Our family stayed at this condo June 6-13th 2009, and were so impressed from the minute we walked in the door!! The condo is just a few minutes away from the beach, where there was pleanty of parking everyday we went. It has a fully stocked kitchen and a Publix at every corner so you can save money by eating there. Also the pool was very nice. There are grills by the pool. The condo looks exactly like the pictures that they have posted, it was very clean. Our family gave this condo 5 stars, and are planning on staying there again soon!!Recommended for: Sightseeing, girls getaway, families with young children, romantic getaway, families with teenagers.

I stay at this condo on june 20th for one week. The condo is very clean and the property is close to everything. The swimming pool is nice and they have a lot of chairs. We go to the Lowry Park Zoo and it is great for the kids... Near the condo, they have the Seminole Park (it is beautiful) and they have playground... We go the Tresure Island beach... very nice and large beach.Recommended for: Families with young children, age 55+.

We stayed here July 1 thru July 7, 2009. The condo is very clean and well equipped. Having the well supplied kitchen was a bonus and saved us alot of money as we ate every meal in. The condo is furnished with extras such as a cooler and beach towels. We visited Clearwater Beach and St. Pete Beach. The location is perfect - close to everything! Busch Gardens is 30 minutes away which we visited twice. You cannot beat the value of this condo. The property owners are very friendly and helpful. Deposit was refunded promptly. We will be back for another fun filled week.Recommended for: Sightseeing, girls getaway, families with young children, age 55+, families with teenagers.

I went on a short vaction to unwind and relax and was able to do just that. The Pinelles trail is 1 block away and I walked/ran on and it was great. I also drove to the beach (5 min) and walked, read and relaxed each day. The shopping and aminiteies are very close and the location is perfect to access all the gulf beaches area has to offer. Booked for next Oct already!Recommended for: Sightseeing, girls getaway, families with young children, age 55+, families with teenagers.

Cancellation policy:
1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 11 A.M. EST. Early Check-in or late check-out may be arranged. 2. This is a NON SMOKING unit. 3. Pets are not permitted in rental units unless approved in advance. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE DEPOSIT/ security fee- A damage deposit/ security of the lesser of ½ the rental or $200 USD made to Roanna McCoy is required. This deposit can be through personal check, travelers check or money order. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit may not be applied towards the rent upon arrival; however, a $200 deposit/security fee will not be refunded if unit is canceled and the unit is not rebooked. Upon arrival the rest of the rental fee is required the $200 damage deposit will be returned to you within 14 days of leaving the rental (or sooner). Any damage that is there when you gain possession of the unit should be reported immediately to the property manager. Your $200 fee will be returned to you within 14 days of departure if: a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started. d. All keys are left on the kitchen table and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No Early check-in or late check-out. h. Parking passes are left inside the unit upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security or company employed by McCoy Solutions. Cleaning Fee: Cleaning fee of $100 will be required to be paid when you arrive to the property manager. This can be in cash or money order. If you choose to pay it in advance we can add it to your invoice. 6. PAYMENT – For longer term rentals (1 month plus) an advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money order or cashiers check payable to Roanna McCoy. The advance payment is not a damage deposit. The BALANCE OF RENT is due fifteen (15) days before your arrival date. 7. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a Cancellation fee of $200 unless unit is rented. Cancellations or changes that result in a shortened stay or that are made within 14 days of the arrival date; forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number eighteen (18) of this contract 8. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 9. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to five (5) persons. An additional charge or $20.00 per person per night for guests in addition to five (5) will be assessed. THIS PROPERTY REQUIRES a 2 night MINIMUM STAY. 10. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 7 days, the guest will be charged the weekly rate. 11. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 12. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 13. RATE CHANGES – Rates subject to change without notice- rates that have been confirmed and invoiced in advance will be honored. 14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 16. PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. 17. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY (beach property): No refunds will be given, we highly recommend you purchase travel insurance. 18. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. 19. Internet: There is high speed internet in the unit. No Phone is available. 20. We are not responsible for any injuries or accidents while you are vacationing at our property. Please be careful! 21. As per the privacy legislation and condo association rules- please ensure that the fees that you paid are not disclosed to other guests in the condos. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
