. Any damage done to the premises or amenities provided will incur a charge to your credit for repair or replacement value, in sole discretion of Momz Properties management, not to exceed $500, to be billed within 30 days following the end of your rental period. You will be notified of any damage as soon as practically possible but no later than one week of your departure date. Momz Properties is authorized to use a local vendor for any repair work or replacement purchases. Amounts in excess of $500 will be billed to you within 30 days following the end of your rental period and payment is due within 14 days of the billing statement date.
