Beautiful medieval hilltown house with panoramic views of the Sibillini Mountains and stunning countryside. Situated in a beautiful hilltown in the center of the Marche between the mountains and the ocean.
This lovely house, on the outside edge of the village is a unique medieval property with high ceilings, large windows and french doors to two terraces. It is newly renovated to a high standard with all modern services. The front of the house leads directly to the lovely piazza two minutes walk away. A walled garden on two terraces provides for private outdoor dining and cooking and children's play on the upper level a swimming pool and seating area on the lower terraced level.
The piazza features a very good restaurant,bar,food shop/deli, pharmacy and bakery. Additional shopping is in Servigliano(5.5 mi), Amandola(8.5 mi.)or Fermo (15mi). The area is known for Roso Conaro wine production, local festivals, access to wonderful mountain hiking or winter skiing and summer swimming in mountain lakes. There are many beautiful beaches and hilltowns to explore.

We experienced pluses and minuses in our stay. The pluses are that the house is enormous and we loved that it is located in the charming village of Monte San Martino. The views from the house are breathtaking. The house was not clean. The beds had clean sheets and the bathrooms were clean but the house was covered in dust and the many of the applicances in the kitchen were sticky. It needs a top to botton old-fashioned spring cleaning from the light fixtures to the rugs. We found a vacuum and a clean bag and totally vacuumed the entire property ourselves so that it was livable. The homeowners had just completed some external construction so perhaps that accounted for the dirt but someone should have seen to a proper cleanup before we arrived. Additionally the garden outside was unkempt and I honestly do not understand how a house full of people could all gather outside. There isn't enough space at the pool and there were only two serviceable lounge chairs. With some work and added expense, the house and grounds could be spectacular. The homeowner, who we contacted via email, was very nice and tried to be helpful. The agent in Italy also tried to be helpful. We loved the restaurant "Dei Priori" in the village run by Mom and Dad, Angelina and Antonio, and son, Andrea. We had need of the pharmacy and the pharmacist could not have been more helpful. We took day trips to San Ginesio and Sarnano, Ascoli Piceno, Loreto and Sirolo and recommend all of these places. Upon the agent's recommendation we ate dinner one evening outside of Penna San Giovanni at a bed and breakfast called Tre Querce. The food was as wonderful as the food at the Dei Priori. We have travelled quite a bit in Italy and thought the food in Le Marches was perhaps the best we have ever eaten. One should be prepared to rest and relax in Monte San Martino or have the patience to drive down and around the winding roads that comprise this part of Le Marches. We love the moutains and were not disappointed with our choice in any way.Recommended for: Sightseeing, adventure seekers, age 55+.
Owner response: We are very sorry that this party found the house less then clean, which clearly was a result of the rental coming right after completion of building works, as stated in the comment. Our caretaker assures us that this will not happen again, and that the house has since been thoroughly cleaned. The garden, too, suffered from the work on the house and that is being rectified. The outside space is reasonable considering that Casa Monte San Martino is located is located in a hilltop village where garden area is necessarily constrained. Certainly, more spacious garden areas and pools might be found in a countryside setting but without the spectacular views. What makes the house special, however, is its siting right inside the village, an easy walk to a fabulous restaurant and cafe, and a strong connection with Italian village life. Sharon Genasci

I just wanted to let you know that it was one of the most magnificent vacations we've ever had. The house is simply beautiful, and we made big lunches on the wood fire grill and feasted under the grape arbor. Lots of reading, some hiking and jaunts to the local sagra degli gnocchi.
