    First rate experience for my group attending the first MotoGP event held at COTA. The house and grounds were clean and beautiful, the house functioned perfectly for our needs, and all were impressed by the luxury afforded by the hosts and their property. I would highly recommend this rental to anyone looking for a quiet get away with many amenities, including a pool, game room, and vista overlooking Austin. Everything we needed to cook, clean and maintain the house were there and the only thing we added was food from the local HEB....a couple of minutes drive from the property. Several great restaurants surround the area within minutes of the house so when we weren't cooking, inside or outside on the grill, we were taking in some of Austin's better restaurants. Bottom line? Great facilities at a very fair price.

    Let me start by saying that the rockin y ranch was absolutely amazing, and truly exceeded all expectations!!! My fiancé and I were still planning our wedding a few months ago and knew that local accommodations to Austin would be critical given that we were planning an Austin wedding but live in Dallas. As soon as we found the ranch online, we were immediately interested in the prospect of being able to have all of our friends and family stay in one location together rather than spread around town in different hotels. We then noticed that right on site of the gorgeous 7-bedroom house, was their very own private party barn, and as soon as we saw pictures of it decorated for a rustic reception, we were sold!!! We made the scary decision to change our previous wedding reception venue plans, and book the ranch not only for all of to have a beautiful place to stay for our wedding weekend, but to also have the incredible and rare opportunity to have our reception literally in the backyard of where we were staying!! The party barn normally houses all kinds of fun stuff like ping pong, a pool table, dartboard, and more, but the best part was that for the reception, the amazing crew on site will move out anything you want, and they even have their own tables and chairs provided included in the event fee. We had the amazing ability to decorate the barn how we wanted, and at our own convenience since we were staying right there, use all the fun parts of the barn and then have it switched over to beautiful rustic reception mode the Saturday of our event! Truly, we couldn't have asked for a better wedding weekend, and it was largely in part of the ranch and our wonderful experience there. The house is beautiful and huge, and the bedrooms are nicely separated on opposite ends of the house so that you can easily section off friends, family, or however best for your guests! We were able to enjoy the on site fire pits, grills for our BBQ rehearsal dinner, gorgeous pool, and of course the party barn! We were also only about 15 minutes from our wedding at chapel dulcinea, making transportation a breeze. Every single guest, ourselves included, absolutely raved about the beautiful grounds, and that it was the most amazing and unique wedding reception they had attended. We had the absolute wedding of our dreams, and truly a reception that could not have been more beautiful, or more fun. Thank you to rockin y crew for everything, and we can't wait to come back soon!!

    I highly reccomend the Rockin' Y Ranch for a large group or family gathering. We had a group of 15 guys get together for an annual trip and couldn't have picked a better place to stay. Sleeping arrangements were comfortable and the ranch provided plenty of places to relax and visit. The grounds and house were well maintained, in good condition, and very clean. Personal favorites were the party barn, the tree hung hammock, and the outdoor space by the pool area. Plenty of grounds to roam, secluded but so close to everything and peaceful. The kitchen is outstanding and there is plenty of place to share a meal. Two of us in our group own and operate restaurants and can vouch that you're in a professional kitchen set up to prepare any meal. There was also plenty of space to have a buffet catered and served in the kitchen. Everything that one could think of needing in the house, was there so excellent job to Natalie and her team for their attention to detail in preparing for groups at the ranch. I also need to mention that the booking, check-in, and check out process were hassle free and very pleasant. Any request for information or question asked was answered promptly and our group felt as if we had a host to the area if needed. The accomodations were as good as our visit to Austin. Everyone raved about how perfect the weekend was and the Rockin' Y was a large reason we had such a great time. Our group would definitely return to the Rockin' Y!

    Our Thanksgiving holiday at Rockin R Ranch was the best ever. It was the perfect property for a large group. With the spacious kitchen and numerous bedrooms, it could not have been more accommodating. We enjoyed every inch of the ranch from dining under the lights to gathering fresh eggs for breakfast! The Party Barn was a favorite gathering place and provided hours of fun with pool, pingpong and foosball. We especially loved the location of this property. We had grocery and retail shopping as well as several great restaurants nearby. We were also just minutes away from downtown Austin. Natalie, the owner, was a joy to work with and could not have been more helpful. The house was clean and very well stocked for all our needs. We definitely will be returning to Rockin R in the near future.

