Our visit was for a wedding. Rental went smoothly, and then the problems started. The unit had wood rot caused by water leaks and wallpaper was falling from the walls. The musty smell was enough to keep us from sleeping more than two hours the first night because of coughing. The next day we opened all the windows and after hunting down a drug store, sprayed two complete cans of Lysol Disinfectant on everything possible. After twelve hours of ventilation we closed the windows and the smell didn't return until four days later. While we were opening windows we found a spot in the loft without any flooring under the carpet and almost stepped through the hole in between the twin beds. There was minor pest control issues in the kitchen and bathrooms. The tile floors were sticky and we noticed that walking around barefoot on the carpeting turn our feet black as if we had been walking across asphalt. Very little hot water even for the two of us. We had to call and remind about our deposit return. Their copy of the contract with our address on it had been lost. It took us three days to figure out how the cable tv worked with the combination of the three remotes, but perhaps we should have spent more time outside anyway. It was our first trip to the Keys, and thankfully the Bride and Groom had a number of fun activities that made up for the shortcomings of the Townhouse. We suspect that the unit is seldom occupied. Day three of our rental caused a bit of a scare, when we woke up to voices downstairs in the morning. We had been given notice of workers being there on the first day of our visit but was not prepared for it three days later. The workers were nice, apologized and left, but it did take a bit of time for the freaking out to subside. The rest of the amenities were acceptable.Owner response: The unit was completely remodeled AC, appliances, and all fixtures 4 years ago. It has brand new 3D Plasma, and LCD flat screen TVs. A cleaning crew goes in after each tenant leaves, and twice a year it goes through deep cleanings. The unit is kept immaculate, maintenance is performed on a regular basis and repairs done immediately if any problem is encountered. Evidenced by the workers that were sent there after I personally spoke with the tenant and asked for their permission, and it was granted. When the tenants left the workers went in and reported there was no evidence of water damage. They advised that during the week of these tenants stay there was unusual record setting torrential rains that if a leak would have existed it would have been evident. Three days later I personally visited the unit and confirmed this fact. I regret that this tenant had a negative experience and that the weather was awful during their stay. However, I felt it was important to clarify some facts as mentioned above. I wish them well and hope they have a positive experience during their next vacation.

Would recommend very highly. Enjoyed our stay! Clean, plenty of linens can't say enough nice abour our stay'Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway.

SHORT TERM RENTAL AGREEMENT Welcome to Exucutive Bay Club, located in the Beautiful Florida Keys. This agreement is between ________(Tenant) and Alfredo Suarez (Owner) for the rental of the real property located at 87200 Overseas Highway, Unit # N3, Islamorada, Florida, 33036. 1- Reservation requirements: Deposit of $500 and 25% of the total rental fee required ) when making reservation, unless reservation is made 30 days prior to occupancy, in which the full amount is due. Please send a check or money order with this signed agreement and a copy of your drivers license or valid I.D. made out to Alfredo Suarez 9520 SW 25th Drive Miami Fl 33165. Please include your email address, fax number or US Mail address, and I will send you a confirmation email. The reservation is confirmed when the check clears. The balance is due thirty (30) days prior to your reservation. We encourage you to pay the balance before the thirty (30) days since we don’t send out directions and key location until we have received payment in full. 2- Rental Terms: Rental is to commence on ________and end on________. Rate is $______ (weekly rental fee) plus $200 (cleaning fee) ToTal due is $______ (________Dollars), paid by Date. Property to be used by ___ adults and __ children for the purpose of vacation. There shall be no subletting of the property. Additional people must be pre-approved in advance. Page 1 of 4 4- Parking: There are two parking spaces per unit. Visitors may park in Guest Parking. Commercial vehicles prohibited. Recreational vehicles are also prohibited. 5- Check-in time: 4pm on the day of your arrival. We will use reasonable efforts to have the Premises ready for Guest occupancy at check-in time. If property was not rented the night before Guest arrival, an earlier check-in time is possible. 6- Check-out time: 11am. Please make sure you have complied with the final check-out list, which includes removal of all perishable food and take garbage to the garbage can just outside the gate. Please leave home in the condition you found it to ensure the return of your security deposit. 7- Property use restrictions: residential purposes only. 8- Cancellation: If cancellation is received 30 days prior to the reservation, all money will be refunded. Any cancellation within 7-30 days of the reservations will be charged a $50 processing fee. Any cancellation within seven (7) days will be charged 50% of the rental agreement. 9- Reservation Change Fee: All reservations that need date changes are subject to a non-refundable $50 rescheduling fee per change. All changes must be done prior to the cancellation period expiration and are subject to availability. 10- No show policy: The total amount of the reservation will be charged. 11- Returned checks: a $35.00 service charge will be incurred for any returned checks. 12- Confirmation: Confirmation of the reservation will be emailed, faxed or mailed to you upon receipt of the reservation advance payment. Occupancy is limited to register Guests only. 13- Smoking: Smoking is only permitted outside of the house. There are numerous ashtrays in the porch area. Please do not throw cigarettes around the property. 14- Pets: You acknowledge that NO pets are allowed in or on the premises. Page 2 of 4 15- Linens: A basic supply of linen is provided. Bed linen and bath towels are not changed during your stay. A start-up supply of the following items will be included in this rental agreement: soap, toilet paper, paper towel, dishwashing soap, trash bags. We will not replenish any items should you run out. 16- Cleaning requirements: Please do not clean fish inside the house. House is on a septic tank. 17- Repairs: We do hope you will enjoy our home. However, we are sorry that we cannot guarantee against mechanical failure of air conditioning, TVs, VCRs or other appliances. Please report any inoperative equipment to the emergency contact # (786)-401-1809 or (305)-772-7076. We will make every reasonable effort to have repairs done quickly. No refunds or rent reductions will be made due to failure of appliances or equipment. Please keep in mind that the property has been reserved and held for you and that others may have been turned away. 18- Acts of God: The Owner will not be liable for events beyond his control which may interfere with guest occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, and inclement weather. 19- Indemnification and hold harmless: Guests agree to indemnify and save harmless the Owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guest use and occupancy of the rental property including, but not limited to, any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guests. The term “Owner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms “Guests”, “You” and “Your” as used in this Agreement shall include guests, heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest occupancy (without regard to whether such persons have authority under this Agreement to be upon the rental property), where the context requires or permits. Page 3 of 4 20- Disputes and choice of law: This Agreement shall be governed by and interpreted in accordance with the laws of the State of Florida. Any action relating to this Agreement shall be instituted only in the Miami-Dade County Superior Court, Florida. Guests specifically consent to such jurisdiction and to extraterritorial service of process. 21- Violating Agreement: If Guests violate any of the conditions of this Agreement, Owner may terminate this Agreement and enter Premises. Upon notice of termination of this Agreement, Guests shall vacate the Premises immediately and forfeit all rents and security deposits.
