Water Rock was designed specifically to showcase the incredible natural beauty of the Great Smoky Mountains and to provide an example of mountain area permaculture. The retreat also showcases ever-expanding beautifully landscaped terraced grounds covered with an abundance of gorgeous flowers for the enjoyment of our guests. There is lots of flat yard space for the kids to run around and a great firepit area for nights around the campfire.

Water Rock Garden Retreat is ideal for people who love solitude, unspoiled views, spectacular gardens, wildlife, starry nights and full moons, and the sound of rushing mountain streams in the distance. It is beautiful any time of year!

Water Rock Garden Retreat is located on a 15-acre knoll just outside of Cherokee, North Carolina. At an elevation of 4500 feet, there are breathtaking 360-degree views with a 30-mile view of Tennessee and the great Smoky Mountains National Park.

The property now encompasses a 200-acre tract with a 200-foot waterfall and hiking trails being established to Black Rock - an amazing destination at 5800-feet elevation with a 360-degree panorama as fine as any found within the Great Smoky Mountains National Park.

The Retreat's ground floor is open and spacious with ten-foot ceilings and a fireplace. The house has four large bedrooms (three upstairs, one downstairs), including a large master bedroom. The rooms are equipped with two queen-sized beds, one full-sized bed, two twin beds, one twin-sized futon, and two twin-sized bunkies. The house has two full baths, an antique claw foot and a wood-fired hot tub! We will provide one set of sheets and blankets for each bed as well as plenty of towels.

The large custom kitchen is well equipped with utensils, dinnerware, pots, pans, and an outdoor grill. The house also has a 500-square-foot, partially covered, cedar deck and an enclosed crow's nest atop for all-weather viewing of the incredible, panoramic view. A wood-fired hot tub awaits you to step in!

The phone is set up to make only local, credit card, or collect calls. Ask us for the phone number at the house.

The Retreat is located three-point-seven miles up a well-maintained (but bumpy in spots) gravel road. Water Rock Garden Retreat is easily accessible by car, SUV and even trucks with trailers. The road dead ends at the cabin. The road is passable by almost any car except under snowy or icy conditions when a four-wheel drive would be necessary. It takes approximately 15 minutes to travel the road. Cars that ride extra low (such as some luxury or sport cars) may not be appropriate. Ask us if you are not sure about yours.

Located 10 miles from Harrah's Casino in Cherokee and the Blue Ridge Parkway, central to the Smoky Mountains Country Club Golf Course and the Great Smoky Mountain Railway Station in Historic Dillsboro where you will find unique shops, galleries, collectables, and crafts.

Centrally located to Maggie Valley, Cherokee, Bryson City and to Rafting and Tubing in the Nantahala Gorge with numerous hiking and biking trails throughout the area. Enjoy outdoor recreation along nearby waterfalls, hike and commune with nature, float the many rivers and streams on tubes or rafts, or visit local area flea markets.

No hunting or shooting on, or near, the retreat, please. We encourage wildlife to stay in the area. While we love our pets, some pets are inappropriate for Water Rock Garden. If you wish to bring a pet, please inquire when making reservations.

The house and gorgeous views did not disappoint. One of our favorite things was the large dining room table so we could all eat together for meals. The hiking trails while beautiful can be challenging as they are mostly uphill. Be prepared for a workout and to get dirty (especially if it's been raining.) As a side note, I would definitely recommend that at least one car in the traveling party is 4-wheel drive if there is any chance of rain while you're staying there because getting up the gravel road could pose a challenge. Finding a grocery store proved to be tricky so come prepared. All in all, our group of friends had a great time and would stay here again.

