Designer's 1740's barn completely renovated in 2000, is located on 4 private landscaped acres south of Montauk highway in Sagaponack. It is the most exquisite area in the Hampton's and minutes away from the most beautiful beaches in the world. It is centrally located and easily accessible to Sag Harbor, Southampton, East Hampton and Amagansett. Essentials (restaurants, galleries, food, pharmacy, hardware, gas...) can be reached on local country roads avoiding the crowded highway.
This year, 2013, the barn is available for rent year- round in addition to the summer season, monthly.
Meticulous attention to detail has maintained the original hand hewn, beamed and doweled 'three bay English barn' design. The barn sits at the end of a long gated driveway which opens to a wide expansive meadow offering dramatic sunrise and sunset vistas. Walk or bike to ocean beaches, country store/post office, farmers market. The property is professionally landscaped. Mature trees and flowers surround a pond, heated gunnite pool 48'X18' and waterfall, the original well. A separate, private cottage with 2 sleep lofts accommodates 2-4 and has all amenities.
The barn has 3 ensuite bedrooms. The guest 1/2 bathroom is in the main room. Two bedrooms on the main floor have french doors which open onto the garden, as does one bathroom. The 3rd bedroom is on the 2nd floor and overlooks the garden. The bedroom doors, windows and skylights maximize the light.
The Main Room is the original barn and measures 38'x40' with a 30' pitch. It has wide plank floors and four 10' french doors which open onto a large stone patio. The unobstructed western exposure floods the room with exquisite afternoon/evening light. A large brick fireplace is surrounded with south facing windows and is the focal point of the room which is elegant rustic and inviting. Two 'Hero Cots' from the Civil War are daybeds and form a seating area with the sofa. A separate work/ sitting area contains the guest half bathroom. The dining area is just before the kitchen and in the Main Room. The 18th C French table seats 10 people comfortably and has an extension for serving.
Three steps down from the Main Room is a fully equipped chef's kitchen with a Nevada River Rock floor, brick fireplace and sitting area. The stove is a 1930's Magic Chef that has six burners, three ovens, a warming oven, working clock, and has been immaculately restored and brought up to code. French doors open onto the sunlit back patio surrounded by lush folliage and flowers with a dining area barbecue, and outdoor shower.
Each room has cable and internet, telephone connections and surround sound. Two zones for heat and air allow for energy conservation. Impeccable maintenance is enhanced by pest control, water filtration, alarm protection.
The luscious year round beauty of the setting, the natural privacy created by opulent foliage and mature trees, the warmth and simple elegance of the barn, the open sky...these offer the utmost private, fulfilling summer vacation and year-round living.

About the owner: Susan Frame, an artist/designer and PhD Psychologist/Psychoanalyst, has always been interested in the development of thought and the creative process. This is the common thread that connects her artistic and academic pursuits. Dr. Frame has a private practice in New York City and has held faculty appointments at Downstate Medical College and Albert Einstein College of Medicine. She is an Adjunct Clinical Professor in NYC graduate and post-graduate programs; a staff member of the William Alanson White Psychoanalytic Institute, a member of the Chinese American Psychoanalytic Association, has lectured nationally and internationally and has published. As an invited expert on Sunrise Semester, CBS TV and WABC radio, Dr. Frame established a media presence. While director of the Bronx Children’s Hospital Adolescent Outpatient Mental Health Service she served on the Mayor’s Committee of the New York City Board of Education and became an ardent public advocate for children and adolescents. Dr. Frame has been an artist all her life. She studied design/architecture and formed SFRAME DESIGN INC offering residential and commercial interior design, staging and project management. She is a published designer with residential and commercial projects in Manhattan, East Hampton and Southampton, New York; Santa Fe, New Mexico and Salt Lake City, Nevada. Elegance, luxury and harmony define her aesthetic; her style is compelling in its detail and authenticity. Her eye sustains the passage of time. Her artwork has been exhibited in galleries in New York City and Long Island and is in several prominent collections. Respect for “the hand” and endurance through time is thematic in both material and form. 7/ 2014 she was awarded Best Sculpture by Robert Storr, juror, in the Guild Hall Artist Invitational, East Hampton, NY. She was invited by Sanford Smith to participate in the NYC Park Avenue Armory Fall Antique Show for many years where she developed a strong following.
Why the Owner Chose Sagaponack:
The Hamptons most authentic, fully renovated property, located South of the highway in Sagaponack abuts a natural pond - home of frogs, fish and great Blue Herons, and The Nature Conservancy’s 105 acres - a mecca for botanists and birders. It is one of the last remaining oversized properties in Sagaponack and a comfortable walk from virtually private Gibson Beach, one of the most beautiful beaches in the world. The large main barn with its companion cottage are situated at the end of a long gated driveway. This hidden and private retreat is a veritable botanical garden with its magnificent trees and plantings. A wide expansive meadow surrounds the barn, its companion cottage, pond, original 18th C well, and modern heated 48'X18’ gunite pool with its waterfall. Dramatic sunrise and sunset vistas delight the eye from huge front patio. Light floods into the barn’s 28’ high peaked ceiling and multiple windows and 10’ French doors. The graciously scaled living room retains its original grand hearth. It is surrounded by three full bedroom suites each with multiple exposures, a kitchen-pantry and a separate, cozy sitting area with its own, more modest fireplace. The separate, private cottage with full amenities has two separate sleeping lofts and accommodates 2-4 people. Each room has Wifi, cable, internet, and surround sound. Two zones for heat and air allow for energy conservation. Both buildings are seated on ecologically designed, waterproofed concrete moisture barriers. Impeccable maintenance includes landscaping, pest control, water filtration, alarm protection.
The Unique Benefits at this Barn:
This exquisite private retreat is located in the most desired area of the Hamptons, is centrally located and within walking distance to the ocean, local farm stand, country store and post office. Sagaponack retains expansive open vistas surrounding rural beauty and is home to large farms, nurseries, horse stables and a vast array of plantings and birds. The barn's large patios capture the famed Hamptons light with the most exquisite sunrise and sunset views. Sit on the patio at dusk under the red streaked sunset; be lulled by nature's chorus of frogs and birds; celebrate the day. The property is central to all towns and accessible to local back roads allowing you to avoid the summer traffic for shopping, restaurants, services. The barn is situated at the far southern end of the 4 acres at the end of a long gated driveway, borders The Nature Conservancy, is surrounded by mature trees and plantings and is an exquisite hidden and silent retreat. Location is close to recreation: water sports, kayaking, canoeing, tennis, horseback riding, exercise, health clubs and spas, hiking, bicycling and other outdoor activities as well as theatre, music venues, clubs, restaurants and night life.