    I would recommend renting this home to anyone! We comfortably had a family reunion here with 14 adults and 3 kids and the home, party barn, fire pits and the property were fantastic. A short drive to Austin, the airport, Costco, Whole Foods and was not far from The Salt Lick which was recommended to a number of family members and is worth the trip. Owners were fantastic and accommodating!

    Our daughter's destination wedding - she grew up in Baltimore, he grew up in Washington State - was at nearby Mercury Hall. I am one of seven, so my wife's search for good lodging turned up the Ranch. She is a smart woman. From the furnishings to the party barn, my brothers, sisters, in-laws and their kids had a great time. Big brother reveled in the kitchen, where he produced comissary size portions of bacon and eggs. Our son-in-law's parents chose to have their welcome party for 90 wedding guests at the Ranch. It rained that evening, so the party barn came in very handy. The next morning, my sibs are sitting on the front porch rockers when a bobcat came ambling over the rock fence. Natalie the booking agent and Andrew the caretaker were a delight.

    The house was absolutely amazing. We had 16 guys in their 20's & 30's for a Reunion weekend. This location offers a great opportunity to be together with little distraction and an easy ride to downtown for entertainment. The barn was by far the best part of the house providing table games, music and couches to hang out during the evening (no air conditioning so it got a bit hot during the day). All the cooking, eating & grilling utensils were provided. Overall this house is great for any occasion. I would defiantly return to this house if I were to plan another weekend in Austin.

    My organization chose to hold our staff retreat at the Rockin R Ranch in Austin. The accomodations allowed our 8 staff people to stay comfortably in the same place, and there was plenty of room for our two day meeting. Cooking together in the lovely kitchen added to the experience and the atmosphere. We enjoyed the pool during time off and the proximity to the airport was ultra convenient. The quirky game room and country charm of this house, as well as it being so close to the convenience of the airport, restaurants and stores made it perfect for our 3 day retreat.

    This was our second stay at the Rockin' Y Ranch and we were just as pleased as before. The facility is excellent for our large family and visiting friends with its 7 BR's, comfortable living areas, swimming pool and party barn. We mostly enjoy spending time around the place relaxing and visiting but it is also close to many activities in the area. The people there are friendly, helpful and very accommodating. We highly recommend it!

    We found this home to be a thoroughly enjoyable family reunion get-away location. The pictures and descriptions are a good representation of what is offered. Most of the rooms have one queen or double bed, so we were glad to be able to spread out with very little sharing needed. There was plenty of gathering space for our extended family of 10 (2 family rooms, with plenty of seating, 7 bedrooms) with a large kitchen table that seated 10 and another table with room for 6 where we palyed games & worked on projects. There are also spots for a little alone-time, as well. The teens loved the party barn and despite no A/C, the huge fan cooled it off quite well. Everyone loved the pool just outside the door with tables for alfresco dining. The large well-stocked kitchen and bar area was just what we needed for family food preparation & serving. The decor is very eclectic with more nik-naks than I'm used to, but it made for a very homey feel. We weren't afraid to let the kids roam & interact on their own. It didn't feel fussy or sterile. It was very hot & humid during our stay, but each bedroom has a ceiling fan which helped keep things cool. The two refrigerators & large cooler saved on multiple trips to the store. Our rainy day inside was served by a stack of board games and we even found tools in the drawers to effect some minor auto repairs. The location is very convenient to downtown Austin & the airport. It is really close to a major grocery store but a bit farther from San Antonio attractions than I'd hoped (1+ hours).

    We had a wonderful time at the Rockin' Y Ranch. There is plenty of space and great activities. Unfortunately, the Rockin' Y could use a bit of a face lift. The pool has cracks in it, the pool table is torn up, the dart board was falling apart, our shower had seen its better days and the furniture looked quite used. We were a bunch of guys, so it did not bother us too much. But I could see my wife being upset by the condition of the place.

    We held our wedding at the Rockin' Y and loved every minute of it! Natalie and Andrew were the most helpful, accommodating people and they made our stay an absolute joy. Being able to have my family stay at the house for a family reunion on top of getting married on the property was by far the best part. Between the pool, the party barn, the fire pits, and the views, this place was ideal. I can't recommend it enough!

    Pick this one! The Rockin Y is a true old Texas Ranch House, and has literally everything you need to make your stay comfortable. And when I say everything, I mean EVERYTHING!! It is an old family home, and there are vestiges of this, but to us it just added to the charm and personality of the home. We had numerous family dinners, and the kitchen was well equipped. Right down to foil and tupperware! Everyone enjoyed the pool, especially the children. Fresh eggs in the morning made for a great start to our day. The Party barn is where it's at though, and was hand's down everyone's favorite! The taxidermy is somehow, appropriate, and the acoustics make it easy to keep the noise contained away from the house and the neighbors! The grounds are surrounded in Texas Live Oak tree's and offer stunning views of the hill country and the sunsets really are amazing! Really a gem for a true Texas experience! We can't wait to come back!!

