I cannot post a link but if you google for a Playa Del Carmen street map in the travel yucatan, you will see a very good street map to see how close it is to everything!
The unit is located in the Oltreoceano complex Street 10Bis North, between 15th Ave North and 20 Ave North Our condominium complex is directly below WalMart 2 streets over from the Yellow block which says Plaza Ayuntamiento
It is one of the more quiet and centrally located buildings in Playa only 2 short blocks to 5th Avenue and 5 to the beach. We are also only 2 short blocks from Walmart which is convenient for walking to get any supplies you may need. EVERYTHING IS WITHIN WALKING DISTANCE! Clubs, Coco Bongo, restaurants, beach, 5th Ave, shopping, Walmart, bus stop, ATM, everything! Our building has a private pool and terrace area with very nice tropical plants. The building is very well maintained. We have a full time maintenance and gardening.
This is a great rental for a family with small children as the pool is inside our gated courtyard and just below our balcony in full view. The pool is very quiet and rarely used by other guests.
Within 10 minutes of the condo just a few blocks away is the ferry to Cozumel - You can walk to it. The ferry runs continuously all day long for those interested in the fantastic reef diving in the warm crystal clear waters of the Caribbean Sea. Very close to our condo is the bus station (from where you can travel to Mayan ruins, TULUM, Xcaret, Xel-Ha, the Biosphere Preserve, CANCUN, and many secluded beaches with terrific diving and snorkeling) as well as any water-sports that you care to enjoy.
The condo includes: WIRELESS INTERNET - PREMIUM CABLE CHANNELS - 2 CELL PHONES for your use while vacationing, PRIVATE Parking in front, a fully equipped kitchen with a gas stove / 4 burners, coffee maker, refrigerator, microwave, blender, toaster, as well as pots and pans / dishes / utensils. We provide, FIVE Gallons of “Cristal” SAFE drinking water, You can fill your ice trays from this same safe water supply, a blow dryer, iron, ironing board, 12 bath towels, 6 beach towels, 2 umbrellas, clean sheets, an area information binder including street maps, a chess set, deck of cards, scrabble, snatch (which is a word game, children’s beach toys, novels, a sofa that converts to a full size comfy bed, 2 automatic air conditioning controls ( 1 for just the bedrooms and 1 that cools the rest of the condo ), a 32” Flat screen cable TV with a DVD player and numerous DVD’s for your enjoyment. DVD’s include titles for everyone in your family including 2 Fred Astaire movies. Radio/CD player with MP-3 capability.
If you have any concerns, our management company speaks, reads and writes; English and Spanish They are only a phone call away. They provide airport service, babysitting service,maid services are all available for an additional fee.
You don’t need to rent a car, direct bus service (ADO is the company, nice charter bus with air conditioning) from Cancun Airport to Playa del Carmen is very inexpensive (Approx 10 dollars per person one way) . Times are as listed below:

Once you arrive to the bus terminal on Calle 2, you can either walk or take a cab for about $3.00 usd to our condo. The streets (Calles) run in increments of 2. Walk to 10 Bis from the bus station and you are on our street. The condo name is OLTREOCEANO.
** Please note, you CAN take the ADO bus from their Calle 12 terminal which is 1 1/2 blocks from our condo to the Airport. It is SO close, if you use the ADO bus, this is the place to depart from. It's almost at our condo door!

Hello we are John and Dalen Castellanos and we have been married for 30 yrs and raised three lovely daughters. We love to travel, ski, horseback ride, camp, hike, read, boats, SCUBA, snorkel, fishing, dancing etc. We have traveled to Mexico many times to visit our adult daughter who decided to live and work there for a few years. On our trip in Jan 2008, we decided to buy our condo and use it for vacations as well as a rental property. We do our best to make the rental process very easy and affordable. The cell phones in the condo are charged with approximately 20 minutes air time and are very easy to use to call the USA from Mexico. Our rates include maid service upon your departure. Our propery managers speak English and Spanish fluently and are always ready to assist you should you need any guidance or care.
Why the Owner Chose Oltreoceano
We chose the location because it is so close to everything that having a car is not necessary. We chose this building because we wanted a building that has weathered hurricanes and is still standing. We are very happy with our choice and hope you will decide to spend some time in Playa Del Carmen enjoying our condo and all it has to offer.

While staying in our condo we love to find new and interesting restaurants, visit the unpublished attractions such as Centoe Azul, Jardin De Eden, & Cristalino. We enjoy the VIP movie theater in Cancun with their wonderful leather recliners and low admission. We enjoy SCUBA diving, boating, snorkeling, relaxing on the beach and attending any festivals that may be going on during our stay. We found this rental property to be just as described. It is neat, clean and nicely decorated. We took a small power bar so we could use the toaster and coffee maker together. The WiFi is excellent and the added touch of CDs and DVDs was nice. The real estate people were great and the condo neighbours unobtrusive (except for the barking pooches) yet friendly. Unfortunately the pool sees little sun and is quite chilly at this time of year. While we were there, no one used it. However, the beach is close and always available. We did have a problem with noise. About half way through our stay, they started renovating the rooftop of our building. No one could fault these workers as they kept their heaviest work to the hours between10:00 and 6:00. But, in the building next door, right by the master bedroom wall, construction was ongoing. It sometimes went through the night. There were jackhammers in use and a radio blaring constantly, metal tubing being dropped, loud voices, etc. They also had floodlights which illuminated the bedroom like a night game at a ballpark. Fortunately we travel with earplugs. I used bathing suit wraps to help darken the window. Apparently, there is a bylaw restricting construction to daytime hours but it obviously is not always followed. Overall, we had a lovely stay in Playa and would recommend this property. We appreciate the fact that the renters cannot control neighborhood noise.

