  We arrived at the house that sits on a beautiful property in the middle of the afternoon. Initially we thought the home was lovely, but as we looked closer, there were cob webs in the corners, bugs behind TV, froot loops and lifesavers stuck on the sofa and futon and the floors were filthy. We had to actaully throw our socks away after walking on them. There was laundry in both the washer and dryer, which the owner did come over to tell us about. The master bedroom had a really bad odor. We opened 4 bars of soap and laid then around the room, which thankfully helped. The other issue is that the pictures are kind of deceptive in the sense that it appears as though there are 2 queen bedrooms, but there is only a King/bath, (1) Queen w/bath and a bunk-bed room that has a bath through a closet. My error for not confirming. Other than that, the house itself was very comfortable and the common area was a nice place to gather. I would advise the owner, who was very nice, to reevaluate their cleaning service (if they have one). Its a shame because the house has an enormous amount of potential...

  Owner response: I am glad you thought the property was beautiful. I am sorry to hear you thought it needed a good cleaning. The house gets six hours of cleaning before every guest check-in, but it sounds like the cleaning crew didn't bring their A game before your check-in. I challenged them on the issues you brought up and in fact I was pleasantly surprised to find they really had cleaned most corners very well and we couldn't find any cob webs. I did find one dead bug behind one of the televisions. Sorry, the outside of the house is treated for pests every month and that results in an occasional dead bug. Unfortunately, in warm climates we do get some bugs no matter how hard we try. There was no odor at all in the master bedroom before or after you left, so I can't explain that one. I am really sorry about the floor. Although it is swept and wet mopped before every single guest I did find it still a little dirty and not to my standards either. Thanks to you, we are now implementing steam cleaning of the hard surfaces prior to each guest. That will provide a better cleaning than the wet mop, which itself can be somewhat dirty. Thank you for your feedback as we strive to always provide a better guest experience. It was a pleasure having you as a guest.

  Overall this property provided an excellent stay and good times. The house was in great condition, full of all the necessary amenities. The walk down to the dock was a little far but the owner provided us with a golf cart. The dock itself was quite impressive. With a fridge, stereo system, plenty of noodles to float on, and comfy bar we had everything we needed to stay cool in the Texas heat. Even with the owner's house on the same property we felt like we really had full-run of the place. I would definitely recommend this to any group looking to get away from the city (but not too far) and see what Texas has to offer.

  This home was very nice. The beds were very comfortable. The view is not as it looks on the photo. Please note that this view is from the owners home. You can see the water from the rental home but it is very far away. The owner was very nice and let us use his dock. We were grateful for that because the dock designated for the rental home had no shade. We were lucky to be there on July 4th. We had a seat front and center for the fireworks which were on the lake.

I did want to let you know that the photo titled "View from the house" is from the house you rented just as it says on the website. Unfortunately, the lake level is very low and it doesn't look the same as in the photo, which was taken when the water level was higher. The other photos are captioned according to where they were taken also. I am glad you enjoyed the fireworks. I hope you will visit again when the lake is not at historic low levels.   We'd like to thank the owner, and let everyone know what a wonderful experience we had. The property is stunning, and although the lake levels are down, boating was still an option! The owner was very accommodating to all requests. The house was stocked with just about everything you could need. Bring your bug spray, sun screen, and groceries...You'll have a blast! We plan to utilize these facilities again next year!

  When first arriving the place it very pretty! Then we looking around you notice there is only a small view of the lake because their BIG house is blocking the view. The volleyball court is nice but has ant piles. The fire pit says the provide wood, all we found in it was broken beer bottles and beer cans. The pics taken of the lake view are from in front of their house not the one your staying in. The inside of the house was nice and clean. Nothing wrong with the inside BUT in order to get to one guest room you have to walk thru another guest room this is probably why the do not provide picture of the rooms. Other than that it was pretty clean.

