  I couldn't imagine a better vacation spot especially considering how many people it sleeps. It feels very private when you are on the patio or on the beach. When we arrived we were told that it had just been updated so we did not encounter any of the problems that other renters had mentioned. It looked like it was freshly painted. It has an amazing view and we will definately be back next year. This is the perfect time of year to come and visit because it isn't too hot but it isn't cold yet either. The Master Suite is spacious as are the other bedrooms. The floorplan on the main level is very open which allowed us to spend time together. The kitchen is closed off but that was ok for us. There is a lot of living space especially if you include the patio area. The staff at the management office were very helpful in accommadating our late arrival. They were great to deal with before and during our stay. The washer and dryer appear to be new and worked great for us. We will be back in October of next year for sure.

  Back wood deck falling apart (steps broke when walking down from 1st floor upper deck to lower stair access and fell on my back in middle of stairs). Stair railing not attached and steps loose due to failing hardware (nails rusted through/coming up and old lumber). Cleaning crew doesn't clean very well (bottles left on back deck, food in the couch). Refrigerator freezes vegetables at the bottom and leaves beer just cool at the top, and freezer missing shelves. Roaches in the kitchen cabinets. Showers and bath tubs drain poorly leaving you standing in a couple inches of water. West end 1st floor bedroom not air conditioned. Stairway lighting leading to garage works intermittently. No toiletries and minimal towels and washcloths. Guest book lists some of these issues from past guests, but they have not been corrected. Realator doesn't seem to care. Pluses: Generous parking, adequate central A/C, good washer/dryer, beach front.

  Owner response: At check-in each renter is asked to let us know if anything is broken or dirty and we will get it taken care of as soon as possible. As soon as we were notified about the issue with the deck we had it repaired immediately. Unfortunately, we were not notified that the step on the deck broke until they left. Upon check out the renter told us about the deck, but also told us that besides that they had a great time and did not mention any of the other problems that they encountered. There is a guest book in the house, but we do not use it as a source of repairs as we ask that the renter contact the office. We just got a new cleaning company who has since done a thorough deep clean of the house. Our repair man has fixed the draining issue in the showers and tubs. This is an issue that we would have gladly have repaired at the time that the renter was there had they given us the opportunity. Additionally, we have changed the setting on the refrigerator. We are sorry that the renter felt that we did not care, but we did address every issue that they mentioned, but they did not mention any problems until their departure. We aim to correct any problems as soon as we can, but we cannot do this if we are not told about them at the time of the rental. We do provide minimal toiletries but we do include an initial supply of toilet paper, trash bags, and hand soap and dish detergent. Additionally, the house sleeps 16 an we provide towels and washcloths for each person in addition to hand and kitchen towels.

  This was our first time staying at this house and we are very pleased. There was plenty of room for everyone and we were at capacity. The only problem that we encountered is that there weren't enough towels when we arrived, but that was quickly corrected when the cleaning crew brought us some more. Everything was great from the booking experience (they got back to us right away), to checking in (we were even able to get in a little early), to getting the towels corrected. Everything was clean and orderly. The kitchen had plenty of utensils and an island which was very convenient. We enjoyed having a little privacy on the beach. We also really enjoyed the deck. It is really large and there is lots of seating for everyone.

  Step right off the steps on to the sand. We were able to watch the kids from the deck when we weren't out on the beach with them. We were very happy with our stay

  Had 16 people and there was lots of room for everyone. Everyone had a great time and really enjoyed the house. We have bee coming here for years. Usually we get a few smaller homes but this time we were able to stay at one place and it was so convenient. Spent most of the time time on the deck which is huge with lots of seating. Loved the view from the Master bedroom. The location of the house was terrific: not too busy at all. Just a few miles from dining and shopping. Not that we ate out too much because the kitchen was nice and there was lot of room for everyone to eat. Looked just like the pictures. The house was really clean when we got there. I have already told friends back home about this house. Would definately recommend that you give this house a try because it was really nice and we really had a great time. The beaches are beautiful and sugar white and just a few steps from the house. Amazing views from the house.

  We had a great week at this house. We would definately return. The house was perfect for all of the people that we had. The management company was helpful and responsive to our needs. There is plenty of parking and only a short drive to the commercial area or you could just take the trolley. The kithcen was very nice. The living room and dining room area was nice and open which allowed everyone to interact. This house comes highly recommended

  I couldn't be happier with my stay at the house. My favorite part of the house is the living area because it overlooks the beach. The kitchen was fully equipped. The house itself is well kept up and was very clean. What you see in the pictures is what you get. The bedrooms were all a good size and the master bedroom and bathroom were extra nice. The views from up there are amazing as are the views from the deck. I would definately recommend this property to my friends. I just loved having such convenient beach access. You just walk down the stairs and you are right there.

