This 2 bedroom, 2 bathroom penthouse condo was completed in early 2008 and is located in the center of downtown Playa Del Carmen on the corner of Calle 10 and Avenue 15, only 2 blocks from the famous 5th Avenue and 3 blocks from the beautiful white sand beaches of the Caribbean Sea. This condo complex is small and cozy with only 10 condos.
The master bedroom offers a queen sized bed and private bathroom with ample closet space. The second bedroom offers either a king sized bed or 2 single beds, and a small balcony overlooking the town square.
The kitchen is fully equipped with a stove, oven, refrigerator, and microwave oven as well as all the utensils, a coffee maker, toaster, and blender. The dining area has a table and 6 chairs. The comfortable living room has a sofa, loveseat, and chair as well as a television with DVD player and small selection of DVD's as well as access to a private balcony that also overlooks the town square.
With its own private 4 person jacuzzi and view of the ocean and island of Cozumel, the large rooftop solarium is one of the highlights of this condo. There is also a shared swimming pool.
Being centrally located in downtown Playa, there are many fine restaurants and shops within a short walking distance. We have a printed restaurant-dining guide in the condo for your use. Wal-Mart is only 2 blocks away and has a great selection of groceries and other item you may need.
Although driving is not necessary, there is an underground parking space available for your use if you choose to bring or rent a car. Taxis are readily available and very reasonably priced. There is secure access to the condo complex and a security guard on duty during the evening and nighttime hours.
Our local property managers are extremely helpful with any needs you may have and speak excellent English as well as many other languages. Maid service is provided once midweek during weekly stays. Bottled water is delivered as needed. There is a small safe located in the closet of the master bedroom for your use. There is a small convenience store located on the main floor of the building.

This condo is owned by Rick and Diane Odegard of Grand Forks, ND. Rick is a veterinarian and owner of Kindness Animal Hospital in Grand Forks and Diane is a Florist. Rick enjoys hunting, fishing, and flying. Diane's hobbies include quilting and fishing. We both enjoy scuba diving and got our certification in Playa del Carmen. This is a picture of Diane and I with our daughter Kayla and her best friend Carrie at the Dirty Martini in Playa.

My wife and I and another couple stayed in this condo in November 2011 and found it to be very comfortable and clean. There was plenty of room for the four of us and having the rooftop deck was a big bonus. The kitchen is set up for any kind of cooking but with so many great restaurants around we didn't use it much. This condo was a great spot to watch all of the events happening in the city square across the road including, at that time, the raising of the town Christmas tree. The location is perfect as it is fairly quiet but yet just a few blocks to Fifth Avenue for shopping and the beach and great restaurants. We'd highly recommend it for a relaxing stay and hope we can stay there on our next visit.
Recommended for:Tourists without a car, sightseeing, adventure seekers, girls getaway, age 55+, families with young children, families with teenagers.

Location,location. location. Laundry & Convenience store within the block. Municipal plaza park across street great for walking & exercise. All the basics in Kitchen, Beach towels, grill, etc on site. Walmart 2 blocks . Near Quinta & Beach , yet quiet. Will stay there again next Playa trip. Execellent and no problems of any kind.
Recommended for:Age 55+, families with young children.

