    My whole family rented two houses. the houses are nice and clean, but we missed some details in the houses, especially in the kitchen - for example - how to cook pasta without sieve, how to wash the dishes without a dish towel, how to clean the house without a broom. just small things, but very helpful - i would recommend to invest small money for this small things! the staff was very nice, helpful and very friendly, the shuttle was working perfect. the restaurant offers good food, the prices are fair and the chocolate cake is unbelievable, my wife would like to return just because of this cake ;-). the cocktails during the sunset were also good and the views gergious! we will definatly return and hope that the kitchenequipment is then better then now. thank you for a nice stay!

    Recommended for: Families with young children, tourists without a car, romantic getaway.

    Owner response: Sorry to hear that some of the standard kitchen supplies were missing during your stay. When you return, please ask at the front desk and they will bring you what you need - or we'll give you credit at the local variety store to buy what will make your stay perfect. (within reason, of course!!!) No matter how we try, it seems that our kitchen supplies often end up in a neighbor's house!

    Was last at Palermo three years ago. It has only improved more. The staff deserves particular mention. All were attentive and friendly and several went out of their way to help us. One example is Carlos spending time receiving, printing, scanning and resending e-mails having to do with a time-sensitive purchase and sales agreement on my home. Another was the extra research to find us a place to rent an all terrain vehicle for a trip down the coast. Food at the Palermo restaurant was very good and not over-priced. The stay was so enjoyable that even the scorpion sting I got at the Villa was just a little more spice in the trip - like a bee sting; no worse. But do be careful when packing to go home!

    We had a wonderful time at Palermo Hotel and Resort. Everything was fantastic! The views of the ocean and sunsets were just awesome! The villas are clean with daily cleaning services. The villas are nestled closely together but it feels so private and spacious at the same time. This is a perfect place to stay for vacacioners who are single, travelling in couples or families. The restaurant food is excellent and the prices are reasonable with beautiful views of the pool and the ocean as the backdrop; we enjoyed many meals here. There is free rides to the village of San Juan from the Hotel and few times we had taxis they were very cheap. There are so many beautiful, clean beaches around San Juan and we had several wonderful days swimming and playing with the waves. We feel very safe here as well and look forward to returning here again. There are many attractions in the surrounding area as well like the city of Granada, Ometepe, zip lines and horseback riding. I would definately recommend Palermo Hotel and Resort to anyone, it is fantastic. Lastly, we really love the people here they are very friendly and helpful.

    We have stayed at Villas de Palermo twice this year--each time for one week with the most recent being November 21 thru the 28th, 2011. Check in was organized and very easy and a staff member then showed us to our villa and assisted with our luggage. After quick showers we went to the resort bar for refreshments and then a delightful meal which was served on a terrace which has a nice view of the city and Pacific Ocean and the sunsets were nothing short of spectacular!!!! There are numerous activities available to satisfy the needs those who want more to do that swim in the pool, get a tan or to just plain relax. In fact, for readers, there are even books to borrow and for movie buffs, movies to borrow. Cable television featured nearly 100 channels, the wi-fi was faster than many places I visit and phone calls were easy using Skype which cost less than 3 cents per minute. We are now planning our next visit early in 2012!!

    My husband and I went for three nights and the hotel is great. The villas are spacious and quiet, the pool is very relaxing after a hot day at the beach and the food is prepared with amazing attention to detail. Everyone was friendly and helpful, the free shuttle to town was on-demand. A really relaxing get-away place and they even picked us up at the Nicaraguan border for free!

    Recommended for: Age 55+, families with young children, girls getaway, tourists without a car, romantic getaway.

    Hi! I trully recommend Villas de Palermo to anyone with children. I have 2 very small children and had a great time there. The villa is very comfortable and well equipped, and the kids enjoyed a lot. The beaches are very near and the sight is very beautiful from the villa. The staff is very nice, helped us every time we needed. A suggestion: when you rent a villa if you have small children ask for one near the pool... Oh, and also carry with you some baygon because you can find ants in the villa, nothing to worry about but just for precaution. I would recommend it to couples, families and friends getaway.