We stayed here a couple of days around new year and had a blast. The property is exactly as described by owner, and I will have to agree with all positive reviews before us. If you love the outdoors, messing with small fires, hiking (long or short), incredible views from everywhere, and the luxury of a well equipped home which is still very much in harmony with the seemingly untouched nature all around, this may be for you. The design of the place is pretty cool too. This place must be even more awesome in the other seasons. We were lucky enough to have snow, which indeed calls for a 4WD or at least a car equipped with proper snow tires and snowchains available. We stayed with 4 adults and 4 kids, ranging in age from 8 weeks to 5 yrs old, and that fitted well. Wood fire hot tub under the stars (in the snow) was epic. Cell phone: there was Verizon coverage, no AT&T. No 3G on Verizon so internet a bit slow, but hey, you like to be in a remote place or not. Owner is super friendly and responsive. Highly recommended, hope to go back some day.

The views from the mountain top are gorgeous. Our large group found plenty of space and the wood stove(and electric heat) made the whole house cozy. There is a telephone land line and Verizon works, but we were happy to be a little less connected to the outside world. Instead we hiked, enjoyed the wood fired hot tub and made family meals in the large kitchen. A great way for our family to reconnect! The owner is a pleasure to work with. I would highly recommend this property.

Water Rock looks great online but it is so much better than the pictures. The owners of this home/property have thought of everything and it shows in the home's layout and the grounds. The view is spectacular and the sunsets cannot be described in words. Unbelievable. The multiple entries to the house make it easy to access from any point in the yard. Even different areas of the yard have multiple access points. The grounds are wonderfully landscaped with rock gardens, water features, a Zen garden, and the neatest hot tub we've ever seen. We spent hours in the hot tub looking up at millions of stars. Spectacular! Every room in the house has wonderful views. The library of books, CDs, movies, and games/puzzles is huge. The house is fully stocked with linens and cookware and utensils and plenty of wood for the firepit and hot tub is provided (so convenient!). The location is perfect for pet owners. It is secluded so our dog ran free and he has not moved a muscle since arriving home this afternoon because he is exhausted from all his exploring. His favorite lounging spot was in the Zen garden next to Buddha, which made for some great photo ops! Both bathrooms are wonderful, with a clawfoot tub in one and a fabulous steam shower in the other. The slate and hardwood floors throughout the house are beautiful. The lookout room was a huge hit among the children and adults alike with 360 degrees of mountainous beauty. The room contains two children's beds and our children were very comfortable sleeping there. The road leading to the house was long but as the web site describes, it is easy to travel. Some of our family arrived after dark but using the detailed directions provided, had no problem getting to the house. This is the first home I have visited that has been done exactly the way I'd do it if I had the know-how. The Dickersons' attention to detail is apparent in every square inch of the property. Thank you so much for sharing your home with us. We could not have asked for a better weekend.

I stayed at this house with some friends for a long weekend and I cannot rate the experience high enough. The property is beautiful and the mountain views are breathtaking. While most mountain houses have a view of a mountain or two, this house provides a view of multiple mountain ranges. The sunset is amazing. We hardly drove anywhere the 3 days we were there. One understated aspect of this place is the awesome hiking that is available. The Black Rock peak is only a 2 mile hike from the front door and there is a nice waterfall less than half a mile away. Black Rock peak is a must see if you are comfortable hiking moutain trails. 360 degree views of all the ranges and towns. We grilled out in the evenings and made full use of the hot tub and fire pit. As mentioned in other reviews, if you are expecting all the amenities of modern homes, like dishwashers and Internet, then you will be disappointed (I will mention that Verizon gets enough of a signal to surf the web, however AT&T cannot place a call). I highly recommend this property for anyone looking for an awesome nature experience.

A bunch of buddies rented this house in the early fall (September 2011) and thoroughly enjoyed our stay. The road (if you haven't read the reviews) will surprise you as it states does take 3.7 miles and about 15 miles to get up. Once you get to the top of the road you can see FOREVER. So beautiful. I am NOT a mountain person, but even I enjoyed this place. They have a great hot tub overlooking the mountains of TN, they have a great steam room mixed in with your upstairs shower, the kitchen is huge, the place is comfortable all the way around. I had the priveledge of sleeping in the loft the first night (I would call first dibs on another bed if you are NOT a morning person). We went to Harrahs Cherokee every night for gambling and drinks and had a good time. ( I lost, but it was still fun ) Harrah's is packed every night and is about 10 minutes from the place's driveway. You can get the best of both worlds (Casino-out with lots of people and crowds and Home-away from everyone except who you come with) I would recommend this property to anyone and if you would like to email me to ask questions I am sure I will be willing to tell all. Also the others would probably too!

