This is our second time staying at a Boutikia rental, and it was great. Broderick Victorian house was beautiful with new amenities. It was spacious and in a nice residential neighborhood, but close to several restaurants and a grocery store (walking distance). We are looking forward to booking again for next year!

We rent both Broderick houses (Victorian and Royal). We already rent a house last year at Boutikia and we wanted to rent a bigger one this year. We were not desappointed. The houses are huge and we get lost in the corridors ! It was a good place to be and stay for one week or more, next to bus transportation, and close to shops. We were 8 people with one room per person, and almost one bathroom per perso also, that was perfect. Barbecue in the garden is the best things to do ! It was easy to check in and check out. Good to have no keys when we are 8 people moving all the day. We asked to stay later than expected in the contract in the last day and we have benn allowed to do so without any problem, what could we say more ? Bad points : Some rooms are weird situated in the houses. Close to the laundry room, or to the living room... hard to sleep or get intimity for those sleeping in...We had some troubles with the phone which was not working as well as expected (battery problems ?), and the house was a little bit cold sometimes. Hopefully we had heaters, but rooms are high and it was hard to heat them sometimes. The worst : the dishwasher has a problem with its door, it's not possible to close it... Nothing which cannot be fixed ! See you next year !

Our stay at the Broderick Royale was very comfortable and memorable. The home was beautiful and fully equipt with all the amenedies need for a pleasant stay. This past January, we spent a very enjoyable week at the Broderick Victorian. (two couples, and two young adults.) The rooms are spacious - great for all to gather when we wanted to enjoy each other's company, yet lots of options if we wanted more privacy. The view from the upstairs bedroom was great and had it not been winter we would have spent more time on the deck off the kitchen. The kitchen and baths are fairly new and all is well maintained. We appreciated the little details, like the brochures and maps, info on the surroundings and movies and games to occupy guests. The stairs to the upper floor might be a bit tough for older guests, but with two bedrooms on the lower floor they can be avoided. The location works well - within walking distance to restaurants, and a supermarket and fairly central to various sites. We utilized the offstreet parking, but were near so many bus lines we took advantage of public transportation. Although with so many hills, what seems like a short distance can be deceiving! Sri, Sophia & Jessica at Boutikia were all great; courteous and helpful. We had a bit of confusion about the parking which was handled promptly and they watched out for a wayward package that arrived after we left for home. Overall, we were extremely pleased with our accommodations and would highly recommend them.

We stayed in this property recently and loved every minute. It was stately yet homely with lots of little extra s that were available if required. The rooms were all impressive. If you wanted there was always somewhere you could go to be alone - if you wanted time out. The beds were not only comfortable they had nice linen on them. The kitchen, bathrooms and laundry were well supplied and had little extras for that one item you might need. We found the contact agents were super and ever so helpful. If we ever come back to San Francisco this is where I would love to stay again. Thanks again for all your help.

We stayed in this property summer 2011, having chosen it from its glowing reviews here on VRBO. Before we came, the Boutikia staff was highly responsive, quickly answering our email inquiries and happily agreeing to stocking the refrigerator for our arrival and making certain to have a cot ready in a particular room, a fan, etc. When we drove up, we found: 1) parking directions we'd received were completely wrong; 2) contact numbers were frustratingly outdated; 3) staff was confused and unable to answer our questions clearly; 4) no cot or fan was arranged; 5) NO FOOD was purchased (really put us out, tired and hungry with a bunch of kids); 6) propane grill was filthy and out of gas, and no matches or lighter anywhere in sight; 7) repeated calls to staff were met with message machines and then tepid responses which were highly unsatisfying -- e.g., gas would be delivered the next day for the grill, and then when we got the gas, it turned out the grill lighting mechanism was broken, and we got no response on that. 8) and in spite of these obvious glitches in service, no one ever made any effort to make this up by calling, coming by, offering any extras to ensure a satisfactory experience. The house was lovely, although some routine repairs were clearly left off the list, like door handles coming off, grill deck greasy and kind of disgusting, trash cans outside overflowing. We aren't a high maintenance group, and yet we felt like we needed to complain about this to VRBO so as to warn others off. Maybe Boutikia was short-staffed or had just had a family tragedy, I don't know, but our experience was completely different than the other reviewers here. We did respond shortly after our vacation to a direct Boutikia review request, and told them all the above, but never got any response, apology, mia culpa, explanation. Left a bad taste. We won't use any Boutikia home again.
Owner response:We were short staffed in July 2011 when this guest stayed with us. An experienced employee was on extended leave and we had to hire a newbie that was not very helpful. I am aware that our service level for a period of time between July and August 2011 dropped from being an A+. Things are back to normal now. In our defense, I have say the following: - The grocery order was actually never placed by the relative of the guest that was in charge of setting this up. I know this is big for the guest, but she should talk to the relative about not placing the order. - We have a parking driveway that fits 2 rows of cars. Probably the largest you will see in San Francisco. The worst case scenario is to work with your neighbor a little and share the space. - We have a full crib in the upstairs bedroom. We have regular weekly trash service. We have a newer set of Cuisinart knifes and it comes with a knife sharpener. We do bring in replenish-able supplies such as propane, upon notice. We also have a 6 burner stove and a double oven in the kitchen, just in case. We have taken the following actions to make this a more comfortable space: - Updated parking directions and contact numbers. - Gas lighter in the kitchen in case it's needed. - Cleaned the space under the outdoor grill and placed a mat. - Replaced the couch set in the second living room - Tightened the door knobs and fixed several wear and tear items. Our service has been back to it's high standards by September 2011. This review has been helpful nevertheless.

