This lovely twin villa provides privacy in a single floor, ranch style setting. Located on a quiet cul-de-sac near the Myakka River in Sawgrass Pointe of beautiful Riverwood Golf Community, this property provides the security of a gated community and serene beauty of tropical nature. The American Bald Eagles nest in our preserve.
This home was built in 2007, is a total of 2,169 square feet with 10 foot ceilings and has all new furnishings, linens and appliances. Sand mats and beach towels are provided for your day at the beach. The lanai is screened for enjoying the fine Florida weather. This home is open to natural light with ceiling fans throughout and white on white Whirlpool appliances including dishwasher, garbage disposal, space saving microwave, ceramic top range with self cleaning oven, side by side refrigerator with ice maker and water dispenser, washer and dryer. The living area and bedrooms are carpeted with ceramic tile in the foyer, kitchen and breakfast areas, bathrooms and laundry room.
The king size master bedroom features a large, lighted walk-in and air conditioned closet, and double windows overlooking the preserve.
The master bath has a walk in shower and soaking tub. There are double sinks with cultured marble vanity tops and a large mirror over the lighted vanity.
Access into the home through the two car garage with automatic garage door opener provides additional security for guests. There are smoke detectors throughout the home. The energy saving features include R-30 insulation in the ceiling to maintain comfort levels, energy controlled central air and heating and energy efficient 50 gallon electric water heater. The landscaping, sprinkling system and lawn care is professionally maintained by the home owners association.
The Gene Bates designed, 18 hole, par 72, championship golf course is rated as 4 1/2 stars by Golf Digest Magazine. There is an activity center with Junior Olympic size pool, spa, six Har-Tru tennis courts, fitness center, library, children's play area, croquet and bocce courts, lawn bowling, meeting rooms, dog park, bicycle and walking paths and fishing and boating activities. The activities center posts activities regularly. We are near the Gulf of Mexico and it's beautiful beaches. It's just a short drive to the beach where you can spend the day and stay to watch the magnificent sunsets into the Gulf.
Riverwood is close to major shopping venues offering everything from fashion to building supplies and hardware. There are many unique restaurants within a short drive from our main entrance, many with live entertainment for your enjoyment.
If you are looking for the large amusement centers, we are two hours to Tampa and Busch Gardens or to Orlando and Disney World, Sea World and Universal Studios. Nearby, in Sarasota, the Ringling Museum hosts the history of the Ringling Brothers Circus and it's fine collection of art. It is a treasure of history for an enjoyable day trip. In Ft. We are only a short drive to the ocean from the community and we provide guests access to the beach through our membership in the Riverwood Beach Club.
Owner's Map of Port Charlotte
We are from the Cincinnati area, born and raised. We have owned our business working with school food service in Ohio for 23 years. We love the ocean, mild climate and Florida sunshine. Many of our family members have relocated to Florida over the years and our son graduated from undergraduate school there as well. We have owned several properties in Florida over the years but Riverwood is a very special place. We love the people and activities in the community, the privacy and the unspoiled sanctuary and natural habitat it provides.
