La Castagneta is a classical stone building with breathtaking views over the city of Orvieto, which is only a few kilometers away. The villa is situated in a peaceful location surrounded by vines, olives and thick woods. The numerous windows on the ground floor offer a luminous, well kept and comfortable environment. The swimming pool distances only a few steps from the property and is fully equipped to ensure that you can spend memorable moments relaxing in your summer garden. In addition to offering first hand contact with the Umbrian nature, La Castagneta is the perfect starting point for interesting daily excursions in the heart of Umbria for the discovery of cultural centres such as Orvieto, Todi, Spoleto, Assisi, Perugia, but also the well know lakes of Bolsena and Trasimeno. Due to the vicinity to both Tuscany and Lazio splendid day trips to the major Arts cities such as Rome, Siena, Florence, Montepulciano, Pienza and Montalcino are also possible.
PARK: The property is situated on 15 hectares of land, and is surrounded with a beautiful garden with oaks trees and lawns enriched with natural boarders and flowery bushes. Guests can go for pleasant walks in the surrounding woods. The villa on two sides of the portico is equipped with table and chairs for unforgettable lunches and dinners “al fresco” with once in a life time views of Orvieto.
SWIMMING POOL: Open from the last Saturday in April to the first Saturday in October, this splendid pool is also equipped with an artificial wave system, waterfall, salted water and an area for hydro massages. On request this pool can also be heated especially in the cooler months or in the summer evenings for a relaxing swim under the moonlight or using the external pool lighting system. The pool has a rectangular shape measuring 14m x 7m with maximum depth of 2.20 meters. To enter the pool there are a few steps. Surrounding the pool there is a beautiful lawn with sun loungers, chairs and umbrellas.
INTERIORS: The villa is divided on to two floors and the third of which is referred to as the tower. From the main entrance one enters into the dining room and living room with fireplace, on the right of which there is a corridor that leads to a large, spacious fully equipped kitchen with table and chairs. Also on this floor there is a double bedroom which has direct access into the garden, a bathroom with shower and a mains room. Via an internal staircase in “cotto” one accesses the first floor, where there is a double bedroom with en suite bathroom with bath tub. On the left of the same floor there is a study with fireplace, a double bedroom with bathroom with hydro-massage bath tub. From this floor you can access the external of the property via a staircase with loggia. From the study via a staircase in cotto” you can access the tower where there is a double bedroom with en suite bathroom with shower.
SERVICES INCLUDED: water, gas for coking purposes, weekly linen, initial and final clearing, pool and park maintenance.
COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity (on consumption using up to date market prices), extra cleaning when animals are present (€ 30,00 per week per animal).
SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€ 15,00/h), extra linen (€ 10,00/person), heating(calculated on consumption based on up to date market prices), firewood (€ 15,00/100 kg),heated pool (€ 400,00/week).

The important Umbrian cities like Todi, Perugia, Assisi and so on can be easily reached by the E45 super way. Orvieto has an important railway station that make easy visit by train the major cities like Rome or Florence avoiding the traffic and the parking problem.
