This beautifully restored, gorgeous Queen Ann style Victorian home is located in the North Panhandle in the heart of San Francisco. Originally built in 1885 and completely restored in 2008, this 2 level home exudes tons of charm, blending delicate Victorian details with modern designer touches. Broderick Victorian (upper 2 level, 4bd, 3ba) in the same building can be rented for large parties. Inquire for details!
LIVING AREAS:
The house has two living rooms. The main living room is a grand victorian style room with lots of moldings, a wood burning fireplace, 52" LCD TV and furnished with elegant Italian made furniture. It has big bright curved bay windows, offering architectural and design detail that is simply not found in today's homes. The second living area is on the top level. It has a sectional leather couch. There are many windows offering incredible views from this upper level.
DINING ROOM:
The dining room features a classy mahogany table with seating for 8. It has a beautifully restored wood burning fireplace next and beautiful chandeliers, which provides an elegant ambiance for any meal. Dining set can accommodate 8 guests at the same time. Flatware, server ware provided as well. The dining room opens into the kitchen.
KITCHEN:
The kitchen is a chef's sweetest dream. It is perfectly setup for cooking and entertaining. It is a beautiful room with custom made cabinets and super high-end appliances, the best money can buy. It is fully equipped with a Viking range and hood, full-sized Subzero refrigerator with ice dispenser, Thermador double ovens, Bosch Dishwasher, microwave, blender, coffee maker, cooking supplies, and spices. The kitchen features lovely tile high-end tile work and custom cut granite countertops. A peninsula in the kitchen is suitable for quick dining.

BEDROOMS:
There are 4 bedrooms with queen beds, one of those has a trundle bed which can be used as either 1 or 2 twin size beds. For larger parties, a twin sized rollaway and a sofa bed are available for use. Also, larger parties can rent the lower level unit of this building. Please see our website for details of the lower level 4 bedroom unit. The flat comfortably sleeps 8 adults. The three beautiful bathrooms are well appreciated for their elegance and privacy. The loft bedroom looks out to San Francisco’s beautiful downtown skyline. Linens and towels are provided.
DECKS:
The house features two outstanding decks. The first one is very large and is accessible from the kitchen. It has an outdoor BBQ grill and a table with seating for 4. It overlooks a lovely landscaped garden and has views of the downtown.
The second deck is a beauty. It is accessible from the loft bedroom. it has jaw-dropping views of san francisco downtown.
GARDEN:
The one-of-a-kind lovely outdoor garden features bamboo, oak and maple trees along with unique flowering plants from the San Francisco botanical gardens. The river rocks and the bamboo plants give it a peaceful zen-like feel. There is a patio with a table and chairs to relax in the afternoons.
PARKING:
Onsite parking is available for $15 per night. Street parking is sometimes available.

LOCATION:
The house is centrally located on Broderick Street and Turk Street. Several area attractions are close by including Haight-Ashbury, Golden Gate Park, Castro district, Japantown, de Young museum, Fillmore Street, and City Hall. Also walkable are several well-reviewed area restaurants, coffee shops and nightlife. It is within walking distance from Alamo Square with its famous view of the row houses, "painted ladies" and recently renovated playground for children.
TRANSPORTATION:
There are 4 different bus lines close by that take you to anywhere in the city easily, from downtown to the ocean. A cab ride to anywhere in the city costs $8 to $12.

Why the Owner Chose NoPa (North of Panhandle)
It is a fabulous, very central location. First of all, it is not in Downtown (which could be dicey) and not too deep in the residential parts of town that are too sleepy. Staying in this neighborhood gives visitors a unique feel for how locals live in San Francisco. Within walking distance are Alamo Square with its world famous views of the Painted Ladies and San Francisco downtown, Haight Ashbury which was the epicenter of the hippie culture and retains a certain charisma to this day, Japantown with its delicious restaurants, Castro district with its uniqueness and Golden Gate park with famous museums and greenery. Highly regarded restaurants such as Nopa are a stone's throw away. There are also many great coffee shops and bars.
Every other attraction in San Francisco is a short cab or bus ride away. There are four bus lines in a 2 block radius that take you nearly everywhere you need to go in San Francisco.
The Unique Benefits at this Condo
The house was built in 1890 by a renowned architect with beautiful moldings throughout, soaring 13 foot ceilings and large light filled windows everywhere. It is not a regular rental home you find for rent online. We completed renovating this home in 2008 with lots of attention to detail, making sure that the original characteristics that sets this home apart from nearly every other house are preserved, while adding the most high end and luxurious elements that complement it. The house features marble and intricately tiled bathrooms, a kitchen with the best appliances money can buy and luxuriously furnished living room and bedrooms. The dining room is a great place to have wedding rehearsal dinners or other formal celebrations with its long mahogany table. A large flat screen TV in the living room, DVD player and Tivo make it a very relaxing evening. There are two decks for you to hang out. The upper deck has a priceless view of the entire San Francisco downtown. Overall, the place is so beautiful that you may not want to go out of the house.
A must-visit place for a Sushi lover where you can find wonderful authentic Japanese food.