We stayed at Ricoonda del Mar for a week in June 2011. We've been to Playa many times over the last 8 years and the trip in June was one our most enjoyable, largely due to staying at this condo. First, the location is excellent. About a 2 minute walk to 5 Avenue, 3 minutes to the beach, in our favorite part of town. Walking the other way, it's less then a 5 minute walk to both Walmart, and Mega for groceries. At night there was no building or street noise or the "night club" sounds that can be heard in other areas of central Playa. The condo itself has everything a group needs for a stay, right down to soft coolers, and lots of ice cube trays in the fridges freezer to keep drinks cold on the beach, or up at condos private rooftop deck. The things that really set this condo apart from any other place we've stayed while in Playa - the location, besides what I've allready written a great unexpected plus for us was the living room balcony overlooks the towns central plaza.Sitting on the balcony we had great view of the various activities and events that were held in the plaza while we were there. Next the 24 hour convience store that is on the buildings first floor. The store had cervezas as cheap as walmart and a great selection of snacks and fast foods. Last but not least the the magic jack phone software, that allows free calls to Canada, and the States. We've rented condos that uses Skype, but hands down the Magicjack system provides a much clearer, more consistant calling experience, You need a lap top to use it, which was no problem for us. We stayed in Rincoada del Mar Dec 28-Jan 4/11. This condo was clean and comfortable and matched the listing photos and description. The beds are very comfortable and it is a real bonus to have a bathtub in Mexico. The rooftop area is large and the jacuzzi tub was just great. The kitchen has all the amenities for those who choose to cook on holidays (not us!) The location is very central, with easy access to Quinta Avenida as well as Wal Mart, Mega, restaurants and the beach. The only downfall was that the Satellite TV did not work while we were there, which is not a big deal, just would have been nice for the kids later in the evening. The Property Manager Monica was very helpful and easy to reach also. Because this condo is in such a central location, there is street noise, however, it is worth it for the location itself. I would recommend this condo to friends and family.
Owner response:We did have trouble with the DishNetwork as they moved the satellites and now the signal is too weak for the dish we have. We have now put in the local cable television programming (Cabelmas).

My husband and I along with our 21 yr old son had a wonderful experience staying in this condo in May for a week. This condo is like a home away from home. The place is super clean(this is important as my son has severe allergy reactions to dust mites); the beds are extremely comfortable; wireless internet works well with no interruptions, the kitchen is well stocked for a seasoned cook; there are 3 separate air conditioning zones so everyone is comfortable controlling the temp in their respective space; the rooftop solarium with the jacuzzi is the icing on the cake. Also, the location of the condo is hard to beat. Two blocks away one direction is the beach (1 block to the 5 th ave) and 1-2 blocks the other direction is the 30th ave with Walmart, Mega store and all the local stores and restaurants. We didn't rent a car as everything is within walking distance so a car is not needed. The ADO bus station and the Collectivo van station are also nearby. We took the Collectivo van to Tulum and it was easy and fast. The local property manager is very prompt with answering our questions via a cell phone left in the condo for our use. This is our first time staying at a vacation rental and our experience is so positive that we may never stay at a hotel again. I highly recommend Rick's condo and our family will stay there again.

I highly recommend staying at this property. I have stayed in this beautiful condo for both of my visits to Playa Del Carmen. The central location is incredibly convenient, providing very close access to the beach, the best places to eat, and great shopping! The condo itself is spacious, clean, beautifully decorated, and full of amenities to make your stay very comfortable. The rooftop patio was great in the evenings, a fun gathering place for friends and family with an incredible view. If I return to Playa Del Carmen again, this will definitely be my condo of choice upon return!

Great condo. Good location. Close to everything. We walked to the beach (Wicky's at the end of 10th on the beach was great...free beach chairs if you buy enough drinks and food..service good/food good..get there early,) restaurants, 5th avenida shopping, etc. We loved Cafe Andrade..just across the park from the condo, local spot, great huevos rancheros and mole. Condo was super clean..good movies, property manager was nice..easy communication. The only negative we can come up with is that it was cold at night in january and it would have been nice if the jacuzzi was hot...Overall, great place. Would stay there again and would recommend to friends.

A true gem in the heart of Playa!!! My family and I (2 boys 4 & 7) spent a wonderful week at this condo in march of 2009. just a short walk one way to the beach and shops of 5th ave and a couple of blocks the other way to "Walmart" with everything you could possibly need!!! The apartment was clean, well maintained, spacious and comfortable, and the kitchen was well equiped. The roof top terrace was a hugh bonus and safe for our kids. The boys spent countless hours in the rooftop jaccuzi, while the parents relaxed in the lounge chairs(could have used some chair cushins) enjoying a cocktail, and watching some amazing sun sets !! We have just booked a 8 day stay here for the march break 2010 and look forward to our return!!!