  This house sits right on the Gulf and we loved it. We felt like we had the whole beach to ourselves. We loved the location because we weren't surrounded by people. The house itself is great. The master suite is massive and has large windows that overlook the beach. The living and dining room also feature floor to ceiling windows that overlook the deck and the beach. I loved the island in the kitchen; it made food preparation so much easier. It is very spacious. We had 14 people and we had plenty of room for everyone. I found that this was a very comfortable home to stay in and we really enjoyed the time that we spent here. We will definitely be back.

  Our family had the pleasure of staying a week at this house the end of June 2011. We were not happy with our stay at all as we have been coming to Pensacola for 20 years and have never had so much trouble with a property. Positive Items: -Master suite is in great shape, larger, and new/fresh. -House is large. There are several issues with the house: -Kitchen is old and almost non-functional. -Electrical outlet plates are missing. -Very few kitchen items……had to buy pitchers and other basic kitchen items. -There was a hole in the floor where the AC vent moved. -The back sliding door for entry from the beach has several exposed metal siding pieces which caused issues for our small children and created a hazard for cuts. -Basement lights did not work. -Garage doors do not open. -Several rust spots in the house, again danger for small children. -Downstairs furniture is old and musty. -Walls/paint/floor is old and musty. -Kitchen appliances do not work. -Lights had no lampshades and thus just exposed fixtures. -House was dirty on arrival. -There were only 5 towels. -There were not sheets on many beds. Some had top sheets but not bottom to cover mattress. -Beds did not have mattress liners. -We received bed bugs, special bonus I suppose. The rental agency is no help and very hard to deal/communicate with. Almost blaming us for the condition of the house. They did provide a fix-it man on Sunday who addressed some issues but not many. They did provide extra sheets and towels a day or two later but we had to go to their office and beg for them. I guess they thought it was ok to sleep on bare mattresses. I would recommend finding another place if possible and only rent this one as a last resort or if the pricing is reduced.

  Owner response: All that we can ask is that you don’t hold this review against us. Even with all of the “problems” that they encountered they never asked to leave and receive their money back—they only asked for a refund on top of the discounted rate that they received. They wanted something for nothing and when we refused they wrote a nasty, dishonest review. They never provided the rental office with specific grievances but simply state that we “knew the condition of the house.” We didn’t know what they meant by this but sent our repair man over on a Sunday to address their concerns but he was unable to fix most of the problems they complained about because they were nonexistent or grossly exaggerated. You can see in the pictures that the furniture and paint are not old. As other reviews have indicated the kitchen is fully stocked and in working order. There are no holes in floor or exposed electrical or light fixtures. None of the mattresses were bare as we always provide a top and bottom sheet but we did provide additional sheets at their request. Even more insulting is the assertion that they got bed bugs from our house. Not only did we double check all of the beds after their visit, but no one before or since has made such a complaint. This is true for the rest of the complaints that they made—no one before or since has mentioned any of the “problems” that they said needed to be addressed in their review. Our cleaning crew inspects the unit each week for damages. Additionally, the house is inspected for cleanliness by a separate inspector before the renter arrives. The problem with the review system is that there is no accountability and they can make whatever false claims that they want in an attempt to get us to send them a refund. This is a wonderful house and we are very proud of it.

  Step off the back deck and walk along the beautiful Gulf waters. My extended family stayed here over Thanksgiving week and were lucky enough to have wonderful weather and throughly enjoyed the beach. The large windows overlooking the water made even sitting in the family room or working in the kitchen a memorable experience. A deck surrounds three side of the house and every room has access to the outside. We had 25 people for dinner and there was plenty of room for everyone to eat. Someone has gone to a huge amount of trouble ensuring that every detail in the house is perfect. The moldings and woodwork throughout the house and finishes in the kitchen and baths were first class. Unfortunately, the house has been allowed to deteriorate to a degree that water damage is found in several places and some windows have been compromised. The temperature dropped the last night we were there and even with the heat on, one bedroom was so cold it was unable to be used. The kitchen, though well propotioned, was cut off from the rest of the house. You could find yourself all alone preparing meals with an antiquated intercom system that didn't work. The only main floor television was not ideally located which made watching football games difficult. The furnishings were comfortable if not plentiful. The house says it sleeps 12 - 16 but there were only 2 couches and three upholstered chairs combined in both attached living areas. If everyone wanted to gather together many were forced to use less than comfortable dining room chairs for seating. This was a magnificent home with ample parking and a spectacular view. The problems we encountered might not have been as significant during the summer months when we would have spent more time outside.

  Owner response: Due to an issue with a window in one of the bedrooms of our beach house on Ariola 1310, temperatures were below comfortable due to a draft. We have now resolved this issue, fixing any future climate problems. We have offered a free night to the guest and a sincere apology for their discomfort. We strive to offer excellence in all our rentals and hope to remedy any concerns of our guests.