    HEB supermarket & Jack Allen's Kitchen restaurant(excellent SW food) are a stone's throw away. Owner super, ranch clean,comfortable,and well maintained. Stayed 4/16/12 - 4/23/12; couldn't find goat or donkey but collected fresh eggs daily from 6 chickens in coop. Ranch located next to subdivision but looks just like the website pictures and literally is 10 minutes from the " Bat Bridge" ( Congress Ave. Center of Austin) I would strongly recommend the Ranch to anyone especially with a Family as a better alternative to THE FOUR SEASON'S. The description in the ranch promo is spot on!

    The Rockin' Y Ranch is the perfect location for a fun-filled weekend - especially for large groups! We celebrated with a group of 16 adults and thoroughly enjoyed the Rockin' Y Ranch! From the ample room indoors to the gorgeous property and pool to the awesome party barn, fire pits, and trails - we had a blast! The house had everything we needed in terms of supplies and there is an HEB Grocery just seconds down the road for food/additional supplies. We had so much fun we only left once to check out downtown Austin - we took cabs and it was an affordable trip. Awesome location - can't wait to visit again!

    We booked the Rockin' Y for the weekend, and hosted our wedding behind the house and around the pool. With ~140 guests, we had more company than we had expected, but the rockin' y was able to accomodate all of us without any problems. The property is absolutely beautiful, and the house is decorated with a little something for everyone. We made use of the pool, the party barn, and all the rooms, as well as the wonderfully stocked kitchen. The kitchen labels really came in handy when I started making my wedding cake! With its close-in location, wide array of amenities, and eclectic decor, you really can't beat the rockin' y! Everyone told us that we had made the perfect choice for a venue, and I absolutely agree!

    We spent 10 days here with children and grandchildren. Most of the family nearly lived in the pool. At night we watched movies on the pool deck and half the family watched from inside the pool. The entertainment barn was a big hit. We expected it to be not but with the big vent fan it was comfortable: ping pong, pool, darts, foosball, etc. Great Privacy! It is surrounded by the city but in the country at the same time. It gives you the best of both. You can go out to the chicken pen and get fresh eggs every morning. You can go up to the ridge and watch the sun set or sit on a rocking chair on the front porch and just enjoy the views, clean air and some slow down time. You are within minutes of HEB, restaurants, and other shopping. Try out Jack Allen's Kitchen down Hwy 71. Lake Travis is a short drive away and so is Lake Austin. You can be in downtown Austin in 12 minutes in non commute time. Being together in a large house gave us a sense of being together as a family. It was much better than staying in separate hotel rooms. After we considered the cost of 6 hotel rooms, and the cost to eat out, we concluded the Rockin' Y Ranchwas a great value.

    Great place for a large, family gathering with people of various ages. House was comfortable, kitchen was functional, and having 7 BR was nice. Also pool was great--esp in July--and party barn was a fun addition. Very good for having other guests for an afternoon BBQ. Staff was helpful and friendly. Highly recommend.

    Our stay at the Rockin' Y Ranch far exceeded our expectations. We rented the house for my daughter's wedding so that out of town family could stay under one roof. We were treated to more than a place to stay. The house is like a museum full of collectibles and artifacts. The landscaping is breath taking and everyone loved visiting the goats. I didn't visit the party barn, but understand the children loved it. It's too hot to be in the barn during the day because it is not air conditioned, but in the evening it was fine. There is plenty of seating around the pool, a couple of tree swings and a double hammock for outside enjoyment. The house was clean, easy to find and nicely located. The pool was refreshing and provided an escape from the TX heat. Besides the bedrooms, there are 6 full size couches that provide extra places to sleep... and there was plenty of bedding to accomodate all. Our group had nothing but good things to say about the ranch. We whole heartedly recommend this house to any group looking for a place to stay outside of Austin. House conveniently located 15 minutes from the Terrace Club in Dripping Springs where the wedding was held. Thanks so much Natalie.

    8 of us stayed there for a boys golf week, great place lots of space, great locations the owners where great help with local knowledge. Wil highly recomend it to anyone. Games barn was great!! If we come to Austin again this is the place to stay.

