    My wife and I stayed at this lovely condo from 5/6-5/13/13. The condo had everything we needed with lovely views from the balcony overlooking its own private beach and pool. We rented a car at the airport and used it to visit other beaches and towns which we would recommend. The owners Paul/Lisa were very friendly and helpfull and answered any questions. The pictures were accurate and the condo was clean and well maintained. We would highly recommend staying here.TB

    My husband and I stayed in this 5th floor condo at the Cliff with some dear friends to celebrate our birthdays. The facility was wonderful, the beach was in our opinion the best one around. The condo was beautiful and comfortable and had all that we needed to prepare meals for ourselves rather than eating out every meal. The condo was about half a mile from the Porto Cupecoy where the market was as well as a beautiful plaza and several restaurants. The weather was wonderful even though we went after high season. We rented a car from a company recommended by the owner and had a blast driving all around the island. I would highly suggest that anyone looking for a reasonably priced caribbean vacation consider staying in this condo at the Cliffs at Cupecoy Beach in St. Martin.

    This was our first trip to St Maarten and we didn't know what to expect. The condo is immaculate, well stocked and furnished, and in a great location with tremendous views of the Caribbean. The pictures are accurate and the you really have a feeling of 'coming home' when you return at the end of the day. Paul and Lisa are great to deal with - respond promptly to all emails and gave us some great tips on things to do on the island. We will always treasure the sunsets on the balcony with our bottle of wine. A couple of suggestions from our end - rent a car to really get around and experience the island and bring some 'cash' since many of the smaller businesses don't take credit cards, plus on the French side some businesses will give you an even up exchange on currency with cash purchases. All in all, we would definitely recommend this unit and a trip to St Maarten.

    The condo was phenomenal! It had all of the furnishings that a family of four would need for a weeks vacation. The washer/dryer was a definite plus. The view of the caribbean was unbelievable! All of the amenities (pool, gym, tennis, steam room, sauna, etc.) were great. The beach was also phenomenal. I really don't have any complaints...it was simply a wonderful vacation. Paul and Lisa were also great to work with, answer questions and offer recommendations. I highly recommend!

    My wife and I are SXM regulars who did not plan to visit this year. A friend was on island staying in a unit at The Cliff and invited us to join him which we did on very short notice. We needed three days for the remainder of our visit after our friend left, and wanted to stay in the same complex. We connected with this unit and owners through VRBO (which we have used before). We knew that this property is a first class, well maintained property. This unit was clean, well furnished and maintained, and the owner was helpful and answered one or two questions for us. I would recommend this unit to friends and relatives, if it is available at the right price. In our opinion, this complex is one of the nicest on the Dutch side.

    Perfect location, and the pictures from the balcony are right on. It had an incredible view as well as a beautiful beach right below. The condo was spacious, with plenty of light and facing the sunsets. As far as location it was perfect for us close to the french side as well as the airport and the marina area. A car is a must, parking in the gated area was never a problem. Grocery store was 5 minutes away. Could'nt be more pleased.

    Beautiful Condo...Just got back and I can not say enough about this place. High end condo in great location with gorgeous views. Balcony is right over the ocean. The Cliff has all the amenities you will need. The location of this place is perfect...quiet but yet close to everything. The staff at The Cliff was very helpful. The owners Paul & Lisa were wonderful to deal with... They sent us lots of info on the condo, island, restaurants & activities...highly recommend this place!

    I have been coming to St. Maarten for the past 40 years as my family owned a condo at Mullet Bay before it was wiped out by the Hurricane almost 20 years ago so I know the island fairly well. the Cupecoy area is the most convenient part of the island since its 10 minutes from the airport, has a great beach at the condo and is next to the Mullet Bay Beach plus has a casino and restaurants across the street. Another advantage is that you can get to Marigot and Grand Case the backway without having to travel on the more croweded route past the airport and thru Philipsburg. As far as the condo goes the Cliff is the nicest of the condos/timeshares in the Cupecoy area due to it's access to the beach, pools (indoor and outdoor plus serviceable gym) in addition to the condition of the building which is first class. I give Lisa and Paul credit in renting out their condo as they price it more competitively then other condos in the building but they don't hold back on features of the condo. The condo is very comfortable with a big screen TV in the living room plus TV's in each room. The condo was clean and beds comfortable and the views over the cliff were awesome. There was more then enough room for me,my wife and two teenaged daughters. Lisa and Paul were easy to work with and very pleasant from start to finish. I would highly recommend renting this condo out and I will definitely be back with my family in the future.