    Recommended for: Adventure seekers, age 55+, families with young children, romantic getaway.

    Villas are very comfortable and have a nice enviroment, BUT something very important is missing: PHONE, they have no phones in the villas, so it's impossible to call the reception/front desk or communicate to any other place. Most foreigner visitors dont carry local cellphones and it's impossible for them to be communicated in these villas. And the front desk is not even close to the villas, ours was far away the front desk and up to a hill, so it's difficult to walk there and go back to the villa. Phones are very necessary in the villas.

Luxury villas are close to the front desk, restaurant and pool, and include many ameneties that are available only with extra charges in other villas. Phones, extra beds, bottled water and many additional amenities are available in any villa for a small additional charge. We hope you return soon and add a phone to your villa during your next stay!     We took advantage of the 72-hour package to renew our Costa Rica visa, as advertised in the Tico Times. (The package is a little difficult to find on the website itself, and the resort might want to take a look at that.) The price, which included three nights, daily breakfast, and the border transfer represents an excellent value. For us, the transfer to and from the border meant that we did not have to rent a car on the Nicaragua or figure out how to arrange a taxi or bus transfers. In addition, our driver was able to deal with the exit stamps. (I wish that we had known about his ability to facilitate this for the entry as well. The Costa Rica-Nicaragua border at Penas Blancas can be a small slice of Central American chaos.) Unlike one of the previous reviewers, we found the customer service excellent, at both the restaurant and front desk. Staff are clearly trying to "get it right" in English and mostly succeeding. The grounds are lovely, particularly around the restaurant/pool area, and we liked the fact that the surrounding hillsides are mostly in a natural state, home to monkeys and birds. The villa was perfect, great finishes and furniture. The curtains were the only downside--too thin to keep the room dark in the morning and not as clean as they could have been. In the downstairs bedroom, the screens were really shredded, almost as if someone had been trying to get into the apartment. Overall, I would recommend Palermo without hesitation.

    Recommended for: Age 55+, tourists without a car, sightseeing.

    Villas de Palermo is a lovely place to stay to relax, and to enjoy San Juan del Sur -- a relaxed, quaint little beach town. The villas are excellent with 1 upstairs bedroom and bath, 1 downstairs bedroom and bath, a spacious kitchen and living area, and a sunny terrace (oh, and a balcony upstairs too!). Each villa is its own building, so you have your own private mini-condo to yourself! If you want to save money, you can buy food inexpensively in town and cook. The villa was very clean, with the exception of all of the drapes which hadn't been washed in at least a month or more -- filled with dead bugs and stained. You barely wanted to touch them to open or close. The rest of the villa was very clean! But wash those drapes! The free transport by the hotel to town (between 7 am - 6 pm) is a great asset! To go into town for dinner in the evening, the hotel will arrange for a taxi, which is safe and reasonable. Our driver, Mario, even dropped us off for dinner and then picked us back up at the appointed hour and only charged us at the very end for both rides. We took advantage of the Costa Rica visa-getaway package, which is a deal! Free transport to and from the border -- Guillermo is your guy! He even helps you with your passport stamping! Our only downside experience was the service in the hotel's restaurant, which leaves much to be improved. Our waitress for lunch 2 days in a row would reluctantly come to serve us, disappear for long periods, enjoy chatting with other hotel staff instead of giving us any attention at all. One day the staff decided to turn the music up at full volume to have a little informal fun themselves at the bar, with no regard for us trying to have a relaxing lunch. It takes at least 30-40 minutes to receive any meal, and it usually comes part cold. Some of the reception staff also need a customer service refresher training to remember that the client should not feel they are bothering the staff to ask simple questions. We will recommend the hotel, and would like to visit again. But we know now to avoid the restaurant at all costs. Villas de Palermo is a 4-star resort, but gets 2 stars on its restaurant and very mixed reviews on staff customer service.

    Recommended for: Families with teenagers, girls getaway, tourists without a car, romantic getaway, sightseeing.

