Classic New England 1880's Farmhouse
Germantown, NY (Columbia County)
You'll never want to leave this completely restored and renovated 1880 farmhouse 2 hours from Manhattan. Beautifully redone with great attention to detail, all you need to do is bring your week-end bag and a book, sit on the back patio and enjoy the clean country air. The kitchen is spectacular, with jaw-dropping views of the Catskill Mountains, gorgeous light and a fantastic period woodstove w/bakers oven. The home has 3br/2.5ba, gracious FDR, LR, original moldings & hand-hewn beams, central air, radiant heating, a brand new standing seam metal roof and the list goes on and on. There is also a lovely spring fed pond as well as 3 red barns. Only 15 minutes from the Amtrak train, Bard College and close to both Hudson, Millbrook and Rhinebeck. 31 Acres total of ponds, streams & forest to explore.
The house is quiet. Be inspired by the classic colonial simplicity and warmth of the old woodstove (yes, you are welcome to use it!). Beautiful Clawfoot tub in master bath with incredible mountain views. Outdoor fire pit for s'moores and late night campfires. Truly a special space to relax.
Fabulous restaurants nearby in Red Hook (Max's BBQ) and Tivoli (Madalin's Table & Santa Fe). Numerous NYC-type restaurants in nearby Hudson, including the LARGEST antique shop on the east coast. Numerous cafes. Walk down the country road to Otto's for morning coffee & newspaper. Dont forget to bring some apples for the horses along the road.
Includes wireless high speed internet and cable TV with DVD player.
Loads of property, 1800's History, Classic Farmhouse look, Barns, Ponds, quaint little town, absolutely amazing mountain views, etc. We took the best of the old and brought in the convieniences of the new (air conditioning, cooks kitchen, soybean-based foam insulation, etc)

Why the Owner Chose Germantown
This house had everything we were looking for: loads of property, 1800's History, Classic Farmhouse look, Barns, Ponds, quaint little town, absolutely amazing mountain views, etc. We took the best of the old and brought in the convieniences of the new (air conditioning, cooks kitchen, soybean-based foam insulation)
The Unique Benefits at this House
Extremely comfortable. Since the house is entirely spray-foamed, it is extremely comfortable and cozy in the coldest winter days to the hottest summer nights. We love to turn the air off at night and open the windows and just keep cool by the breeze of the country air and the ceiling fans. I love watching the sunsets over the mountains and lighting a bonfire for smores at night off the back patio. Nothing else like it in the world!

Friends and I spent a few days at the house in June and had a wonderful time. The house is beautiful and welcoming, full of sunlight, with lots of comfortable space both indoors and out to relax. Gorgeous views and friendly neighbors make this the perfect getaway. This was our second time, and we hope to return again-- we can't recommend it enough!

My family stayed here for a week in February 2011 and had a wonderful time. The owners have done a beautiful job restoring an old farm house by preserving the charm of the old with the convenience of the new. The house is comfortable, nicely appointed and has a bright, open and modern kitchen which looks out over the property, has a terrific sitting island and a great view of the mountains. The bathrooms are all new and the bedrooms are nice and bright. We made several day trips to Windham to take our kids skiing which is 40 minutes door-to-door. Otto's Market and the local wine store had all we needed and are literally two minutes up the road. The property was quite large, has an amazing view of the mountains and (for a Winter stay) was the best sledding our kids had ever seen! The owners are very nice, welcoming and responsive. Definately recommend for a family looking to stay in a nice home in a rural setting.

We spent August 2010 at the house. It is comfortable, and the owners were great throughout the experience. The house is well located to take advantage of the wonderful restaurants in Tivoli, Red Hook, and Rhinebeck. Don't miss a visit to Olana, which is only minutes away. The house is easy to access from Manhattan.

Delightful Location, Fantastic Weekend

The farmhouse itself is ideal for a scenic, non-rugged, weekend getaway. The space inside is bright and open, cleverly weaving together modern and historic elements. The decor of the house highlighted its history, but provided all the modern amenities one could desire. The view from the back porch was gorgeous and the nearby town friendly and inviting. My friends and I went to Germantown to get away from a brutal heat wave plaguing New York City this summer and the cool mountain breezes (and a little AC during midday) were the perfect antidote. Highlights: (1) Coordinating with the owners. Everything was exactly as described or better than described. Plus the owners put a lot of thought into details, like leaving out a bottle of wine for us, which made the whole weekend extra nice. (2) The fire pit in the back. It's terrific. Use it. Ideally in the evening. (3) Traipsing through the acres of land. (4) The swing on the front porch. Be warned: The ceilings in two of the rooms are very low. This was not remotely a problem for our group, who averaged 5"5, but if you are an especially tall person you may have to avoid the dining room. I cannot recommend it highly enough. If it is available, snatch it up.

We rented the house for two weeks in October. The house is architecturally interesting, very comfortable and functional. The setting is stunning!! The house overlooks 33 acres that can be explored and has major views of the Catskill mountains which are a few miles away on the other side of the Hudson River. Hudson is approximately 15 minutes away and Rhinebeck about a 20 minute drive. Both towns have many good restaurants and ammenities. There is a great little upscale market called Otto's for morning muffins, newspaper, deli, etc. that is about 2 miles down the road. The only thing missing was a fireplace.

In our exploration of the Hudson Valley this fall, we have fallen in love with this home. Kevin and Bill have done a beautiful job in renovating this classic farmhouse, which is both comfortably and tastfully done. Our family (with three young children) made the most of the property - the wrap around porch, firepit (smores!), log-rolls down the hill in the back, throwing rocks in the pond, etc. We look forward to another stay soon.

The rental was absolutely beautiful. Grounds are a sight to behold. The kitchen was great for cooking. Otto's market market in town is worth a visit. Owners were easy to work with, very reasonable. Would love to return again.

we loved our stay at this immaculate remodeled farmhouse...perfect condition with comfort and amenities galore..beautiful rural setting but convenient to sights and restaurants. We were left to our privacy, but the owner checked in to make sure all our needs were met. We would DEFINITELY stay here again-lovely home and area.

Perfect location and amenities for a group of five for a two-day working retreat. The house was very comfortable, and we loved seeing the horses up at the corner, dining in Tivoli, and browsing the shops in Hudson. Thanks for helping me make our retreat a success!
