Loved it! The reviews I read before we left gave me high expectations and I was not disappointed. The building felt very safe and the unit was terrific. We especially loved the location. Super short walk to 5th, the beach, and the scuba shop but far enough away to be quiet at night. Other residents were very friendly. Our air went out and was fixed within hours. The restaurants I found on trip adviser were spot on. It was a great vacation and we would absolutely stay there again!

I loved this apartment. The patios are beautiful with the water fountain sound over the pool. The pool was very refreshing for the Mexico heat. All was exactly as described and a little more than we expected. Dalen even put a lock box in the bedroom because I told her the latch wouldn't work on the window. . We felt very safe in this town and loved Carnival. If it gets a little loud, you can always sleep in the living room, but my husband didn't hear a things. The excitement of all the dancers and singers was worth it. perfect place for staying in Playa and we would rent it again for sure. Thanks Dalen. enjoyed all the emailing with you. Laurana and Ray

We found this rental property to be just as described. It is neat, clean and nicely decorated. We took a small power bar so we could use the toaster and coffee maker together. The WiFi is excellent and the added touch of CDs and DVDs was nice. The real estate people were great and the condo neighbours unobtrusive (except for the barking pooches) yet friendly. Unfortunately the pool sees little sun and is quite chilly at this time of year. While we were there, no one used it. However, the beach is close and always available. We did have a problem with noise. About half way through our stay, they started renovating the rooftop of our building. No one could fault these workers as they kept their heaviest work to the hours between10:00 and 6:00. But, in the building next door, right by the master bedroom wall, construction was ongoing. It sometimes went through the night. There were jackhammers in use and a radio blaring constantly, metal tubing being dropped, loud voices, etc. They also had floodlights which illuminated the bedroom like a night game at a ballpark. Fortunately we travel with earplugs. I used bathing suit wraps to help darken the window. Apparently, there is a bylaw restricting construction to daytime hours but it obviously is not always followed. Overall, we had a lovely stay in Playa and would recommend this property. We appreciate the fact that the renters cannot control neighborhood noise.

My husband and I have found the condo to be very quiet, it is far enough away from 5th to prevent any night life activity from disrupting our sleep. I did not know the condo near the back of the building was having construction done. Hopefully next time you visit Playa Del Carmen, it will be more quiet for you! Thank you for writing a review! Location, Location, Location. Excellent customer service and clean facilities. Everything was within walking distance and easy to stroll with 3 kids under 3 years old. I have already recommended this condo to all family and my friends. Thank you to all the staff and Thank you Dalen for sharing your condo with us.

My wife and I spent 11 days at the condo this past October 2011. Everything about this condo is first class. It is equipped with everything you could possibly need in a home away from home. It is very comfortable and in a great location just a couple of blocks from 5th Ave and the beach. The neighborhood is very nice and safe. Very close to Wal Mart and Mega. We were there for the impending hurricane Rina which ended up being a tropical storm and at all times felt safe to be at the condo. The management company offered to move us further away from the ocean but we declined for that reason. It was appreciated though. Speaking of the management company, they were very hospitable and quick to help out with a couple of requests we had. Check in and check out was also quick and easy. During our one week stay the weather did not cooperate with us. The non-stop rain forced us to spend more time than planned indoors. Fortunately, this condo was a blessing. We were able to kill time watching movies and playing games. In general the condo was great, everything that you need is provided. The two cell phones also came in handy. The building itself is gorgeous. The location couldn't be better, right off 5th, but just far enough that you are not bothered by street noise. Once we figured out that we could turn up the temperature on the water heater, the shower was nice and hot. Everything about the booking process was easy. Dalen is always very quick with her responses. When we arrived in Playa, Maria from the management company met us on time and showed us around. Absolutely a seamless process. We will definitely be coming back.

My husband, two teens, and I spent a week here in July and it was PERFECT: walking distance to everything, easy to walk to the beach or to catch a collectivo to Tulum or Akumal or some other nearby adventure, bus station just around the corner for buses to Chichen Itza, easy to head into the tourist area or away from it! Quiet neighborhood a plus. Nice to be able to make meals and just stay in a couple of nights after long days of adventure. The beds in one room were set into twins for my kids (you don't see that in the pictures, but it is mentioned in the description) which was great. Everyone we dealt with, from owners to those checking us in/out, was lovely to work with. I highly recommend this as a landing spot for enjoying the whole Mayan Riviera and all it has to offer - snorkeling, Mayan ruins, cenote swimming, great food, the works! A comfortable apartment with everything you might need.

