The restored farmhouse of Tenuta San Carlo is located in an 1000 acre private estate on the Mediterranean coast. Tenuta San Carlo is in the heart of Maremma, which extends along the center and southern coast of Tuscany. The nearest city, Grosseto, and towns, Principina Mare and Marina di Grosseto, offer easy access to all necessary facilities including bank, post office, pharmacy, shops, bars, and many restaurants of traditional Italian food.
Sea and Nature
The beach is easily accessible by a tree-lined, private road through the property. The beach and the property are incorporated in the gorgeous Natural Park of Uccellina with its long stretches of secluded sandy beaches and miles of untouched forests and marshlands. As a part of this nature reserve, Tenuta San Carlo is the home of many species of Tuscan wildlife such as deer, wild boar, horses, and birds. Unique animal sightings, for those interested in wildlife and bird watching, are frequent and exhilarating. Dinners under the stars on beautiful summer nights bring the true Tuscan traditions together with the true Tuscan natural setting. Tenuta San Carlo is a nature retreat where health and peace of mind can be restored.
Culture and Day Trips
The beautiful coast of Maremma has made the area of Grosseto particularly attractive during spring and summer while in late autumn and winter it remains a wonderful place for combining cultural experiences and outdoor activities in nature with the charm of the Tuscan way of life. It is the ideal strategic home base for many exciting day trips. Rome, Pisa, and Florence are reachable by car or by train in 2 hours. Siena is only 45 minutes away. Also nearby are spectacular archeological sites such as Roselle and Vetulonia, while from port towns such as Castiglione della Pescaia and Port Ercole ferry boats run daily to and from the islands of Giglio, Giannutri, and Elba. Smaller jewels of the Tuscan region such as Manciano and Pitigliano offer traditional and exquisite exposure to Tuscany’s medieval history. The healing thermal baths of Saturnia and Viterbo are a great way to unwind, and, of course, the Tuscan wineries where you can taste the excellent wines of Morellino di Scansano, Brunello di Montalcino, and the wines of the Chianti region.
THE FARMHOUSE
The farmhouse has been recently restored to maintain the unique Tuscan style and offer daily modern conveniences. Composed of a master bedroom, a guest bedroom, a bath with shower, a kitchen/dining room area, a TV, and a washing machine, the farmhouse is decorated to make guests feel at home in Tenuta San Carlo’s natural Tuscan setting.

My husband booked this for the first week of our 20th wedding anniversary trip to Italy. Having never been overseas I was amazed by the beauty and peaceful atmosphere of the farm and the beach. I feel it is better than described because some places on this earth are indescribable. We loved the walk to the beautiful beach and saw deer, pheasants and wild boar. Our clean rooms were modern and had wonderful screens on the doors so we could sleep with the doors open.We traveled to Saturnia, Assisi and San Gimignano from this location by renting a car in Grosseto. We also really enjoyed the evening meals served at the restaurant. Dinners were always a treat, wild boar, homemade ravioli, veal scallopini, incredible risota, homemade cheese, bruschetta....amazing. We would highly recommend this farm.Recommended for: Romantic getaway, families with teenagers, age 55+, sightseeing, families with young children.

I spent 1 year traveling Italy, and this was by far the highlight of my trip. When I return, it is the only place I will return to with out a doubt. The landscapes, pine tree lined promenades, and beach front let you know you have arrived one step away from heaven. The culture of wellness on the farm ensures that all its guests leave with a rejuvenated spirit and a belly full of locally collected cuisine prepared by a remarkable cook. I can go on and on about the natural beauty and positive attitude found on San Carlo if you want to call me up on my cell or shoot me an e-mail, I would be happy to relay my enthusiasm for this location. I love this place so much, I would encourage anyone visiting Tuscany to change their plans and make San Carlo the highlight of their trip.Did you find this review helpful? Year Purchased: 1936
About the owner: Born and raised between America (NYC) and Italy (the farm), I grew up loving both countries. Now I still divide my time between the two countries pursuing a masters level degree in the US half of the year and the other half running the farm trying to turn it into a center for learning, research, and appreciation of Maremma, our area of Tuscany.
Why the Owner Chose Marina di Grosseto:
My family decided to buy a ranch in the Tuscan region originally because it was a good investment. An 1000 acre property on the coast of Tuscany in an area filled with wildlife and rich soil was a great idea in the 30s when agriculture and livestock were lucrative businesses. Cereal crops were grown on half of the land, and the other half was dedicated to breeding cattle for meat, pine nut producing pine forests, and hunting. Now half of the property is still dedicated to agriculture, including pine nuts, but now, since we are in a national park, hunting is forbidden and breeding cattle for meat is no longer lucrative. Instead we breed horses and offer horseback riding lessons, we produce and sell fruits and vegetables on a local level, and we rent out what used to be the homes of our cowboys and workers to vacation renters.
