    We have just returned from what has been a perfect holiday in Kissimmee. The Villa and outside decking and pool was spotless. The house is extremly comfortable and is situated in what must be one of the best positions in Windsor Palms. It is private and not overlooked and handy for all Parks and restaraunts. We will most certainly be returning.

    Dear Amanda, thank you so very much for letting us stay at this beautiful house. Of all the houses we rent this was the by far best of all! The house was clean, the view over the pool was stunning, the beds were comfortable and we did have a lot of space for everyone. You do have absolutely everything you need in your kitchen, to be honest, more than I do have at home :-)... There is no doubt that we will only stay at your place again when we are travelling to Florida. Thanks again for the great help before and during our trip. And for all other German travellers: Das ist mit Abstand die beste Villa in der wir in Florida bis jetzt gewohnt haben. Wir können sie sehr empfehlen! Auch in dieser Anlage rechtfertigt die Lage, die Ausstattung und die Freundlichkeit der Besitzer auf jeden Fall den etwas höheren Preis. Wir kommen wieder! - We really felt at home!

    There were 4 adults and 2 children for our vacation and we could not have loved this house/location more. It is exactly as pictured and Amanda was always professional and prompt at addressing questions and emails. Having the house back onto the conservation area was wonderful and the trees on the sides of the pool certainly added to the privacy. We were quite surprised to even see pool toys ready for our use, which is rare at most rental homes. One morning my daughter and I (who were up quite early) sat by the pool and were treated to a hot air balloon parade - close to 10 of them went by. The small things like salt and pepper and a few coffee filters sure make a difference to your 1st day at the house. The house is clean and has a well stocked kitchen and a top notch wine opener to boot! The location is great and we liked Windsor Palms as a community. Wireless internet, great cable package and the free long distance calling made for a visit that truly like a home away from home. We would most definitely rent this home again and will refer it to all our friends.

    This was a great way to visit Orlando. After being in crowds all day at Disney, it was a wonderful respite. Around 2 pm, my son and niece would say, "Can we just go back home to the pool?" The home is lovely and well kept. The layout was perfect for our needs. My husband and I enjoyed the master bedroom with an adjacent bathroom, which led out to the pool area. Guests enjoyed privacy in their own space. The open kitchen/living area made for great visits. I'll have to admit--my favorite part was sitting in the jacuzzi at night with a daiquiri staring up at the stars. It was so peaceful. Thank you for sharing your lovely home, Amanda.

    We have just returned from a perfect holiday in Florida which was made all the more special by this exquisite and luxurious villa. After the heat and crowds of the theme parks it was wonderful to return to and relax by the lovely pool overlooking the conservation area. The resort of Windsor Palms was highly maintained and, being a gated community, very quiet and safe. And it is only 5-10 minutes drive from the Disney area and 5 minutes drive from a vast aray of restaurants, many of whom do a take-out service. The villa is beautifully decorated and maintained to a high and excellent standard. It is as wonderful as the pictures show. The air conditioned games room was a perfect retreat on a hot afternoon. We liked the door which lead directly to a bathroom from the patio/pool area. Great for the kids so they don't have to walk through the villa when they are dripping wet! The service we received from Amanda was outstanding. Nothing was too much trouble and she gave excellent advice as to the amenties in the local area. We felt our booking was very safe in her hands. Everything was faultless and we highly recommend this villa. You will not be disappointed.

    This villa is the absolute perfect place to stay for all ages. We had two teenagers, a one and a half year old, two grandparents and three parents and we all found something to suite our fancy. Grandpa and the kids loved the game room and everyone loved the pool and the spa...especially after a long day at the parks. The house is clean, spacious (perfect if you have a little one...no stairs and I could always keep my eye on him), and very tastefully decorated. You truly feel like you are at "home" and not at a rental property. The south facing pool is the best (literally sun ALL day) and the conservation view is splendid. In the future I will not settle for anything less....I love looking at the wooded land versus another pool! The best part is the owner, Amanda. When I was looking at homes I emailed twenty people or more and she was the only one to call me...and she is in the UK while I'm in the US! She is pleasant and very, very helpful. She did not apply any pressure, yet gave me lots of information about rental properties and what features to look for. After we set up the rental she responded quickly to all of my questions (and I had a lot of questions!!) and she was very helpful with vacation planning in general. A true delight to work with!! We did have one slight problem with the spa and I contacted Amanda and the office and they fixed it right away! They are very on top of things and very easy to work with as well! I will most definitely refer this property to friends and family and I look forward to returning in a couple of years when my son can really appreciate all the Orlando has to offer! Thanks Amanda! It was wonderful!!

