Casa Pixan – Quiet & Safe Retreat for Artists, Readers or Writers,

Casa Pixan (the Mayan word for spirit) is situated in a quiet cul de sac. This completely rebuilt two story home offers a tranquil retreat with owner quality furnishings. You will find six skylights brightening the interior, while providing privacy from neighbors and the outside world. Panoramic views of the town are available from the second floor terrace and the roof garden. The immediate neighborhood is filled with many small restaurants and shops.

The ground floor offers a large living/dining area with an adjacent light filled studio. In addition you will find a full size bedroom/bathroom with a large skylight and high quality linens. It has a two twins size beds that can be combined as a king, offering new bedding and linens for both configurations.
All rooms including the kitchen and bathroom have stylish new ceramic floors installed. A extensive collection of contemporary art plays off against Mexican ceramics and decorative works.

The large gourmet kitchen has been outfitted with fine porcelain, all new cookware, chefs knives, a Bosch dishwasher and in sink disposal. The built in Osmosis water treatment plant will provide cleaner and better tasting water than any bottled variety. It is triple filtered and 100% safe directly from the tap.

The second floor is configured as a complete studio apartment that runs the length of the house and gives access to a large walkout balcony with shaded seating for four, surrounded by flowers and plants. It also features a second kitchen and a walk-in closet.
There are two large brick boveda ceilings overhead whose fascinating symmetry can be admired from the brand new Serta king size bed on which we provide pure cotton 500 thread count bedding.

The room sports a desk with high speed internet connection; there are three Vonage phones throughout the house with free international service. There is a separate wireless network of local phones.
In addition the room has a home theatre with a 50" plasma screen with satellite reception of many US stations.
It has a high end surround sound audio system with separate speakers, REL subwoofer and amplifier. A second flat panel TV in the downstairs kitchen offers the same satellite reception and is controlled with a radio remote. You will find a movie library of more than 50 titles as well as a selection of classical music.

Both floors feature gas fireplaces; the master bedroom unit can be controlled with a timer and provides HEPA air filtration. There are goose down quilts on all beds for colder nights.

An outdoors staircase leads up to the roof, where we have built a shaded seating area (Tejado), flanked by a roof garden. This provides a wonderfully cool and breezy high vantage point, with a beautiful vista.
The house is filled with light and its easy modernism combines seamlessly with traditional Mexican colonial art and architecture .

The upstairs bathroom, illuminated by a large skylight, features both a bath/shower combination and shower stall. Most fixtures have recently been replaced and include a dishwasher, washer & dryer, a U.V. treated water supply throughout the house, in addition to the osmosis filtration system downstairs.
A water pressurization system assures satisfying showers and baths.

Maid service will be included two days per week, she will clean the house and wash and iron your personal laundry.

The private court in which the house is situated is brightly illuminated at night, it includes eight other houses with friendly and accommodating neighbors, assuring a secure environment for all. We provide a personal safe that can be controlled with your own number code or credit card swipe.
From Casa Pixan it is a level ground eight minute walk to the Instituto Allende and another 10 minutes to the Jardin. Taxis are available day and night within one block from the front door.

Year Purchased: 2008

A professional photographer specializing in art and architecture. The house was selected not just for location and price, but it had to conform to the esthetics needed in my professional life. In other words I had to enjoy looking at it with a camera eye.
The choice of San Miguel was made under those same considerations, the town is a visual feast unlike any other place in the Americas. Every day something new to discover, paint or photograph.

Why the Owner Chose Colonia San Antonio

We wanted to live in a town small enough to forego the daily use of a car and to go everywhere on foot. Yet we wanted a place large enough to offer lots of culture, great food and a historic center. Throw in a perfect climate (70-80's year round) and presto San Miguel. We also wanted a quiet neighborhood without buses and with local traffic only, yet close to the center. An authentic old town Mexican neighborhood with plenty of expatriate occupants making for a fine cultural mix. Many local tiendas (shops) nearby, milk can be had 200 yards away.
We also insisted on a wide view and found a 360 degree look at the town from our roof garden.