Seeking an off-the-beaten-path, tranquil, one of a kind spot with a view of the Smokey Mountains like NO other? Look no further. First, this house’s location is phenomenal. A rugged vehicle is your best choice for traversing the mountians, but hey, that IS part of this place on earth and the perfect path to this exquisite retreat. You will experience “getting away from it all” from your first step onto this property. This mountain retreat is much more than your typical listing but they have covered all your basic needs quite well. So, once you arrive, just kick off the shoes, sit, relax, and do nothing while enjoying the quiet splendor of the landscape -- both far and near -- from a plethora of comfortable perches -- both in and outside. I was seeking a weekend getaway from a busy daily life, with my husband and our 6 children (ages 15 to 22). Our spring time retreat to this rental home was simply perfect. The house was spacious, the “playtime” offerings (movies, books, games, suggested hikes) were plentiful, and each room was nicely appointed with all the comforts of home (without all one’s personal clutter!). Outside we found a flat lawn to play on, large stones and cozy spaces inviting meditative thought, a fire ring, a pond full of tadpoles, and even a wood-fired hot tub -- something we had never seen before. After a little instruction reading (helpfully left in a folder for all visitors) we built a fire in the hot tub shoot and easily warmed the fresh mountain water (clean & cool when used without the heat option). What simple, elegant engineering... with a spectacular view! We could not have asked for more or imagine anything better. More than once since our stay here, my husband and I have discussed renting this property again. The house comfortably fit our family of 8, but could have easily fit invited friends, too, .... or (as we hope to revisit it) it could be a magical place to spend just being together as a twosome. We wish to kindly thank the owners of this Utopia for sharing their slice of heaven on earth. Mom of many in Asheville NC

Water Rock is a beautiful home. However, there is no air conditioning. It was very hot in July when we stayed. We only stayed one of the three nights we had reserved. The road was terrible leading up to the house. We ended up having an accident coming down and had to call for emergency help. I would not recommend this property. The gardens were grown up and shabby looking. The yard needed to be mowed. The small pond in the garden had only a small amount of stagnant water in it.

Owner response: We are disappointed that these guests did not choose the appropriate place for their vacation. I believe they may have preferred to be in downtown Cherokee or Pidgeon Forge. It is interesting to read the review that came in from just the week before, #2091297. This clearly demonstrates that beauty is in the eye of the beholder. I think that review beats any response I could come up with. I would suggest reading the whole thing as it has lots of good info about both Waterrock and what to expect in the area. Here are a few excerpts. It actually provides a very different take on the roads, ”The drive up to the house is very long but beautiful. Relax and enjoy the ride. We certainly did”, the gardens “With million dollar views from every corner, lush gardens, hummingbirds galore, and comfortable furnishings”,, and the overall experience, “Water Rock was a truly amazing experience...zen-like, ethereal, rejuvenating. We cannot wait to return”. The same house, same yard and gardens, and same road only one week earlier! To address the particular complaints, I can only offer the following thoughts. We have owned the home for 18 years, and at 4500 ft elevation have never felt the need for air conditioning. It clearly states that we do not have it on our website and VRBO. If you are someone who is used to air conditioning 24//7 it may feel different at first .The house has an energy efficient design. By opening downstairs windows and then the crows nest windows a wonderful cooling draft is created. A long sleeve shirt or even a jacket is often nice to have to enjoy coffee on the decks any summer morning .The roads are excellently maintained gravel roads, appropriate for any car other than perhaps a low riding sports car. Our website clearly describes the roads. In 18 years of renting 3 homes on this road this is the first person we are aware of driving off of them. . In regards to the gardens, the flowers, etc change seasonally of course. We have not been able to plant the vegetable gardens of some years past as we now live too far away. Most people, like the guests just one week before find the gardens beautiful. I can only suggest you read all the reviews and our website carefully to insure that Waterrock is the right vacation choice for you.