    My company stayed here for SXSW Interactive and had an absolutely amazing time!!! We made a lot of great memories in the party barn. A great place for a group of friends to really enjoy the country side of Austin but still close enough to the city. The pictures don't do this house justice, this is a must stay place for a big group of family or friends.

    The Rockin Y ranch was the perfect getaway for my wife's 30th birthday party. The property was well maintained and there was tons of room to wonder about. The "Party Barn" offered a great place to hang out and enjoy company away from both neighbors and the main house in case there was anyone who wanted to go to sleep early. I would absolutely recommend this property for any type of reunion, large party, or gathering. It was very convenient to everything we wanted to do in Austin. The owner was on standby for anything and everything we needed. She was great! We will absolutely be back to the Rockin Y for future gatherings.

    I’ve written many reviews before but this is by far the easiest review I have had to write. The Rockin Y Ranch was PERFECT for our needs. Context: My friend and I were responsible for planning and hosting a bachelor party for 15 guys in Austin. We’re all in our late 20s. The weekend ended with every guy saying this is the BEST place they have ever stayed at for a bachelor party. Why is it the best? A number of reasons. (1) It is a large space that is well done. There are 3 bedrooms upstairs, 4 bedrooms downstairs and somehow, the owners managed to find the best beds in the world to put in each bedroom. I frequently stay at 5* hotels (e.g., The Plaza in NY, Ritz, Fairmonts, W Hotels) and I can’t recall one of them having a bed as nice as the one I had – the room I stayed in was upstairs closest to the bathroom. (2) The Party Barn is eclectic. It is furnished with plenty of sofas, a ping pong table, pool table, darts, poker table, etc. It even has a simple AV system and we were able to hook up our iPods and keep playing great music all night. We spent an entire night just shooting the breeze at the party barn. (3) The house is nice and unique. I have rented other vacation homes before on VRBO, etc and I can’t say the same thing. The place isn’t a brand new construction but we couldn’t find a material fault with anything. The decorations are unique (read: not modern, more colorful instead) but it is well done, all cabinets are appropriately labeled, and the kitchen is FULLY stocked with any pot/pan/knife/silverware that you may need for your guests. Again, don’t expect a W Hotel or Westin décor… instead, it’s a bit more of a country flair with random art/sculptures/decorations from around the world (4). It REALLY is just 12 minutes from downtown Austin. We were able to get to 4th street / W. 6th street very quickly. (5) It is NOT in the country. Within a 2 minute drive, you have Gattis Pizza, McDonalds, a massive grocery store called HEB, etc… it is located very close to a major highway intersection (71 & 290). (6) The owners are very responsive and accommodating. Perhaps even better than most 5* hotels, the owners did a check of the house after we left and found a few items we left behind. They promptly mailed those items backed to us at NO COST. I was very impressed by the service they provided. If it isn’t clear, I am a huge fan of this place. This is place that is great for a guys weekend, girls weekend or couples weekend.

    Son was getting married to a local girl and family needed a large enough place to call home for a week. Couldn't have found a better place to stay than the "Rockin Y Ranch". This place was huge with enough things to enjoy onsite. The party barn was fantastic as this was were we spent most of our time playing games and listening to the fantastic record collection. The fire pits were a huge success also as the weather was a little chilly. The kitchen was fantastic and helpful as a few nights we cooked our own meals. One night we had brides extended family show up at house and still had plenty of space for all. The nights we ventured downtown into Austin it was a short cab ride and it was a blast. Plenty of resturants and shopping within close proximity of house was also great. The only issue we had was the first day there hot water ran out quickly. I called Natalie and she arrived at home along with her Dad and quickly took care of this situation. Very much appreciated. Looking forward to renting the Rockin Y Ranch this summer.

