NEWLY AVAILABLE AS A VACATION RENTAL (June '08). Our large (4424 sq. ft.) beautiful, comfortable home is great for your extended family to get together, the wedding party and out of town guests, scrapbooking groups, corporate or church retreats, or just a bunch of friends. There are thousands of things to see and do within 30 minutes. The property is more than an acre, with lots of yard (soft grass) for children to run and play, and woods to explore. Many flowers are growing around the house, which is several hundred yards from the quiet street. The pool (150' from the house) is wonderful for refreshing relaxation.
There is a large living room (13'x 23'), dining room (12'x 16'), and family room (16'x 19').The kitchen (16' x 16') has lots of cabinet/counter space, including a breakfast bar. Included are all the appliances, dishes, glasses, pots & pans, and basic seasonings, sugar, flour, coffee, etc. you'll likly need. A large window over the sink acts as a pass thru to the screened porch(16'x 31') where you'll want to eat most meals during the summer/fall. The bedrooms are all spacious, with large windows that open (with screens) to let the fresh breezes thru. You can safely sleep with windows and doors open. The master suite has it all - 2 person whirlpool tub and 2 person shower, double sinks, 3 sided gas fireplace, and fantastic views. The 2nd bath on the 2nd floor also has a 6' WP tub. The ground floor bedroom & bath has a 4'x 4' shower. In winter the floor is heated.
Some toys and games are provided.
We'll supply the ingredients for breakfast your 1st morning here.
There's a 24 hr. grocery store (WalMart) 2 miles away.

$200. cleaning fee - waived when you clean before checking out.
$50 Per Additional adult/Per Night,or $250.00/week. Maximum 20 guests
Children under age 12, or a pet - $10./night or $50./week
1 time linen charge of $10.00/bed when we supply sheets, and towels, etc. etc.
3% discount offered for payment by cash or check.

Why the Owner Chose Ephrata
I've lived on this street since 1980, and can't find a nicer place to live. We're happy to share with others looking for a great vacation.
The Unique Benefits of this House
Peace - the loudest sounds are usually the birds singing in the trees.
Convenience- near highways, shopping, theater, schools, hospital, town, tourist attractions, and yet secluded in the woods. We're surrounded by over 300 acres of forest - Boro owned, go hiking.
Safety - You can go for a walk anytime, leave the car unlocked
Comfort - the summer temperature is usually 5 degrees cooler here on the mountain top. The winter is usually a little warmer - winds are blocked by trees .

We had our entire family including 4 grandchildren age 4 and under staying with us and the house worked perfectly for all of our needs. It was close to all the attractions for the children. The property was clean and the owner was very helpful. We might even return next year since there are so many attractions for the grandchildren nearby. We would recommend this place.
Recommended for:Sightseeing, families with teenagers, families with young children.
