Designed by architect Eliot Noyes, this beautiful contemporary home has a private clay tennis court and private beach on Menemsha Pond. The private beach is shallow -- great for small children and kayaking. There is also access to two ocean beaches nearby on the south shore - Lucy Vincent Beach and Squibnocket Beach. Enjoy the magnificent water views of Menemsha Pond and Vineyard Sound in the serenity of this up-island retreat on the north shore of Martha's Vineyard.

This is one-floor living at its best, with a large screened-in porch, open floor plan with large fireplace in the living room, and decks on both sides of the home. There is a fully equipped kitchen with new appliances. The dining area sits 10-12 people comfortably.

The property is located off State Road, approximately 2.7 miles up-island from Beetlebung Corner. The house is a 5 minute walk from the private beach on Menemsha Pond.

  • We just wrapped up a long stay at this property and it is with some hesitation I say it was....simply incredible. I am hesitant to say this, because I don't want anyone else to ever stay here besides me and my wife and friends, I want to hog it all to myself and not share this spectacular home with any of you. I am KIDDING, of course. I encourage you as strongly as possible to come stay here. I have only lovely things to say about this place and how lovely and transformative a setting it is. It's a beautiful house, a perfect mix of country simplicity and modern aesthetics and the most remarkable view I've seen in many many years of coming to the Island. Your blood pressure will drop immediately upon arrival and you will feel the stress drain from your body. Everything you need is here, you will not want for anything except for a longer stay. And when you leave you will know exactly what I am talking about and you will think wistfully about this house every day until you come back again.

  • Honestly, this is absolutely a dream house!! Do not miss it!! My stays at his house have been nothing short of pure heaven, and I always look forward to a return. There are simply no words to describe the incredible calm and relaxed feeling of this spacious and understated Vineyard home. The architecture is a joy as it lets in copious amounts of sun while remaining cool and relaxing indoors. You aren’t really aware of its impact aside from everything feels “right” and comfortable. The views from inside or out will leave you pinching yourself time and again. Words cannot describe them adequately. Enjoy the luxury of falling into an afternoon nap on the screened in porch after reading a book (a personal favorite). This house says everything wonderful about the simple joys of a bountiful island summer. Entertaining is a snap. You can cook a lobster dinner for twelve on their outside gas steamer, or charcoal grill in front of the house enjoying a glass of wine with all the colors of the day’s sunset laid out before you. The long dining room table makes for great conversation amongst friends and the kitchen is very easy to work in. Menemsha has the best fresh seafood I have ever had anywhere and the island’s fresh produce provides the ingredients that summers on the Vineyard are famous for. If you wish to go out, several of the best restaurants are a short drive, without having to battle down island traffic. The private beach is a quick walk as is the tennis court (yes, a real clay court). If you need to go in search of adventure, there are numerous trails and special sites to see. You can hire a fishing boat for some of the best fishing in the north east. Nearby shores offer shore fishing using spin or fly roads as the stripers come in quite close. This part of the Vineyard offers special treats whether taking a long walk on the beaches and trail systems or biking along the shoreline. Alex and Lynda will go out of their way to insure your comfort and answer any questions you might have. All in all, and I say this honestly, this is the most special place to relax and enjoy I have found. After a week you will find yourself rejuvenated in ways you never thought possible. A big thumbs up.
