Pelicanos Condominiums is situated directly across from the new Vista Aerea Playa Athletic Complex, where you have free access to 2 outdoor basketball courts, 2 outdoor tennis courts, 2 outdoor Squash courts, Olympic running track, and official grass soccer field, home of the INTER PLAYA.
EVERYTHING IS WITHIN WALKING DISTANCE!
Clubs, restaurants, beach, 5th avenue, shopping, bus stop, ATM, and Banks. We are also 4 short blocks from Wal-Mart and the Mega Super Store, which are convenient for very affordable grocery shopping, and any other supplies you may need.
The Pelicanos Condos are very well maintained. We have a full time maintenance and gardening staff. The complex is very safe. There is a full time, friendly security guard who patrols the surrounding grounds throughout the entire day and night.
Pelicanos is gated and has a buzz-in intercom system inside the condo, and there is a clear view of the front door from the second floor terrace, so there is no access to non-residents.
This is a perfect rental for any size family, as the pool is in our private gated courtyard; the pool is very quiet and rarely used by other guests.

The Cozumel ferry is a relaxing, 10 minute scenic walk from the Pelicanos Condos. The ferry runs all day for those interested in the incredible reef diving in the Caribbean Sea. There are also many tours to the world famous Mayan ruins, Xel-Ha, Xcaret, and the Biosphere Preserve that are available for your enjoyment. Lastly, there are many secluded beaches with any water sport that you can imagine. You may also take a 30 minute bus ride to Cancun from Playa del Carmen.

Instructions when arriving at Cancun International Airport
When you arrive at the International Airport exit the front of the airport and walk to your right. There is usually a bus there but if not ask a porter or just walk over to the bus stand which is right at the end of the front of the terminal.
Arriving in Playa Del Carmen
Onnce you arrive to the bus terminal in Playa Del Carmen, there are plenty of taxis to take you to your final destinaion. Your Condo is in a 20 minute walking distance, but if you don't want to lug your bags in the hot sun we suggest a ($3 USD) air-conditioned cab ride. They can take you and your luggage to where you want to go.

Family of five stayed at this condo over the Christmas/New Year's break. I was a little concerned about the previous review so I contacted the owner and was allowed to pay by credit card. No problems. Communication with the owner was great. Lorenzo met us at the condo and made sure we had everything we needed. As far as the condo, the pictures are a good representation. The condo is new, modern and very clean. Some positives: TV worked well Good Internet Nice pool 3 double beds plus the sofa converts to a bed. Plenty of room for our family. The beds were very comfortable. 2 full bathrooms with showers. The condo had a washer in the unit but no dryer. The dryer has a centrifuge that spins the clothes but you still have to hang the clothes to dry them, or go to a laundrymat. I liked the location of the condo. It is located right accross the street from a sports complex that has a running track and tennis courts. Walk a few blocks and you are right on fifth avenue. The Mega store and Walmart are also only a few blocks away. The only negative about the location is that there is quite a bit of traffic noise from vehicles on the street. It didn't bother me but my wife did not like the noise. Overall, I thought the condo was very clean and modern, safe neighborhood, and conveniently located. For the busy season when we stayed, I thought the price was a great value. I would not hesitate recommending this condo to anyone.
Recommended for:Girls getaway, sightseeing, families with young children, romantic getaway, age 55+, families with teenagers, tourists without a car.

My husband and I just returned from a stay at this Pelicanos Condominium. The building is new, the unit nicely decorated and in a very convenient location. Unfortunately we had a very negative experience with the owners. We had agreed on a price for the rental, paid 50% 4 months in advance and the balance a week before we left for Mexico as per the agreement. At the time we paid the final balance, we were asked for a substantial security deposit. We were assured in writing by the son and verbally by his father that the cheque would not be cashed until after our return and only if there was damage to the Condominium. Two days before we were scheduled to leave, the owner asked for more money. We sorted it out with his son but it was unsettling. Unfortunately there was no written agreement and the terms changed depending on which family member we spoke to. Because they had asked for more money after our rental fee had been fully paid and we had not been given a receipt for the security deposit, we felt a bit suspicious so we put a stop payment on the cheque. I am very glad that we did, because they did attempt to cash the cheque while we were gone despite agreeing not to. The big problem arose when we woke up on day 2 to the sound of a jack-hammer in the unit above us and concrete dust in our Condominium. The marble floors were being replaced throughout the entire unit and they were using a jackhammer to remove the old tiles. It was so noisy that we couldn’t hear each other even if we shouted and could not spend any time in the condo from around 8:00 AM until 5:00 PM. If we had been staying at a hotel, we would have changed rooms or hotels. We contacted the owner’s local agent who was able to convince the contractors to start work at 10 a.m. and stop using the jackhammer at 3 p.m. for the last two days. When we got home, we wrote to the owners and requested some consideration to reflect the fact that the condominium was not habitable for such a significant portion of our stay. The owner’s son flatly refused and suggested that we had been dishonest by putting a stop payment on the security deposit cheque and we should feel lucky that he wasn’t charging us with fraud. There are many condominiums to choose from in Playa del Carmen. We chose this one because the owners live in our community and we thought that it would be easier to rectify any potential issues.