    This was our 6th time to St. Martin and this is the best place we've stayed so far. The Cliffs is a beautiful complex and I can't imagine there is another condo in the complex with a better view. It has gorgeous views of the ocean, Mullet Bay and Saba. In the afternoon you can sit out on the patio and watch the planes go by and at night it's neat to see the cruise ships go by as they are all lit up in the darkness. The condo is very well equipped. Paul and Lisa thought of everything - from appliances, dishes, etc. - we had everything we needed. In addition, they promptly answered any questions we had before and while we were on our trip. It's comforting to know the owners are available if you need them – and Paul and Lisa definitely were. I highly recommend getting a massage at the Christian Dior Spa located in the complex. It was heavenly. The spa is high end with the finest of services and friendly people. Everyone who works at the Cliffs were so nice and helpful. We have stayed in other areas of St. Martin but the Cupecoy area is our favorite. It has just the right amount of stuff to do (restaurants, casino, etc.) without being overly commercial. There are two grocery stores within a short distance of the condo which has everything you need. The beaches are plentiful in St. Martin. On this trip we managed to make it to 10 beaches all of which were equally stunning. And believe it or not, there are beaches we still have yet to explore. All the more reason to make another trip to St. Martin next year! And when we do, we hope to rent from Paul and Lisa again.

    Condo B5 was even better than we expected. The views were spectacular. The kitchen was well stocked and the place was spotless. We truly felt at home and enjoyed our stay there immensely. Recommend it to all and can't wait to go back.

    Just returned from our 7 night stay at the Cliff at cupecoy, unit B5. the cliff is a beautiful building, very well maintained with plenty of amenities but most of all the security is top notch we have never felt safer while on vacation. The Unit itself is everything as advertised, Gorgeous view of the sea and the nearby beaches. Condo was super clean and stocked with everything a couple could need. The owners were extremely easy to deal with and couldn't have been more helpful and upfront. we would definitely rent here again.

    Our stay at the Cliffs in B 5 was more than we could of ever expected. It is the best and newest condos in St Martin. We felt like the rich and famous during our 11 night stay The view is amazing from the balcony of the Caribbean and leaves no reason to really leave the condo.You can sit and watch the planes fly over the famous sunset beach bar and watch the cruise ships go and come from the island.The sunsets are so beautiful and romantic.The beachfront is beautiful and great for swimming and snorkeling The condo is spacious with the most modern appliances and beautiful granite counters. There are 2.5 baths so each couple or person can have there own private bath. There is a large balcony and huge windows in the master bedroom that overlooks the ocean and so you can fall asleep to the ocean waves. The Cliffs has a wonderful pool , and fitness facility which we used everyday. There is also a Christian Dior spa to lavish yourself in the finest of services. The security for the condo is the best we have seen in the Caribbean. Each elevator accesses only two condos on each floor and there are access keys needed for all of the facilities at the cliffs. There is also gated parking for your rental car .There is also a cafe for your morning cappuccino. We visited Maho beach several times which is less than 5 minutes by car. The beach is beautiful and you can rent umbrellas and beach chairs for 5.00 each There is also a beach bar for drinks and barbecue. You can walk to the largest casino on the island and a few local restaurants The condo also has air conditioning and a washer and dryer . This is the most beautiful place we have rented and will recommend to all of our friends and family. We hope to return.

    Condo was beautiful and well furnished, we loved enjoying our morning coffee admiring the gorgeous view. We even saw a rainbow one morning, which are my daughters favorite. We enjoyed our relaxing getaway, kitchen was well stocked and pictures are very accurate. The amenities at the property were all wonderful. Thank you for a much needed relaxing vacation!

