About the Apartment:
My guest apartment is an entirely private guest wing within my family's apartment. It has it's own entrance, is immaculate, renovated in 2008, two bedrooms, 1.5 baths, own full kitchen.
It's located on the fifth floor of an elevator, pre-war doorman building. One bedroom has a queen bed and the second bedroom has a single bed with its own half bath (and washer/dryer). I provide a porta-crib and two additional single air mattresses if needed. Both bedrooms face the quiet back of the building. The living room has a flat screen TV/DVD with cable, high speed wifi, sofa, chairs, various tables, lamps and faces the sunny south (we have A/C for summer months, and there is plenty of heat in cold weather). The dining room is old world with wainscoting trim, a built in cherry hutch, table for four, two counter stools pulled up to the corian counter that opens into the kitchen. The kitchen has every appliance: refrigerator, dishwasher, full sized oven, microwave, toaster, coffee maker and electric kettle. I’ve put myself in your shoes and made up the beds with 350 thread count sheets, 100% cotton blankets, fluffy comforters and duvets, provided coffee and tea, soaps, soft towels, shampoos, conditioners, body wash and pump hand soaps. I live next door so all this treatment is meant only for you.
About the Neighborhood:
My guest apartment is on W. 108th Street between Broadway and Amsterdam (closer to Broadway) in a safe, well lit neighborhood with all groceries, shops, restaurants, services nearby. It is a particularly family friendly area: a short one block walk to Riverside Park with many playgrounds and two branches of the NY public library. The subway is only two blocks away and one flight deep at my stop, making hauling strollers a lot easier. Columbia University and the Cathedral of St. John are nearby. The #1 subway will get you to Broadway and off-Broadway theaters, Lincoln Center, Museums, all your places of interest. It gets my husband to his Times Square office in 15-20 minutes. This is the Upper West Side you see in the movies—not all new construction with chain stores. Just steps from my building find Absolute bagels or Silver Moon Bakery a few blocks south. You’ll find three grocery stores within two blocks, pharmacies, dry cleaners, a post office, several major banks, florists, a well stocked wine store, delis, eateries of every persuasion (Indian, Mexican, Turkish, Thai, Korean, American, Italian, French) and several real bookstores. We are easily accessed from all 3 NYC area airports, Grand Central and Penn Station rail terminals and Port Authority bus terminal.
About Me:
I am a homeschooling mom and live in the adjacent apartment with my husband and four children. I've travelled both with and without children and know how I would like to be accommodated. I've translated that experience in to outfitting this guest apartment. I make your arrangements personally and can offer any advice required. As the "mom" next door, I've helped guests buy their first metrocards for the subway, recommend car service arrangements for the airport, helped a sick child get to a pediatrician...all in a day's work. It will be my pleasure to help your visit to NYC be special. Because the apartment is adjacent and essentially a wing of our family apartment, we consider you our guests and are available for chats over breakfast coffee with advice on how to navigate subways and find good museum exhibits. But, we know about privacy too and you will have as much as you desire.
About My Policies:
January and February at $275 nightly and $1700 weekly. March onward the rate is $300/night, 4 night minimum (unless 4 nights are not available) and the weekly is discounted to $1900. There are no additional cleaning fees or other charges.
I require a one night fully refundable damage deposit and payment of 50% of your total cost 12 weeks in advance with the remainder due in cash on arrival.
Maximum of 3 adults-accommodated in 1 queen bed and 1 single bed; additional children can use a port-a-crib for infants and two single areobeds for use on the living room floor (best for children).
When you inquire, tell me about yourself, any guests, the reason for your visit. I’ll reply with an agreement letter for you to acknowledge though e-mail. I’ll send a PayPal invoice for the deposit.
The neighbors are wonderful...and we are looking for considerate guests. Therefore, no smoking, no pets, no loud parties, no entertaining. Please disclose any and all out-of-the ordinary intended uses for the apartment such as photo shoots, hosting parties for people in addition to registered guests, rehearsal dinners, graduation parties, etc.
About Smoking: There is no smoking in my guest apartment. In addition, the apartment building maintains a thorough non-smoking policy; there can be no smoking in the lobby, in stairwells, in the basement, on the roof, the doorman will shoo you away from the front door sidewalk area. The policy is so prohibitive, smokers may not feel comfortable staying here.

Why the Owner Chose Upper West Side
This neighborhood says "Manhattan." All of my romantic ideas of life in Manhattan were realized when my husband and I moved to our building 16 years ago. The neighborhood is filled with prewar buildings, shops, restaurants, cafes, bakeries owned by real people not chains. The easy access to the subway puts the whole city at our doorstep. The area has a strong family feel mixed with proximity to Columbia University. It is safe and I comfortably allow my older children to walk around unaccompanied.
The Unique Benefits at this Apartment
Confidence. You can trust that I will handle all of your arrangements personally. Since I live next door, you can believe that I am maximally motivated to see you have a good experience. The guest apartment has been largely renovated so offers that fresh. clean feeling while maintaining all the charm of prewar construction. I love a clean house and I leave the guest apartment sparkling for you to enjoy.
Children/Youth bookstore, toy store, with another entire floor of educational supplies
Quick walks to many playgrounds in Riverside Park: 109th St, 111th St, 116th St, 105th St, 97th St. I can fill an entire summer with simply taking my children to a different playground around the city
Pizza, Italian food, next door to Hungarian Pastry shop, across from the Cathedral of St. John the Divine
A grassy lawn, tucked out-of-the-way in front of the Math Building on the Columbia Campus is a great place to bring a picnic on a warm evening. The kids can roam around a bit while you sit and marvel
Owner's Map of Upper West Side
I am the mother of a lively family of four home schooling children. Developing a guest business has been our urban homeschooling equivalent of going off the grid and raising all of our own food on a family farm! Truthfully, we didn't intend to head down this path, but when times got tight, it seemed obvious that we could put our unsold neighboring apartment to good use. I believe I offer a unique guest situation. Because I live next door, have tons of experience with children in the city, have lived here for over 20 years (married to a New Yorker), I provide personalized, expert service.
