Thank you again SUSAN for the beautiful condo. This is our 2nd stay in one of your properties in Cancun, and it was as beautiful as the pictures show, even better actually. You cannot convey that view in a photo! The condo was very clean, spacious and had everything we wanted. Freddy was again so helpful. I would definitely stay again. The location could not have been better. A 7 min walk to the nightlife, if that was your "thing" . With may restaurants close by, and shopping, too. The bus service is outstanding, we went everywhere by bus, and never waited more than 5 min, usually 1-2 min. We went out one night to the clubs, but enjoyed just passing by and seeing all the action most nights when we returned to the condo. Our teenagers were not old enough to participate although they wanted to. The property is outstanding. Safe & BEAUTIFUL. LG from Ontario Canada

The condo was terrific. My family of two boys, my husband, and my parents had a great time there. The property manager was great and gave us a lot of information, and took us to Walmart and anywhere else we needed. The condo had a wonderful spa facility with hot sauna, jacuzzi and steam rooms available every day. The infinity pool temperature was perfect. The king size beds were big and clean. the a/c worked great. the views from the condo were great. The best feature was the security guards who let you in and out of the building...it made me feel very safe. It is within walking distance of K's cafe japanese restaurant, and Mextreme restaurant. Our favorite though was the breakfast buffet at the hyatt hotel, only a 5 minute walk away. It is also right next to the ferry port to go to Isla Mujeres, which was very fun. The listing is very accurate. I would definitely go back to this condo. Susie K.

We stayed at this condo for a week. The views are spectacular from all bedrooms. The bedrooms were clean, comfortable and spacious. A lot is provided, from soap, shampoo, conditioner, t.p., laundry detergent, dishes, pots, etc. Lots of closet space too. The living/dining room is enormous with ocean all around. I enjoyed sitting on the balcony in the morning in the sun. (It's shady in the afternoon.) The infinity pool was amazingly uncrowded, so I was able to swim laps. Maybe it's just this time of the year. The condo building has excellent security and is near a bus stop and ferry to Isla Mujeres. There are restaurants nearby and an OXXO almost everywhere for convenience items. A good place for breakfast very nearby (about a block) is Mextreme. If you're a late sleeper, like I am, you might want to bring an eye mask as the sun pores in from the crack of dawn. The drapes are yellow, so the sun goes right through them. There's a whirlpool but I only used it once. It could have been a bit warmer, but it's good enough. A bus ride to Walmart is about 20 minutes and 8.5 pesos (about 75c) I think a better store to shop at is Chedraui, which is a bit closer than Walmart. A taxi ride back to the condo with groceries is $10. There's a shopping center La Isla about 4 km. from the condo. We walked there and bussed back. Buses are VERY frequent. Almost no waiting. The condo has a phone for free local calls to the US and wi-fi internet. The owner, Susan, was very accommodating in her prompt answers and suggestions. Her on site manager, Freddy, was also great. When we had a small problem with the washing machine, he came immediately. He's very reliable and available. Freddy picked us up at the airport for $45, which was convenient for arrival, but we used a taxi to go back to the airport and it only cost $20 + tip. I would certainly stay here again when I return to Cancun. If you choose this place, you can't go wrong.

To Susan! Thank you for sharing your condo with! it was everything we hoped for and more! The condo's decor was beautiful and it was very clean, the pools were gorgeous, we esp loved the infinity pool and spent a lot of hours lounging there. The location of the condo is perfect, we walked to mocambo for dinner 1 night and also walked to the clubs another night with no problems. there were abundant if needed across the street and there is a starbucks and other mexican markets very close by. Thank you also to Fredy for answering all our questions and checking in with us (6 girls and 1 guy) We had an absolutely stunning time! Hopefully we can come back soon!

Beautiful place

spent 8 nights here and was well satisfied. View is gorgeous, just steps to pools and clear blue ocean. Condo is very large, beds comfortable, kitchen had all necessary items. Condo manager, Fredy, was very attentive to our needs and requests, and took care of our pick up and return to the airport. Great place to eat right next door on the ocean with reasonable prices-Mocambo. Pools and grounds are 5 star. I would return here for another vacation. One recommendation would be for additional sofa chairs in main room.       April 29, 2011       s-Mocambo.