    The description of the location is accurate although photos can not accurately capture the absolutely beautiful views from the balcony. It is a wonderful place to have coffee in the morning and cocktails in the evening while watching the boats and planes. The property is very clean and well-maintained, and the owners send a sheet of information prior to arrival with important details about the accomodations. We wouldn't hesitate to continue recommending the property to friends and relatives . . . unless it conflicts with when we would like to return! We enjoy spending our days at the beaches on the island. We love Cupecoy Beach just down the road from the Cliff. Danny makes outstanding ribs and chicken with a great lettuce salad. We order our lunch when we arrive mid-morning, enjoy some time on the beach, and then Danny brings lunch with a couple of Presidente's. What could be better? This year we traveled to Pinel Island for a day. We caught the ferry at Cul de Sac. When we arrived at Pinel, we walked around the bend to Karibuni (Swahili word meaning "welcome"). We ordered lunch and enjoyed a wonderful meal of salad, rice, bread, and carribean lobster. We would highly recommend it. At night, we love to visit different restaurant spots. Some of our favorites include Toppers, St. Maarten Yacht Club, Bavaria, and Buckaneer Bar and Grill. Our favorite happy hour spot, aside from the balcony of B5, is the Driftwood Bar. We have two favorite bartenders, Tiffany and Marlana. They are very engaging and the Driftwood seems to be a place to meet locals and tourists while enjoying the planes arriving and departing. This year we tried schwarma for the first time, and we will definitely enjoy that again on our next trip. We have been to St. Maarten 7 times and we are already looking forward to our next trip in paradise.

    A Great Place and Time can be for all...Our reason for going to SMX was to celebrate my wife's 70th Birthday...We had a fantastic time... The weather was super and the ammenities and location and views were superb. Love the location of 5 ...easy to get to all that SMX has to offer. It was Clean,Quiet and Comfortable and the Breeze...out of this World. I have nothing to say Negative about 5 condo...the way we were treated by Staff and Owner made our stay outstanding and a Birthday Wish Fulfilled and Fantastic.     My husband and I stayed here with another couple and we were so thrilled at arrival. It was everything we expected and more. The condo was extremely clean and had just about everything you needed in the kitchen for cooking. All that was missing...was the Chef!!! Paul and Lisa have got to be the best owners you could rent from... They ALWAYS respond very quickly with answers prior and during our stay. The location was great!!! If I had only one complaint...the outside hot tub was not working... But no big deal! Beds were Sooooo comfortable.... Living room furniture Soooo comfy as well.... We will definitely go back someday.... Thanks Paul and Lisa for helping our vacation be the Best!

    THis is a very Cupecoy beach condo. We loved having breakfast on the terrace overlooking the water. The condo was clean and outfitted with everything we needed and more! The building itself is new, seemed well managed and secure. Great location! Right near our favorite restaurants, Rare and Temptation. The owners were organized and helpful. We will definitely return!

    Thank you, Paul and Lisa, for an amazing, unforgettable vacation! The condo is absolutely beautiful and well stocked - actually more impressive than photos can convey. The location is ideal and the view is extraordinary. Look for Michael's You Tube entry of people on the beach ducking as a small, low flying plane comes in for a landing. :) Your suggestions re Serafinas in Marigot and Lees on the water in Sint Maarten were excellent. The sweets at Serafinas were beyond scrumptious and our meal at Lees was excellent and well priced. We can't imagine ever staying anywhere else when in Sint Marrtens but B5 at The Cliff.     We had an fantastic time. Accommodations were perfect, far more than we expected. The condo was beautiful, and the resort amenities were more than we hoped for. Very low key location, could always find a chair at the pool, or pay for chairs on the small beach. Many trips into Simpson Bay provided us with excellent meals every day. Could not have asked for a better trip, and can't wait for the next one!

    My husband & I had been talking about staying at St. Maarten ever since we visited there on a cruise ship 20 years ago. We were so pleasantly surprised to find the perfect place to stay and enjoy the Island! Paul & Lisa ( the owners of 5B at The Cliffs) were truly the nicest people to rent from. They were very responsive whenever we needed to email them with any questions and gave us great advice on places to dine. We were also very pleased with Unity car rental which they recommended.Their condo was really beautiful, too! It was very spacious with beautiful ocean views and more than exceeded our expectations. We liked it so much that we are hoping to return next year. Thanks Paul & Lisa, we had a great time and were fortunate enough to find the perfect place to stay!

    Our family of 4 loved this property. This is truly one condo you will NOT be disappointed. Very spacious, comfortable, CLEAN, safe, well furnished and stocked with basic kitchen items. The view is simply amazing and breathtaking. The owners were very helpful and accommodating. If your travels bring you to St. Martin, you can't go wrong with The Cliff @ Cupecoy.

