Imagine a cottage located in a rural area in south New Braunfels, TX, yet only one block to IH 35 and a short 5-15 minute drive from downtown and most of the major area attractions that inspire you come to New Braunfels, TX. Located in the beautiful Texas Hill Country, our resort is located about 30 miles north of downtown San Antonio, 15 miles from the San Marcos outlet malls and 45 miles south of Austin. Local area attractions include Schlitterbahn Water Park, Guadulape ,Comal and several other rivers for your rafting, tubing and fishing adventures. We also are 15 minutes from historic Gruene, TX and all of it's fine shopping and restaurants. A car is necessary for your transportation.
The cottage is located in our popular RV park on the south side of New Braunfels. The cottage was custom built for us in 2008 and is free standing, with no common walls. This home will sleep up to 4 adults and 4 kids and comes fully furnished, including linens, towels, kitchen utensils, and 2 flat screen TV’s, each with a DVD player. The kitchen contains a refrigerator, stove & oven, microwave, coffee maker and toaster. A breakfast table with 4 chairs comes standard. The cottage has an attached deck with chairs and a barbeque grill. All cottages are air conditioned and heated.
The cottage contains 300 sq. ft. downstairs and has a queen size bed in the downstairs bedroom and a sleeper sofa in the living room. There is an 9x14 upstairs loft containing two double mattresses, where you can sleep up to 4 people. (Please note that the ceiling in the loft is only 3-3 ½ feet tall, so it may or may not be suitable for older kids). Each cottage has one bathroom; however, if you need to take more showers faster, there is a clean bath house nearby that contains several showers and is available for your free use.
The cottage is available for rent on a daily, weekly, or monthly basis.
The cottage is very light and bright, containing lots of windows. You will find them to be far different than a dreary hotel room. For those of you who are budget minded, we consider this cottage to be the best deal in town. A nice vacation does not have to break the bank! The cottage is perfect for large or small families or couples.
No frills here- just a great deal! Our cottages and cabins make for an excellent alternative to a hotel. Imagine a vacation cottage where you have no cleaning fee, no parking fees, and no fees for extra persons. For your comfort, we do have a limit on the number of people allowable in the cottage due to it’s size and layout. We also allow for a check earlier than our normal time of 3:00 if the cottage is available. Where else can you get all of this?
Amenities at the property include FREE wireless internet and cable TV, two indoor heated swimming pools and hot tubs, fitness room, free coffee in the office all day long, free computer to use, three clean, spacious bath houses, three laundry rooms, and two recreation rooms suitable for larger groups such as reunions, groups, business meetings, sports teams, etc.
We have several on site amenities for both kids and adults who are young at heart. We have a game room that includes a pool and ping pong table, shuffleboard table, Wii, Xbox, Playstation 3, Poly Pong table, air hockey and more. Outdoor activities include a Jumping Pillow, Aero Ball, Spider Wed, Gaga Pit, pedal carts, and a playground for younger kids.
Sorry, but pets and indoor smoking are strictly prohibited in the cottages.

We stayed at a cottage for 3 nights. There was 7 of us and it was just enough room. We thought we would just need a place to sleep, but we ended up sitting around talking, ordering pizza and enjoying the fron porch. Since there were 7 of us and only 1 shower, we used the bath houses to get ready. It worked out well. We enjoyed our stay and would definately say again. The location was great and staff was friendly. The only thing we wish was that they could give an extra blanket. We have cover hogs in our group.

Size for # who stayed was great. Location is good, easy access to 35 and activities. Staff was friendly and accomodating. We were there to do the rivers and just needed a home base. We felt safe. The main pool is large and kids enjoyed it. Size of the kitchen and tv/dvd was great. This is not 5 star or 4, but if you are in N. Braunfels for the site seeing, rivers, and family bonding, I recommend it. The new cottages are small, the older trailers are larger, but hot later in day if temps are above 100 degrees. This is an RV park. It is not on the river, but easy access to anything you want to do or need. Advise-visit the visitors center to get good maps and info. before you do the tourist thing.
Recommended for:Sightseeing, adventure seekers, age 55+, families with young children.

I recently rented this property for a vacation with some friends. This property was not exactly what we were told the picture for the place is not quite right in the picture it seems to have some yard this is not true the homes are very close together. the discriptions says there is plenty of parking this is not true there is only room for one car. We were told check in was at 3 when we arrived at 315 the place was not ready, when we were able to check in there had been a leak so some spots in the floor were wet they tried to fix this but the floor remained wet. also the ac did not work we turned it on when we got there and by the next morning it was still not cool in the house. This place has many elderly people that are full time residents we were not aware off this upon ariving this should have been brought to my attention before making the reservations. i was disappionted by this. this property is perfect for elderly people not for people whom are young and want to party on their vacation. The owners did try to help but things just did not work out.
Owner response:The woman posting this review is a college student who rented our cottage along with seven other college aged students. She was asked to leave our resort after one night of her three night stay. She was asked to leave because (1) she and her friends invited approximately a dozen additional college age people to her cottage to party well into the early morning hours, (2) displays by some of her guests of vulgar and embarrassing antics, and (3) disturbing and disrespecting numerous other guests in the resort. The resort actually does have plenty of parking available for a reasonable amount of guests, either at the site or nearby; however, this property definitely is not a party place and has never been advertised as such. The resort primarily caters to families and retirees. Between the time the previous guests in that cottage departed earlier that day and the time this guest checked in, we discovered a broken dishwasher hose had caused water to leak onto the carpet. We immediately instructed three staff members to use fans and towels to dry the carpet as quickly as possible. The carpet was indeed a little wet when the guests arrived. Therefore, we offered to either move the guest to a different cottage or refund their money. Upon further inspection, the guest stated it would be acceptable and stayed. When the guest was asked to leave, we apologized for the inconvenience and stated our resort was not a good match for her and her friends. We immediately refunded two nights of her stay, even though we were not obligated to do so. We are truly apologetic for any inconvenience this created.
