This spacious and sunny Peak 8 home is only steps from Four O’ Clock ski run and the Snowflake Lift providing the much coveted ski-in/ski-out access. After a great day on the mountain ski home to the beautiful Irie House to bask in the familiar comforts of home with all the perks of Breckenridge.
Upon entering walk down the three little stairs into the open living room that seems to extend for miles as the expansive windows provide uninterrupted views of town and the impressive Baldy Mountain. Outside the oversized deck serves as the ideal place to indulge in après ski while basking in the Colorado sunshine. But if the weather isn’t cooperating simply take the cold beers inside and gather in the living room as the couch can seat everyone comfortably and still allow for all to enjoy the majestic scenery.
When hunger strikes the open kitchen creates the ideal place to whip up family favorites. There is nothing better than a hardy meal after a great day of adventure in the Colorado Rockies. So, pour yourself a glass of wine, select a sue chef and let the fun begin. Remember if you cook you get first dibs on the best plate and you don’t have to do dishes.
Once the table is set, sit down and enjoy. Delight in the praises of friends and family as your delicious food is devoured and partake in the sharing of stories of the best run and the craziest outfits you saw while skiing. Then take a moment to notice the pristine white snow that is falling outside and bound to make tomorrow another great powder day.
When the food is gone and you can’t bear to eat another bite of dessert walk downstairs and test your skills at both pool and poker. The classic poker table and floral lamp is reminiscent of a western saloon and may inspire some Clint Eastwood quotes while the pool table invites friendly competition. There are also three more couches downstairs if you rather watch the games. Or step outside and soak your tired legs in the rejuvenating hot tub while searching for the Big Dipper. And if you still have energy after all the adventure, make your way down to Main Street to enjoy a nightcap at one of the many famed Breckenridge bars.
This home is ideal for families or large groups as there is plenty of room and activity for everyone. Why the Owner Chose Private Homes
A very common line around here is “we came for the winter and stayed for summer”. I can’t tell you how many “locals” say they came here to experience just one season of fun on the slopes before returning to the “real world”. Five, 10, 20 years later they’re still here! Some tried to leave and ended up coming back thinking that retirement was just too far off! Breckenridge is an adult's playground. With or without children, there are numerous activities and events to keep all ages happy.

We are Pete and Imane and we own a small vacation lodging business called Book Breck Lodging. We manage several homes here in Breckenridge for second homeowners. The advantage of a small management company over renting directly from a homeowner or from a large resort is that we are on location and accessible.
The best part of the job for us is that we get to meet people who also love Breckenridge or who are about to experience it for the first time. We each fell in love with this town because of the variety of things that it offers. It's a small town with a big personality. It offers the charm, quaintness and history typical of a small town, but combines the liveliness and variety of different fun and adventurous activities, high end restaurants and shopping, and year round community activities. It’s the perfect balance of two worlds that has created a laid back and fun place to be. We have yet to meet someone who hasn’t fallen under the Breckenridge spell!
Sometimes we just talk to our guests on the phone. Sometime we’ll have a glass of wine with them and really get to know them. It depends on the guest and if they prefer privacy in their vacation home away from home, or if the have time to sit down with some locals. Either way, we want our guests to think of us as their friends in Breckenridge who they can come visit again and again.

We enjoyed your home very much. It was roomy and just the righ fit for our group of 10. Location was also good. The skiing and shopping was everything we expected and more. But . . . it's really time for a new sofa - it just comes apart and isn't that comfy. Otherwise, it was great.

We decided to get together and visit family here in Colorado. Staying in this house was a very good choice. What a beautiful view and such an easy way to get to the ski lift. Everything was well supplied for us. We couldn't have asked for a better stay. We Were busy between skiing, playing "just dance," cards, pool, and completing puzzles. Thanks for allowing us to stay here, and we look forward to another stay in Colorado.

12 wannabe snowboarders, skier and snow aficionados venture from 3 seperate Latin American countries to play in the snow ( some to see it for basically the first time). Irie House is the perfect home base for world class skiing, snow shoeing and worry-free relaxing. It takes an exceptional house to make a baker's dozen Latinos risk their necks in outdoor sports without worrying. Thanks for the incredible welcoming abode which in no time became a home. - The Costa Rica, Colombia, and Argentina crew

This home is directly across the road from 4 o'clock run, about 150 yards above the Snowflake lift. You can ski down, remove skis, get on the lift and then keep even ski across the road right into the garage. Fantastic. Layout: basement consists of one bedroom with double bed, two twin beds in open area, three couches (at least one pulls out), a pool table, bar, and stove. Great for hanging out after a day on the slopes. Main floor has very large living area with fireplace, kitchen with island for about 3 and table for 6ish, huge master with king, open double sinks, large closet, and separate bath/toilet. Access to the hot tub through the master and/or from the living area. Hot tub has a great view. Upper floor has loft area with desk, bedroom with double bed, bedroom with two twins and loft with another twin, and bathroom with access from either bedroom. Overall, this is a great place to stay if you're big into skiing. You can walk to the shops/restaurants, but the hill is nasty when it is icy--seems like at least 1/2 mile. Better than driving, but be prepared. If you're taking young kids, I would definitely recommend a sled of some sort to make it all the way down and back again. If you are looking for a close place to town and skiing, I would look for something below the Snowflake lift. The hill that provides the amazing view is not something you would consider doing more than once a day if it's icy. I would recommend this home if you are looking for a great ski location and someplace with plenty of room for your group to hang out inside (or on the deck).
Recommended for:Adventure seekers, girls getaway, age 55+, families with young children, families with teenagers.