    My husband and I come week 3 every year and stay at The Sapphire Beach Resort, a few buildings away. This year, we stayed with friends at The Cliff. We've been watching this building going up for awhile and always wanted to try it. As advertised, Lisa and Paul DO have the lowest rates in this building. What they don't mention, however, is that they have the BEST balcony in the building! There's only one condo on each floor that has the rounded balcony with spectacular views! We had some friends over from The Sapphire Resort, and all of them want to rent next year! So, we had to email early to beat them! Their resort is very comfortable and has every amenity that you could desire. I could mention the great location, central to a lot, but other reviews have mentioned this. If you stay in the Cupecoy area, the Cliff is the place to stay. And Unit B5 is the one we'd recommend!

    My husband and I just returned from a week at the Cliffs. It was everything we had hoped for and more. The location: Excellent. Many conveniences, stores for grocery shopping, several excellent restaurants right across the street or a 7 minute walk away. There is a huge mall currently under construction and looks to be open sometime in 2011. The location is quiet with not much traffic. The condo was perfect. Spotless with beautiful granite floors and counter tops and an ocean view to die for. The kitchen had everything you could possibly need to cook a meal. The property around the condo was immaculate and the beach - very private with chairs set up for a small rental fee. The ocean itself was very calm and easy to enter without getting thrown about by the waves. The water was beautiful and warm. The owners Lisa and Paul were wonderful. Any of my questions were answered promptly via email and Lisa left a contact number just in case we had any questions or concerns. As for the island, the beaches were breathtaking, people were friendly and food was excellent. I can't say enough positive things about this condo and the island of St. Martin. I cannot wait to go back.

    My Wife and I stayed here following a week on the island with her family. The unit is beautifully decorated with granite counters and stainless appliances, tile floors throughout. The kitchen is well stocked with toaster, coffee maker, blender, and other appliances - as well as basic spices and condiments (although I'm sure this varies depending on what the previous guests leave.) It also has a washer and drier. We only used the master bedroom, and found the bed very comfortable with a marble and tile bath - very modern - and the AC is COLD!!! The balcony is large with a table and chairs, as well as Adirondack chairs for morning sun, and the perfect place for morning coffee - especially with the wireless internet, it makes the perfect home(away) office. The facilities at The Cliffs are five star. The pool is immaculately clean as is the indoor pool and steam room/sauna. There are people constantly cleaning - and there is a new restaurant on site. The location of The Cliffs is also great for exploring the island. There are amazing restaurants truly withing walking distance at the Atlantis Casino complex (not your typical casino restaurants, truly 5 star). This is only a couple hundred yards away. There is also a new grocery store (le Gourmet Marche) and the new Porto Cupecoy about a mile the other direction. This grocery store has everything from a great wine selection to fresh fruits, meats, cheeses, etc. With a car it's very convenient to get to the French side of the island to explore the beach bars on Nettle Bay, Marigot or get to Grand Case. It's also a 5 minute drive from the Airport and Maho area - with tons of nightlife and restaurants. The Cliffs is gated, and there is a Sheriff stationed at the front desk 24/7 - very secure. It is hard to find accommodations this luxurious on the island - let along ocean front and at such a great price. We would recommend this to anyone looking for luxury in St. Maarten.

    We celebrated Christmas in paradise and thoroughly enjoyed our stay at this condo. The views are breathtaking- the unit is right on the water and the spacious patio is perfect for having a cool cocktail while taking in the gorgeous sunset! The condo is very tastefully decorated, modern, and comfortable with all of the extras you need to enjoy your stay. The housekeeper was friendly and professional. The building itself is extremely clean, well-maintained, and very secure. We worked out every day in the fitness center and also used the pool, the steam rooms, and of course, the private beach. We highly recommend this condo, although we'd like to just keep it to ourselves as a secret home-away-from-home! We'll be back!

    I stayed at unit # B-5 for a few days in December. The Cliff is only a year old and is in a great location. It's convenient to anything that you want to do on St Maarten. It's a gated building right on Cupecoy with 24 hour security and a concierge desk in the lobby. B-5 is on the 5th floor and just has terrific views. It has a very large balcony that overlooks the Caribbean, and you can also look down the shoreline toward Maho. I don't think that the view gets better than this. The unit has everything that you would need. It doesn't matter if you spend 3 days or 3 weeks, you can be totally comfortable there. I really liked it a lot and I would also recommend it to anyone looking for an upscale location to spend time.
