Ulu Niu is a rare find: a beachfront three bedroom vacation property at an affordable rate. Lovingly hand constructed by the owner 20 years ago, this hideaway is set in a lush coconut grove that provides privacy and shade from the tropical sun. Yet just beyond the verdant plantings lies a white-sand beach on Waialea Bay: “perfect sand, gorgeous water, interesting shapes to photograph, a treasure trove of interesting shells and coral,” wrote one guest. This is one of the few natural sand beaches on the Big Island. Swim, dive, snorkel and sunbathe on the beach right in front of the house—the perfect spot for children and adults alike.
Mature plantings, carefully situated, plus two-level design create a haven of comfort for enjoying beach living while capturing the best of the coastal breezes. Beautifully crafted with oak floors, redwood paneling and koa shelving, Ulu Niu is lovingly decorated with artwork by renowned local artists, all related to the owners. Casement windows with venetian blinds between the glass layers attest to the thoughtful design of this tropical home, carefully maintained by the original owner/builders.
The second floor contains the main living area with high beam ceiling, spacious open dining room and kitchen plus comfortable seating for reading or watching television. Just outside is the covered lanai, which offers open-air dining with cooling breezes, ocean views and Hawaii’s famed sunsets. The two bedrooms on this level include an oceanview bedroom and a full bath.
A large dorm-style bedroom on the ground floor, with a separate entrance, contains multiple beds for teens or younger children with a nanny. Also provided are a bathroom and shower plus a laundry room. The carport keeps your vehicles out of the sun for comfortable driving.

This is a lovely, well-maintained and well-equipped house with sleeping accomodations for 8 people. We had stayed in it before, so knew its fine qualities. Since we were also occupying another house on the beach, we used it mostly for sleeping and an occasional meal. It is a very private space with a view of the beach and enclosed yard. Four of us stayed there at night and it was peaceful and quiet. High marks for maintenance and equipment; the managers were courteous and obliging. The microwave failed but was replaced promptely. Many thanks for a great vacation.

A relaxing beach home
A relaxing beach home
We found this house to be quite comfortable for our family of three. There are two bedrooms on the main floor, so our teenaged daughter had the privacy of her own space. The downstairs room was not used, but was like a dorm and could sleep a group of kids. The living space is open and airy with a lovely, shady deck. There would have been a view of the surf line if the trees had been trimmed down a bit. Beach access is easy and we enjoyed snorkeling. We would be happy to stay here again.

This place was great. We had three couples with two infants and had plenty of room and privacy for everyone. The beach is only 50 feet from the gate and offers amazing snorkeling, swimming, paddle boarding or just relaxation. Although the is a public access point not far from the house, you'd never know that until you went down to the beach. Even then it wasn't crowded until mid-day and it was the holidays and from what I heard from locals the beach usually empty during the non-holiday season. The house is in great shape and we would gladly stay there again.

Just another day at the beach!
This is a wonderful house with a fabulous location. We have stayed on this beach on 2 previous occasions ( in a smaller house for a smaller party). This beach has everything - fine white sand, interesting tree shapes on the beach with plenty of shade and an interesting reef for snorkeling. The snorkeling is fabulous in the summer and spring. In the winter this part of the island gets lots of surge making for good surfing boogie bording and hours of wave-watching but limited the visibility under water. the house is set back from the beach - you can see the ocean and listen to the waves but the public cannot see you. The house is open inviting and comfortable with everything we needed for a fun relaxing vacation. I would highly recommend this property to my friends and family.

Great Spot in Puako
this is a great property for enjoying the kohala coast. the home is very comfortable with a large kitchen and dining area. the living room is small but we did not spend much time in doors because there is a great covered patio with a view of the water, and a sheltered and private lawn area. The beds are comfortable, and kitchen is well appointed. the house also had a good supply of beach chairs and toys. the beach in front of the house is a small white sand beach, and there were never many people on the beach, so it feels very private and secluded compared to the larger beaches at Hapuna or further down at the main beach Waialea 69. we swam in the bay each morning - and the snorkeling in the bay is good - the bay is protected so there are a lot of fish to see. the house is set in the trees to keep it cool, and has the additional benefit of bringing the sounds of the birds into the home each morning. while the house is right up against the beach, the trees filter the view. It is not a big panoramic view of the ocean, but you can see the water through the trees from the deck. each evening we walked out to the beach to watch the sunset, and we were the only ones there. The house feels very private and shaded because of that tree canopy. A great spot for a family vacation on the kohala coast if you want a comfortable home with access to the nearby resorts for dining and shopping, but prefer more seclusion than staying within a resort

Seven of us ranging in age from 7 to 68 stayed for a week. None of us wanted to go home. What a treat to lie in bed, feel the gentle breeze, listen to the waves breaking and wake up to bird song. We arrived just after the tsunami and everything was ready for us. The beaches were wonderful. If the beach had been the only attraction we would have all been happy. We were able to drive all around the island and enjoy all of the sights. The house was so comfortable. We only had to decide whether we wanted to relax at home or go out to dinner. We'd come back in a heart beat.

I am hesitant to write a review exposing my discovery of paradise for fear of exposing this oasis to the masses and thereby precluding availbility for my future sojourns of rejuvination. Such is life. Waialea Bay on it's own is sufficient. Hmmm, let's see, Gourmet kitchen, sleep in until 6 AM, snorkel and swim in the Bay until 9, coffee on the lanai and subsequently deciding on breakfast, catch up on the internet news and emails, beach walk to Puako, check the General store, plan dinner, lounge in the afternoon or explore untold exotic adventures, almost all of which except the helicopter tours and zip line adventures are free. The accomodations are more than sufficient. I have visited several times, with family and interspersed with the odd day of solitude. I just love thw Blue Dragon Restaurant (10 min. drive away), the talent and repertoire of musicians is truly second to none; I have waited in long lines and paid more for similar fares in San Francisco, Chicago and New York. The residence is very clean and well kept, obviously good housekeepers. My wife thinks the beds might need replacing sometime although we did not try them all. I cannot imagine a better close family holiday location with room for extended families. I think I can get to the beach in 20 large steps; when they said 70 they were baby steps,soooo, if I were you, I would keep my well kept secret to ourselves..

Cool, private getaway with the beach mere steps away. A chefs kitchen, with a large dining table was spacious and inviting. Every thing was solidly built in what seems like a custom wood home. Amazing windows to allow the breezes through. Open family great room connects to kitchen with the deck providing another outdoor gathering place. The lawn was a nice cool oasis and attracted the local birds. We had a family of 5 here with room to spare. Beach chairs a plenty. The area is a great starting point for visits to both Kona (and all that the Kona coast has to offer) and Waimea. Hawi, Waipio, and the Hamakua coast are easy day trips. This was our first extended stay on the Big Island, so we had lots to see, but next time we will plan our excursions around more kick back days at the house! Hope to return soon. No matter what our plans were for the day, they always began with an early morning snorkel! (and Papayas). Much mahalo to the owners for opening their house to us.