Too bad that we didn't realize that they were stained during the wood restoration that was completed in your villa - just before your arrival. We have piles of new drapes, so next time, please let us know what we can do to make your stay more comfortable. We also appreciate your candid feedback about your waitress. In Nicaragua, part of the salary paid to each hotel employee funds "english-language and hospitality" training courses - available free to the employees. We'll make sure our staff that you mentioned will attend a refresher course! We hope to see you again, soon.

    My wife and I live in Costa Rica, operating with "Visitor Visas". So we need to leave CR every 90 days to obey the law. We noted the Palermo Resort had a package designed for that purpose, and we tried the Palermo for the first time December 2010. The Palermo Resort picked us up at the border to Nicaragua, and brought us back there in time for our bus to San Jose, Costa Rica. The villas were spacious, with bedrooms on both levels. (We stayed in Villa 21) The view was great, the staff was excellent. Breakfast was included, and the fruit varied from day to day. (I expect it was dependent upon fresh produce.) I currently need a cane - this resort is not handicapped-friendly. (When you entered the villa it was stairs to go to either level. For this reason I would not recommend it for people with very small children.) The staff was willing to provide a ride within the resort to reduce my walking - it was greatly appreciated. The resort was clean, very well maintained, and the staff would go out of their way to be friendly and helpful. We had lunch and dinner in San Juan del Sur - we like watching the waves of the ocean. Excellent fresh sea food is very inexpensive (as are rum drinks!) The Palermo provided free rides to/from town, and picked us up on our requested schedule times. We have stayed in Granada, Nicaragua twice; San Juan del Sur once; David, Panama three times - the Palermo Resort ws the best place we have tried so far. We definitely plan to stay at the Palermo Resort again in the future. By the way, our Spanish is very poor. No problem !!

    Recommended for: Age 55+, tourists without a car, romantic getaway, sightseeing.

    Stayed at the Villa with my wife & 12 year old daughter &16 year old son for 17 nights! We were on a 2 1/2 week vacation to Nica. The staff can't do enough to help you !!! They all speak a little English !! The Villas are Magnificent ! All New & modern, full kitchens (not that we did any cooking) But nice to have a full size fridge to fill full of Botttled water & Beer and Pop etc. . Microwave,coffeemachine, all the amenities of a modern Canadian or American Household !Un-limited Hot water, And everything else worked ! Breakfast was included, not the greatest breakfast but they are trying ! Had supper there a couple of times and food was great ! Although a bit more pricey than going into SanJuan Del Sur. Hamburgers and fries around the pool during the day were awesome ! We were in Villa 14 which is one of the closest villas to Restaurant and Pool . Only downfall of Villa Palermo for some people would be that you need wheels to get into town! I had rented a car so was no problem for me,But Hotel staff will run you into SanJUanDelSur & pick you up anytime ! Without hesitation and free ! Give the driver a $1.00 Us or $2 U.S. Tip They are more than Happy to take you into town ! I can't say enough about this place, it was our home away from home for 2 &1/2 weeks, bring a little padlock for your suitcase as there is no room safe, so I just locked up one of our suitcases(with the cash & passports etc.,) when we weren't there. Villa Palermo is one of the nicest places to stay at in all of Nicaragua !!! Especially for the price !!! One thing they should do is Cut two trees that are inhibiting the Ocean View !Or replant them more off to the side ! I have been to the Mayan Riviera twice and other places in Mexico and this place has them all beat ! And we don't stay in anything less than 41/2 stars in Mexico ,so you need'nt have any worries about Villa Palermo !