The Unique Benefits of this House

A newly build gourmet kitchen and the ground floor with it's own purified drinking water system and a second kitchen upstairs right off the master bedroom. Breakfast right at hand to be served in bed or on the walk out balcony right off the bedroom.
The roof terrace includes a view nearby were the town enjoys setting off large fireworks at the drop of a hat or the name day of this or that saint. There are also numerous festival occasions, many of which I have never heard of, that are a good excuse to create another visual feast right in front of our eyes and ears.

    • Casa Pixan is everything that you would want in a vacation home - delightful casa well furnished with all the amenities including a terrific maid, property manager and thoughtful and caring owners. The house is in a small privada with good neighbors and is located in a good mexican neighborhood with lots of tiendas. It is an easy flat walk to the main road - Ancha de San Antonio - and from there an additional walk to the jardin. We thoroughly enjoyed our time in San Miguel and would highly recommend this property.

    • Casa Pixan is a lovely house located on in a quiet courtyard. The house is comfortably decorated and has a number of comfortable sitting areas both inside and out. The house is very clean and well maintained. The two terraces provide a lovely location for relaxing or watching the approaching darkness. The kitchen is well equipped with a dishwasher, microwave and toaster. All of the dishes and cooking utensils are top-notch. Towels are large and plentiful. The water system provides plenty of hot water and the filtration system for the drinking water was a nice feature. If there is a down-side to the house, it may be its location – about ½ mile from the Institute Allende, however, the walk did allow us to get to know the neighborhood. Although a bit distant to the Jardin, still very walkable, there is a number of local markets including one that sells fresh fruit and vegetables every morning. There is also a wonderful bakery on Ancho San Antonio owned by a Canadian, which we thought was one of the best in San Miguel.

    • Neither the home nor the owners could be lovelier! I could not believe how well equipped the kitchen was - dishwasher is better than mine at home! We loved the terrace on the second floor and seemed to eat every meal there. Late afternoon on the roof was also a pleasure - a great place to watch the city fade into the evening. We would recommend the house. Location to the Jardin is a bit more than 10 minutes but the location allowed us to discover lots of new places along Ancho San Antonio including a great bakery and a food store that stocks lots of imported things.

    • We arrived at Casa Pixan at sunset. It is a very comfortable living space. Since the temperatures are mid 70 degrees F during the day 40's at night, we only used the heater for a couple hours on two evenings. The second week we moved upstairs. I'll call this the Penthouse. It was so cozy with a big TV and NYC stations, (I watched the Super Bowl). We had a maid and she ironed our cloths! If you're an artist, the patio is a nice place to paint, surrounded by beautiful plants with a great view of the neighborhood. The roof top view was very nice. Located 18 minutes from the Jardin, if you walk quickly without distractions. Good food nearby and the sites and sounds will never be forgotten!

    • We stayed in Casa Pixan the last week in January of 09. The owner was extremely helpful with all the details of renting the home. Maid service was included and fresh flowers were there for us to enjoy in both the upstairs and downstairs areas. We rented the house with another couple and had ample room. The house is truly lovely with wonderful gardens and terraces. The kitchen is fully equipped and has its own water filtration system. The beds were comfortable and having a Tv was nice bonus. The walk into town takes around 20 minutes and is a pleasant stroll. There are neighborhood cafes we would recommend and San Miguel has some of the best food i have eaten anywhere. I would definately recommend Casa Pixan to anyone.

    • My husband and I stayed at Casa Pixan for a week in January 2009. It was our first visit to Mexico, and the owners were very helpful with suggestions to make our trip easier for us. We loved the house and enjoyed the outside terraces for a pleasant drink on a sunny afternoon. San Antonio is convenient to the center, and there are always cheap taxis cruising in the neighborhood when you want to ride instead of walk. We hope to return again to Casa Pixan and recommend it to others.