    We LOVED the Florida villa-the home was just beautiful-very well kept and clean-the pool was just what we had hoped for-our teenagers and toddler both enjoyed the pool and hot-tub, unfortunately the weather didn't cooperate so we didn't spend as much time in the pools as we had hoped-I would definitely stay at the home again.

    My family and I loved staying in this quiet villa, in a lovely residential area. It is clean, well equipped, well maintained and comfortable. We enjoyed the pool and hot tub, which are maintained as well as the house. It is close to shops and restaurants, which made for an easy holiday. And of course it's very close to Walt Disney World and the other theme parks. It's near enough to pop back for lunch and a siesta, and then return later on, if you choose to! The owners are helpful, providing useful information about the house, surrounding area and how to make the most of your stay. For example, they gave us tips on which parks to go to, where to get tickets, where to park, where to shop on arrival and so on. All very useful. So I would recommend this villa for a family like ours (2 adults and 3 young children). And I'm also sure that familes with children of any ages would find this their ideal base for a holiday in Florida.

    What a fun week we had in your beautiful villa! All decor and furnishings were tastefully done and exactly as described and pictured in your listing. Everything looked newly painted - no scuff marks on the walls or worn carpeting. Nothing looked tired or worn out. We also enjoyed all the little extras that made this villa so special - a large supply of large/thick towels for the bath and pool area, plenty of dishes/cutlery, jacuzzi tub, pool toys, books/puzzles, games room - tons of things to keep the kids busy. The pool deck looked newly painted and had a very secure fence surrounding it that was easy for adults to open but kept our kids safe. The pool was very private and it was lovely to relax in and look out at the surrounding conservation area. We all enjoyed the game room very much, particularly the ping pong table. The location of the villa is great - very close to Disney parks and great shopping and restaurants. The clubhouse also has a lovely pool area which we enjoyed one afternoon. Amanda was a dream to work with - very quick to reply to questions and made the transaction very simple and easy. We've stayed at two other properties in Windsor Palms but find this villa to be the best. Would stay here again in a heart beat!

    Our first time to Orlando and what a fantastic holiday we had. The villa was better than the description - a lovely setting with spacious rooms, all extremely well furnished. The property was clean and very well maintained with fully functional air conditioning. The private pool was a God send, situated with a view to the conservation area and evenings were well spent chatting in the hot tub. The villa is extremely well placed for access to all the theme parks, shopping, restaurants and the airport. The owners were so helpful, with very good knowledge of the area, which really helped when coming to plan our holiday and we can't thank them enough. It is obvious that the owners take great pride in this property and we would recommend this villa without hesitation. Can't wait to return!

    We have stayed in several villas before, but from now on we will always return to this particular villa. The owner has thought of everything and communicates well. The villa is very close to the parks & the 192 and is only 20 mins from orlando Airport. Very private around the pool area. It is very clean, well equiped and beautifully decorated. Windosr Palms is a fantastic gated coomunity, and this villa is the best we have stayed in on this estate. All in all an superb holiday home for a terrific holiday, whether you intend to hit the parks or have a more relaxing holiday.

    This was our second stay at this lovely villa and if possible it was even better than the first. The addition of the fan in the lounge is great during the hot weather and the new television is also a nice touch. The house is spotless with every amenity you could want, Amanda is as helpful as ever making the booking and arrival process a dream. I would not hesitate in recommending this villa to anyone

    This home was wonderful and we had a blast in FL. The kids swam every morning and every evening. We were a short drive from everything. The game room was fun and so was the neighborhood clubhouse. We discovered our youngest daughters hadn't seen the movie E.T. so we scheduled a showing of E.T. in the clubhouse movie theatre. We spent one whole day of our trip just enjoying the house and relaxing, and it was one of our best days of the vacation. Everything was clean and the owners were easy to work with. Highly Recommended!! We ate every breakfast at home and it was great to have some dinners at home relaxing by the pool. The view out back is wonderful. It was much more relaxing to look out at the green forest instead of another neighbors pool area. My wife loved it and said she wasn't leaving. Thanks for sharing your home with us.

    This is a beautifully decorated and maintained villa that truly made us feel at home. The location was perfect with a very short driving distance to Disney and the many restaurants on the 192 highway and only 20 minutes to the many attractions in the Orlando area (Seaworld etc). What makes this villa stand out is the combination of the location, backing onto the conservation area and the quality of the facilities and furnishings provided. We had lots of fun in the games room, we all loved the pool and enjoyed watching the sunsets. The personal service and attention to detail provided by the owner and the management company they use was first class.

