    All of us thoroughly enjoyed the comfort, spaciousness and homey feeling of this house. It was fun staying with good friends in a house instead of box hotel rooms. We could have coffee together, sit on the porch together. It was great. Very clean. We enjoyed walking and running along the Colorado river nearby and walking to nearby stores and restaurants. Thanks so much!

    Owner response: I'm glad you enjoyed the house and porch. The old southern style porch is my favorite aspect of the house. I liked it so much I added a back patio and an upstairs deck that goes with the apartment. The hike and bike trail near the river is gorgeous! Glad you found that. There are also canoe, boat, kayak rentals nearby if that interests you for the future. Thanks for taking such good care of the house!

    My 3 friends and I had a great 5 day stay at the Garden House for a "Guys" weekend over the President's Day holiday. The house is spacious and the bedrooms are comfortable. We grilled out back and entertained a few local friends for dinner. The openness of the Kitchen/Dining/Living area made for a great space to each, chat and play games. The south facing front porch got great morning sunlight while the covered back porch was great for an evening drink. The house is in a great neighborhood with the Lady Bird trail only a block away and downtown only a 20 minute walk. We are so glad we stayed here!

    Really enjoyed the house and the neighborhood. A short walk to Cezar Chavez got us a great and inexpensive taquiria (sp) fare. Not a fancy house and fortunately not all cutesy. But most functional and fun. We made good use of all the common/entertainment areas, especailly the front porch and back patio.

    Recommended for: Age 55+, families with teenagers, families with young children, sightseeing.

    First of all, Connie was very flexible with check-in/out times. Which was great. The house is definitely lived in but clean and whimsical. We rented both house and apartment. The apartment was super cool and is great for a couple in a budget. It was so nice to be able to wake up in a house, get breakfast tacos and coffee, and just relax. Who wants to do that in a hotel room. The neighborhood seemed typical Austin friendly and is a short bus ride to downtown. Buses are $1 and $2 for a24 hour unlimited transfer. No brainer. Lastly, Garden House is only a mile from the Liberty bar which had my favorite food truck in all of Austin. Would totally stay here again. Thanks Connie!

    Owner response: I'm so glad you enjoyed the house and neighborhood and many of the special things about the area, especially the Liberty Bar food truck! Such great mexican food and breakfast tacos within walking distance to many places including Juan in a Million. The bus is close and very reasonable, I'm glad you discovered that. And yes, the house is whimsical with all the colors, arches and vaulted ceilings. The apartment has a very different feel from the downstairs with a more urban modern approach with 3 skylights and a nice size deck with chairs and tables. Thanks again Eric. Come back!

    I really enjoyed the feel of the house, the vaulted ceilings, and the old house but new energy about it. I also thought the neighborhood was interesting, rather old world and hispanic. Great owner, fun person and ready to help at a moment's notice. Thanks!

I vaulted the ceilings when I remodeled the entire house to give more vertical space, but also to hang my silk trapeze from the beams because I am a professional circus performer. It's also great for juggling, and I do use this space for my practice when I don't have guests. This house is precious to me. I nurture it and take care of it even though its more than 100 years old last year! It does have wonderful character and charm, and the neighborhood is extremely artsy with a wonderful mexican influence. Thanks for your rental. I enjoyed having you all as guests.     I have stayed at the Garden Street House a number of times over the past several years. The owner is friendly and responsive; she keeps a good house: clean and comfortable with all of the amenities I need to feel at home for a few days. The neighborhood is a slice of Americana, very safe; I've never had a problem when I've stayed there. If I could live in Austin, I would hope to have a home like this.

    We just stayed at the Garden Street House and looking at the reviews we don't know what the one was taking about. It was clean, tidy and very colorful, with an eclectic vintage decor. We took full advantage of the nearby hike & bike trail, which parallels the Colorado River to Zilker Park & Deep Eddy Pool, artsy South Congress Ave. which locals call 'SOCO', then up to the Capitol, the music district downtown. Garden St. House was great for us. We appreciate real Austin neighborhoods! Bring your bikes!

I bought the house there in 2002 because it was close to the beauty of the water and parks. The families that stay in the house also like the elementary school half a block away with a playscape and the other park 2 blocks away has a water park and another playscape bordering the river with a large basketball court.     I love this house. It's big, with tall ceilings, in a real old Austin neighborhood, easy access to downtown, quiet, and super cool. The decor is funky (in the good way) and fun. I was comfortable and relaxed, as it is well stocked, and well maintained. It is wonderful, at the end of a long day of meetings, to pull right into the driveway, and be in a real house. No elevators, no parking garages, no people in the hallways, no shared walls. Very roomy and private, it was the smartest thing I did for myself on this trip, and I am looking forward to coming back!

