Property description

Designer's 1740's barn completely renovated in 2000, is located on 4 private landscaped acres south of Montauk highway in Sagaponack. It is the most exquisite area in the Hampton's and minutes away from the most beautiful beaches in the world. It is centrally located and easily accessible to Sag Harbor, Southampton, East Hampton and Amagansett. Essentials (restaurants, galleries, food, pharmacy, hardware, gas...) can be reached on local country roads avoiding the crowded highway.

This year, 2013, the barn is available for rent year- round in addition to the summer season, monthly.

Meticulous attention to detail has maintained the original hand hewn, beamed and doweled 'three bay English barn' design. The barn sits at the end of a long gated driveway which opens to a wide expansive meadow offering dramatic sunrise and sunset vistas. Walk or bike to ocean beaches, country store/post office, farmers market. The property is professionally landscaped. Mature trees and flowers surround a pond, heated gunnite pool 48'X18' and waterfall, the original well. A separate, private cottage with 2 sleep lofts accommodates 2-4 and has all amenities.

The barn has 3 ensuite bedrooms. The guest 1/2 bathroom is in the main room. Two bedrooms on the main floor have french doors which open onto the garden, as does one bathroom. The 3rd bedroom is on the 2nd floor and overlooks the garden. The bedroom doors, windows and skylights maximize the light.

The Main Room is the original barn and measures 38'x40' with a 30' pitch. It has wide plank floors and four 10' french doors which open onto a large stone patio. The unobstructed western exposure floods the room with exquisite afternoon/evening light. A large brick fireplace is surrounded with south facing windows and is the focal point of the room which is elegant rustic and inviting. Two 'Hero Cots' from the Civil War are daybeds and form a seating area with the sofa. A separate work/ sitting area contains the guest half bathroom. The dining area is just before the kitchen and in the Main Room. The 18th C French table seats 10 people comfortably and has an extension for serving.

Three steps down from the Main Room is a fully equipped chef's kitchen with a Nevada River Rock floor, brick fireplace and sitting area. The stove is a 1930's Magic Chef that has six burners, three ovens, a warming oven, working clock, and has been immaculately restored and brought up to code. French doors open onto the sunlit back patio surrounded by lush folliage and flowers with a dining area barbecue, and outdoor shower.

Each room has cable and internet, telephone connections and surround sound. Two zones for heat and air allow for energy conservation. Impeccable maintenance is enhanced by pest control, water filtration, alarm protection.

About the owner: Susan Frame, an artist/designer and PhD Psychologist/Psychoanalyst, has always been interested in the development of thought and the creative process. This is the common thread that connects her artistic and academic pursuits. Dr. Frame has a private practice in New York City and has held faculty appointments at Downstate Medical College and Albert Einstein College of Medicine. She is an Adjunct Clinical Professor in NYC graduate and post-graduate programs; a staff member of the William Alanson White Psychoanalytic Institute, a member of the Chinese American Psychoanalytic Association, has lectured nationally and internationally and has published. As an invited expert on Sunrise Semester, CBS TV and WABC radio, Dr. Frame established a media presence. While director of the Bronx Children’s Hospital Adolescent Outpatient Mental Health Service she served on the Mayor’s Committee of the New York City Board of Education and became an ardent public advocate for children and adolescents. Dr. Frame has been an artist all her life. She studied design/architecture and formed SFRAME DESIGN INC offering residential and commercial interior design, staging and project management. She is a published designer with residential and commercial projects in Manhattan, East Hampton and Southampton, New York; Santa Fe, New Mexico and Salt Lake City, Nevada. Elegance, luxury and harmony define her aesthetic; her style is compelling in its detail and authenticity. Her eye sustains the passage of time. Her artwork has been exhibited in galleries in New York City and Long Island and is in several prominent collections.
