Overlooking Lake Trasimeno, in Umbria, Villa Caprareccia is the perfect place to relax and get away from it all. Surrounded by forest, the Villa and grounds are fully private completed with a beautiful swimming pool and sauna. The pool is open from 28th May til 17th September. Ideal for family get-togethers and special occasions the Villa is located just 5 minutes drive from Passignano Village and very close to the cities of Florence, Perugia, Assisi and Siena.
Built in 1726, the Villa holds a unique history dating back to the 11th century. In 2005 Villa Caprareccia was completely restored with the inclusion of every modern comfort. The property is divided into two buildings, The Villa and the Lodge (located just 15 meters away).
The Villa has 4 double bedrooms and bathrooms. It has a fully equipped country kitchen and large eating area. There is a large comfortable sitting room with beautiful fireplace. The smaller lodge has two bedrooms and bathrooms. It is equipped with small kitchenette and sitting room including fireplace.

Why the Owner Chose Passignano sul Trasimeno
Originally we thought Caprareccia with the idea to live full time. We had been searching for years and Passignano seemed like the right place between Rome and Leo's birth down Urbino in the Marche. The house is perfectly situated it was a mix of complete privacy but at the same time really close to amenties and culture. When we eventually bought it Leos business had expanded therefore he needed to be based in Rome so we decided to use it as a holiday home. As the children became older we started to use the house less and less, therefore the decisision to rent it out.
The Unique Benefits at this House
Caprareccia is a special place and probably one of the most relaxing places I know of. Everybody who has been here says its a happy place and perfect for unwinding and recuperating. Its perfect for kids too who seem to never tire of the salt water pool, throwing themselves in on the hot summer afternoons. So far we have had parties, family reunions and even a small wedding which was absolutely beautiful.

Leo and I are the property owners of Caprareccia. Leo is from the Marche and I am orginally from London. Leo works in marketing and I am a qualified counsellor. We live in Rome but travel up and down to Umbria frequently. We fell in love with the house and area years ago and it was just by pure luck that we had the chance to buy it. We completely restored and renovated the property about four years ago and are still working on it. Parts of the house date back to the 11th century maybe thats probably what gives it its happy atmosphere. We decided to rent the house out starting two years ago mainly due to the fact that our two teenagers had no wish to relax in the countryside.

I stayed for a week in Sept in this stunning villa with another couple. The views and house on first impression are breath taking, and as I viewed each part of the villa and its superb gardens and pool there was a treat in store at every point along the way. There is nothing this couple haven't considered to make this a complete 5 star experience .The location for eating out and sightseeing is also superb, thats if you can actually peel yourself away from this haven! Looking forward to my return and sharing my experience with my 3 teenage daughters.
Recommended for:Adventure seekers, romantic getaway, sightseeing, age 55+, families with teenagers, girls getaway, families with young children.

We rented the house early June this year when celebrating my 30th birthday. Few times (or never actually) have I experienced such an extremely profound hospitality, Ann and her husband was very informative, caring about our well-being and also making very sure that we could enjoy every bit of this fabulous house and the stunning area. We loved this Villa when we stayed in April/May if this year. Stunning views, very tasteful interiors and a truly peaceful ambience helped us relax immediately. A generous sized swimming pool is set amidst beautiful gardens. We enjoyed a mix of home cooking (with lovely ingredients sourced locally) and catered fare by a superb lcoal chef, delicious! We hope to go back again in the not too distant future and would highly recommend this property if a central and authentic location in Italy takes your fancy - sight seeing is very easy from Passignano. Lastly, the owner couldnt have been more helpful and nothing was a problem - always a plus when visiting a new place. Hope you enjoy, we certainly did.

We stayed for 1 week on October 10-17 2009, 3 families and 12 people. We enjoyed it so much. The property is really fantastic, wonderful historic renovated with accurate and tasteful style, and yet very comfortable and practical. The surrounding nature is spectacular as well, we enjoyed very much the fire place, the autumn leaves, the lake views. The nature is very rich and well kept. The wheather was also very nice allowing us to take full advantage of its excellent location near many worthy cultural, artistic places to visit.

We were 2 families of 10 people staying for a week between the 1st and 8th of August 2009. The properly is truly exceptional, clearly exceeding our expectations. Vicinity to services is convenient as well. We particularly enjoyed the quietness of the surroundings, the exposure, the views and the wonderful pool with salt water. Plenty of space both indoor and outdoor. I personally recommend it and hope to visit again!
