The Main 2 Story Villa:
This is a great new condo on the south end of Tulum on the edge of the jungle in a newer upscale residential area. It's a short 1/2 mile walk or bike ride to town with lots of shopping and restaurants to choose from. You'll find this particular unit to be ESPECIALLY WELL APPOINTED with extras you probably aren't used to in a rental unit-check our reviews. Living here in Tulum full-time we have added quite a few "creature comforts."
Both bedrooms are spacious and have private bathrooms with second floor terrace access. In addition to the gourmet kitchen rave reviews one of the key condo amenities is an invaluable 3-ring binder full of great local tips, little known secrets and local adventures that will make your trip truly memorable. This binder is the TREASURE MAP for can't miss adventures in Tulum that we have gathered over a 4 year period of adventure research.
The kitchen is great for entertaining, it's fully stocked with everything you could possibly need to make your family and friends fabulous gourmet meals. AND there's a gas Weber grill in the private courtyard to cook your fresh fish and veggies. The private courtyard is also a wonderful outdoor dining option-we spend a lot of time out there.
We have lots of beach towels for you to use while you are here along with beach chairs and beach umbrella. Your rental also includes the use of two bikes for getting around town and to the beach. There's even an outdoor shower on the patio for the post beach or pool rinse off! This one has it all as far as luxuries, privacy and security.
If you are trying to decide between a condo-villa in town or a beach house or hotel, let us point out a couple of "nice things" about being closer to town in a luxury condo. Beyond being much less expensive, it is simple luxuries; here you'll have full-time power, air conditioning, WiFi, lovely pool, US satellite TV, great water pressure for hot or cold showers and a feeling of being in your very own villa in Mexico.
If you are worried about getting to the beach you really shouldn't, it's a 5-10 minute drive or taxi ride (depending on beach area) and there's number of great little cabana resorts that will welcome you free of charge-assuming you plan to have a bite to eat or a few drinks there, OR you can simply go to the pristine public beach access and bring our beach chairs, cooler and umbrella with you!
Spend your days on the beach or checking out the ruins, lagoons and cenotes and then retreat to TRUE luxury. We have had nothing but rave reviews. We LOVE the beach, but we cherish going back to the jungle villa after a long day out in the sun, sand and wind.
The other great thing about being in town is the food, shopping and entertainment, you'll have a variety of international dining options in Tulum "town" versus the beach where most of the restaurants and shops are more expensive and your choices are somewhat limited. It's also nice to have more options for entertainment and shopping within walking distance, especially if you have been "out there" on the beach all day. There's excellent fresh fish, fruit and veggies within walking distance.

Why the Owner Chose Tulum
We have been visiting the Yucatan for many years and when we discovered the Tulum beaches we started thinking about a plan to live down here part or full-time. We have been here most of the time for over a year now and really love our life and adventure in Tulum Mexico. We have made our home a place for living, not just a vacation rental, you'll find everything you need and more with the details that typically are not offered at other rentals. We even include the use of two bikes with the rental for quick trips to town for supplies, there's a grocery store within walking distance as well.
The Unique Benefits at this Condo
The condo is close to town with a variety of shopping options and many restaurants to chose from. We are also a very short drive to the beach, about 5-10 minutes depending on the beach area. We think the jungle condo option is better in many ways from the on beach options, we have AC and a pool, satellite TV and all the comforts of home. Spend the day on the beach and retreat to your comfortable jungle home! Buy the freshest ingredients at the local markets and cook your own dinner or we can arrange to have someone cook it for you...the options are there so you don't feel like you have to go out every night.
We live here so when you get here you will get all the insight from real locals. We can tell you about all the hidden gems and great places to go for food, adventure or just hanging out. We are also American and understand the concerns other Americans and Canadians have about visiting the area, we can help you understand the do's and don'ts in the area to make your trip the best it can possibly be. Come on down and get to know Tulum, we think it's one of the best places on the planet and we love to share our experiences. We will also leave you alone, we enjoy our privacy as well...but we are here to help if you need it!

