Why the Owner Chose Pagosa Springs
During our years in Colorado we traveled the state from corner to corner, and we discovered many wonderful areas and a variety of scenery. But when we decided to purchase a 2nd Home in Colorado, we immediately thought of Pagosa Springs because we loved its location, its scenery, its variety of activities for people of all ages, and the fact that it is a small town with very friendly people. Pagosa Springs has it all: Hot Springs for Bathing and Spa; Rivers for fishing, kayaking, and rafting; Lakes for fishing and boating; Mountains for hiking, scenery, and wildlife; and it is so convenient to National Forests and wonderful sites such as Wolf Creek Pass, Chimney Rock, early Native American ruins at Mesa Verde, Waterfalls such as Treasure Falls, Piedra Falls, & Fourmile Falls, Sante Fe, Durango, and the Durango & Silverton Narrow Gauge Railroad.
The Unique Benefits at this House
Our home is located across the street from the San Juan National Forest, and we enjoy the peace & quiet as well as the wildlife that visits our yard and neighborhood, the deer, the foxes, the birds, and much more. The home has Two Back Decks with Mountain Views, a Front Porch facing the National Forest with beautiful Sunsets, and a back Flagstone Patio with outdoor Wood-burning Fireplace for star-gazing at night. Back-Deck has comfortable Patio Furniture and a newer Weber Gas Bar-B-Que Grill. The neighborhood has large lots with "elbow room" and we have no houses on either side of us, but we have wonderful year-around neighbors who we now know well and who are always there for us or for our guests. Inside the home is inviting, fully equipped, and comfortable. Lots of windows for the views and natural light, and a large warm River-Rock Fireplace for the evenings.
The house is convenient to everything: the Hot Springs, the Mountains, to Shopping, and to Dining.
Across the street from our house there is over 2 million Acres in the San Juan National Forest. Abundant wildlife and beautiful scenery, for hiking, fishing, biking, with forest accesss roads.
Williams Creek Reservoir is worth the drive. Nestled at the base of the mountains with tremendous mountain views, this crystal blue lake is great for fishing for Rainbow Trout, Brook Trout,& Kokane.

Duane & Fran Larsien, Owners.
We previously lived in Colorado for many years until 1997 when a business opportunity caused us to move out of the Rocky Mountains. We have always loved the state, and have found nothing to compare to its beautiful scenery and its wonderful people. So we decided in 2004 to purchase a 2nd home in Colorado that we could visit on vacation and that we could also offer to others as a vacation rental so that visitors could also enjoy the Rocky Mountain State of Colorado.
We take pride in keeping our home clean, comfortable, fully equipped, and in excellent condition. And we want our renters to fully enjoy their visit, and we will try to accommodate them whenever possible.

We loved this house and hopefully will return. The location at Hatcher lake was easily accessible to Pagosa itself, not making any trek unreasonably longer. The house is warm, cozy, and inviting. The master bedroom/bath was spacious and we loved the views in the morning and the stars (from bed) at night, not to mention that the sunny winter weather allowed us to enjoy the upstairs balcony. Having the large master closet was helpful. The kids used the other two upstairs bedrooms and bath and all accomodations for them worked well, too. The kitchen/great room combo with the large table allowed us to be together for meals and long nights of dominos and other family games. Glad to have a large crock pot available to have some meals prepped after a long day on the slopes. Having a mud room off of the climate-controlled garage kept any snow mess from entering the house. The gas fireplace hearth gave us a good place to dry gloves, etc., after snowboarding. We would love to return in warmer weather to serve meals out on the nice lower deck. Views were awesome! All in all, this is a very comfy mountain home for a family with kids (ours are all older teens) to enjoy. Thanks so much!

Dear Fran and Duane, We wanted to let you know how much we enjoyed our stay in your beautiful home during the month of July. The house was everything you promised and more. It felt so much like home that we hated to leave, even after being there a month. We were able to travel to other parts of the state during our stay and took our 15 year old grandson to some amazing places in Colorado. We went to Montrose to the Black Canyon, rode the train from Durango to Silverton, drove to Creede, went fly fishing and many other adventures. Some days we stayed at the house and enjoyed the relaxation and solitude. We wanted you to know how much we appreciate the opportunity to rent your wonderful home and how much we enjoyed Pagosa Springs and all of Colorado. Our grandson says he wants to live in Colorado when he grows up and finishes school. We would love to return some time in the future for another stay, but we haven't made plans just yet. We will gladly recommend your place to others looking for an ideal vacation rental home in a perfect location. Sincerely yours, Gerald and Sandra Ritchie

Our family spent the last wk of Dec and New Year's at your house in Pagosa Springs. The house and location were fantastic. It was beautiful and so comfortable for a family of 7, and the views were great. Everything we needed was there and in excellent condition. We had great skiing while there, and enjoyed the Hot Springs. We all want to come back for another visit in the summer to bring our bikes. We would recommend this accommodation to all our friends.