    We recently had our wedding at Palermo (30 people) and we could not be happier with our experience at the resort. It's a VERY NICE AND COMFORTABLE resort. It's not over the top, but definitely nice. If you're on a backpack budget, it's probably a bit much for you (or me, or anyone looking for basic lodging). We've been lucky enough to do a fair amount of traveling (we've camped, slept in tree houses, stayed in 4 star hotels, B&B's, rented houses, etc.). My wife has a background in F&B and travel, and has worked for companies like Marriott and the Four Seasons. She was extremely happy with the service and the property. I would go so far as to say, the service was better than the US. The staff is genuinely friendly, hard-working and very good at what they do. Boucho took care of us the whole time we were there and is pretty much the coolest guy on the planet. Sharon and especially Gabby (our wedding coordinator that works with, but not for, the resort) made our wedding run flawlessly. I would definitely recommend this resort for anyone traveling to the SJDS area on vacation that wants to be comfortable and would further recommend it for anyone looking for a unique wedding destination, with a professionally run wedding. We will definitely return as soon as we can.

    Anyone that is looking for a relaxed upscale atmosphere with exceptional waves, then look no further than Villas de Palermo. The grounds are immaculate and the bilingual service there is just as top notch. The wi-fi was an added bonus so a "little" work can be done while on vacaction! The sunsets are off the charts which helped the rum go down much smoother! I will be back for sure and will be telling all of my family and friends about this place! Great job!     Nicaragua is the most beautiful place.. Everyone couldn’t understand why we picked there!!! Once you been I will understand why!! Make sure you can speak Spanish; you will be lost without it. Beware of the Police (SHADY) and their rental car scandal!!!!!! Stayed at the Palermo... words can not describe this Villa or the view!!! I'll will put a photo IN SOON!!

    I have stayed in many places in Nicaragua and the Palermo resort ranks very high on my list. The staff was bi-lingual and were extremely attentive to all of our needs. The food was excellent, thre was plenty to do and the sunsets were out of this world!! I would highly recommend Palermo to anyone!

    I stayed in one of the villas (26) with my brother who was here in Nicaragua for the first time. The views are gorgeous, especially early in the morning when the suns falls across the valley and fields between the villas and the sea. The continuous breezes were delicious, such that we never needed to use the air conditioning. The poolside area is a bit warm for me but after 4:00 the temp is perfect. The restaurant is very good and the sopa de Marescos is delicious and a bargain. The staff was always friendly, whether maids, gardeners, waiters, front desk personel or the driver, Bosco, who takes you into San Juan del Sur (five minutes away) in the hotel vehicle. I found this place to be the perfect mix of views, proximity to town without all the noise of being in town (especially on weekends), all at agreat price. I,ll be back......

    Things we loved: The photos of the villas say it all. This place is beautiful and the villas so spotless I thought I had walked into a model home. The floor plan is perfect and so spacious. We liked its location - close to town yet above it all. We loved Bosco who took us into town every day in the tuk-tuk! We took advantage of happy hour cocktails by the pool, and appreciated the breakfast on the patio being served until 11:00am. I had a beautiful steak dinner one evening. I ordered my filet "medio-rojo" and it came out perfectly medium-rare. It also made for a great steak sandwich the next day. One more thing I think I really liked is that, compared with, say, Piedras y Olas, it seemed to have a more international clientele, and therefore felt more like I was in Nicaragua / Central America and not at a convention in the U.S. Things we would change: Zero. Ok, maybe trim the tree branches that were brushing up against our bedroom window at night. (I actually thought about inquiring into that, but it was such a well-run place I figured they would probably go and DO it, in which case I would feel bad having made such a request!)

    My family took advantage of the "visa renewal" package offered online. I was skeptical at first, thinking the price must be wtong, the rooms would be a dump, or too removed from town. Or wax fanadtic, the villas are beautiful, just like in the photos, landscape and views are gorgeous and the whole place is just a five minute drive from the town, where staff will drip you off and pick you up, whenever you want. Bosco the main driver is fantastic, genuine and a wonderful ambassador to the hotel. He met us at the birder and made us feel welcome immediately. My only complaint would be about the food, as a restauranteur though I can be picky. I noticed the plates often arrived different to how they were described on the menu. They had a heavy hand on the artificial seasoning, and the steak I ordered rare ( to compensate for the tendency to overcook meat in Central America) came well done. I can tolerate medium, but beyond that, I'm just not interested in eating it. I sent it back, and choked through the second plate that came, cooked just as much as the first was and I was too embarrased to refuse it a second time. Breakfast was great, and the service was wonderful, the rooms do come with full kitchens, so next time I will cook in or check out pelican eyes restaurant again. much as the first. though friends raved that the food was fantastic.