    We had a great time staying in this beautiful home. So close to the Disney parks and the house had everything our family needed to make us feel right at home. The conservation area in the backyard makes you feel so peaceful at the end of a busy day. We would stay here again and advise friends to do the same.     Your villa is truly the perfect rental home a family could stay while vacationing. Our kids had a blast in the pool, we enjoyed the hot tub and the home was very clean and comfortable. The extra perks of having no back neighbors and being in a gated community made me feel more relaxed and safe. On the days we went to Walt Disney World, it was a quick and easy drive making these eventful days even better. It was a pleasure coming back to the home for a quick swim before the sun went down. Our two boys loved the games room and pool, my older son enjoyed to basketball courts going down most evenings to meet with other lads was great for him.     Amanda - Your villa was perfect for our family of 4 boys, with beds and room to spare! You really have an ideal layout, with a wonderfully equipped kitchen, beautifully and comfortably furnished living areas and bedrooms, a gameroom well-suited for children of all ages, and even spacious bathrooms! Having stayed in other villas, we especially liked the covered lanai and table that are poolside. Whether supervising swimmers or taking meals outside in comfort, the lanai is a perfect nook. I'm sure it is even better when the weather allows you to open the glass sliders all the way and let the outside in! Our visit during a peak period in June found the Windsor Palms community to be friendly, very peaceful, and well-kept, as well as convenient to all things Disney. It's nice to be so secluded, yet be able to easily access every convenience on Rt. 192! The location of your villa in the community and proximity to the conservation area contribute to that sense of "getting away" from the hustle and bustle of a long day, or when a refueling break is needed before heading back for fireworks or other activities. As wonderful as your villa is, however, I'll reserve my strongest praise for your personal efforts and communcations to ensure that our family's visit was as enjoyable as possible. Your attention to detail and caring really showed in those efforts, and although I am certain your Property Managers are superior, you certainly make your guests feel like friends, not transactions. Thanks for keeping that personal touch - we will be certain to contact you when planning our next trip to Orlando! Dan, Anna and family

    Amanda,We just returned from a week long stay at your villa. Our 11 and 12 year old boys said it was the best vacation they ever had. In fact, we are already working on booking two weeks with you for next year. Your villa is absolutely beautiful. The time and effort you have spent decorating and furnishing the home is very apparent. Everything in the home from the bedding to the bath towels and everything in between is first rate. My boys spent time in the pool every day we were there. Your inflatable pool toys were a big hit with them! The game room was great on the one rainy day we encountered. I enjoyed showing my boys they aren’t the only ones that can play a mean game of air hockey. My wife really enjoyed sitting by the pool and listening to the frogs and crickets at night. It was so nice having the pool over look the conservation area. The location makes the pool area much more private than the other homes in the resort. For us the location is perfect. We didn’t visit any Disney parks this trip, but we did drive to Sea World and Aquatica. I think the drive time was 15 to 20 minutes. Disney is even closer. Every type of restaurant imaginable is an easy 5 to 10 minutes from the villa as are several grocery stores. My family is now so spoiled I know they won’t every want to stay anywhere else!     Hi Amanda! We would like to share with you how wonderful our exsprience was at your villa. Having two young children the property was perfect. we were able to walk the neighborhood up to the play ground daily. Having the parks moments away was wonderful(as well as resturants ect). I'm not sure wether the kids enjoyed the pool or the parks more. Mom and Dad certianly enjoyed the hot tube! evert thing was great. The home was beautiful, clean and very well kept. We would not hesitate to recommend the home to any one. Weare also looking forward to a return trip.Thank you for providing such nice accomidations. It really helped make the trip a success!     Thank you for allowing us to stay in your beautiful villa! It was beyond our expectations with all the comforts of home. It was a very convenient and short drive to all of the parks at Disney. Each day we looked forward to spending time in the heated pool and hot tub to relax our tired legs from all the walking! Our children enjoyed having lots of floats and pool toys and it was nice having pool towels provided. Everything was very nice, clean and well kept. The home was beautifully decorated and just like the pictures show online. We also enjoyed the game room for some great family time! We would definitly stay there again!

    We had a fantastic holiday!! Loved the villa which we felt we knew already from the virtual tour. The pool and pool area were great, big hit with the children, especially all the toys and inflatables. The villa has loads of space, very clean and has everything you could need (even towels for the pool). Disney is really close and very easy to get to. Busch Gardens was our escape from the tropical storm and that was only an hour away (although it's not particularly well signed). If we return to Florida this is the villa we will book. Thanks Amanda for all the help and advice.

