Entering the south gate of M&M Creekside is the start of your leaving a crowded world behind. Cedar-lined hillsides descend to open pasture lands sprinkled with mature oaks and several other species of native trees growing along the over 1600 ft. of vibrant, spring-fed Sulfur Creek. This creek is the source of our guests' inspiration and rejuvenation, which is no surprise given the fact that Lampasas was settled in the mid-1800's for the curative power of its springs. Our creek runs year-round and features waterfalls and several deep pools - perfect for swimming, tubing, fishing, skipping rocks, or just sitting under a tree and watching a Fall leaf make its lazy way down river.
A spacious 3500+ square foot home features 5 bedrooms and 3.5 baths on two stories. Four of the five bedrooms offer private french-door access to the rear patio and deck that overlook the private pool and creek below. Elderly guests who have difficulty with stairs need not worry, as the two stories operate as a 1st floor main level with kitchen, family room, and two bedrooms, with a stairway leading downward to a basement level with three additional bedrooms and gameroom.
The open kitchen includes a big breakfast area and beamed ceiling. The main floor living features a fireplace and wraparound deck looking directly onto the creek and across the property's pasture lands. The master bedroom includes an entrance to the deck and its own private full bath. A 2nd bedroom on the main floor also has access to a 2nd full bath. The main level also features a large utility room with washer/dryer and half bath. The basement floor includes a large gameroom with a 2nd fireplace, 3 large bedrooms, a full bath, and a full wet bar and microwave. The gameroom has french doors leading to a stone patio with BBQ area and a beautiful pool overlooking Sulfur Creek. The entire property is gated and fully fenced, lending to the privacy that hill country vacationers prefer.
Located in Lampasas, TX, this Texas Hill Country Vacation Rental is about 45 miles northwest of Austin, 170 miles south of Dallas, and 115 miles north of San Antonio. While secluded on County Road 3010, our creekside ranch is only minutes from Highways 190, 183, and 281 and only 2 miles away from a full service Walmart w/ grocery. The tourist-friendly town square of Lampasas is easily walkable, sprinkled with local shops and the kind of country cookin' restaurants that have faithfully served the town's lifelong residents. Hancock Park Golf Course offers 18 holes of scenic fairways and greens that interplay with the hills and creek on which Lampasas was founded. Lampasas also features two local wineries you may be interested in touring: Pillar Bluff and Texas Legato. Bring a bottle back from one of these local vineyards and enjoy a glass of wine from our balcony as the sun sets on our hill country horizon.
It doesn’t take long to access many of the hill country’s outdoor and entertainment assets from M&M Creekside’s central location. An hour's drive west takes you to Colorado Bend State Park. Lake Buchanan is also a similarly short drive to the southwest, and Inks Lake State Park is only 40 minutes from your front door. More golf options await in nearby Copperas Cove (Copperas Cove Golf Course) and Burnet (Delaware Springs Golf Course). Then there is Austin. Depart M&M Creekside in the late afternoon and you'll arrive in central Austin in just over an hour, ready to savor the dining and music delights of 6th Street, or to join 98,000 of your closest friends at a primetime Texas Longhorns football game.

There could not have been a more perfect place for our son's bachelor retreat. Michael is getting married in April, but wanted to have a " friends retreat" when weather was good. The pool, the creek and the porch were excellant for all of us, as we enjoyed coffee in the morning, and had some beers during the day. What a wonderful place to stay, and after telling my wife and daughter-in-laws about it, we will plan a full family get-away sometime in the near future. Beautiful setting and wonderful accommodations. Thanks so much for sharing with us!

This property was perfect for our family reunion! We had enough space to spread out and not worry about bothering other families. Between the creek, the pool, porch, 2 living spaces and kitchen there was always something going on. Our youngest was 11 months and oldest was 75 and everybody in between. All enjoyed. We took a gigantic canopy and covered part of the pool. Also took much outdoor sporting equipment and there's room to set all of it up. We had made plans to visit local destinations, but once we arrived everyone concluded we'd have more fun just being there! Okay, so some of us made a trip to the two vineyards in Lampasas - which is well worth the very short trip. Another bonus was working with the owners. By the end of the stay we felt like they were old friends. Finally, an idea! We used m&m's candy as our theme for the weekend. Had a cookie contest using m&m candy, used the m&m on mailings, even borrowed the m&m figurines from our local grocery. m&m pjs for prizes, well, you get the idea. Do you know there is a cocktail called m&m? And it does taste like the candy. Go to the creek! You'll love it.

After taking my entire family (13)to Mexico to all inclusive properties for 3 years, we decided we wanted to be together at the time instead of each having a hotel room. We are a family who has fun in the mornings having coffee together as well as activities during the day and evening. M & M Creekside Properties was the perfect place for our family vacation. It exceeded our expectations! The layout of the home is perfect for each family to have their own space. The two living areas with TV's gave everyone the chance to do different things. We loved having morning coffee on the upper deck. We brought our own food and found every thing we could possibly need in the kitchen. The creek was a big hit with the fishing - catch & release - lots of fish to catch. We enjoyed the pool, but suggest you bring folding chairs and an umbrella for some shade. We walked the property and the creek, found shells and several falls. We were only one mile from the nearest Walmart, but felt like we were in the country all by ourselves. For us it was the perfect family get away. M & M Creekside took care of anything that needed attending to in a very timely manner as they said they would do. I highly recommend this location for a get away.

We truly had a wonderful time. The sun came out late yesterday afternoon and the kids had nearly as much fun swimming in the sunshine as they did in the pouring rain. My 9 year old nephew caught a good size catfish with his uncle, which was especially nice since his father is in Baghdad and we emailed the pic to him. We will certainly be back to the M&M for our annual family reunion. The home was very well equipped and two runs to Walmart were all we needed. Now, if you can just sound proof a couple of bedrooms for us or get my family to stop playing cards and games until 3:30 am!!!! HA! Thanks again. Rhonda

This was an awesome experience for our group of young adults. The owners were very helpful before and during our stay and bent over backwards to assure our group the experience of a lifetime! This place met every aspect of our trip and we will definitely book this property again! I would recommend this place to anyone who wants to get away for a weekend and enjoy the quiet, laid-back lifestyle this facility offers with some great fishing and swimming. We took the whole family to M&M Creekside for spring break and it was a wonderful time. Comfortable, clean accommodations. The property location is great for day trips to other hill country attractions. Can see us doing this again.

The location has an excellent Hill Country feel with great views, plenty of land to roam on and awesome private river frontage. The management was very helpful and the accommodations were nice, comfortable and function well for large groups. The features and accommodations offer everything we could have needed. This is an EXCELLENT value vacation destination!

Amazing place! We had a great time! The owners were very hospitable, very available to answer all of our questions before/during the trip. Lovely property for groups or couples, great running stream for fishing, swimming, tubing. Big house with lot of bedrooms, great pool. Highly recommend this place!
