We just got back from a great holiday including our stay in Paul's condo. This was our secong visit to the Big Island and Collony Villas. We knew where we were going to stay when we planned this trip, just had to decide on a condo. Paul was great right from my first inquiry. He was prompt with all his replys. What sold it for us was the rate he offers his condo at.We were able to get a great the unit we wanted at a great price. We will make a third trip to the Big Island at some point and our first inquiry will be to Paul. There were no disappointments with the condo. I would echo all of the past possitive comments!

We are just coming home from 10 days at Paul's condo. Fabulous place to stay! The condo was clean, quiet and just steps from the pool. We liked that the condo was fully stocked with beach gear and basic household goods like laundry soap. Super friendly staff in the complex and the pools were never full of people. We really found the location of this condo to be one of the best too. Not only steps from the quieter pool, but right by the back gate too. Great reserved parking right in front. Speedy Internet. We will be back!

I was very happy with my recent short stay at Colony Villas. The property is beautiful and well cared for. It was convenient because I was attending a series of workshops being held in the recreation center of the complex.Regrettably I didn't get to spend much time in the villa but found it comfortable and the kitchen more than adequately equipped for the meals we were able to prepare there. We had the opportunity of attending the Lunar New Year celebrations at the nearby Queens Shops, shopping and a meal at the Kings Shops and a visit to the Hilton Hotel. I also enjoyed whale watching and the beaches at Hapuna and the Mauna Kea Hotel. The location was also close enough for me to meet with friends in Kona, Kawaihae and Waimea. When I returned home my daughter asked for recommendations for friends planning to visit Hawaii. I told her about VRBO; they looked into it and have already booked. On arriving at the Villas I found I had left a page of my itinerary at home. I called the owner and he was able to immediately answer my question and solve my problem. I look forward to visiting again in the future and possibly bringing family members.

My wife and I really enjoyed our week on the big island and the condo was fantastic. The kitchen had everything we needed for the limited amount of meal prep we did. Having a washer and dryer was great. The amount of space was amazing. My wife would have liked an ocean view, but we ha a very short drive (less than 5 minutes) to get to a very sparsely used beach, we spent several afternoons there reading and whale watching. We hope to come back next year, this time for 2 weeks.

This is a terrific place to stay, and a terrific value given its location near the awesome beaches of Kohala. It was bigger, and nicer, than it looks in the pictures. It is fully stocked with beach and cooking gear and located in an immaculately landscaped area just down the road from the Hilton Waikoloa. We loved having so much space and everything felt very clean and well-maintained. The price is very reasonable for this level of quality. We drove up the coast to explore the awesome beaches nearby, and up to Hawi and Waimea for the day, as well as down to Kealakekua for a snorkeling trip. It's a good location for that kind of exploration, but also for beach bumming if you are interested in that. It is about a mile or so to walk to the beach from the condo, but we mostly drove, which was easy and enabled us to take plenty of gear. Paul answered questions before our arrival promptly and efficiently. All in all, an excellent experience!

Our first family beach vacation was fantastic! We couldn't have stayed at a better place. The rental process was so easy and it was great to have clear and concise instructions when we arrived late at night. The place was very clean, quiet, had all the necessary beach equipment needed and located very conveniently by the back gate and second pool. We HIGHLY recommend staying here....you won't be disappointed! Thank you so much for a wonderful stay!!

We stayed here the first week of 2013 and this is a very nice condo in a safe gated community. Very clean quiet condo, which is very close ( 50 steps ) to the nearest pool. We have stayed in Waikoloa before so we had no worries as its a safe quiet place and is always sunny and warm on this side of the island. It's a 15 minute walk or 5 min drive to the queens marketplace which has shopping, restaurants and a small grocery store. We like going up to waimea for groceries at food land and to hapuna beach for boogie boarding. It's about a 30 min. drive to kona with all the major shopping . If you have never rented a condo for a holiday before you have nothing to worry about here, but I would recommend you rent a car so you can see everything the big island has to offer. Paul was very attentive to our questions and as I've said before nothing to worry about here. The only thing I could nit pick is that the Tv's were the older CRT types and the beds were a little hard , but that is really just nit picking, we would surely stay again . There's no point in spending $400 a night at the Hilton when you can stay in a nice condo for way less. Thanks Paul for renting your lovely home. Mahalo !