We stayed in this property recently and loved every minute. It was stately yet homely with lots of little extra s that were available if required. The rooms were all impressive. If you wanted there was always somewhere you could go to be alone - if you wanted time out. The beds were not only comfortable they had nice linen on them. The kitchen, bathrooms and laundry were well supplied and had little extras for that one item you might need. We found the contact agents were super and ever so helpful. If we ever come back to San Francisco this is where I would love to stay again. Thanks again for all your help.

Spent 6 days with family of nine in the lower level this remodeled Victorian home. Apartment comfortably sleeps 10, kitchen is large and modern, the 3 bathrooms are more than adequate. Linens and towels are available in a storage room off one of the bedrooms. Dining room easily handled our brood for family meals. Roomy enough that we never felt crowded, even when entertaining friends. The stop for a bus line that goes to downtown San Francisco is on the corner, which was excellent as we used public transportation for most of our stay. And it was a few block walk to Alamo Square and the beautiful painted ladies. There were markets, restaurants, coffee shops in the neighborhood. And the staff of Boutikia was very quick and pleasant in responding to our needs.
Recommended for:Tourists without a car, sightseeing, girls getaway, families with young children, families with teenagers.

We stayed here for almost 2 weeks and the house was nicely furnished and had beautiful balconies with great views over the city. Service was really excellent and the neigbourhood is charming and quiet without being too far away from downtown.

Just finished a five night stay here and can't say enough about the house and the Boutikia staff. They answered my endless emails and phone calls with alacrity and grace. When the kids (there were three--7, 5, and 16 mos) locked us out of a bedroom early Sunday morning we had a key within 45 minutes. We sat in the comfortable dining room and drand coffee we made in the splendid kitchen while we waited. The house was clean and well supplied with toilet paper, laundry soap, etc. Parking for $15 right next to the house was terrific. Views from the deck were tremendous. The location was a ball! A block or two from coffee and restaurants, five blocks from a terrific grocery store, three blocks from the panhandle of Golden Gate Park. Rooms are spacious. There were seven of us all together--4 adults and 3 kids--and there was lots of room for us all. Kids ran around, up and down stairs, all over the house. GREAT space for kids--beats an Embassy Suites by a landslide. The house is a very charming renovated old Victorian, though, so if you prefer room service at the Hyatt and a doorman, this is not the place for you. If stairs are problematic, this is not a good place. There are lots of them, and the stairs to the fourth level are pretty steep, although the 16 month old didn't have a problem with them. There is a fair amount of street noise audible, but we just ran our iPhone white noise app and it was not a problem. The big gorgeous clawfoot tub on the 3d floor did not work, which was kind of a bummer, and the bathrooms could stand a few more hooks, but these are minor gripes. For the price of one room at a Marriott we had seven rooms, three baths, a fabulous kitchen, parking in a great location. I would go back in a heartbeat, and I would have to be convinced to rent from anybody other than Boutikia next time I am in SFO.

For large parties there is no more affordable way of luxuriating in San Francisco than staying in this home on Broderick Street in the NoPa district. The property is in a very nice neighborhood close to excellent restaurants and within easy walking distance of Golden Gate Park. The rooms are clean and nicely furnished and the kitchen allows for affordable breakfasts. In addition, the staff at Boutikia are personable and attentive.
Recommended for:Families with young children, families with teenagers.

11 of us stayed in the upper victorian home. Everyone loved the place, especially the kitchen :-) We found the location to be perfect since it was about 10-15 minutes to everything we wanted to visit...Fisherman's Wharf, Chinatown, Golden Gate Bridge, Golden Gate Park, and Union Square. I found out that there is a highway that runs straight from Golden Gate Park to the bridge, which worked out great. If you like Thai food, check out Chabaa which is just south of Golden Gate Park. Wonderful food and great price. We walked over to see the Painted Ladies, not much different than all the beautiful Victorian homes around the rest of the neighborhood. Sri was most helpful with everything...I highly recommend this home for visiting San Francisco.

We visited San Francisco in May to attend a family wedding. Our party consisted of 4 couples. Since two of the couples had never visited San Francisco, we wanted to make sure they experienced the true character of the city by staying in a Victorian vacation rental close to all attractions. The 1st floor Broderick flat met our expectations. It was a beautiful older Victorian home but had been renovated very tastefully. The bedrooms were very large with nice furniture which matched the Victorian style. In particular, the garden suite was the size of a small apartment including a kitchenette. The garden suite and another of the bedrooms had direct access to the garden patio in back. A unique feature of this home is side entry parking which is very scarce in the center of San Francisco inner city. We did rent a van but it was rarely used since we preferred to walk most of the time to become better acquainted with the city. Our only suggestion is to replace the trundle bed in the back bedroom with two full beds. However, it did serve as a source of joking for the couple that stayed in that room.

"Spacious home, just a short cab or busride from most anything." We enjoyed the modern kitchen and propane grill. The kitchen was fully stocked with any pots, pans, and cooking utensils you could need. It was very clean and nicely decorated. The upstairs bathroom is very nice, with a great jacuzzi bathtub. We would have liked a few more towels since we stayed four nights. There is a good view of the city from two outside porches. Overall the furnishings, bathrooms, beds, and a nice flat-screen cable TV (with a DVD player and movies) made it a really comfortable vacation home. Thanks Sri!
