  The condo was lovely, but a few things were broken, or needed some attention. The umbrella doesn't click in the adjoining pole because the plastic stop is broken. The mat is almost ready to disintegrate so a new one might be a good idea. The condo seemed clean, but the bunk bed bedspread had a used bandaid in it. Yuk. And the towels, washcloths looked stained - like maybe bleach wasn't used in the wash. The shower curtain - the plastic part - had mold on the edges. The tv remote in the bedroom doesn't work. But........I loved being there, found a house, and they accepted my offer! Yay!! The condo has a beautiful view of the pond, pool, and Gulf. Wonderful!!

  We really enjoyed our stay at this condo! The views are incredible and just as pictured. It is right across the beach with a view of the pool and the ocean - so close to all the gorgeous sand and water. And the location is perfect. Any further East or West on 30A and you're socked in by crazy touristy areas and too much traffic. This place was definitely a good value for a great little place near the beach!!! Easy to walk to restaurants - The Smiling Fish is delicious, Miss Lucille's is a great place for some ice cream treats, and Amore pizza was good. There's also a small pharmacy in the Gulf Place development which was a nice surprise to find. The last reviewer stated that it was a little outdated and disappointing but I think it was completely charming and it worked well for us. The condo was clean and well stocked with dishes/cookware/towels/beach toys. Maybe the decor isn't as modern or full of all the upgrades everyone might like but we had everything we needed. And my daughter loved her bunk-bed area. She had a great time. We'll definitely be back to the Santa Rosa Beach area in the future.

  This is our second year staying in the Gulfplace area. Love the area and the restaurants! However, we were a little disappointed in the condo. It seemed worn and outdated. The kitchen chair pads were stained as were the couch and chair in the living area. The master bedroom had a ceiling mounted tv and the mattress on the bed seemed old and the addition of the foam pad did not help. The sheet would not stay on and we did not care for it. Our main disappointment was the fact the washer and dryer were not in the "unit" as the listing describes, but on each floor of the building. The listing should state clearly they are NOT in the condo itself. There were no hangers for clothes and the closet was full with the vacuum, etc. We would have also loved at least a dustpan and broom to sweep the tiled areas. We did find booking this condo easy and the kitchen and bathrooms were very clean.

After a busy season of vacationers, we always find ways to improve our condo and we strive to keep it in great condition for all our guests. Just to clarify for future renters, no Gulf Place Cabanas condos have washers or dryers in unit. Cabanas does provide complimentary use multi machine laundry rooms on every floor.

  We were very pleased with this unit as well as the property! The unit itself is very cute and cozy, clean, and well maintained. It's perfectly suitable for a small family. I liked that it had an extra powder room with toilet and sink. I was especially pleased with the view of the ocean. We normally stay right on the beach, so I was expecting to only see a sliver of the ocean. I was pleasantly surprised. The balcony is quite generous. I would suggest that you possibly keep some full size folding chairs or something to sit on while enjoying the great view. The bistro table and two chairs are cute, but not comfortable to sit in for long periods of time. The property is very nice, and we loved the amphitheater like greenspace in the center. We also loved the shops that were right there. Parking was so easy. We always had a space right in front. It was so super easy to get to the beach. Easier than most places I've stayed that was right on the beach. Owner was wonderful to work with. I would love to return to your condo very soon! Wouldn't change anything except seating on the balcony- but I could always bring my own next time:)

  My wife and I had a great time at the condo in Santa Rosa. We frequent the area often and were not disappointed by our lodging at all. We had a wonderful view of the ocean from the 4th level balcony, and the condo was plenty spacious enough for just the two of us with additional room to spare.

  Our family of four loves this place and can't wait to return. The space is tight, but the views are amazing, and the beach is gorgeous. Next time, we'll know to bring salt, pepper, and scissors because they aren't stocked in the kitchen. Also, we'll know to ask for the access code to the larger pool so that we can use it too. We definitely plan to come again!

  Santa Rosa Beach and the Gulf Place Cabanas provided my wife and I an outstanding Thanksgiving get-away. Great golfing and great food were close by, but we were removed from any hectic crowds. The condo unit was accurately depicted online and the booking was straight forward. Cathy responded promptly to my questions. We will definitely return and recommend it to our friends.

  My daughter and I really enjoyed staying at this condo. It was nicely decorated, had all you need in the kitchen and had a wonderful view of the pool,the Gulf and two beautiful homes on the beach. It was an easy,short walk to the beach and there were bathrooms and showers close buy, if you needed them. There were lots of restaurants and shops on the property to walk to. We would highly recommend this condo and its location away from the crowds, of course there is nowhere else in the US that has the white sandy beaches and crystal clear water like the panhandle of Florida.

  Recommended for: Age 55+, families with teenagers, families with young children, girls getaway.

  I am so glad we found your condo to stay in. It was extremely comfortable and much larger than I expected. Santa Rosa Beach was incredible! It was our first time to the area but we will definitely be back. We expected it to be crowded the week before July 4th but it never was. We went to Destin for some parasailing and the traffic there made us hurry back to the condo. LOVED LOVED LOVED the walking path,it was great to get up before the day got hot and walk up the path and get in some exercise to make up for all the eating we did. Had never stayed across the street from the beach but that turned out to be a plus. It was a very short walk and we never tracked all that sand back in with us. We will definitely come back next year to stay. Thanks for such a great vacation,Kay

  Gulf place is a nice place close to the beaches away from the crowds. Nice views of the gulf from the balcony. The price is right for a family on a budget. Many, many nice places to eat close by. I would recommend this place and we hope to stay again soon.

Rental Agreement for: Gulf Place Cabanas, Unit # 410 145 Spires Lane Santa Rosa Beach FL 32459 850-267-4632 1. CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. No early check-in or check-out without prior permission. 2. This is a NON SMOKING unit. 3. PETS ARE NOT PERMITTED in rental units under any conditions. 4. DAMAGE Protection Coverage – a damage protection policy of $49 will be included in your reservation fees. This is in lieu of a damage deposit. 5. PAYMENT – An advance payment equal to 50% of the rental rate is required to secure your reservation. The advance payment will be applied toward the total charges for rental. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Cathy Eads IF NOT paying online. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date. All rentals are subject to $99 exit cleaning fee & 12% FL tax. 6. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 8. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons. 9. This property requires a THREE NIGHT MINIMUM stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. 10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 11. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 12. RATE CHANGES – Rates subject to change without notice. 13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 16. HURRICANE /STORM POLICY – No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period.