Our first time to the Big Island. We really enjoyed our stay at Paul's condo. Very clean and well stocked with kitchen items. The condo is close to Hilton Waikoloa and convenient to local shops and restaurants. Centrally located to easily reach the town of Kona ( 20 minutes) and some great local beaches. Be aware that the Big Island is limited in beach access and many are a short drive and hike down to the water. Lots to do on the island. Zipline at Big Island Eco Adventures was fun, as was Captain Zodiac snorkel trip. Drive around the island was great. Long day of nature walks and visiting Hilo and the volcano. In total for one day, it took 12 hours, no easy way to do it.

This villa was exactly as described. Paul provided excellent information and everything was in order. We arrived early and although the cleaners were still present we were able to leave our bags and go off to have lunch. The cleaners do an amazing job and the villa was spotless. It contains two bedrooms, we only used the upstairs one and it had everything we needed. Staying when we did we didn't use the aircon and slept with the windows open. It was wonderfully quiet. The kitchen was well equipped. It was great to have the washing machine and dryer, although would have loved a clothes rack to dry things on (we don't use the dryer to the same extent as some). Having access to the beach chairs, cooler, picnic bags was wonderful. We would recommend this villa for one or two couples, rather than a family due to its bedding configuration. We would definitely stay again. thank you

The owner has done a great job of decorating and making for a wonderful and comfortable place to stay. The kitchen is fully stocked and makes for easy cooking up of meals. The only negatives that we had, and they did not take away from our great experience, revolved around the upstairs bedroom door and outdoor dining facilities. The upstairs door would be better off either removed or rehinged to open towards the wall. There is really no great place to eat on the upstairs or downstairs patios - the downstairs can accommodate 4, but is right next to the driveway. Upstairs is very nice but very tight for two.

If you are visiting the Kohala Coast, I would certainly recommend this property.

We stayed at the townhouse with another couple and it was a great experience. Everything was clean and well equipped. Paul was quick to respond when we had questions. The location is great, only about 20 mins from the airport and close to a lot of attractions. The experience was better than staying in a hotel room and a much better value, especially if you share with some friends. Overall, we truly enjoyed our stay on the Big Island in this condo.

We just returned from a 10 day stay at the Lava Stream condo. It was a perfect location and condo was equipped with everything we could have hoped for and more. We were vacationing with my sister-in-law and her husband. The condo was provided the comfort and privacy that both couples wanted. The property was clean and well care for. The beach amenities at the condo made days at the beach easy. We look forward to future visits to the Big Island and would want to return to this vacation rental!

Our family of three just returned from a fabulous week at the Waikoloa Colony Villas. The two bedroom condo was perfect for us, we would highly recommend it and will be returning ourselves. This unit has a reserved parking space right by the front door, and the pool is just around the corner (close enough to be super convenient and far enough away that you don't hear other people there). The kitchen was well equipped with utensils, equipment, and even spices which made cooking meals here easy and delicious. The lanai had a nice teak table and chairs for four and was quite private thanks to careful planting. The unit was spacious, comfortable, and even had beach towels, coolers, snorkel gear and boogie boards available for our use.

We really enjoyed the townhouse. It was well maintained and very clean upon our arrival. The pool was just around the corner and we enjoyed having beach towels provided along with a cooler, beach chairs and boogie boards. Paul was very accommodating and easy to work with. Our favorite beach with Mauna Kea for both snorkeling and boogie boarding, however, you need to arrive by 9:00/9:30 to obtain one of the coveted 30 parking spots. Also, if you were to travel to the other side of the island, be sure to stop at Tex's Drive In in Honoka'a for a fresh hot malasada ($1.00) and a great cheeseburger ($5.00)., both affordable and delicious. We golfed at Hapuna, beautiful golf course, but beware of the afternoon tradewinds (very challenging).

