  The place is brand new and there is nothing else on the beach like the Grand Victorian. Right in the middle of all the fun, great ocean views and there's a real feeling of privacy in this unit especially.

  Our trip to Old Orchard Maine was nothing short of perfect! My husband is from Maine and we have travelled there from the west coast numerous times as our children were growing up. We all have more memories than we can count! This time, staying at the Grand Victorian was definitely the frosting on the cake. The Grand Victorian is just that GRAND! and the location was ideal for all ages in our party - ranging from 1 to 67! The unit was prettier than the photos and was much larger than we were expecting, and very nicely furnished. Not only were the views from our 4th floor unit superb and unobstructed, we really were only steps to the beach. The Grand Victorian is situated within walking distance to the pier, amusement park, shops and a large selection of eating establishments. There were several other restaurants within a short drive of the condos. Now for the staff - we don't think we have stayed anywhere where the staff was as friendly, helpful, conversational and efficient starting from the day of our arrival when we were greeted by Tyler who arranged for an alternate parking spot for my husbands wheelchair van. Ben was a great help with our luggage and Brett who we contacted several times with questions regarding the condo was ready to assist in any way needed. The evening staff member we saw the most was Dane and he was always upbeat, pleasant and ready to chat whether we were coming or going. Tyler, Ben, Brett & Dane made us feel at home, yet pampered! Thanks you guys! The owners of the unit did a wonderful job accomodating my husband's disabilities which made for a comfortable stay except for one thing - the bed was really high! We managed though and would definitely stay there again if we have the opportunity and would recommend it to friends and relatives. A big thanks to the owners for making our vacation at Old Orchard Beach a memorable trip for us, our children & grandchildren. We knew we were in for a treat when a delivery was made from Christinas's Classic Cookies - the muffins and cookies were great! Thank you Dave & Paula, we had a wonderful time.

  The condo was very nice, beautifully decorated, clean and spacious. The owner Dave was very helpful and gave us lots of information about dining, etc. The fried clams at Ken's were yummy and we had a special evening out at Earth in Kennebunkport (eclectic, farm to table fresh ingredients). We highly recommend this property for a seaside vacation!

  We spent Memorial day weekend in unit 404 with another couple. I had a hard time finding a place that is equally accommodating for two adult couples, this place was great. Both the master and guest bedrooms had king size beds and balcony access. There was also two bathrooms which is very helpful. This unit is beautifully furnished including high end bedding and a well equipped kitchen. The patio furniture could stand an upgrade but was decent enough. The inside and outside spaces are both very spacious and the location within the building is the best! It's a corner unit with both an oceanfront and an ocean view balcony. It's got one floor above it but the building is solidly constructed and we heard no noise from other units. I am a light sleeper, I slept great!! The only "problem" with that is the wifi access within the unit is spotty. The condo is in the north building away from the noisy pier and street. If you want to hear the ocean and not street noise and partying people, don't stay in the south tower! This unit was more expensive than some other units and I didn't want to pay this much per night but found it was worth it in the end. The beach is right there in front of you. You can park your car the entire visit and walk everywhere. The owner was very easy to deal with. We didn't have the greatest weather during our stay, so staying in this beautiful condo was our saving grace!

The Grand Victorian is still very new (our 4th season) so we're still figuring things out....and we are continually replacing and "bumping things up" to maintain a high standard of quality. We are fortunate to have a solid group of owners that share the same values....and families who rent that really treat the place like it's their own home! We are working on placing the wireless router in a better position so it works anywhere (who knew that a solid cinderblock and steel building would make THAT a challenge!)...so it should be better next time around. Unfortunately, Maine weather along the coast can be unpredictable -- but your comments are proof positive that having a great place to stay with plenty of amenities and activities a short distance away just about obviate bad weather! We look forward to seeing you again! Dave PS: And, yes, the deck furniture less than a year old does take a beating in the constant blaze of sun....and those ocean storms do, literally, sandblast them!

  My family and I stayed here in September, ten of us in all. This condo is immaculantly clean and maintained. There are lots of closets and room for suitcases, etc. The amenities were great too. Everything we needed was pretty much stocked there in the condo. One morning we made breakfast in the spacious kitchen. It was great not to have to get ready and find a restaurant that was open for breakfast. Instead we were able to sleep in and enjoy breakfast with the family. When we got back from a day at the beach we washed our clothes right there in the washer and dryer inside the condo, very convenient. This place is exquisitely decorated in Tommy Bahama style decor. The breath-taking views are worth every penny! From sunrise to sunset every view is gorgeous. The ocean waves will put you to sleep at night. We definately plan on returning.

We now have a number of returning families every year (Old Orchard isn't just for summer anymore!) who come to the beach for Fall and Spring family reunions -- University of New England parents and friends come in for Thanksgiving and Christmas breaks, not to mention graduation. The Grand Victorian is a real game-changer to Old Orchard, with more people "down town" on a year-round basis, with restaurants, shops (check out Beggar's Ride...new art gallery!!), nite spots and others staying open year-round! We've had great weather for September thru October -- after an amazing summer 2010 -- and are so pleased that many of our groups are already planning to come back! So if you haven't communicated with us, NOW is the time to get your pick of a week! Dave

  My family, which included a teenager and college student, had a wonderful vacation at this beautiful condo. It was everything I dreamed our vacation would be…spending quality time with family in beautiful and comfortable accommodations, sitting on a balcony facing the beach and enjoying a fantastic view, and enjoying the many food, shopping, and fun things to do at Old Orchard. It was awesome!

  We had a wonderful week staying at The Grand Victorian. We had 8 people in our party and had plenty of room in this beautiful unit. All the comforts of home and then some. Location was perfect. Right on the water and right near all the action. The kids loved seeing the amusement rides right out their windows and watching the fireworks from the balcony. We would definitely stay here again.

  This condo is absolutely beautiful. All the comforts of home. Overlooking the ocean on the 4th floor. Walking distance to Palace Playland, restaurants, etc. The closets were so big, we had our daughter's porta crib in there so she had her own room. Only drawbacks, felt like we were sleeping during the day with the bright lights shining in from property next door, only one elevator and no automatic doors. Other than that, couldn't have asked for more!
