This is a new custom built mountain lodge that is on a wooded 6.5 acre lot overlooking the Continental Divide and mountain range to the North.
It is a fabulous 3 bedroom 3 full bath home with a custom kitchen with granite counter tops, state of the art appliances, and beautiful antiques throughout. The wrap-around porch with a gas grill and outdoor patio furniture is just one way of enjoying the view. Every window in the house offers a different picture-perfect view. There is even a reading nook with a telescope for viewing the stars through the 2-story windows or the mountain ranges. Even the specially built steam shower has a custom view of the mountains.
The luxurious master bedroom has a queen bed. The second bedroom has a trundle bed (two twin beds) and it's own game system. The third bedroom has a full size bed and study. Satellite television and Internet are provided for your enjoyment. This location is just 45 minutes from Breckenridge and Buena Vista and minutes from Guanella Pass, Boreas Pass, Jefferson Lake, Tarrayall Reservoir, Pike National forest and any outdoor activity that you can imagine.
You will even have your own natural spring in the backyard where deer, elk, and many other animals come daily to drink. You can watch the wildlife from the porch of from the beautiful floor to ceiling windows. It is the dream vacation home! You won't want to leave.
Please honor the rule of not driving down to the house. Renters are required to park in the space provided just inside the gate. This is for protection of both the property and your own welfare. The hill can become very icy and snowy so driving is unsafe. A path to the home will be plowed for walking. Sleds and/or wagons are provided for you to carry your belongings to the home. Failure to follow this rule will have to result in forfeiture of the security deposit.

A sled in the winter is provided to take your belongings to the door and in the summer a portable dolly is recommended. This is to preserve the natural beauty of the property. There is a locked gate to park inside of with room for 2-3 cars. Driving on the hill will result in forfeiture of the security deposit.

- No Pets Allowed : Highly allergic medical conditions exist so the no pet rule is STRICTLY enforced. Additional cleaning fees for carpet, draperies, and furniture will be deducted from the security deposit and additional deductions will be charged if the cost exceeds the security deposit.
- Kid Friendly : Beware of wildlife and monitor children at all times.
- Minimum Age Limit for Renters : 25 is the minimum age for renters. All ages are allowed with a supervising adult.
- Smoking Not Allowed : Absolutely no smoking on the property at any time due to allergies of the owner. Forfeiture of the security deposit will apply if smoking is allowed.

- This area is in the heart of Colorado Rockies activities. You will be 45 minutes from Buena Vista and 45 minutes from Breckenridge. Guanella Pass and Boreas Pass are very close. The property is in very close proximity to Pike National Forest and Lost Creek Wilderness Area. Denver is about 1.5 hours away and Colorado Springs in about less than 2 hours away so you will be centrally located to just about any outdoor activity you can think of and shopping in Breckenridge and Fairplay. It is 15 minutes to Fairplay.

Why the Owner Chose Fairplay
I am a property manager for this home but I too have a vacation home in this location because it is not only one of the most picturesque locations in Colorado but it is also centrally located to all of the activities that we love suche as skiing, hiking, fishing, 4-wheeling, and exploring old mines and ghost towns. It is close enough to Breckenridge and Buena Vista to enjoy shopping and eating out within an hour.
The Unique Benefits of this
I enjoy the solitude and quiet beauty of being way up in the mountains. You can enjoy hiking among the wild flowers and wildlife in the summer and snuggle up and read a book by the firewhile it snows in the winte. You can be hiking and playing in the mountains all day and then be at Breckenridge enjoying shopping or dining out in the evening. It is the best of both worlds and the drive from Denver and Colorado Springs is under 2 hours.