Spent 6 days with family of nine in the lower level this remodeled Victorian home. Apartment comfortably sleeps 10, kitchen is large and modern, the 3 bathrooms are more than adequate. Linens and towels are available in a storage room off one of the bedrooms. Dining room easily handled our brood for family meals. Roomy enough that we never felt crowded, even when entertaining friends. The stop for a bus line that goes to downtown San Francisco is on the corner, which was excellent as we used public transportation for most of our stay. And it was a few block walk to Alamo Square and the beautiful painted ladies. There were markets, restaurants, coffee shops in the neighborhood. And the staff of Boutikia was very quick and pleasant in responding to our needs.

Just finished a five night stay here and can't say enough about the house and the Boutikia staff. They answered my endless emails and phone calls with alacrity and grace. When the kids (there were three--7, 5, and 16 mos) locked us out of a bedroom early Sunday morning we had a key within 45 minutes. We sat in the comfortable dining room and drand coffee we made in the splendid kitchen while we waited. The house was clean and well supplied with toilet paper, laundry soap, etc. Parking for $15 right next to the house was terrific. Views from the deck were tremendous. The location was a ball! A block or two from coffee and restaurants, five blocks from a terrific grocery store, three blocks from the panhandle of Golden Gate Park. Rooms are spacious. There were seven of us all together--4 adults and 3 kids--and there was lots of room for us all. Kids ran around, up and down stairs, all over the house. GREAT space for kids--beats an Embassy Suites by a landslide. The house is a very charming renovated old Victorian, though, so if you prefer room service at the Hyatt and a doorman, this is not the place for you. If stairs are problematic, this is not a good place. There are lots of them, and the stairs to the fourth level are pretty steep, although the 16 month old didn't have a problem with them. There is a fair amount of street noise audible, but we just ran our iPhone white noise app and it was not a problem. The big gorgeous clawfoot tub on the 3d floor did not work, which was kind of a bummer, and the bathrooms could stand a few more hooks, but these are minor gripes. For the price of one room at a Marriott we had seven rooms, three baths, a fabulous kitchen, parking in a great location. I would go back in a heartbeat, and I would have to be convinced to rent from anybody other than Boutikia next time I am in SFO.

For large parties there is no more affordable way of luxuriating in San Francisco than staying in this home on Broderick Street in the NoPa district. The property is in a very nice neighborhood close to excellent restaurants and within easy walking distance of Golden Gate Park. The rooms are clean and nicely furnished and the kitchen allows for affordable breakfasts. In addition, the staff at Boutikia are personable and attentive.

11 of us stayed in the upper victorian home. Everyone loved the place, especially the kitchen :-) We found the location to be perfect since it was about 10-15 minutes to everything we wanted to visit...Fisherman's Wharf, Chinatown, Golden Gate Bridge, Golden Gate Park, and Union Square. I found out that there is a highway that runs straight from Golden Gate Park to the bridge, which worked out great. If you like Thai food, check out Chabaa which is just south of Golden Gate Park. Wonderful food and great price. We walked over to see the Painted Ladies, not much different than all the beautiful Victorian homes around the rest of the neighborhood. Sri was most helpful with everything...I highly recommend this home for visiting San Francisco.

