  The place was nicely equipped with everything we needed for a nice stay. The owners responded to all of our questions promptly and were very helpful. The house was very nice considering its age and location.

  This house was excellent for everything we needed! The grill and hot tub were added bonuses. The entire house was spotless when we moved in and it was in fabulous shape! Great appliances in the kitchen as well as the washer and dryer. Overall, a great place to stay in Colorado Springs!

  We had a girls night during a recent vacation. Left children with dad's and just chilled. It was perfect for what we needed. Deck in the morning sun was FABULOUS!!!

  We had a FABULOUS Christmas week in Colorado, Springs. Jason and Andrea thank you so much for opening up your home to us. We were all very comfortable and very happy. Your home is beautiful and it is located perfectly in town. I sincerely recommend this home to anyone that wants to visit beautiful Colorado. My family and I are looking forward to visiting your beautiful state again. The only suggestion I have would be to have the window units taken out during the winter season. We could feel the cold coming into from the windows and the heater had a hard time keeping the house warm. Other than that it was absolutely wonderful. Thank you again!! Sincerely, Cripps Family

  We stayed here for 6 days and nights in October. The house is absolutely wonderful. We're from the south and got to enjoy a dusting of snow on one night. The spaciousness of the house is great. The downstairs wrap-around porch was a wonderful amenity, and even more so the upstairs wrap-around glassed-in balcony. Our son just moved here, so he was able to stay with us also. With 5 bedrooms and 3 baths we had more than enough room. The kitchen was well-stocked with everything we needed. We especially liked the office space. We were centrally located for access to shopping and attractions. The house was easy to get to and from. We had a good view of the mountains in the distance, which we very much wanted. The fall colors were beautiful. From the house we had an easy 15-20 minute drive to Pikes Peak railway, Garden of the Gods, Cripple Creek and casinos, the Citadel Mall, Manitou Springs and Old Colorado City. The only negatives were no fireplace and the old-style bathtubs with curtain rings were not very stable when taking showers. But the plusses far outweighed those few minuses. We are truly looking forward to our next trip to Colorado Springs because we would love to stay here again.

  The place has 5-BRs and we filled them all up with family in town for the wedding of our daughter. The location is good. Some street noise, but really not noticable. There is plenty of bedding, and everyone really felt like home, with the kitchen, laundry and screened pourch. TV and internet worked well, and it is within 2-miles of Walmart, Safeway, Walgreens, and downtown is about 5-blocks away. A great place for any large event. We couldn't be more pleased.

  Having arrived from the UK via Texas, we found the house comfortable, well-equipped and spacious for our party of 6 adults and an infant - plus occasionally our son who was about to be married. The deck and the hot-tub proved popular, the beds were comfortable and the kitchen/diner was the hub each day. Many thanks, Ken and Ros Bryan

  Our first ever trip to the States and this for our son's wedding, he's married a lovely young lady from The Springs, so location of the house was absolutely ideal for our party, nerves jangling expectations high! Loved the house - style, layout and the facilities, the younger members of our party loved the hot tub especially being served food and beverages by you know who! Loved early morning Squirrel watching from the deck. Loved the early morning peace and quiet.Hired a car and the proximity of the house in relation to Downtown and dare I say to Wal Mart was to prove very useful Had fun working out the American cooker - quite different to what we are used to! Contrary to some of the reviews that we read before making the trip - we found all of the basics that you would need are provided - with the exception of a kettle! our pleasure to provide one for future guests - you never know it may be some more Brits! Gripes - 2 minor ones - found a couple of items that had been left by previous occupants that had been missed by the cleaners and the non-collection of the trash (see got used to the lingo) on the due date meant that when we were due to vacate there were a number of bags, but the cleaner who came in very kindly took them away.so no major dramas there. The Springs and the surrounding area turned out to be everything that we had hoped for and more, it truly is a beautiful area. Should we ever visit the Springs for any length of time again we would have no hesitation in renting this lovely house again - many thanks from the Donkeys