    We really enjoyed our five days at the Rockin' Y Ranch. Natalie's warm welcome made us feel at home from the start. The ranch was a great fit for our seventeen-person family reunion, with members ages 12 to 74. The bedrooms were comfortable and the kitchen was well stocked for feeding a large group. We used all seven bedrooms and the younger generation slept comfortably on couches in the livingroom and den, using extra bedding found in the master bedroom and upstairs linen closet. Our favorite on-site activities were feeding the goats, campfires in the fire pits, pool/ping pong/darts in the funky party barn, hiking and running on the property, cooking large meals in the kitchen, and just relaxing outdoors in the idyllic natural surroundings. Our favorite off-site activities included: - Shopping and eating on South Congress (Craft booths and some food trailers are only open weekends, but good on weekdays too.) - Blazer Tag (laser tag) and Peter Pan Mini Golf - The capitol tour -- great tour guides give insight into Texas history for those of us who didn't go to elementary school here - Amy's Ice Cream Caveats and hints to future guests: - The kitchen table comfortably seats twelve. The livingroom and firepit can seat at least seventeen, and there are additional small tables for dining outdoors. - The Rockin' Y's knife sharpener can solve any internet-rumored dull knife issues. - The traffic to and from downtown Austin can be annoying, but did not deter us from daily trips into town. - It's hard to sleep in the den when people are still up and talking in the kitchen. - The taxidermy-a-plenty decor in the livingroom and party barn is fun but may be off-putting to the vegans in your group. - The wireless router works best downstairs near the center of the house. - The goats are assertive and very smelly (but much fun to feed!) - When we stayed there, the upstairs hall shower water was either too hot or dribbled out of the showerhead. I notified the owner when we left, and within days she informed me that this has been fixed.

    We found this vacation rental online. My wife and I looked at dozens of properties throughout the city of Austin. We picked this one for a few reasons; 1. The size of the property was large enough to have the reception with 80 guests, it could have easily held more, but that was our head count we needed. 2. The property has an awesome "party barn" out back, in case the event was rained out, which was a real concern for October weddings in Texas. The large barn has pool tables, foosball tables, ping pong tables and much more. A few of our guests hung out there most of the time. 3. The home was able to sleep our entire wedding party and their special someone. This made it nice to hang out but more importantly easy to get ready before the ceremony since all the Bride's Maids and Groom's Men were there, plenty of bathroom space, both upstairs and down. 4. We had the event catered and the kitchen was set up for commercial applications, making it easy for the caterer to show up and start cooking. Note they have 2 refrigerators, ovens and an icemaker and more, all with lots of counter space. 5. The owners of the property also had enough large round tables, chairs, glasses, utensils, ect. so we didn't really need to rent anything additional for a reception our size. 6. We spoke to a few other rental properties on the phone but found that the representatives for this property truly wanted our stay to be memorable and were trying to help at every turn. 7. The cost, without question, was worth every penny; and we rented over the weekend but the value remained evident. In the end, we received our full deposit promptly and without question. Absolutely I would recommend this home as a rental for traditional events like a reception, as well as corporate events. There is so much to do and it's all just minutes away from the Austin Downtown 'scene' yet quietly away from everyone on its 30 acres. I look forward to another excuse to rent this property and show it off to whomever we invite. GLTU

    13 of us women stayed here for a Bachelorette Party weekend. This home is absolutely perfect for a large group. There are plenty of beds and plenty of room. The layout of the home allows you to never feel crowded. The outdoor areas are just beautiful. We lounged by the pool, walked the grounds, hung out in the party barn, enjoyed the fresh breezes on the front porch, etc. Everything was in working order and the kitchen is nice and open for cooking those big meals. The owners are fabulous and are available 24/7 for any requests/needs you may have. We had none, but it was nice knowing all we had to do was pick up a phone if we did need anything. It's location was also perfect for our trip downtown - 20 minutes away. There is retail/grocery shopping/etc. conveniently located as well. It was perfect in every way and every single one of us had a great time and all want to go back for a reunion party! I highly recommend it.

    Our group of friends from college were in town for a reunion and had the pleasure of staying at the Rockin' Y. We couldn't have asked for a better weekend. With it's location, you get the best of both worlds....minutes from downtown and other amenities available in SW Austin and the privacy of a Hill Country ranch. Everything we needed for the kitchen, pool, living areas, etc. was readily available. We had 13 people in our group and had all the space we could ask from. Some places say they "Sleep 16" and likely do, but 16 people can't function and move around the house. Not so with the Rockin' Y. Plenty of room to not only sleep, but to sit and visit, have meals, play games, etc. I would recommend the Rockin' Y to anyone. It feels like home.

    We had a wonderful time at the Rockin' Y with our extended family ranging in age from 1 to 78. Everyone loved the pool, party barn, two large and comfortable dens with tv's and the super large kitchen. The house was so pretty and the grounds were gorgeous. Also the location was very convenient for shopping at HEB!! I would recommend staying here for a large gathering.