Located on top of mountain, this awe-inspiring peaceful retreat is the perfect escape. With million dollar views from every corner, lush gardens, hummingbirds galore, and comfortable furnishings, my family and I did not want to leave. An interesting and delightful collection of books, CDs, and DVDs awaits. Hike to a waterfall, and return to a good soak in the cedar, rustic hot tub located under the stars. We did not leave the homesite for the first 4 days of our week long vacation, finding plenty to do include family bonding over puzzles, cards, and boardgames. We do recommend Smokemount Stables for excellent trail rides and Tuckaseegee Outfitters for white water kayaking or rafting. For souvenirs, I recommend the Qualla Co-op. This is across from the Cherokee Museum (a must do) and offers true Cherokee art, etc. Most of the trinket places around Cherokee offer junk made in China. Did not visit Harrah's...not our thing. Remember Cherokee is a dry reservation, so buy your wine and beer prior to arrival. Water rock is well stocked with all cooking gear, etc and we made wonderful meals every night. Very slim choice of restaurants in town and you won't be able to beat the views from the dining room or the upper deck at Water Rock. The drive up to the house is very long but beautiful. Relax and enjoy the ride. We certainly did. Water Rock was a truly amazing experience...zen-like, ethereal, rejuvenating. We cannot wait to return. As a final note, the owners of this property are wonderful. All plans went without a hitch, and all promises kept. Thanks again.

Recommended for: Tourists without a car, age 55+, families with teenagers, girls getaway, people with disabilities, sightseeing, families with young children, pet owners, romantic getaway, adventure seekers.