My husband and I stayed at the Broderick Victorian in May 2010 on a visit to see our son. He lives in the NOPA neighborhood so it was convenient for us to walk to his home, get to the bus stop or walk to Golden Gate Park. Our hosts were great and welcoming. Each morning we had a delicious home made breakfast prepared by Sri. Midas, the golden retriever, was the "golden touch" that made our visit very homey. I slept better than at home in our comfortable accommodations and enjoyed learning about how the home has been carefully restored. I would definitely stay there again when we visit our son.

7 of us had our reunion in San Francisco in May 2010 and Broderick Victorian was our home for a whole week. It is a great place. Everything is catered for. There's clean linen on the beds, fresh towels, great kitchen, adequate crockery & cutlery, a HUGE fridge, oven, microwave, toaster... whatever you could ask for, it was there. Lots of places to hang out and bond... the living room, the patio at the back, the pad at the top... Great location. Easy access to convenience stores that stay open till 2 AM!

We visited San Francisco in May to attend a family wedding. Our party consisted of 4 couples. Since two of the couples had never visited San Francisco, we wanted to make sure they experienced the true character of the city by staying in a Victorian vacation rental close to all attractions. The 1st floor Broderick flat met our expectations. It was a beautiful older Victorian home but had been renovated very tastefully. The bedrooms were very large with nice furniture which matched the Victorian style. In particular, the garden suite was the size of a small apartment including a kitchenette. The garden suite and another of the bedrooms had direct access to the garden patio in back. A unique feature of this home is side entry parking which is very scarce in the center of San Francisco inner city. We did rent a van but it was rarely used since we preferred to walk most of the time to become better acquainted with the city. Our only suggestion is to replace the trundle bed in the back bedroom with two full beds. However, it did serve as a source of joking for the couple that stayed in that room.

Broderick Victorian delighted the whole family. We rented the entire house in early January 2010. This was the best decision of the trip. It gave all five of us- including a couple of teenagers- a room of our own to recover from jetlag. And we loved this place- with its quirky stair case, high ceilings, period furnishings, the massive dining room table, the modern well stocked kitchen. We cooked a couple of meals and were pleased to find all the basics already in the cupboards. Standout features were the lovely views out over the roof tops, beautifully fitted bathrooms (there were three!). And closeness to transport- tram to downtown was one block away. The owners were helpful in our planning and responded quickly to emails. And our deposit was refunded promptly after departure. We arrived on an early flight and they accomodated an early check in with no fuss. We preferred to discover the city for ourselves and enjoyed hopping on and off the buses and trams. However I would recommend asking directions to the local food markets, which are great but not so easy to find. There is a flight of stairs, so be prepared to carry your bags. The delicate furnishings and the stairs would make this house tricky for small children. But for older children or a group, Borderick Victorian is a destination in itself.

"Spacious home, just a short cab or busride from most anything." We enjoyed the modern kitchen and propane grill. The kitchen was fully stocked with any pots, pans, and cooking utensils you could need. It was very clean and nicely decorated. The upstairs bathroom is very nice, with a great jacuzzi bathtub. We would have liked a few more towels since we stayed four nights. There is a good view of the city from two outside porches. Overall the furnishings, bathrooms, beds, and a nice flat-screen cable TV (with a DVD player and movies) made it a really comfortable vacation home. Thanks Sri!

We had no issues with appliances or the bathrooms which can typically be problematic with corporate rentals. It is in a nice neighborhood, we felt safe walking around after dark. There are some nice restaurants and bars nearby. Access to public transport was 2 blocks away for the #5 line. The kitchen is full of high end appliances. One evening we decided to grill steaks on the deck and found there was no propane. We called the owner and he delivered a new tank 30 minutes later. You cannot beat that kind of service. Overall a 5/5.

When I found the property on the VBRO website it just looked perfect for our family of 4 to stay in(2 teenage daughters and parents). We needed space and the house was exactly as it was pictured on the web site. The fitout was top notch and the decor and furniture so beautiful that it was diffcult to leave the house in the morning to go out sightseeing -we just wanted too hang out at the house! The house location was perfect and although we had a rental car the places we visited were within walking distance(California Academy of Science in Golden Gate park and the DeYoung Museum). Our hosts were so helpful and great to deal with. I would recommend this accomodation to anyone wanting a top class house to stay in.

Not only is the home immaculate in every sense, but at nighttime, the views are unbeatable from the two balconies.