We just arrived home after spending 16 days in Paul's condo. It is definitely upscale and has everything you need for a wonderful vacation. We appreciated that it was clean and well-cared for. The pool and barbecues are very close but the condo behind blocks the pool noise. Very quiet and private, The landscaping and the grounds are meticulous. We loved waking up in the morning and seeing the beautiful palm trees waving in the breeze before our heads even left the pillows. The location was super and we enjoyed walks every night to watch the sunset at the Hilton. 'A' Beach is walking distance - and Hapuna, Mauna Kea, and Puako Beaches are about 10 minutes by car. Lots of restaurants at the Hilton, Marriott, King's Shops and Queen's Marketplace - all within walking distance or a five minute car ride. Paul was great to deal with. Loved this condo. Mahalo, Paul.

We didn't want to stay at the Hilton Waikoloa more than a couple nights - It's so big that you will spend an enormous chunk of your time just traveling to and from places. That said, the Hilton is great for kids, and if limited to a few days is enjoyable for me too. So we looked for a condo/townhouse in the Waikoloa Resort area. We we're familiar with VRBO from having rented properties through them before - including several days down in Naalehu (Big Island South Point). There are quite a few properties available in the Waikoloa Resort area. Paul Palazzola's unit being one of them. This unit had some nice photos, and the price was unbeatable. I'm a guy who is usually suspicious when things are priced too low, but I went for it anyhow. We were quite surprised upon arrival, the unit was huge, and professionally decorated. The appliances were modern (albeit the tube TV's) but we don't come to Hawaii to watch TV. The Master Bedroom was upstairs and also featured a private bath and large walk in closet. We had some friends who booked a nearby condo in the same development (Colony Villas) through Aston, who evidently owns or manages many of the units. Their unit can essentially be described as furniture slapped into townhouse - lower quality stuff with no effort paid to maintaining a cohesive professionally designed look. Check out Travelocity and you will find that Aston Waikoloa VIllas can be had for about $170 per night (plus taxes). And the reviews are practically all positive - "cheaper than big resorts, more space, internet, appliances for cooking". Well, Pauls unit is much nicer, and can be had for $50 per night less. Paul himself was very accomodating - we forgot our parking pass and he got us set up no problem! From his condo (well its actualyy a townhouse) we were able to explore this corner of the island - checking out nearby beaches (Hapuna, Mauna Kea) and taking nice hikes (Kiholo Bay). With the money we saved, took a snorkeling trip with Fairwinds to Kealakekua Bay. We'd recommend the afternoon trip with Fairwinds - they only provide snacks instead of lunch, but its less expensive and more importantly, only about half the passengers (58 in the afternoon vs 140 on the AM trip). Will definitely stay here again!!

Great value for money. Well equipped unit, everything you need is there. Perfect for 1-2 couples or small family. Won’t feel cramped at all. Owners were very helpful and prompt with responses when there were issues, which were resolved quickly. Gorgeous, clean, tidy, luxury villa. Perfect location to explore the island – while it seems like it is away from everything, it’s not far at all (20 min from Kona airport) and it is actually the biggest advantage being up in Waikoloa and not around all the crap of Kona. I would stay in Waikoloa again 100% and would use this villa again. I would NEVER stay in Kona. It is crap, unless you like shopping, touristy crap and want it to feel like every other vacation town in America. The pool is directly behind the villa which is convenient. We recommend doing groceries at the Waikoloa township village (locals grocery store) which is more inland 10 min drive away rather than shopping at the more expensive and less to offer Kings/Queens Shops which are very close just down the road.