I stayed this condo last year with my mom and grandma and had a great time so, when we talked about coming again, we contacted Susan. As always, she was very quick to respond and helpful. The condo is beautiful and had everything we needed for the week, with easy access to the buses when we wanted to go out to dinner. Everything is exactly as described and Susan and Fredy were very helpful. We have told many people about the condo and will definitely contact Susan again for the next trip that we plan!

Family Vacation

We stayed at Punta Cancun for a week during the month of October. The condo is very nice, it is VERY clean and spacious. The set up is exactly as mentioned above and in the pictures. The views are amazing from the balcony as well as from the infinity pool. We had no need to rent a car since everything was within walking distance. The security at the condo is also a plus, everyone was very friendly and at your service for whatever you needed. Freddy, the property manager, was very helpful and easy to get a hold of if needed. Our group was made up of adults and children ranging from 2 - 6 year olds and everyone had a blast. I would highly recommend this property for rental, I know we are looking forward to booking it again in the future. Susan was very nice and provided excellent customer service, she always responded to questions we had right away.

My family and I stayed at Susan's condo in July, 2010 and we had a great time. The condo is very spacious, clean, well supplied so that we had everything we needed during our stay and the view is incredible just as showed in the pictures. The only dissapointing thing was that the beach that corresponds to Punta Cancun Towers was covered by the sea because of hurricane Alex so there was no sand. The good thing is that the other hotels next to Punta Cancun Towers did have sand. Everything was very accessible, we walked to the restaurants, discos, plaza caracol mall, plaza forum, etc. The property manager Fredy was very friendly and gave us all the information we needed. Also I want to thank Susan because she was very helpful and very friendly prior to our trip and was available all the time to respond all the questions we had. I would recommend this condo to anyone wanting a great vacation experience.

My family stayed at Susan's condo during Spring Break, 2010. It was one of the more memorable vacations we've all spent together and a lot of that postive experience was due to the Condo. The owner, Susan, was very friendly and helpful prior to our trip. She sent us lists of her favorite restaurants, places to see, and arranged our shuttle to and from the airport with her property manager Fredy (who was an invaluable source of information). The first thing that strikes you in the Condo is the view...two walls in the great room are totally glass affording you a view that is out of this world. The MBR has the same view...there are three decks on which we spent several cocktail hours in the evenings listening to the surf and watching the boats and lights on Isla Mujeres. The condo is spotless and furnished w/ everything you could possibly need, including the kitchen. The condo is situated right on the beach giving you the option of the ocean or the fantastic Infinity Pool which overlooks the ocean. The Security Guards were very aware of us the whole time...bringing us chaise pads and umbrellas within minutes of arriving at the pool. We felt completely safe at all times...even letting the kids have the run of the place. The grounds were beautiful with enough shade to get out of the sun if desired. All the amenities were top notch...the hot tub, the exercise room..you could even get a massage in your room or in the spa. Finally, the location was great. It is right on the bus line giving you fast access to the whole hotel zone and restaurants. You don't need a car. There is a mall right across the street and enough kiosks and shops up and down the street to keep even 3 teenagers occupied and happy. I would recommend this condo to anyone wanting a great vacation experience. Drop Susan a line, she is very responsive and fun to talk with.

Best Condo in Cancun - Great Owner!

I'm currently a University of Michigan senior and me and 6 of my close friends decided to take our last spring break trip to Mexico. One of my roommates found this great listing and emailed Susan about potentially staying in the condo for the week. Susan was very nice and went above and beyond to make sure our stay was everything that we ever wanted and more! The condo was AMAZING. The views were breath taking and honestly the security there made me feel so comfortable and safe. The bathrooms had large and beautiful showers and all of the rooms had enough drawer and closet space for 7 girls which is a lot of space! In addition, the pool and lounge area was amazing which included special beach chairs with cushions that the security guards would bring over for you daily. The condo is literally a 5 minute walk away from all of the best clubs including Coco Bongo, The City, and Daddy O's. The kitchen is also another plus because it allowed us to take a 10 minute bus ride to Wal-Mart where we purchases groceries for the week which saved money on breakfast and lunch for us. The condo is also located right next door to the Riu which offers a great money exchange service and also is there in case you need a concierge to give you directions towards any restaurants or bars. Of course the security guards at the condo are more than willing to help but most of them only spoke Spanish. Honestly, this is one of the nicest places I have ever stayed and I would recommend it to anyone who is looking for a beautiful condo that is of high quality. Lastly, the owner, Susan, is probably one of the nicest and most repsectable people I have ever done business with. She will make sure your stay is one of a kind and will do almost anything to help accommodate your every need. For instance, she set up an airport service to and from the airport for us with the property manager Freddy who is also very nice and helpful. I give this condo a 12/10 rating :)