    I have decided to write this review bc we depended on all its previous good reviews, and I feel I owe my own review due to our experience, and to shed some light on the other side. Bc of our family size and being during the Thanksgiving holiday, we rented this unit as well as the separate upstairs loft. It came out to be a pretty penny, but we were willing to pay it for what we thought would be a comfortable, cozy and eclectic "austiny" house. When we got there we were surprised on how the house was kept and the overall neighborhood. Neighborhood: The only huge plus about this house is its proximity to downtown, very close and accessible. Bad side: the neighborhood was on the east side, which could be considered a somewhat "shady" area. Even during daylight, walking anywhere close by was not even a consideration, much less after sunset. Once inside, the house had a feel of college life, roommates that had thrown together mismatched worn furniture. But even with these things, none of this mattered to us, we felt adventurous even. What WAS unacceptable was the cleanliness of the house!!! We had stained sheets that looked unwashed, more than a couple towels that were dirty, both shower curtains had black mildew, and a toilet that would not stop running. And then, after seeing a large cobweb under a table, we realized that this could not have been thoroughly cleaned for a period of time. We are not one to call and complain over little things, but adding all of those up (as well a a few other minor details) we felt that the owner should be notified. The one thing I must say is that the owner responded quickly, and dutifully came the next day to try to undo some of the issues. She was respectful and understood our concerns. She had her excuses and mentioned that she had a new cleaning crew that did not meet up to her normal high standards. But it was too little, too late. After the first night, we even had one of our families decide to stay in a nearby hotel bc she was uncomfortable with the neighborhood and esp the cleanliness. Thus having our whole family stay together, to allow larger gathering that cannot be achieved in hotel stay, null and void. When you pay a significant sum of money, there is a certain level of expectation. Had we had seen the house prior to renting, we would have just paid for four decent hotel rooms, for five nights, and would have paid the same amount. Not what we were hoping for. :(

    Owner response: Please feel free to ask me about this review. These folks rented for thanksgiving for 5 nights that live close to this neighborhood, and then attempted to get all their money back after they stayed. It was a scam, and they used this review to try and prove their point. They did not win, nor did they get any money back. The neighborhood is nice, and they know it! The sheets were wine colored and a bit of white bleach had created a white area (I use all white sheets now) and the white towels had been bleached but the stain on 1 washrag and 1 hand towel had not come out. This is why I now have make-up removal towelettes so people won't use the towels for that. I keep a beautiful, clean house and the neighborhood is nice and safe. I have never had any problems in my neighborhood, and I've had this house since 2001. It is not your standard suburban neighborhood, it is an older neighborhood with artists, colorful houses of all shapes and sizes, a wonderful mexican influence, and beautiful families of 30 years. Half a block away is an elementary school with a playscape, so kids are everywhere. The people that wrote this negative review seemed to pre-plan this entire strategy of complaining, writing a bad review, and then battling with me through the credit card company to get their money back. They did not win. And I was hurt by this negative review that is very misleading. Hopefully you will read all the other reviews and know the truth. Cleanliness is extremely important, and I would not have a house in an unsafe neighborhood. This is my homestead since 2001. And as a woman living alone in the neighborhood, my neighbors have always been great and I've always felt safe. I love the house, and remodeled it and transformed it over the years... and now I share it with others.

    Just wanted to thank you again Connie for host my family and me! The house was perfect for us, and we loved the neighborhood. It was so close to downtown and had the funky, artsy vibe that we were looking for. And breakfast at the Cenote cafe was the perfect beginning for our days adventuring into Austin. Look forward to our next trip out there!

    Owner response: I'm glad you found the Cenote Cafe located toward downtown on Cesar Chavez. The outdoor seating area there is so wonderful, food, coffee and deserts are yummy too. And then, not far on Cesar Chavez is the Convention Center which is surrounded by an entire array of restaurants and shops. Glad you enjoyed the area! It is wonderful!

    We loved the Garden Street House. It is fun and funky with ample room for two or more families. It is walking distance to several good restaurants and a wonderful walking trail around the lake. The kitchen was stocked with the necessities, which was very helpful and thoughtful. There is a large backyard with a BBQ for enjoying the warm evenings. The reservation and check-in process was easy and seamless. We enjoyed working with the owner and felt very comfortable contacting her with questions about the area.