This Townhouse offers all the comforts of home & everything else that you could ask for while traveling (including nearby shops, restaurants, golf etc!) From here we took various day trips to several excellent beaches around Waikoloa, as well as down to the beaches 35 minutes away in the bustling Kona area. An added bonus to the well maintained condo was the Villa's beautifully landscaped property with BBQ's at both pools; one pool is just around the corner, and the other pool area with a hot tub and rec center is just a short walk away. Everything about booking the reservation was quick and easy with Paul providing all necessary property rental information promptly via email & fax. Also appreciated the "Things to Know" notebook at the Villa containing commonly requested local info including maps & restaurant phone numbers and all! Mahalo! Much Thanks for the Wonderful ALOHA!

This location was perfect for us - a stone's throw from Bike Works where we rented Specialized bikes for the week, and situated well for the routes we wanted to ride. Cooking in the kitchen was delightful since it had everything we needed. The beds were comfortable and the surroundings quiet so we slept well … very important on vacations filled with exercise. Within a few nights of arriving the condo felt like our home away from home. And Paul was terrific about fielding our questions before and during the trip. For the organically conscious, we recommend hitting the natural grocery store in Waimea. Prices are reasonable for the island and the bottled water a pure bargain. While there, check out Pau restaurant for fantastic salads and pizza. Next door is Merryman's, arguably the best upscale restaurant on the island.

We were delighted with our experience as renters of 2606 in Waikoloa Colony Villas. The unit was tastefully decorated and well-maintained. It provided all of the amenities for enjoying days at the beach and relaxing in the comforts of a fully equipped home. We found the location within the complex ideal for it's proximity to the pool/grill area and easy access out the back gate. We toured the entire island and decided that the Waikoloa Resort location is ideal for the availability of shopping, dining, golf, heavenly white beaches with great snorkeling, sunshine and the best sunsets. The owner was most responsive and congenial. Look forward to a return stay.

As well as beach towels, mats, chairs, boogie boards, and cooler. We didn't have to bring or buy, anything extra to use there. This condo was just as described - nicely decorated, spacious, very clean, and had all the amenities we needed. We used the kitchen every day. All the appliances worked great, there were lots of cooking utensils and pots/pans, and everything was spotless. The couches and beds were very comfortable. This unit was close to the pool, so it was convenient for the nights we grilled. I walked to "A" Bay just about every day (1 mile), but there is ample parking in the shoreline access lots. My husband enjoyed the Beach and King courses (and made good use of Paul's golf discount!). Paul was easy to work with and responded to all questions within 24 hours. We feel like we got a great deal for this condo and would enthusiastically recommend it to our loved ones.

If you are looking at a long term stay at a very reasonable rate I would highly recommend this villa, lots of extras to make it feel like a home away from home, the area is close to all the ammenities that the Waikoloa Beach Resort provides. Lots of golfing, shopping, water activities everything one would enjoy on a vacation. Paul was very easy to deal with as far as payment and the rental agreement, given the short notice, we were very please with the business transaction. Thanks again Paul we will definitely keep this villa in mind when we return to the big island in the future

We are here on the Big Island. We have enjoyed th "Volcano" and its' surroundings. The molten lava rock is sure different from the other islands. I would certainly recommend this island. PS-The condo was beautiful! Thankyou and mahalo.

...Clean, confortable and had almost everything we needed while daytripping around the island. The Manta Ray dive with Jack's was wonderful, Volcano National Park fascinating, and Costco kept us supplied.

We had an absolutely wonderful vacation. Thank you for the accommodations. We felt like we arrived in heaven once we walked through these doors! The pool is so child friendly. We visited the Hilton, Marriott and a couple of local beaches...we will definitely be back. We were celebrating our 5th anniversary, and my brother got engaged and my mom came too. This was a special trip! Thank you!

What a beautiful place! Our family would rather stay at condos because of the space. The kids feel like it is home. Thank you for letting us stay here.

Very nice condo; staff very friendly and helpful. Zachary enjoyed the pool and swimming with the dolphins. Our advice to others, get out and explore. The Big Island has so much to offer with wonderful discoveries everywhere be it a nice beach or a trip to the Volcano National Park. Enjoy!