    Palermo is a beautiful, well maintained resort. The staff is superior! The restaurant is fabulous. The beaches have some of the best surfing in the world. San Juan Del Sur is a wonderful town and Palermo is the best hotel there!

    WE'VE STAYED IN THE VILLAS A NUMBER OF TIMES OVER THE PAST 3-4 YEARS AND MOST ENJOY THE SUNSET OVER THE PACIFIC FROM OUR BALCONY WITH A FLOR DE CANA ON ICE OR A GLASS OF RED WINE IN HAND. THAT'S OUR DEFINITION OF PARADISE. WE'LL RETURN BEFORE THIS WINTER IS OVER.

    First of I really liked the location. Far enough from SJ to be quiet and private, but close enough to go to SJ in a few minutes to enjoy the restuarants and town. Also very close to PALI where you can get everything you need to take advantage of the fully equipped kitchen. That being said I would recommend having a rental car. The bay views from the patio were great and we saw the first cruise ship of the season. The furniture/appliance package is one of the nicest I have seen in Nicaragua, richly decorated with dark wood, the villa also has central air, great showers, good water pressure and modern fancy appliances. As a business traveler I very much appreciated having wireless internet from my villa. I would gladly return to this hotel again.

    Palermo has it all. A beautiful villa with a breathtaking view. We stocked our kitchen with food so we could enjoy breakfast in the a.m. while sitting on our patio enjoying the beauty that was all around us. After drives each day to the beaches, we came back to the pool and enjoyed drinks and a light lunch poolside. I highly recommend the seafood soup! Just enough for a light lunch. Our 2 bedroom villa was perfect for 4. Large bedrooms with equally large bathrooms & showers. Bring binoculars for the view! San Juan del Sur is friendly, safe, and not far for a jaunt into town. If you like to excercise, bring your shoes to walk from the top of the villa's down to the main road and back again. Great cardio work out!! Enjoy...I will be back soon!!

    Palermo Hotel offers a peaceful, quiet environment with an unbeatable view of SJDS. Each villa is beautifully decorated and immaculately clean. All service was impeccable during our stay. The location is great for those with transportation, as it is a bit outside of downtown. We were VERY pleased with our experience here.     Palermo made my trip to San Juan extremely enjoyable. It was nice being up in the hills away from the downtown/beach area. But it was also nice knowing that I could be down in the action at a moment's notice. The views are worth a million bucks. The pool was unbelievable, and I was incredibly impressed with the overall cleanliness of the villa. The maid service was great. I especially enjoyed having such a nice kitchen to cook in. It's nice having the option to cook for yourself rather than eating out for every meal.

    This resort is very unusual in a number of very positive ways. For those of us who are wary of what accommodations one might expect in a Nicaraguan fishing town, rest assured that you will be comfortable and safe.The resort is perched on a hill outside of town which offers numerous advantages. First, the view of the bay from the Villa is like a painting which you can watch for ours. The resort itself is beautifully maintained and landscaped. Being outside of town means you don’t have the noise and traffic and the security is excellent. While not on the beach, it is not far either via a comfortable walk or motorized cart driven by hotel staff.The villas are all separate “houses” and very private. They are clean and spacious. There is wireless internet.If you have never been to Nicaragua, you are in for a treat. The town of San Juan del Sur is an authentic Nica town and quite charming. While tourisim is an important part of the economy it is not everything and unlike so many coastal cities frequented by Americans around the world it remains unspoiled. There are a surprising number of very good restaurants - the food is wonderful!The Villas are large with two-bedrooms and two bathrooms and a kitchen, living room, terrace and balcony. The furniture is beautiful Nicaraguan wood furniture, and the kitchen modern appliances (other than dishwasher).

