This luxurious studio carriage house, in the premier 30-A community of Rosemary Beach, has every amenity. It's great for a couple (king bed), or a young family (child in portable crib.) Less than two minutes from door to sand, it's also conveniently located (3 blocks) to on-property dining and shopping.
Professionally decorated, it's 485 square feet of high end finishes. Located just one lot off the beach, there are three beautiful gulf views from the interior and exterior of the house. You can lie in bed and see the ocean.
A recent (1/13) renovation and redecoration includes a king bed, mattress and bedding, other new furnishings and polished limestone in the bath/shower.
The covered porch has a bar height table and chairs for casual dining or sunset cocktails. One garage space is reserved for carriage house guests.
Maintained by 30-A Cottages and Concierge, the carriage house has 700 count sheets, supima cotton towels and L'Occitane toiletries. 30-A provides 24 hour maintenance and services such as bike rentals (with free delivery).
The stainless kitchen offers full-sized sized appliances (refrigerator/ice maker, Five Star gas range, Bosch dishwasher and microwave) Portmerion china, Circulon cookware and a Cuisinart food processor. Meyer organic cleaning products are provided. The washer and dryer are inside the carriage house (not downstairs in the garage.)
The main living area is open floor plan, with a 10 foot ceiling height. A large new TV and DVD player have been added, as well as a IPod/I-Pad dock/CD player. The TV is visible from the bed, sitting and dining areas. There's also a counter height bar/desk area with a gulf view. Complimentary Wi-Fi is provided.
The carriage house is best suited for a couple or a family with one child (in a portable crib.) It's comparable to an oversized luxury hotel room, but with a fully equipped kitchen and laundry area.
Guests will be given access cards to all four Rosemary Beach pools (including one indoor pool). Tennis courts, a fitness center and beach set-ups (chairs and umbrellas) are available on-site on a fee basis.
This carriage house has everything you need for a great vacation. The Gulf, plus all the dining, shopping and amenities Rosemary Beach has to offer are just steps away.
Note: The property has a private pool, but carriage house guests may only use it when the main house/cottage in unoccupied.

We were extremely pleased with this carriage house! It was exactly as advertised with amazing views from inside the house, as well as from the balcony. The location couldn't be better! The house provided the perfect amount of space for two people. Every amenity was included. We will definitely be back!!Recommended for: Romantic getaway, tourists without a car.

We highly recommend the carriage house & plan to stay again. We are both very particular, but have only praise for this charming, romantic property. The makeup mirror & L'Occitane toiletries were a nice touch. The kitchen was well-appionted, though we really only used it for water & wine storage. Terri's suggestions for restaurants were helpful & we both really loved Paradis. The upstairs porch has a lovely view of the ocean, perfect for morning coffee or sipping wine in the evening. The king bed was very comfortable, as well. We also appreciated the laundry in the unit, and garage space. We have stayed everywhere from Seaside to Seacrest Beach in the last 25 years, but this was our first visit staying in Rosemary Beach. The price was just a little higher than some other carriage houses, but was well worth it in amenities & ambience!!!!!Recommended for: Age 55+, romantic getaway, tourists without a car.

This cottage is perfect for 2 people and the location is the best. You can reach the beach or pools in just a short walk. We love Rosemary Beach because you can walk to dinner and lunch (there are wonderful local restaurants). We normally stay at Watercolor, but found the pace at Rosemary really nice and never got in our car once. The cottage has everything you need...from washer/dryer to a nice size bathroom and kitchen. We will return!Recommended for: Age 55+, romantic getaway, tourists without a car.

This is the second time we have stayed in this carriage house. The property is spotless and very welcoming. You feel like you are at home once you walk through the door. The community is very quaint and has several wonderful restaurants you can either walk or bike to. The beach is beautiful and literally less than a five minute walk. Order up beach service and bike rentals and there is no need to get back in your car until it is time to leave. The owner and property management company are a delight to work with. Thanks for making our vacation so enjoyable and relaxing. Hope to see you again next year!Recommended for: Romantic getaway, tourists without a car.

My husband I had a lovely stay at the carriage house. The decor is lovely, and there are good views of the Gulf both from the interior and on the covered porch. The amenities are high end, and you can absolutely make yourself at home in this charming suite which has a very well appointed kitchen, bath, and laundry facilities. It is in walking distance of shops and restaurants, and it is easy access to the beach. The owner has thought of every detail and was very easy to communicate with. We absolutely intend to stay here again and highly recommend this property for a couple.Recommended for: Romantic getaway.

Perfect stay for my wife and I on a kid-less vacation. Luxury details abound ! Very comfortable, clean and beautiful gulf-front views from balcony. High-end appointments and extremely comfortable bed with powerful shower. Only a (less-then) 5 minute walk to the beach - easy come and go for snacks, etc. Would HIGHLY recommend this carriage house and will plan to stay again myself.Recommended for: Romantic getaway, tourists without a car, sightseeing.

WARNING. Renting this Carriage House may be HABIT FORMING. I know in my wife's and my case, we want to go back again, and again, and...you get the idea. This Spring Break was our first at Rosemary Beach (Seaside was our destination last year) and we are already trying to figure out when and how we can get back to this very special place. I can assure you the house location in RB is almost unbeatable, the Carriage House is incredibly comfortable and luxurious, and the overall atmosphere of RB and the Carriage House is truly relaxing. As many others have noted the Owner is very accomodating and helpful and rightfully proud of her property--and it shows in the condition and quality of the furnishings, linens, appliances, etc. From the Carriage House you can walk or ride bicycles to any location in RB and then other wonderful places to eat, shop, buy groceries, etc. are not far away--some by bike, others by auto. Again, you've been WARNED!!! Experience the delights of Rosemary Beach and this Carriage House just once and you may be hooked for life. I know we are.Recommended for: Age 55+, romantic getaway, sightseeing.

My husband and I had a very restful and peaceful 4 days at the Carraige House. The photos accurately give you the feel of warmth and view of the property. Being able to walk to the beach one home away was so convenient. Terri was very helplful in meeting all our needs and comforts for a very relaxing holiday. This was our first visit to Rosemary Beach and we fell in love! Not only did we enjoy the small town, this carriage house was perfect! The space was intimate with high-end furnishings. Beautiful floors, nice linens, and a nice washer-dryer. This place had everything we needed for the perfect get-away. It was literally a minute walk to the beach and the gas lanterns on the balcony were an elegant touch. The owners were very accommodating and even offered a later check-out. We would definitely stay at this carriage house again!Recommended for: Age 55+, romantic getaway, tourists without a car.

The carriage house by far exceeded our expections. It is beautifully decorated, very clean and minutes away from the most beautiful beach in the world. My husband and I have traveled all over Florida, Mexico and the Caribbean and by far this is our favorite beach. Rosemary Beach is a darling community with lots of great restaurants and shops. Terri was so easy to work with and extremely accommodating. It is safe to say we will visit Rosemary Beach and the Johnson Carriage House over and over....Thank you again for a wonderful vacation!!!!Recommended for: Age 55+, romantic getaway, tourists without a car.