    Our family made this a great time-we were together in one place.This is the 3rd. home we have vacationed in and this was so bad it was comical. Here is what the description and pictures do not tell you.It is beyond shabby chic. The pool had no light rather it has one but did not work this caused great concern with 15 people in pool at night. The steps are not marked causing 2 slips into pool with scratches to legs.The gourmet kitchen _ bring your own knives and come enjoy a scavenger hunt for cooking utensils(nothing is marked and everything in strange places. Other rentals had labels on cupboards etc. so we knew where things were and where to return them) No we are not neat freaks .We just like order. Some light switches did not work ,some did.We could not find a vaccume cleaner or dust pan Ceiling fans,some worked did not ,some had super hidden switches,the fans that did work were causing us to look for a hardhat ,as we walked under them .They wobbeled all over!! One had water in it. It was our psychadellic fan!! Mold smell and water leakage upstairs(black mold?).The water shut off while 3 people were showering! The sofas in great room were filthy.The den furniture sofas torn.The air vents in hallways were filthy .There was not seating for 14 at dinner table,but we were together and had a good laugh at all the eclecticness and made the best of it all !!! I would not recommend this to anyone unless you bring a repairman and a cleaning lady with you!

    Owner response: One bulb was out under the diving board. To fix it we would have had to drain the pool, making it unavailable for the reviewer's visit. We found it very easy to see around the pool area with the patio/deck lights on — our pool guy was able to spot a single leaf on the bottom of the pool when he went to clean it. We were confident there were no safety or visibility issues. The people who just left said it was “absolutely no problem, we could see fine, the kids had no problem seeing the steps”. Knives were hanging right over the sink, attached to magnetic holders, in plain view. But since the reviewer had trouble finding cooking utensils, we now have marked all the drawers and cabinets clearly — we thought this was a good idea, since we have such a large number and variety of pots, pans, dishes and utensils available. We only found ONE fan that didn’t work properly. This was the fan in the living room, which we found to be damaged — damage that had not been previously reported. That was not water in the “psychadellic fan” it was ceiling fan oil from the damage caused by the wobbling, which itself was caused by someone bending the blade down. That fan has been replaced — we could have swapped it out in 30 minutes had we been notified. We found ONE vent upstairs that had water condensation dripping on the floor, the dampness did cause some discoloration, but we found no mold. It has been fixed — the repairman said it was likely caused by running the thermostat so low for so long. Rather than address all the other exaggerations by a reviewer clearly having fun writing a contrarian’s review, let's just say we are not a fancy hotel or resort. The Rockin' Y experience may not be for everybody. Eclectic yes, shabby no. However, we are the essence of what makes Austin special: comfortable, accommodating, unique and memorable, with a diverse assortment of ways and places for our visitors to have fun and enjoy each other’s company. Because of our growing popularity, and a record summer of near constant bookings, we have beefed up our landscape and maintenance crew, will schedule more down time for deep cleaning, and are determined to spare future visitors, as much as is possible, from dealing with any minor maintenance issues.

    The grounds are beautiful and very peaceful. The kitchen is large and quite nice. The two TV rooms were very convenient. However, the bedrooms are very small and there are only two in-suite bathrooms out of 7 bedrooms. In addition, the bathrooms do not have an air conditioner vent, nor do they have a humidity vent. It was miserable. The bathrooms never cooled off. Also the half bath only had boiling hot water in the faucet. No cold water available, so we could not use it. Except for the large master downstairs, most of the bedrooms had only a regular bed. If you and your husband haven't slept on a regular bed in a long while, it can be a very difficult adjustment.

    Owner response: We're sorry this guest had a problem, but had she called the number we provided, our fast-response maintenance crew would have immediately fixed the problem. The bathroom issues brought up in this review have already been addressed. Of the “small” bedrooms mentioned, one has French doors opening onto a large pool/patio area, and two others have private upstairs sitting balconies under a magnificent canopy of oaks. The beds in the house are: 1 King size, 3 Queen size, 2 Full size, 1 Queen size futon, and 2 twin beds. In three years we have never had a single complaint about the size of the rooms or beds. Nevertheless, we're sorry the reviewer found sleeping with her husband to be a difficult adjustment.

    Amazing place, especially for a large fun group. We had several couples traveling from Washington State for a May wedding in Austin. We also had several more friends who live in Austin come over to the ranch and join us for a big pool party and BBQ. The property owner was very nice, easy to talk to, quick to respond to our questions. I highly recommend this property. Plenty of bedrooms for all the couples, plenty of kitchen space to accommodate all the chefs, and definitely plenty of lounging around areas inside and outside for socializing. The "party barn" was perfect for our ping-pong competitions, poker tournaments, and more socializing. The home furnishings were very comfortable and "felt like home". We did a lot of entertaining during our stay, so a big kitchen was definitely a huge plus. The kitchen was full of everything we could possibly need. We even ate some of the farm fresh eggs from the property chickens. The pool and patio areas were very clean and there were plenty of towels for everyone. None of us wanted to leave the ranch, we all loved it so much. We all plan on coming back.

