We just spent a "girl's weekend" at this wonderful house while hiking and exploring Woodstock. The home is beautiful, with a clean, simple design that is very charming. The beds and fold-out couch are extremely comfortable and could easily sleep 6 (we had 5), kitchen is well-stocked and the fan kept us perfectly comfortable even on two warm June nights. The stream on site provides lovely wake-up music and is good for dipping toes. Alison was a great resource for activities in the area and responded quickly to all of my questions. (Her family lives right next door - entirely respectful of our privacy but also very convenient when we needed to borrow a bit of flour for dinner one night!) And the location is great - just across the river from downtown Phoenicia but very secluded and woodsy. What a great stay!
Recommended for:Adventure seekers, sightseeing, girls getaway.

This is a beautiful cottage in a secluded and peaceful location in the Catskills. Property is very well maintained and the owner very helpful. The location is excellent for taking advantage of all that the Catskills has to offer (walking, rafting etc.) The local town (Phoenicia) has some great places to eat. The kids were just happy to play in or around the stream endlessly. Tranquility for the parents!

Alison was very pleasant and polite. She was able to accept a credit card which was very convenient for us. The cottage is very clean, very modern and was cool on a hot summer week. The stream in the backyard is beautiful and there is a really nice hammock on the deck. There were a couple of minor things about the place that potential renters should be aware .. 1. The great room has no window coverings and the loft master bedroom has transparent ones so this place is not ideal if you like to sleep in or are very modest. There is a house up the hill that has a direct view on the bedroom. 2. The owner's house is right next door. Not an issue for us but I didn't quite register this when we rented. 3. There is no dishwasher 4. No washer/dryer so make sure to bring enough clothes :) 5. There is a small gas grill which works well except for the ignitor so make sure to bring matches We had a very pleasant week. We noticed hookups for a laundry machine in the very large bathroom. Adding a washer & dryer would definitely be a big plus for this charming cottage.

Here is my impression on the place: - Home: Exceeded expectations, newly rennovated, very modern, wireless broadband internet, kitchen comes with everything you'll need. My favorite was the electric range. - Surroundings: Exceeded expectations, the house has a huge deck that overlooks streaming water that comes down from the mountains. Truly scenic view. You can even come down and walk through the stream, but it was damn cold in early April. - Owner: a multi-talented, artistic, spiritual and genuine Alison. My pleasure meeting you and your friend. Overall, this was an excellent Vacation

This must be one of the most magical places on the planet. Highly recommended. relax, do art, take walks, toss rocks in the river, rub the Buddha's belly, visit Phonecia, take hikes - the list goes on and on. It is a clean, cozy, spacious home and is just a delightful place to be. Alison the owner is informative and helpful - a wonderful hostess! Come and feel the calm inspiration of the woodland valley! This is the place.