I was nervous about traveling to a condo sight unseen, but it was beautiful, clean, and the exactly as described. This was my first trip to Cancun and Susan was quick to respond to our questions, and very friendly and helpful. While researching the trip, we found the price and space to be far superior to that of staying at a hotel. If we wanted to do all-inclusive, we could have bought it at the Riu next door (very close proximity), a great compromise for those looking for that. I loved that we had a hot/cold water cooler in the kitchen, so we weren't having to buy a ton of bottled water. We didn't cook much, but the kitchen had all of the necessities. The complex was very clean and we felt very safe there since it is gated. The pools were also very clean and the fitness center was well equipped and centrally located.We really only ventured out for Walmart and for dinners and everyone was very helpful with figuring out the buses and how to get around. We would without hesitation recommend this to others and definitely plan on contacting Susan for our future stays in Cancun!

We had a fabulous vacation with our daughter and her friends from the states over Spring Break. The condo is spacious, clean, well supplied and the view is awesome! We never rented a car, nor did we need one. Everything was very accessible, including the bus that took us downtown Cancun for groceries and tour rentals outside of Cancun. The only disappointing feature, was the U.S. phone was not working properly so the girls could not call home to their parents and boyfriends. Also, the internet stop working the day before we left, but internet not working in Mexico is typical. The airwaves come in and go out. All in all we loved it!!!

Great cancun stay!

My friends and I stayed in this beautiful condo for a week and we were not at all disappointed. The owner of the condo is extremely helpful, kind and honest and is very quick to respond to questions via email or phone. The condo itself is exactly what it looks like in pictures. It is spacious, with three beautiful bedrooms and bathrooms and beautiful floors. The beds are very comfortable, there is more than enough drawer and closet space and the entire place is very clean. The fridge, kitchen and dining table is clean and new and there is plenty of space to cook and store groceries. There are two flat screen tvs, comfortable couches and a little outdoor seating area. The pool outside is also very beautiful and so is the area around it. The whole condo area is very safe and secure. The only problem with the place is that there is not an actual beach connected to the condo. You can go to any part of the beach to lay, but there are no chairs or umbrellas that belong to the property that you can use when not at the pool. Other than that, the condo is wonderful and our stay was exceptional. I would stay here again any time and would recommend this to anyone.

Elegant and Beautiful

The property owner was extremely accommodating and easy to contact. She was helpful and gave us many suggestions for food options and fun places to go while we were in Cancun. Everything from the location of the condo to the amenities were excellent. It was clean, brand new, and luxurious. There was free internet access, free calling to the US, a local phone and free laundry. The master bedroom had a king size bed, a large flat screen television and a beautiful view of the ocean. The other two rooms had a beautiful view of Cancun's downtown and the lagoon. One room had another king size bed, and the other had two double beds. The furniture was brand new as well as the refrigerator. The kitchen had oil, salt & pepper, pots, pans, trash bags, sugar, coffee, a coffee maker, stove, oven, marble counter tops, dishwasher, silverware, cutting board, cups, bowls, mugs and plates. All three pools were beautiful and clean. The staff was also eager to help us with moving the chairs around and making sure we were always comfortable. The condo was in walking distance to restaurants, Coco Bongo, the strip, 10 minute bus ride to Wal-Mart, and across the street from a money exchange place. The one complaint I have about this condo is the beach. It was clean and beautiful but there was not a long stretch of sand to the water so we could not really have chairs on the beach. I love the beach and I was a little disappointed that we couldn't lay out on the beach the whole day but that would not deter me from staying in this condo again. My stay was excellent and I would stay here again and recommend it to anyone.