    What a fabulous place to stay with a group! There was honestly something for everyone in our group of fifteen with ages spanning 97 years....we went to celebrate my Dad's 100th birthday and the youngest great grand child is three. We were met by the owner who showed us around the beautiful house, pool, fire pits, party barn, goat pens, chicken hutch. It was quite spectacular, very clean, gorgeous views, so private and perfect! But if you forgot something you had the HEB grocery and shopping 2 minutes away! We could not have had more fun or have found a better place!

    Wow, the Rockin Y Ranch was a fabulous venue for our daughter's wedding in August!! We were able to house our extended family & bridesmaids which allowed more visiting and family time. The accomodations were especially helpful for grandparents who were in their 80s. By having both the wedding and the reception on the ranch we were able to enjoy the beauty of the outdoor location and didn't spend time traveling from venue to venue. Texas Blooms provided beautiful flowers for our daughter's wildflower theme and Pappasito's catered a wonderful Fiesta reception, complete with a strolling mariachi band! The wild beauty of the ranch provided a wedding day to remember always. Our photographer was enthralled with all the photographic opportunities. Our wedding guests pronounced this ranch experience to have been the best wedding yet and we are eagerly waiting for another opportunity to rent the Rockin Y Ranch again!

    Our family enjoyed a five day stay at the Rockin Y that included hosting 60 guests for a Rehearsal Dinner BBQ for our son's Austin wedding. Everything about the stay was delightful from the eclectic Texas decor throughout the main house and barn playroom to our entertaining and helpful landlord Eric. The home is spacious making it comfortable for a diverse group, and the grounds and play barn offer hours of entertainment without ever getting in the car. Amenities of the house were beyond expectations, especially the kitchen which accommodated all the needs of our catering chef and staff. The Ranch is close to stores, and local restaurants...even those who deliver pizza late at night! Downtown Austin is just 15 minutes away and is served by local taxi services. Our family and guests throughly enjoyed the Ranch and would recommend it to anyone, especially those who are looking to experience the real Austin and Hill Country hospitality.

    I'm originally from Austin and wanted to have a wedding celebration party there for all the folks who couldn't make it over to the UK. This was absolutely perfect - could not have asked for anything better! We set up for about 80 guests under the trees by the pool and got the Salt Lick to cater a BBQ dinner, and we had an afternoon pool party as well. The party barn was great - I saw guests playing ping pong and poker and darts all evening, and we had a lovely night dancing under the stars by the pool. A lot of people ended up sleeping on couches as it was so fun no one wanted to leave! Eric is a great host and showed us everything we needed to have a memorable party and I would recommend this place highly.

    We had our wedding and reception/party at the Rockin'Y Ranch. This house was just absolutely perfect for us! We had 4 people from out of state, our grown children and other family members stay with us. We had chosen a beautiful place to be married outside and when we had very heavy rain move in about 1-2 hours before the wedding!! we were able to move furniture out of the living room and still have a beautiful ceremony! The party barn was perfect as we had a band....plenty of room for dancing as well as pool table and seating area for everyone. The kitchen is awesome! So much room to move around...which was VERY important as we were cooking all the food Friday night for the reception. We enjoyed the fire pit Sat. after the band left and the rain was long since gone. The pool was a great asset for the hot afternoons. And EVERYONE has to sit on the upstairs deck at some point of your stay....the view is awesome!! Amazing how much solitude & peace you feel although in the middle of a neighborhood! We are very much wanting to return in the near future. Thank you everyone with and at the Rockin Y

    This house was perfect. We stayed here for a college reunion and couldn't have asked for a better spot. The house had plenty of room, tons of land outside to set-up some outdoor games or just walk around and explore, and an added bonus of the barn with pool, ping-pong, foosball, etc. We'll definitely be back soon!

