Our home, located in the 55 and older community of The Villages, is a beautifully decorated Marathon model courtyard villa. Located in the Village of Mallory Square, it is well centered just south of Lake Sumter Landing and a short drive to Spanish Springs. The master bedroom has a 27 inch TV and a king size bed, private entrance to the bathroom and a huge walk-in closet. There is a brass double bed in the guest bedroom.
The living room has a comfortable sofa and love seat along with a huge overstuffed chair and ottoman. The entertainment center has a 36 inch TV with DVD/CD. There are ceiling fans in both bedrooms, the living room and the sliding glass enclosed lanai. The well-equipped open kitchen has a large pass through bar with bar stools, a pantry, and lots of cabinet space. It has everything you will need for a private dinner or a party.
Courtyard villas are great for backyard privacy. Six foot walls surround an extended, private backyard that can be entered either through the front gate, the dining area or out through the screened lanai to a nicely landscaped outdoor patio. The one and a half car garage is big enough for your car and a newly reconditioned Yamaha golf cart, and also has a washer and dryer for your use.
In The Villages, you will discover two charming destinations for old-fashioned fun all year long: Lake Sumter Landing Market Square and Spanish Springs Town Square. Lake Sumter Landing might remind you of Key West or even a New England port town of the past, while Spanish Springs harkens back to an old southwest village center with lots of stucco and tile roofs.
Stroll along the quaint streets... do some shopping, grab a bite to eat, see a movie at one of the two, 11-auditorium theaters, or sample one of "Florida’s Best" at the micro-brewery. When the sun goes down, the fun comes up with free entertainment every night on each of the town squares... simply relax and enjoy the music or dance the night away. I guess that is why they call it "Disneyland for adults".
There are currently over 400 holes of golf within The Villages and more opening all the time. With the $50 resident pass (included in rental fee), you can play any of the 22 Villages executive courses. Nine championship courses can also be played for a modest fee. If you are not a golfer, there are so many other options for fun that the biggest problem will be deciding which activity to get involved in first. Tennis, billiards, shuffleboard, woodworking, quilting, running, biking, pickle ball and fishing are just a few of the many activities you can enjoy in The Villages.
If you feel like kicking back and taking it easy near the villa, either relax in your own private lanai and back yard or lounge and swim at the Mallory Square adult pool. A short golf cart ride will take you to the nearby Coconut Cove Recreation Center where you will find a multitude of activities as well as a family pool for those young family members who may wish to visit you.
Seasonal rates vary due to the weather in Florida. But don't let the weather be a factor in visiting The Villages. All amenities, recreation, and over 500 other activities are the same all year round. With your Villages guest pass you will enjoy all the privileges of an owner during your stay.
Pet Policy: We will allow small dogs (20 lbs or less)with the understanding that if there is any damage or soiling we will deduct $200 from your security/reservation deposit for cleaning and restoration. Please assure us your dog is house trained. Unfortunately we cannot allow cats due to allergy issues.
We have included all taxes, cleaning fees, and guest resident pass fees in the rental price so you won't have to pay any more than the agreed monthly rental expense. We will also offer an additional 3% discount for multi-month rentals.

Why the Owner Chose The Villages
Many of our friends at our country club in Virginia Beach had visited the Villages and a few had decided to buy retirement homes there. We decided to spend a month-long visit to see what was the big deal. Our friends were amazed at the variety of activities, the value and the friendliness of the Villages residents. After our visit, we too found that there were a lot of folks just like us, demographically and socio-economically living there; in other words, folks just like us. Frances is a retired teacher and counselor, but I am semi-retired, maintaining a dental practice which I cannot leave for extended periods; therefor we enjoy our vacation villa in the shoulder seasons and rent it during the high season for others to enjoy until we are able to spend the cold winter months in Florida. It is so easy to get to Orlando from Virginia Beach with 2 flights daily on Southwest Airlines or we have the option of driving to the Villages in one long day.
The Unique Benefits at this Courtyard Villa
Location, location, location. We bought our resale villa, built in 2005 because it is so close to the town square of Sumter Landing, where the daily and nightly activities of dining and shopping are available. It takes us 7 min. by golf cart to get to the center of activity, the grocery/liquor store. Mallory Hills golf course with 27 holes of championship golf is only 2 min away. There are 8 other country clubs, each with 18 or 27 holes of golf, none further than 40 min. by golf cart.