    My husband and I just spent a few nights at Villas de Palermo and were impressed with a number of things. The staff was very friendly and in the reception checkin area, spoke English fluently which is a help to non Spanish speakers. We had a very friendly driver Bosco who took us wherever we wanted to go in town and picked us up as well in the propertys TukTuk. The restaurant had great food, and overlooked the pool and the view of the lush green land of Nicaragua as well as the Pacific Ocean, as well as our villa which had Ocean views from both bedrooms, and an area outside to sit in rocking chairs and relax outside with a great view. We were able to cook if we wanted, as well as keep some food like fresh pineapple for breakfast, yet there were so many good restaurants, in addition to the hotels food, that we tried something different every night we were there. The town has a great feel of locals, mixing with tourists, and a very Nicaraguan feel, versus a too touristy foreign feel. The people were very friendly and helpful, and we enjoyed ourselves immensely. We mainly relaxed. Next time, we will try to do more sightseeing in the area, like visit Granada, Ometepe, Masaya, and other parts of Nicaragua as well.

    This place is about a km out of the center of town, but is really nice and new and a wonderful place to relax or have a home base for exploring the area. They have a nice restaurant, great pool, and some of the best views I've ever seen. The kitchen has everything you need including a huge fridge and we had some great meals on our porch watching the sunsets. I had some work to do and was happy to have working wi-fi in my unit as well. The beds are comfortable, the bathrooms are clean and nice, and there is a zip-line canopy tour walking distance from the hotel as well as some nice hikes. i'll be back!

    We ended up at Hotel Palermo by chance. After traveling throughout Nicaragua I can definitively say that this hotel is the nicest one we stayed in. It's well constructed with nice Nicaraguan accents in each Villa. The staff is friendly and the pool area is beautiful. We were able to get into town very easily and took advantage of the nightlife as well as had an amazing cruise aboard the sailboat Gypsy. All in all, I would definitely recommend this hotel.

    Our family spent a week in VDP in Dec 2008, and were not sure what to expect in Nicaragua. The road from the airport was not the best, but once you arrive - wow! Big (1600 sq ft) villas with big bedrooms, kitchens, very clean kitchen and living room. We had a blast going into San Juan and walking along the beach. Since my "kids" are teenagers, we sat in a bar on the beach and watched the sun sink below the water. Probably the best sunsets I have ever seen, I saw during that week. From our villa (from all the villas) you can see the ocean and enjoy the sunsets. We loved going to the pool during the heat of the day. We also liked having the Wifi in our villa for keeping in touch. All in, a terrific introduction to Nicaragua in a super clean villa, yet able to enjoy the local life just outside the villa compound. We will be back.

    We were married at Palermo! 42 people traveled from the US, those who stayed in the Villas loved them. Those who didn't stay in the Villas wished they did. Most of our logistics were planned via email, anything Palermo ended up taking responsibility for worked out great. Flowers, cake, the mariachi band and the tequila cart being prime examples. Our wedding cake looked amazing and tasted great too. The flowers were from local florist and in season. The band was a family of 6 who played excellent music with high energy for the time we scheduled. And the tequila cart, well that's some Nicaraguan flair that speaks for itself. The setting and decoration were spectacular. Poolside wedding, moved to the dining room for the meal and back outside for more drinks and dancing. The staff was accommodating all week long, nothing but smiles from the waiters, reception, gardeners, Sharon and anyone else involved with Palermo. I would recommend Palermo without hesitation to anyone looking for a laid back wedding or vacation. The villas are clean and well-kept, close to SJDS and of course they have unbelievable views too. At the risk of bragging, I'll say my wife and I had the best time we've ever had at a wedding. Not too many get to say that about their own wedding. The icing on the cake is our parents and friends say the same thing! It would not have been possible without Palermo's help, patience and attention to detail while remaining laid back with open communication. Thanks to everyone who made our day special, it would not have been what is was without you.

    Recommended for: Age 55+, families with teenagers, families with young children, girls getaway, tourists without a car, romantic getaway, sightseeing.