    Our daughter's wedding was in the vicinity of the Rockin'Y Ranch a couple of days ago. We had guests coming in from around the country. The Rockin'Y was the PERFECT accommodation for all of us. We all felt relaxed and at home. We were able to mingle with one another or retreat to a secluded corner or even hang out in the Party Barn. Fabulous! Plenty of elbow room. The owner was accomodating to our needs and answered all questions. He was thorough with his tour and even intuitive to our circumstance well above our expectations. To top all of great things off, we had an "After Wedding Breakfast" at the ranch for the bride and groom as well as out of town guests and friends on both sides. Folks found the place easily, were taken aback by its atmosphere and were very complimentary of the facility and ambiance. Again, the Rockin' Y was a perfect setting for that event. We prepared all food for the event in the ranch's exemplory kitchen. Our guests at the Rockin' Y were already talking about using it for their Austin engagements in the future. One guest said that he would plan a reunion just so that he could use the facility. We can not say enough good about our stay. Our youngest guest was 7 and oldest 84 years of age. The place was to be mellow, safe and economical. (To house our guests in hotel rooms, we would have spent as much or more and would have not had the sense of community found at the Rockin' Y.

    I cannot say enough about this property. We rented this for a casual wedding reception weekend with most guest coming from out of town. We wanted a place that would allow all of our friends to stay with us (no hotels) and we wanted to feel like we had our privacy, but not so far out that people would get lost driving there. The ranch has sooooo much space allowing the older folks to chat in the living room, football on the big screen in the family room, louder party action in the barn (coolest party barn ever!) and then the relaxing walks through the catcus garden and back of property. The kitchen has everything we needed to serve 36 people a good ole texas bar b q. And slept 14 people with no issues. I would not hesitate to recommend this place for any family, big group, or even private getaway. Eric and his staff are VERY friendly and easy to work with. They made sure our event was perfect. Location is another asset of this place. We took a $10 cab from downtown that took no more than 10 minutes. You really cant find a secluded space with amazing starlight views, thats only minutes from downtown. This really helped give our guests the true "Texas" experience. The Rockin' Y is responsible for a wonderful memory, and we WILL be returning. You wont find a better place in Austin. Thanks again!

    What I love most is that this place is tucked away off a plain old residential street, on what used to be the outskirts of Austin but is now pretty much "in town"... but once you go down the driveway, you're in another world! We had 11 adults and two kids staying there. From the 87-year-old to the 6-year-old, everyone was accommodated and happy (including our dog!). The goats, donkey and chickens were fabulous for those who liked them, and out of sight for the visiting city folk who preferred not to co-mingle with the livestock. The kitchen table was big enough for shared meals (the industrial stove and grill are a cook's dream), but the grounds and house offer plenty of space for privacy as well. And of course, there's nothing like a firepit on a hilltop on a cool Austin fall evening! I've rented a few out-of-town vacation houses just for get-togethers with local friends, and will add the Rockin' Y to my list. True, it's not *really* out in the country, it just feels that way, so you do hear the highway during the day. But you can't beat the convenient location, the space, and the facilities. The owner was very easy to work with, and graciously rounded up and returned the various items we left there. HIghly recommended for local get-aways, family/friend reunions, or for any out-of-towners looking for a wonderful alternative to downtown hotels. We'll be back!

    My Family gathered here just recently and found the home to be extremely comfortable, in a laid back atmosphere, where everyone could enjoy being with each other. The barn with the pool table and fozz ball table was enjoyed and the goats were very friendly. The best part was Teaspoon the aging lab - made us feel right at home! What I loved most is the layout is such where if there are children, or anyone else who wants peace and quiet, they can retreat to the other side of the house and not be bothered with the noise from the rest of the group. The pool was the kicker though for me...my daughter had the best time and so did I!!! We have already decided this will be a annual event for us so we will be back next year! Anyone wanting to rent this property take my advice, you won't be disappointed!

    I came here w/ a great group of old friends for a mini reunion..some w/ kids and some without. The house has a great layout for any and all groups -4 bdrms on one side of the house and 3 bdrms on the other. Kitchen and living areas all btwn the two. So much room and so many areas to not only retreat on your own, but also to really keep the late night noise contained away from the light sleepers and kids. Kitchen has everything you need and the owner was very helpful to make sure we knew where everything was. Pool is great as well! All so close to downtown, we will definitly come back. Thank you Eric for everything!!

    Some friends and I stayed at the Rocking Y this past weekedn (Aug 1-3, 2008) and it was just like staying at a old friends house. The house was so comfortable and relaxing, and they had everything we needed to relax and enjoy our stay. The beds were comfortable and the place was clean. I would definitely stay here again. Also, it's so close to the downtown Austin area, if you wanted to go out for the evening you can without having to drive a long distance, yet you still feel like you are out in the country while on the property. AWESOME experience!

    Recommended for: Age 55+, families with teenagers, families with young children, girls getaway, tourists without a car, romantic getaway.