  We enjoyed our stay at this property. It's a great location for mountain trips, Air Force Academy activities, and is close to the downtown strip where there are great restaurants and shops. The fact that it is right on a busy street (Platte) threw me at first--I had pictured it nestled into a quiet neighborhood, but the street sounds were not a problem. The kitchen is well equipped and the downstairs laundryroom/bathroom were great to have. Our extended family of 10 fit into the house easily, and we enjoyed the computer room/living room when we were actually there. And the fact that there is plenty of parking is a real plus--at times we had our rental car, my sister's car, our daughter's rental car and our Academy grad's car there, but there was space for everyone. And finally, Jason Phillips, owner, was so easy to work with and took the time to install air conditioner units one day while we were there since the weather was expected to be hot the next few days. We would recommend this property gladly!

Cancellation policy:

1. CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK-OUT IS 11:00 A.M. MST. NO Early ?Check-ins unless we’ve agreed in writing to an alternate time.? 2. This is a NON SMOKING property. Any smoke damages will be charged to the guest(s). 3. Pets are not permitted at property under any conditions. 4. We will not rent to persons under 30 years of age. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $1500 is ?required. We offer a $49 non-refundable insurance policy to cover these damages. In lieu of this fee, we can charge your credit card on file for this deposit. The deposit automatically converts to a security/damage deposit ?upon arrival. No sustained charge will be charged to your card, provided ?a. No damage is done to property or its contents, beyond normal wear and tear. ?b. No charges are incurred due to contraband, pets or collection of rents or ?services rendered during the stay. ?c. All debris, rubbish and discards are placed in trash bin, and soiled ?dishes are placed in the dishwasher and cleaned. One load of laundry is ?started. ?d. All charges accrued during the stay are paid prior to departure. ?e. No linens or flatware are lost or damaged. ?f. NO Early check-in or late check-out. 1. PAYMENT - An advance payment equal to 33% of the rental rate is required ?60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of a credit card. The advance ?payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date. ? 2. CANCELLATIONS - A (120) day notice is required for cancellation. If a cancellation is made at any time, a $100 processing fee will be incurred. Cancellations that are made more than one hundred and twenty (120) days prior to the arrival ?date will incur no penalty on their deposits but will be subject to the processing fee. Cancellations or changes that result in a shortened stay 30-120 days prior to arrival forfeit 50% of their deposits. Cancellations or changes that result in a ?shortened stay, that are made within 30 days of the arrival date, forfeit ?the full advance payment. Cancellation or ?early departure does not warrant any refund of rent or deposit. 3. MAXIMUM OCCUPANCY- The maximum number of guests is ?limited to ten (10) persons. An additional charge or $15.00 per person per ?night for guests in addition to ten (10) will be assessed. ? 4. Longer minimum stays may be required during holiday periods. If a rental ?is taken for less than three days, the guest will be charged the three-night ?rate. ? 5. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees ?are included in the rental rate. ? 6. NO DAILY MAID SERVICE - While linens and bath towels are included in the ?property, daily maid service is not included in the rental rate however is ?available at an additional rate. Although we provide linens and towels, if your party is more than 8 people, we suggest bringing additional linens/towels. We do ?not permit towels or linens to be taken from the property. ? 7. RATE CHANGES - Rates subject to change without notice. ? 8. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense ?will be subject to forfeiture of advance payment, deposit and/or rental ?money, and the party will not be permitted to check-in. ? 9. INDEMNIFICATION AND HOLD HARMLESS – Guest(s) agree to indemnify and hold harmless the owner and agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by guest(s). 10. VIOLATION OF AGREEMENT – If guest(s) violate any of the conditions of this agreement, agent may terminate this agreement and enter premises. Upon notice of termination of this agreement, guest(s) shall vacate the premises immediately and forfeit all rents and security deposits. 11. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must ?be approved in writing in advance.