My husband and I have found the condo to be very quiet, it is far enough away from 5th to prevent any night life activity from disrupting our sleep. My wife and I spent 11 days at the condo this past October 2011. Everything about this condo is first class. It is equipped with everything you could possibly need in a home away from home. It is very comfortable and in a great location just a couple of blocks from 5th Ave and the beach. The neighborhood is very nice and safe. Very close to Wal Mart and Mega. We were there for the impending hurricane Rina which ended up being a tropical storm and at all times felt safe to be at the condo. The management company offered to move us further away from the ocean but we declined for that reason. It was appreciated though. Speaking of the management company, they were very hospitable and quick to help out with a couple of requests we had. Check in and check out was also quick and easy. During our one week stay the weather did not cooperate with us. The non-stop rain forced us to spend more time than planned indoors. Fortunately, this condo was a blessing. We were able to kill time watching movies and playing games. In general the condo was great, everything that you need is provided. The two cell phones also came in handy. The building itself is gorgeous. The location couldn't be better, right off 5th, but just far enough that you are not bothered by street noise. Once we figured out that we could turn up the temperature on the water heater, the shower was nice and hot. Everything about the booking process was easy. Dalen is always very quick with her responses. When we arrived in Playa, Maria from the management company met us on time and showed us around. Absolutely a seamless process. We will definitely be coming back.

My husband, two teens, and I spent a week here in July and it was PERFECT: walking distance to everything, easy to walk to the beach or to catch a collectivo to Tulum or Akumal or some other nearby adventure, bus station just around the corner for buses to Chichen Itza, easy to head into the tourist area or away from it! Quiet neighborhood a plus. Nice to be able to make meals and just stay in a couple of nights after long days of adventure. The beds in one room were set into twins for my kids (you don't see that in the pictures, but it is mentioned in the description) which was great. Everyone we dealt with, from owners to those checking us in/out, was lovely to work with. I highly recommend this as a landing spot for enjoying the whole Mayan Riviera and all it has to offer - snorkeling, Mayan ruins, cenote swimming, great food, the works! A comfortable apartment with everything you might need.

We stayed for a short 2 night stay after 5 nights at an all inclusive on June 25-26, 2011. The condo was very clean, spacious, nice amenities, and very close to 5th avenue. Easy check-in and out. Given that it rained quite a bit over these two days, we really appreciated the condo! Nice private pool and courtyard area that our kids loved. Good cheap food right on the corner (huge quesidilla's for a dollar!), and only a short walk to everything. It also had parking right in front. Although we only stayed for a couple of nights, we would recommend it for any length of time. It was great space for our family of 5 (2 adults, 3 kids). Just like the pictures.

My two girls really thought the condo was beautiful - in fact they did a walk thru video of it to show their friends. We took advantage of the central location to walk to Walmart, restaurants, the beach and to the fifth avenue shops in the evenings. The off street parking definitely an advantage as we never had to hunt for a parking place when we returned home. No problem with street noise - we only heard the church bells in the mornings. Would have prefered darker curtains in the master bedroom as it gets quite bright late morning - but that was only because the girls would not wake up early. We watched a movie (Avatar) and played music cd's from the condo's library. The girls cooked a great meal in the well equiped kitchen. The Playa location was central to all our travels that week (some 800 miles) to beaches up and down the coast, Coba, Chichenitza and Gran Cenote. Condo really felt secure with the locked iron gated entry. Nice older lady below us gave us some insights into the area and even helped with some currency exchange issues we had one morning when we were running late. Excellent value for our money and prompt return of security deposit. Will definitely return.

Quiet location near desirable destinations, as already noted in other reviews. Not mentioned is that it is also one street over from a very nice park (which often has music/dance performances from local schools) and one street over from a Catholic church. There is also a good drop-off laundry on the corner (ARA). Dalen and John took care to provide thoughtful amenities for guests, such as the cell phones, music, movies, and TV. I was able to pop in my mp3 player into the sound system. Good wireless connection. Wonderful to have beach gear provided, such as chairs, mats, towels, umbrellas. The beds are very comfortable. Full kitchen that already has some basic cooking supplies on hand, such as oil, rice, sugar, spices, etc., likely left (as did I) by previous guests for the pleasure of those who follow. Be aware there is a limit on electric outlets, so you may wish to bring a small power strip for the kitchen (you can plug in the toaster or coffee maker; not both simultaneously). But this was not a big deal. If a view is critical to your needs, you may feel disappointed. For many, however, the quietness of the neighborhood and its proximity to daily destinations will outweigh that factor. Also, the courtyard is charming and lush with tropical plants. Dalen was easy and pleasurable to work with in making the arrangements and being accessible for any questions. I recommend this condo as a good place to make your headquarters in Playa.