  Owner response: I am so sorry that you were disappointed. You are the first review we have ever had that wasn't a 5. Again I am sorry and will respond to each of your issues. The vacation rental house was on the large acreage property before the owner's house was built. The previous owners believed that the location of the vacation rental offered the best view, which is why they placed the house on that spot and facing that direction. The photo is exactly as shown on the website and states "View from the house - owner's house is to the left of this view." Unfortunately, the view is not as impressive as normal due to the drought and low lake level. Unfortunately, I can't solve that one, but I am sorry it is not as impressive as normal. The property is treated monthly for fire ants. As you know it is a very large six acre tract of land that our guests get to use and occasionally an ant mound is missed. Three of us just walked the entire property and only found two active fire ant mounds on the entire property, both which were small. We did find one mound just outside the boundary of the volleyball court. The others that appeared as fire ant mounds on the volleyball area were treated previously and those were all dead ant mounds, which you obviously mistaked as live mounds. Sorry. The wood pile is 22 feet long, 4 feet high and 8 feet wide and within 50 feet of the volleyball court. There is a brand new cart there for transporting the wood. I am not sure how you missed the wood. I am sorry about the beer cans found inside the bottom of the firepit. There was a group with a party having lots of fun prior to your arrival. We didn't know they littered the inside of the fire pit and it was shoveled out after your departure. Typically the landscape crew would take care of that but the landscapers only come once per week. Again, I am sorry. Because the property is so large there are certainly some views that are not visible from the actual house itself. The views on the website are clearly labeled and all guests have access to all the acreage so they will certainly have those views from some areas. Thank you for your feedback.   A great property and friendly host family! When my group arrived, we had a little trouble finding the house. Not for a lack of clarity in the directions, but because the landscaping and house was far nicer that we expected! We spent time on the lake, grilled-out in the evening, and played poker and watched TV in the spacious living room. Everyone had a great time and would come back for another gathering.

  We had a wonderful time at this rental house! Great view, in a prime location. The water level was about 40 feet or so below normal so it was a little hike down to the water but the owner made up for that by graciously offering us use of his personal boat dock which was amazing. The house was very clean and living area was very open to kitchen/dining area! Great space! We loved this place!! The main patio off the back living room was comfortable and offered the view of Lake Travis! The owners were also very friendly and accommodating! Recommend highly. We will be back!

  We stayed here for a weekend getaway with our friends and had a great time. The house easily slept the eight people that came on the trip. The house is very nice and taken care of well. It is out of town and in a quiet neighborhood but still close to Austin or Lakeway.We went to Carlos and Charlies Friday night cause is it so close to the house and we wanted to relax. Austin has an endless amount of activities to fill the day and night from sightseeing, outdoor activities, to wineries, and concerts. We would definitely recommend this house for anyone wanting a vacation or lake getaway.

  Recommended for: Families with teenagers, adventure seekers, sightseeing, families with young children, romantic getaway, age 55+, girls getaway.

  The house was great! It is actually a lot larger than what it looks like, on the pictures. I went with a group of girls for a girlfriend getaway, we all really enjoyed it. It is fully equipped with all necessary appliances, plus it had some extra perks such as complimentary shampoo and disposable utensils. Not to mention, the BBQ pits that they have in the back patio. The property is at a perfect location, it's only four minutes from the marina where you have access to rent a boat, which we did... We didn't have to drive far for dinner either, Carlos & Charlie's is also next to the marina. The owners are also very pleasant and accommodating. I would definitely recommend this house to friends and family.

  Recommended for: Girls getaway.

  We just experienced a wonderful time at the beautiful Montina Beach house. The landscaping was explicit and the accomodations were exactly what we were hoping they would be. It is a lovely home with a very friendly floor plan - just perfect for family gatherings whether you are eating, watching movies or playing games. Lake Travis' water level was very low but there was still plenty of water for skiing and swimming. The owners were so gracious and accomodating to us. Thank you so much - we are hoping to come again next year.