    Hi Amanda Just a line to say thanks so much for all your help in planning our Florida trip of a life time,we had looked at so many villas & definitely made the right choice choosing your lovely villa. We have had a holiday we will never forget it was amazing, we have been so surprised just how enjoyable it was. I'm sure we will become Florida bums just like the beach bums of the Caribbean we have been for many years!!!! No doubt you will hear from us again when we return to Florida, as we loved the villa so much the location was fantastic just off the 192 & central to everything, the modern, clean & well presented rooms made it home from home especially the comfortable beds & duvets, the pool area is a big plus as its peaceful had a great veiw of the conservation area, not overlooked by others & gave us several days of pleasure lazing around after a day in the hot parks,your kitchen is so well equipped & I just loved the washing machine if only it could have fitted in my suitcase with all the designer clothes we bought!!     Great place very convenient to Disney. Well furnished and very comfortable. The bordering conservancy was a definite plus. We would definitely stay here again.

    Thank you for another wonderful vacation at your villa. This time was more enjoyable than the first since we didn't have any committments. We had alot more time to spend at the patio and in the pool. We even looked at some real estate in Windsor Hills. The conservation area is the only place to be. It is so peaceful and quiet. Anyone looking for a great way to spend a vacation would be foolish not to look at your villa. You have thought of everything to make it perfect. The plus side of everything is working with you. You make the experience at this villa what it is by taking out time to make sure that everything is what it should be. Thank you from Barb, Mike, Peggy and Dolores.

    We had a fantastic holiday at the villa. The location was great and the villa itself was a home from home. The best part was the pool which was very private and benefited from the Florida sunshine all day.

    A vacation made perfect by our accommodations! We loved the home! It was decorated beautifully and the amenities were awesome. Getting to and from the park took mere minutes. Having a beautiful home to relax in after being surrounded by thousands of people was priceless. We cooked breakfast in the mornings and ate a few dinners in. The home was spacious and very inviting. The pool and hot tub area was great for all of us to relax. We could not have had such great family time in a hotel! We will rent this home again. And if you are wondering, the pictures are 100% accurate, this is a beautiful home minutes to Disney! Thank you from all of us!

    Hello Amanda. We just got back from Orlando and I had to write and tell you that we have vacationed in many of the homes in Windsor Palms (my nephew owns one) and your Villa was by far the best. The afternoon sun, the wild turkey,birds, and a huge turtle added to make our stay immensely enjoyable. My grand daughter Rachel enjoyed the pool most of all. We will be back.

    Amanda, We had an amazing time staying at your place. It was easy to find, very close to all of the Disney parks, close to shopping/grocery. We had our family (5), 1 set of grandparents, 1 grandmother and a nephew. There was plenty of room for all. The girls love having the front bedroom as their private playing area. The gameroom was fun, my Dad (Poppi) and I had lots of fun playing ping-pong. We didn't get to use the pool as much as we had hoped since we stayed at the parks from morning until night. I enjoyed the hot tub many evenings. Your onsight property managers were responsive too, as we had a few minor items which needed to be addressed...and they were in a very timely manner.     Hello Amanda, I've been wanting to send you an email since our return from Florida. With New Year's and getting back to work I keep forgetting. We had an absolutely marvelous time staying at your villa. The kids were both excited to find out that we were going to be going there. They were told on the morning of the day we left ... fun stuff :) Our flight was easy, getting our rental car was a breeze, and finding the villa was no problem. Your instructions for everything made it all so simple. The villa was perfect for us and suited our every need. After a shopping trip to get all our food and supplies we were set for the week. We spent our mornings at the parks and were ready to head back by midday to relax by the pool and hot tub. We all got very used to that kind of schedule :) The weather was completely cooperative and we experienced no rain and temperatures around 25C almost every day! It was a rude awakening when we returned home and lived through a week of the coldest weather so far this winter (around -15C brrrr). We have been gushing over how wonderful our experience was with our friends and family. We are really hoping to do this again and will be working on getting a plan in place in the next while. You will be the first person I contact when we do. I noticed this morning that the security deposit was returned. Thank you. It will help with some of the holiday bills that are coming in Mallette Family Christmas 2007

    Upon reviewing the photos via the internet, we were immediately impressed. However, the photos do NOT do the villa justice, we were so pleased when we arrived and saw how lovely the villa actually was. It was clean, well maintained and very comfortable. We had ten of us in the villa (6 children) and there was plenty of room for all. The pool was a big hit with the kids as was the game room. We felt safe and comfortable at the facility. It was so close to Disney World. One problem we had was with the directions to the house. A suggestion might be to "mapquest" the directions. However, it was quite late at night when we arrived and that could have contributed to the confusion. Thank you again for allowing us to share your lovely villa with our family!

