Civetta is a stone building restored in accordance to the architectural traditions of the local area. When the owners had started the restoration, the antique construction was the dwelling place of Owls, symbolic animals of Athena, the Greek God of wisdom and knowledge, bringer of protection. In her honour this name was given to the villa. Casale La Civetta is in Tuscia, province of Viterbo, only 5 minutes from the medieval hamlet of Bomarzo. One reaches this splendid property by following the road that leads to the famous park of “Parco dei Mostri” (marvellous garden from the 1550), the villa is situated on the hillside top, from where one can see the breath taking views of the valley of the natural reserve “Monte Casoli” on the ridge of the opposite hills, and the antique Etruscan tombs. Casale La Civetta is the ideal starting point for daily excursions such as, the famous Civita di Bagnoregio which can be reached only on foot by crossing a long bridge, heading into the medieval quarters of Viterbo, le Terme dei Papi, ideal location for those who wish to relax. During the summer period the perfect locations for a pleasant day out would be Bolsena on the Lake, the coast of Tarquinia or the freshness of Monti Cimini with splendid chestnut tress. Furthermore only 20 minutes away there is the Chathedral of Orvieto or you can visit Umbria or for those who wish to discover the historical Tuscany and the past of the Etruscan civilization.

PARK: The villa is immersed in 40 hectares of land, cultivated with olives, hazelnut trees, vines and fruit trees. The park is surrounded by woods of Holm oak and oaks, the ideal place to go for pleasant bike rides and/or walks. The footpaths which are immersed in nature lead to the natural spring where the following water creates a soft loop in the shaded silence of the trees following leaves. In the garden one can find a gracious gazebo, covered in jasmine and roses, equipped with table and chairs for memorable “al Fresco” lunches and dinners.

SWIMMING POOL: Open from the last Saturday in April to the first Saturday in October, the pool is surrounded by the splendid garden and is positioned in a peaceful area of the property overlooking the beautiful hillsides. This property has an area for hydro-massages which ha san unique view of the reserve of Montecasoli and allows its guests to really relax in this peaceful haven. The bean shaped swimming pool measures 12 x 6 meters with a maximum depth of 1.30 meters, the border of the pool is in stone followed by grass, where at guests disposal there are sun loungers, table and chairs and umbrellas. The pool area is also equipped with changing rooms and external shower.

INTERIORS: The villa is built on two floors; on the ground floor there is a living room with fireplace which connects to the dining room, reading room with fireplace, games room with fireplace and professional kitchen, from which one can access the outside of the villa. The ground floor also has two service bathrooms, one of which is suitable for the disabled. Also on this floor, with independent access there is a double bedroom with bathroom suitable for disable persons. To complete this floor there is also a laundry room. On the first floor there are three double bedrooms and a twin, all of which with independent access from outside. The bedrooms are furnished with en suite bathrooms with bath tub, fireplace, Satellite TV, fridge/bar and air conditioning.

SERVICES INCLUDED: water, gas for cooking purposes, weekly linen, initial and final clearing, pool and park maintenance.

COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity (on consumption using up to date market prices. Average estimated cost € 150,00 without the use of air conditioning; € 250,00 should you use the air conditioning), extra cleaning when animals are present (€ 30,00 per animal per week).

SERVICES UPON REQUEST (supplied and payable locally to the owner):extra cleaning (€ 15,00/h), extra linen (€ 12,00/person), heating (calculated based on consumption using up to date market prices), telephone and internet access slow connection (on consumption), firewood (€ 15,00/100 kg).
