This enchanting, authentic 3 bedroom house in the San Antonio neighborhood has just been remodeled and offers all the charm, comfort and amenities one looks for in San Miguel. The house is on a traffic-free Privada (cul-de-sac) and is 15 minutes to Centro and an easy 5-10 minute walk to numerous restaurants, tiendas (convenience stores), the Instituto, a cooking school and a highly-recommended language school.
Furnished in an upscale Mexican style, the house features three levels and three private terraces adorned with flowering plants and vines. The entry level has a spacious living room with gas fireplace with an adjacent powder room and coat room. A light-filled dining room opens onto a flagstone dining patio that offers a charming view of the lower patio with its vine-covered stone wall and beautiful mesquite tree. Original brick stairs from the dining patio and from the glassed kitchen foyer lead to the large lower courtyard.
Another stairway makes a striking geometric form against the back wall of the lower courtyard and leads to the upper terrace.
The entirely new kitchen is decorated in fabulous Mexican tile that surrounds custom wood cabinets. Fully equipped, the kitchen boasts a 6-burner stove, dishwasher, microwave, and laundry facilities in its own small room.
The graceful, light-flooded hallway off the living area leads to two cozy guest rooms (one with two twin-size beds and the other with a queen-size bed) and a guest bathroom featuring a roomy shower newly tiled in cobalt blue and turquoise with yellow accents. The guest area has its own access to the dining patio and kitchen.
Stairs off the central hallway take you to a large and comfortable den on the lower level. Here will be found another gas fireplace with a unique adobe-style design, along with cable TV and a DVD player.
The main stairway, illuminated by embedded footlights, leads to a very spacious master bedroom. The king-size bed is accompanied by another large gas fireplace. The master bathroom has a separate shower and tub enclosed with a spectacular tiled wall of Moroccan design. Two sinks, each with its own mirror, stand alongside a glass brick light well.
The bedroom opens onto the upper terrace, where a large potted palm tree makes a distinctive profile among the numerous flowering plants and vines. From here you are treated to a stunning view of picturesque San Miguel with its iconic Parroquia (main church) off to the northeast. The stairs at the back wall provide pleasant access to the lower courtyard. A fourth level, accessible by spiral staircase, holds the mechanical equipment for the house.
Other amenities include a Vonage (VoIP)phone line for free long-distance calls to the US and wireless Internet for your laptop. The cable TV has a number of English language channels.
There is a water purifying system and a new water pump provides great water pressure. For those who desire it, bottled water for drinking is delivered every week at nominal cost. A secure, attached one-car garage opens into the kitchen.
Also included are a maid and English-speaking gardener, Amalia and Nicolas, who come twice a week. The very capable and friendly Nicolas also serves as the property manager and will help you with any immediate problems or questions.

Year Purchased: 2006
Too often the newly retired go off to some golf haven where life is slower,more placid but, if you don't count more free time and an extra evening highball, not that different from their former life. We wanted to break away from that mold, move to a totally new environment where we would have to revamp our lives. That we found in the beguiling city of San Miguel de Allende, where we had a whole new culture to deal with, new friends, and a new house that challenged our sense of design and our pocket book. We took a new path, not exactly placid, but always exciting.
Why the Owner Chose Colonia San Antonio
Before we settled in San Miguel we did a "fact finding mission" by traveling to several cities in Mexico. We loved San Miguel because it had all the amenities we didn't want to give up (culture, good restaurants, pilates, spa services, etc.) while at the same time remaining authentically Mexican. Not to mention the smiling helpful people, the perfect weather, the extraordinary architecture and scads of charm.