    Dear Amanda and Euan, We just wanted to thank you for sharing your lovely home with us. This was the first time that we rented a house and we loved it. We usually rent a condo wherever we go.We were always skeptical of renting something online so we always rented by referral. Your home met all of our expectations. We especially loved being on the conservation area. We never saw any animals but the people in the house next door saw a turkey. We would have been perfectly content to just hang around the pool but we attended a wedding in Orlando, visited with family in Orlando and went to Epcot, Animal Kingdom and MGM.     Amanda ,Thank you very much for the use of your fantastic villa. It was everything and more we had hoped for ,,the kids loved the pool and it was great to come home from the parks and relax watching the sunset over the conservation area at the back . The location was perfect with everything nearby .Great villa ,,great location ,great time had by all ,Thank you . Hope its not too long till we return.!!!

    We are regular visits to Florida and have been fortunate to stay in some lovely places including the Windsor Palms resort which is excellent. This particular villa along with its great location, rates as one of the best we have stayed in, from the cleanliness and finishing touches, through to the professional manner that Amanda manages the property.     Thank you so much for sharing your beautiful villa for our 3 week stay in Florida. I really cannot describe what a fantastic time was had by all. There was 3 generations in our party and the villa was so comfortable, spacious, and decorated so beautifully. It is close to the parks, on a fantastic site which is gated for the extra security , and very well maintained .The villa looked out on to conservation area which was so beautiful. The children loved the games room and the pool. we had a hard job getting them out of the pool to go out , they loved it so much. We have not stopped talking about our magical time at your wonderful villa, We would like to come back and soon, we so miss it. We really recommend , its a must see.

    The whole family really enjoyed our 2 week stay on the Windsor Palms Resort. The villa is first class; well decorated, clean, tidy and has everything to make your stay as comfortable and relaxing as you could want. The children were never out of the pool and games room during the time that we spent in the villa. The conservation area ensured that we weren't overlooked at the back of the villa making the evenings private and relaxing. All instructions and correspondence came in good time, and were clear and easy to understand. And it's close to Disney (the shortcut in the information pack was a good help to) Amanda and family, once again we would all like to thank you for allowing us to share your beautiful home.

    I have rented homes on many trips to Disney. This is the second time we have rented your villa. The location can't be beat. Windsor Palms has all the amenities you could ask for. Ian, your property manager, was very friendly and quick to respond to anything that came up. The House was still in great shape since we rented it a year ago. I recommend everyone with kids or extended family rent a house instead of paying the high hotel prices in the area. We plan to stay in the villa again. I wish we could just keep it our little secret retreat and not tell anyone, but I am afraid the word is out. This is the best place to stay in Orlando!

    Dear Amanda, We had the most wonderful week in your villa. It was all it was promised. The home was immaculate on our arrival and the pool warm and inviting. The kids enjoyed the gameroom and the pool immensely. There was plenty of room for everyone to retreat to their own space at the end of the day. We enjoyed being so close to the parks and shops. It was my first experience renting a home and I highly recommend it. In a few years we'll be back. Thanks again.

    Your Villa in Orlando was clean, well kept and had all the comforts of home. We enjoyed the large master bed/bathroom and the open concept of the house and privacy of the back wooded area and gated community. The kids enjoyed the games room, wonderful pool area and the use of the large community center. The Villa was ideally situated only minutes away from Disney. Thanks for the quick responses in e-mail contact, your professionalism and the great driving instructions in and around Orlando, they were very helpful. We look forward to re-booking in the future.

    Wow, what a lovely home you have in Windsor Palms. We had a lovely holiday and looked forward to coming back to your villa at the end of a busy day at Disney Park.     Hi Amanda. The villa was perfect for our family and friends to stay in together. To be so close to Disney and shopping and restaurants and still seem like you're in the country is unbelievable. The wooded area behind us was excellent and the wild life was an added bonous! Every-one loved the pool and hot tub too. The whole process of renting was effortless and all went seamlessly right down to entering the code at the front door to let ourselves in.     Fantastic house. Made very easy by amanda who was there with fantastic tips before and during our stay when we needed it. Exceptionally clean and comfortable...a real home form home. Kids had a ball. The games room was a great hit with our boys age13 and 11. Travel to shops, theme parks etc very easy but helped by knowing short cuts given in directions. Would love to go back again in the very near future.