    Recommended for: Families with young children, sightseeing.

    A group of 11 of us came to Austin for a bachlorette party and rented the house and apartment. It was perfect. We were able to take cabs everywhere for very cheap and it slept us all very comfortably! I would recommend this house to everyone. The owners were so helpful and everything went smoothly.     Myself and 9 others rented the house and upstairs apartment. We spent hours relaxing on the back patio and deck. The bbq grill was a nice touch! All beds were comfortable and the master suite with its private bath was particularly luxurious. Everything you need to feel at home was available in the house, including free wifi. There were plenty of towels, and a washer/dryer if you run out. Connie, the owner, was very helpful, and she maintains a beautiful house and yard with landscaping and flowers. The address is exactly 1.2 miles from 6th and Congress, the heart of the entertainment district, and only a $5.50 cab ride. There are walking and bike trails along the Colorado river, which is only two blocks away. Half of our crew took our own bikes, but the rest found a bicycle rental place after they realized how easy it was to get around. The weather was absolutely beautiful for us, but if it is hot, I'd recommend taking a bike ride to dip in Barton Springs. The cool water and breeze was a great hangover cure for some of us!

    I work for a production company, and we rented both the house and the apartment for all of SXSW 2011. Last year we split the team between an RV park and hotels, and it was a mess. This rental was a perfect place to decompress after the long days of shooting. Nice, big backyard, grill, great front porch. Spacious kitchen, etc. The place was very clean. The owner was on top of all email correspondence and payment issues. For groups of more than 4, I highly suggest renting the tree house apartment with the rest of the house. Having that additional space with an additional kitchen is key. I have no complaints, but for those of you considering renting for SXSW, rent a few bikes to avoid the awful Cesar Chavez traffic, and you will be good to go. In fact, if we're heading back down there again for SXSW2012, then this would be the first place I'd call.

    Owner response: SXSW is quite the experience, and this house is just east of all the downtown activities. In fact, east 6th is now becoming the new happenin' area for SXSW and all year long. Lots of restaurants and bars on the east side now. Wonderful! And yes on the bikes! What a great way to get around town.

    We rented this house and upstairs apartment for an all girl weekend getaway and it was PERFECT!!! Centrally located to everything and the house and apartment itself is very well decorated. The house is just as it looks in the pictures and has just about everything you need. The house is very spacious and 12 of us slept there very comfortably and never felt cramped. Thank you Connie for allowing us to stay in your beautiful home. We will definitely be back again.

    Thanks to all--we really enjoyed your funky little hideaway. It was clean, well located and very comfortable. I especially enjoyed the incredible water pressure as mine at home is pathetic. My mother has trouble walking and having a bedroom with its own bath worked well. I would recommend the Garden Street House to friends or stay there again.

    Just stayed here with six friends. The house is wonderful--lots of rooms, nice furnishings, well-supplied kitchen, and very welcome air conditioning. It's conveniently close to Austin, and we found it an excellent way to get a big group together in one place.

    What a great place to get away to for the weekend! I loved the waking up and seeing tree limbs budding right over my bed! The skylights, the trees, the decor, all very relaxing - I wish we could have stayed longer! We'll definitely be back - and with the kiddos next time!

    My stay here was very nice. The location, just 2 miles from downtown, was extremely convenient. We rented the house and apartment and especially enjoyed the cute upstairs apartment. We did a lot of our cooking so it was great having use of all the kitchen utensils. I would certainly recommend this house/apartment to others.

    Thanks so much Connie for allowing us to stay in your Treehouse Apartment on Garden Street. It was close to Downtown and in a very quiet neighborhood. We enjoyed visits each morning from the cutest cat while having coffee on the porch. We both can't wait to find time to come back for at least a week next time, as 3 days was not long enough. :) Juan and a Million was great for breakfast, and only a couple of blocks away. We also enjoyed The Shuck Shack. They had good food, and we loved the vibe there. We will definitely be back. Thanks again. Denise & David Christenson

    I rented the upstairs apartment (sometimes called the treehouse), and it's ADORABLE! I loved all of the light that comes in from the skylights. The slanted ceilings and fanciful furniture created a dreamlike atmosphere. This place is great. I was able to find great health food just two blocks away, at Mr. Natural, then bring it home, to dine in the treetop patio! Love it here!