We stayed for a short 2 night stay after 5 nights at an all inclusive on June 25-26, 2011. The condo was very clean, spacious, nice amenities, and very close to 5th avenue. Easy check-in and out. Given that it rained quite a bit over these two days, we really appreciated the condo! Nice private pool and courtyard area that our kids loved. Good cheap food right on the corner (huge quesidilla's for a dollar!), and only a short walk to everything. It also had parking right in front. Although we only stayed for a couple of nights, we would recommend it for any length of time. It was great space for our family of 5 (2 adults, 3 kids). Just like the pictures.

My two girls really thought the condo was beautiful - in fact they did a walk thru video of it to show their friends. We took advantage of the central location to walk to Walmart, restaurants, the beach and to the fifth avenue shops in the evenings. The off street parking definitely an advantage as we never had to hunt for a parking place when we returned home. No problem with street noise - we only heard the church bells in the mornings. Would have prefered darker curtains in the master bedroom as it gets quite bright late morning - but that was only because the girls would not wake up early. We watched a movie (Avatar) and played music cd's from the condo's library. The girls cooked a great meal in the well equiped kitchen. The Playa location was central to all our travels that week (some 800 miles) to beaches up and down the coast, Coba, Chichenitza and Gran Cenote. Condo really felt secure with the locked iron gated entry. Nice older lady below us gave us some insights into the area and even helped with some currency exchange issues we had one morning when we were running late. Excellent value for our money and prompt return of security deposit. Will definitely return.

Quiet location near desirable destinations, as already noted in other reviews. Not mentioned is that it is also one street over from a very nice park (which often has music/dance performances from local schools) and one street over from a Catholic church. There is also a good drop-off laundry on the corner (ARA). Dalen and John took care to provide thoughtful amenities for guests, such as the cell phones, music, movies, and TV. I was able to pop in my mp3 player into the sound system. Good wireless connection. Wonderful to have beach gear provided, such as chairs, mats, towels, umbrellas. The beds are very comfortable. Full kitchen that already has some basic cooking supplies on hand, such as oil, rice, sugar, spices, etc., likely left (as did I) by previous guests for the pleasure of those who follow. Be aware there is a limit on electric outlets, so you may wish to bring a small power strip for the kitchen (you can plug in the toaster or coffee maker; not both simultaneously). But this was not a big deal. If a view is critical to your needs, you may feel disappointed. For many, however, the quietness of the neighborhood and its proximity to daily destinations will outweigh that factor. Also, the courtyard is charming and lush with tropical plants. Dalen was easy and pleasurable to work with in making the arrangements and being accessible for any questions. I recommend this condo as a good place to make your headquarters in Playa.

You honestly can't go wrong with this place. It's safe, cozy, quiet, inexpensive, in a great location and absolutely beautiful. We all loved the courtyard which is impeccably maintained and filled with gorgeous plants and flowers. The condo itself was very clean and we appreciated the little personal touches (i.e. design/decorations, stereo, dvds, games, umbrellas, beach chairs, etc) added by the owners. I would recommend this to anyone with my only complaint being the lack of a safe to store passport/money/valuables. However, it felt so safe with the large locking gate and very friendly neighbors that this wasn't really an issue. Book it now! You'll be glad you did! Thanks Dalen and John! By the way, if you ever have anyone looking for more information, feel free to give them my email address. I'd be glad to talk with them about the condo and what there is to do in/around Playa.

We loved staying at this condo! It is within walking distance to almost everything--Blockbuster, Walmart, taxi stands, collectivo stands, restaurants, 5th Avenue, and the beach. The beach itself was calm, turquoise, and beautiful. The condo complex is peaceful, shady, and beautifully maintained. There are many nice touches in the condo, like a DVD player, stereo, large DVD collection, area information, and drinking water, that made our family very comfortable while staying here. Thank you for a wonderful stay!

We're spending the winter here and this condo is in an excellent location. It's safe and secure . Clean and cheerily decorated. Cell phones provided. Good ventilation. Common areas, garden and pool are pretty and well maintained. The groundsman, Abram, works everyday to keep it that way. The manager, Patrica has an office a couple blocks away, answers calls promptly and speaks english / spanish fluently. The handyman, Marcelo, comes readily to help or repair whatever is needed. The owners, Dalen and John, (who also can be reached easily) have provided some nice touches with a dvd player (also plays picture and sound cds) alot of dvds, books and games, beach items, etc. They've also put together a helpful binder on things to do, where to eat, maps, emergency numbers, etc. We love it here and have already booked for next winter !

This is a wonderful house. I have been coming to mexico for over 10 years, but this was by far the best accomodation I have had. Only a 5 minute walk to walmart, starbucks, blockbuster, or the beach, it is in a great location. It is close enough to the nightlife to walk in less than 5 minutes but far enough away to not be bothered by the noise. The house has everything we needed and more to make our stay spectacular. The only complaint I have is that I can not live there year round.