We stayed at this condo for 13 nights over Christmas and New Year, and we liked it very much. Yes, the house is very clean and beautiful, very well equipped with everything that you could ever need - not only kitchen stuff, but also books, movies etc. It was great to have the beach towels in the house, so that we did not have to drag our own towels to the other side of the world. Also, a very special extra, as we met Ron and Catherine shortly on most of the days, we were always able to ask for any advice that we needed, and we got all the answers! :)) I would say that the house looks even better in real life than it does on the photos. That is especially true about the pool area, that was a really pleasant surprise! From the location of the house you can easily walk to many restaurants, and you can also come back walking or by taxi. There are many taxis in Tulum, we never had a problem with finding one, not even on New Year's Eve. During our trip we visited Tulum ruins, the famous Chichen Itza and also Coba with its ruins and three cenotes, the towns of Valladolid and Playa del Carmen, the Grand Cenote near Tulum etc. Chichen Itza counts as a separate day-trip, and so does Coba, if you visit both the ruins and the cenotes (definitely worth it). We also spent a whole day in Valladolid, visited the market, the convent, the Zaci cenote etc. Of the Tulum beach clubs, we liked Ana y Jose, OM and Ziggy Beach most of all. For food, we liked La Vita e Bella, Mateo's and El Tabano on the beach road, but also several restaurants and taquerias in the town. El Camello and Los Aguachiles are very near to the house and absolutely great, if you like simple, cheap and fresh fish and seafood. Altamar and Infinyto were good, a little further off. A very simple place called Diaz Taqueria on the main street was also super, great tacos for very little money.

7 Girls and a Beautiful Condo

I just returned this evening from a wonderful trip with my friends to Tulum and we had the privilege of staying in this beautiful condo. A friend learned the last time she came to Tulum that renting a car is the way to go and it was great. There were 7 of us and the only difference with what is advertised and what exists is the daybed downstairs. We had one person sleeping on the couch, which wasn't ideal but it was fine. We enjoyed the great kitchen, wonderful outside space, laundry, and overall comforts of home. Ron was great about getting back to us quickly about any questions we had and the whole experience was great. The condo is so secure and homy that you just feel relaxed. Tulum has great beaches and wonderful seafood. We had a wonderful Thai dinner at La Mezzanine, seafood at El Camello, breakfast at Azafran, and beach lunch at El Paraiso and La Bella de Vita. The location is great to go to the local beaches, drive to Coba for ruins, the various cenotes, Akumal, and the eco-parks like Xcaret. I would come back in a heartbeat!!!

We had such a nice time in Tulum. Very comfortable and well cared for condo, sweet, sweet town (not spoiled yet, like Cancun or Playa...) and breath taking beaches. Well located for those who like to travel, visit or just «farniente» ! Thanks to the owners for being fast answering questions we had during our stay. We think renting a car is a must even if taxis and collectivos are everywhere. Be careful with police thought (no speeding, talking on your cell, buckle up, don't give them any reason to arrest you) ...speaking Spanish makes life so easier. Would go back anytime.

Just home from a ten day stay with Ron and Catherine at Villas Primer Amor. Having been to beaches in many countries, our time in Tulum was one of our best experiences. The property went beyond our expectations in meeting our needs. We lacked for nothing. Everything was exactly as stated in the ad, a refreshing change. Their villa was clean, secure, comfortably furnished, architecturally beautiful and convenient for enjoying the beach, many restaurants and shops in the pueblo. Our only regret was not having more time to enjoy the lovely pool in the courtyard.....next time! Ron and Catherine were warm and amiable hosts but not intrusive in any way. We look forward to another stay with them in future. As for restaurants, the pueblo has everyhting one could hope for. We enjoyed the fresh mariscos and fish at El Camello (many times), the French Bistro, thai food, Buenos Aires- Argentinian Steakhouse, Italian food at La Nave and last but not least, La Tacaquito or Cocina Economica where the price is excellent, service is warm and the Mexican food cheap, good and hearty.

We were 6 adults and a baby staying together in the condo. The pictures provided on the website do not do justice to the place as it was great with lots of space and everything we needed was provided. We especially enjoyed the full kitchen as well as eating and drinking margaritas in the private courtyard. The pool is great for everyone as there are shallow areas for younger kids. Finally I want to mentioned that Ron and his wife are really nice and welcoming and told us of many wonderful places to visit (and not too touristy). We look forward to coming back with our family.