    The Garden St. House was great. 10 of us rented the house as well as the upstairs apartment and there was plenty of space for all of us to sleep. The neighborhood is fairly quiet and as other posters said, Juan in a Million is about 3 blocks away. It was featured on Man vs Food for their breakfast tacos. 6th street is about 1.5 miles away, which makes it close enough to walk home in case you can't find a cab, which is exactly what happened to us on Saturday evening. I would definitely look into renting this place again the next time I have a big group interested in heading down to Austin.

    Our weekend in the Trehouse apartment was lovely. It was too cold for the great porch up in the trees, so we happily settled for the patter of rain on the skylights. Juan in a Million kept us well fed and we found the "hot mama" coffee shop in walking distance as well. Quiet, near our friends in the neighborhood. Thanks!

    This was the first time I've ever rented a house, and it was just great for our family to be able to stay all together in the Garden Street apartment (upstairs and down) for the week of my daughter's wedding. The location was perfect - easy access to and from the airport, not far from downtown, and close to the hike and bike trail, which we enjoyed. Our every comfort was provided for, including cookie sheets, which were used to bake 320 Mexican Wedding cookies! Thank you, Connie, for sharing your (in the words of my grandson) cool house with us. We had a wonderful week!

    What a joy to spend the Thanksgiving holiday in Austin! The Garden House was the perfect place for our family of four. Lots of room to spread out, a lovely porch, and the ideal location (within walking distance of "Juan in a Million") all contributed to a perfect trip. Can't wait to come back!

    My very spread-out family was looking for a place to re-find itself and celebrate a wedding, and we couldn't have had a better setting to re-find our love for each other than this lovely house in this warm neighborhood in Austin. My only problem was eventually having to leave. Thanks for working with us to make this possible Connie.

    Recommended for: Age 55+, families with teenagers, families with young children, girls getaway, sightseeing.

    A group of eight of us occupied the entire property during the ACL festival in early October. The house was perfect for our large group. It sure beat staying in a hotel. We especially enjoyed the upstairs deck and the visiting kitties. The house had all the amenities to make our stay comfortable and fun.

    My son, his friend and I stayed in the garden apartment for a week in early August. The boys took part in a BookPeople camp at McKinney Falls, and we thoroughly enjoyed the comfortable, clean and cozy upstairs apartment. The location was nice and close to the city.

    We enjoyed our stay in your comfortable home. The location was great - close to the hike and bike trail, downtown, and south Congress. Everything was provided and it was so much more fun than staying in a hotel. We can't wait to come back!

    We´ve stayed in the house and appartment for 1 week with 8 persons, 1 child and 1 baby and it was very comfortable! Nice street, nearest to city, super market, park, river and playground. Connie gave us a lot of information of Austin etc.Thanks for all

    I just wanted to say thanks for letting us stay in your apartment! We had a great time and really enjoyed all the little things you did to make our stay comfortable: coffee, shampoo, towels, etc. The apartment was perfect for the three of us and a quick walk or cab ride away from downtown. It was a great way for us to experience the city of Austin and the SxSW Film Festival!

    For SXSW, my band and our crew rented the entire downstairs and upstairs of this adorable house. It just far away from the insanity of the festival, but close enough for us just to hop over there before our shows and drive back and forth. I was SO worth it to stay in a well-kept, adorably decorated home instead of a hotel with slamming doors and housekeeping knocking at your door. For our down time, we sat on the back porch in the little swing, or upstairs on the patio. In the mornings, it was great to have coffee (which she already had in the freezer for us) on the front porch. The neighborhood is quiet and calm. I've already talked to Connie about staying on Garden street again next year!

    Connie- Juggling the various arrival times of our family members and being able to easily entertain their many (almost comic) local destinations, made staging in your Garden St. Home the perfect choice.     We love the Garden House! Everything we needed was furnished from linens and toiletries to pots and pans, coffee and tea, and even extra lightbulbs. The house is comfortable and eclectic...very Austin decor! The neighborhood is quiet and friendly and we especially enjoyed being such a short walk to the Hike and Bike Trail on Lady Bird Lake. Also, the location is very central, close to downtown and UT. This was way better than staying at a hotel. Connie was an excellent hostess, unobtrusive but always available if needed. We will definitely stay at Garden House on our next visit to Austin.

    What can I say but this place is FABULOUS!!! Thank you so much for opening this warm and beautiful home to us, and for making the process so easy.