VACATION RENTAL AGREEMENT THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL. 1. Disbursement of Rent and Third Party Fees. Tenant authorizes Agent to disburse up to fifty percent (50%) of the rent set forth in paragraph 3 above to the owner (or as the owner directs) prior to Tenant’s occupancy of the Premises, and the balance of the rent upon the commencement of the tenancy, a material breach of this Agreement by Tenant, or as otherwise permitted under the Vacation Rental Act. Tenant agrees to pay a $25.00 processing fee for any check of Tenant that may be returned by the financial institution due to insufficient funds or because Tenant did not have an account at the financial institution. Tenant also authorizes Agent to disburse prior to Tenant’s occupancy of the Premises any fees owed to third parties to pay for any goods, services, or benefits procured by Agent for the benefit of Tenant, including but not limited to any fees set forth herein payable to Agent for reservation, transfer or cancellation of Tenant’s tenancy. 2. Security Deposit. Any security deposit provided for in paragraph 4 above may be applied to actual damages caused by Tenant as permitted under the Tenant Security Deposit Act. In addition, Agent may deduct from the security deposit the amount of any unpaid long distance or per call telephone charges and cable television charges that are not specifically described in this Agreement (including any addendum hereto) as being included with the Premises. Agent shall apply, account for, or refund Tenant’s security deposit within 45 days following the end of the tenancy. 3. Trust Account. Any advance payment made by Tenant shall be deposited in a trust account with Home Trust Bank (name of financial institution) located at Woodfin Street Asheville, North Carolina (address). Tenant agrees that any advance payment may be deposited in an interest-bearing trust account and that any interest thereon shall accrue for the benefit of, and shall be paid to, the owner (or as the owner directs) as it accrues and as often as is permitted by the terms of the account. 4. Tenant Duties. Tenant agrees to comply with all obligations imposed by the Vacation Rental Act on Tenant with respect to maintenance of the Premises, including but not limited to keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common areas and remainder of the Premises that Tenant uses; and notifying Agent in writing of the need of replacement of or repairs to a smoke detector, and replacing the batteries as needed during the tenancy. Tenant agrees not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Tenant’s breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant’s tenancy. 5. Agent Duties. Agent agrees to provide the Premises in a fit and habitable condition. If at the time Tenant is to begin occupancy of the Premises, Agent cannot provide the Premises in a fit and habitable condition or substitute a reasonably comparable property in such condition, Agent shall refund to Tenant all payments made by Tenant. Agent shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap or familial status of any tenant. 6. Cancellation. In the event of a cancellation by Tenant, Tenant shall receive a refund of all payments made by Tenant, less an administrative fee of $75.00 if the Premises are re-rented on the terms set forth herein. If the Premises are not re-rented on the terms set forth herein, Tenant will not be entitled to a refund of any rent payment made hereunder. Whether or not the Premises are re-rented, Tenant, rather than Agent, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent for goods, services, or benefits procured by Agent from third parties for the benefit of Tenant that may have been paid out prior to Tenant’s cancellation. 7. Transfer of Premises. (1) If the owner voluntarily transfers the Premises, Tenant has the right to enforce this Agreement against the grantee of the Premises if Tenant’s occupancy under this Agreement is to end 180 days or less after the grantee’s interest in the Premises is recorded. If Tenant’s occupancy is to end more than 180 days after such recordation, Tenant has no right to enforce the terms of this Agreement unless the grantee agrees in writing to honor this Agreement. If the grantee does not honor this Agreement, Tenant is entitled to a refund of all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed). Within 20 days after transfer of the Premises, the grantee or the grantee’s agent is required to: (i) notify Tenant in writing of the transfer of the Premises, the grantee’s name and address, and the date the grantee’s interest was recorded; and (ii) advise Tenant whether Tenant has the right to occupy the Premises subject to the terms of this Agreement or receive a refund of any payments made by Tenant. However, if the grantee engages Agent to continue managing the Premises after the transfer, the grantee shall have no obligation under (i) or (ii) above if this Agreement must be honored under the Vacation Rental Act or if the grantee agrees in writing to honor this Agreement. (2) Upon termination of the owner’s interest in the Premises, whether by sale, assignment, death, appointment of a receiver or otherwise, the owner, owner’s agent, or real estate agent is required to transfer all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) to the owner’s successor-in-interest within 30 days, and notify Tenant by mail of such transfer and of the transferee’s name and address. However, if Tenant’s occupancy under this Agreement is to end more than 180 days after recordation of the interest of the owner’s successor-in-interest in the Premises, and the successor-in-interest has not agreed to honor this Agreement, all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) must be transferred to Tenant within 30 days. (3) If the owner’s interest in the Premises is involuntarily transferred prior to Tenant’s occupancy of the Premises, the owner is required to refund to Tenant all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) within 60 days after the transfer. 8. Mandatory Evacuation. If State or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, Tenant will be entitled to a refund of the prorated rent for each night that Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises: (i) Tenant refused insurance offered by Agent that would have compensated Tenant for losses or damages resulting from loss of use of the Premises due to a mandatory evacuation order, or (ii) Tenant purchased such insurance from Agent. 9. Expedited Eviction. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Tenant may be evicted under such procedures if Tenant: (i) holds over in possession after Tenant’s tenancy has expired; (ii) commits a material breach of any provision of this Agreement (including any addendum hereto) that according to its terms would result in the termination of Tenant’s tenancy; (iii) fails to pay rent as required by this Agreement; or (iv) has obtained possession of the Premises by fraud or misrepresentation. 10. Indemnification and Hold Harmless; Right of Entry; Assignment. Tenant agrees to indemnify and hold harmless Agent and the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by the negligent or willful act of Agent or the owner, or the failure of Agent or the owner to comply with the Vacation Rental Act. Tenant agrees that Agent, the owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvements thereto as Agent or owner may deem appropriate, or to show the Premises to prospective purchasers or tenants. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of Agent.. 11. Pets. No pets shall be allowed on the Premises without prior written consent of owner. Tenant’s breach of this provision shall be considered material, and shall result in the termination of Tenant’s tenancy.
