Some availability for summer 2010 in our luxurious, huge villa on Southern Dunes Golf & Country Club. Our home is hugely popular with our regular guests and its easy to see why.....4 bedrooms, south-facing pool, 42" flat screen TV with surround sound, recently renovated with all new bedding and soft furnishings. Plus its 15 mins from Disney and surrounded by the best malls in Florida.
Palm Villa is furnished with your comfort and enjoyment in mind and includes many extra features and facilities to give your group the best ever holiday - FREE Wireless Internet, bikes, golf clubs, BBQ, Sat Nav and Games Room with quality pool table,ping pong table, movies, Xbox and darts to keep the youngsters happy while you relax by the pool with a Margarita from our fabulous frozen drink machine....
Most of these extra facilites you normally have to rent from the agent at an additional cost.
Our home is completely Family Friendly and includes all these features to make sure EVERYONE in your group has a fabulous time - because we know if the kids are happy then the adults get to relax too:

We have also resurfaced our 26 foot pool and replaced the furniture with quality loungers and chairs and lots of cushions for your comfort. Our pool enjoys sun all day long unlike many others and is perfect for watching those beautiful Floridian sunrises.
We have TWO master suites and the beds will all be made up fresh for your stay, with all towels provided PLUS a stack of beach towels to save you packing those heavy items.
Palm Villa is a peaceful haven of tranquility to come home to after a busy, fun-packed day in Orlando. You will also be centrally placed to visit the delights of the Space Coast or the lovely beaches of Clearwater and St Pete's Beach.
Golfers will be in heaven on our award-winning course, simply pay and play, we have even left two sets of golf clubs provided for your use. You'll find a link on our website to the course.
The community is gated, peaceful and immaculately kept with 3 big swimming pools, tennis courts, playgrounds, gym and clubhouse serving lunch and dinner and a fabulous Sunday brunch.

Why the Owner Chose Southern Dunes
We just totally fell in love with Southern Dunes the moment we drove in.....its so peaceful and beautiful with the rolling fairways meandering all around the houses and so much green space. It just knocks spots off all the other developments in our view and we looked at lots!
Our villa just seemed so big and spacious and we could see that we could easily make it really lovely for our guests and just something a bit different to all the others. So we spent quite a lot of time and money on a big cosmetic refurb immediately and now it looks smashing.
The Unique Benefits at this House
Our villa is very different to all the others around Orlando and that's on purpose! We just have quite a modern style and like a contemporary look so we furnished it to our own taste but hopefully keeping it in colours that won't offend most people.
Its also stacked with every possible gadget and luxury item we could think of. Our agents came for a tour when we'd finished the refurb and said "you have thought of absolutely everything!". Job done! so you'll find a great coffee machine, new bedding, fresh towels AND stacks of beach towels, hairdriers in every bathroom, a family first aid kit, games room fully kitted out to keep the youngsters happy so that the grown-ups can get some much-deserved r&r by the pool. Plus of course with my gadget mad husband, flat screen TVS, surround sound, fab stereo with iPod dock, Wireless Internet everywhere - even by the pool.....! (does make life so easier when you NEED to know where all the malls are, what time the fireworks are at disney etc......)

Hi,
We're Kate and Jeff, from England with daughter Daisy aged 11 going on 21! We just love Florida to bits, come for every vacation possible and hope to retire there someday.
I teach in a big school and Jeff works in the food industry and used to be a chef, so you can imagine we just love food and eating out and Jeff creates amazing food,(which means I'm always on a diet too!). We met 2 years ago and got married in the Florida Keys on New Year's Eve 2008, followed by a vacation with our closest friends and family at the villa. The photo is from our wedding, in the Keys.
We furnished the villa to our own taste, not liking the typical Floridian style much to be honest! and we've added all the things we would look for in a premium villa like wifi, pool table, good cushions around the pool and every home comfort plus a great coffee machine! and we're constantly thinking of new stuff and responding to comments from our guests, we just love their feedback.
Our aim is to give people the best vacation ever and then hopefully they'll return and tell their friends and hopefully in a few years we'll have a crowd of favourite guests who just love the place, come often and take good care of it whilst having the best time ever. Well, that's the plan and so far its all coming true.

Just wanted to say how fantastic we thought the villa was. Southern Dunes was nice and peaceful and a welcome retreat from Disney. The villa itself was perfect for us, and the little touches really made a difference. The Sat Nav system was excellent, and it certainly saved a few arguments (pity we didn't have it trying to get out of the car rental lot in Miami. We got a bit lost and ended up in a rather dodgy looking part of town...I was convinced we were going to get shot!!!) The wi-fi really helped, especially with the poor weather, it meant we could plan in advance and make the most out of our day. We even used it to Skype the grandparents. I, like you love my coffee, so the coffee machine really got a big thumbs up, nothing better than having it ready freshly brewed for our 6am wake up call from the kids. The villa was spotless when we arrived, and really felt homely, the modern presentation was spot on for us...We're not big fans of the 80's Chintz that seems to run wild in some of the other villas we looked at!!! The kids loved the pool and the games room, although I am a bit disappointed, at 5 and 3 the girls didn't really turn into the pool demons I thought they would. So all in all a wonderful holiday, spent in top quality accommodation, we would certainly recommend Palm Villa to friends and family, and when I can save the £15,000 for 4 upper class return tickets, we will go back, and would have no hesitation in staying in the same place again. Your Villa is a lovely property set in a very restful location. I was impressed with all the child accessories you had there (having a small child myself) the high chair and equipment like that are a real boon when renting property. The internet is a real gem and one of the features I was looking for when booking as it allowed me to keep in contact with work. However even with teenagers and their laptops, it will allow them to keep in contact with their friends, should they have any downtime. I look forward to a successful inspection and would have no hesitation recommending your property. I just hope I can return there again next year. I have to say that your organisation when booking this property was second to none. I know I had a short timeframe, but all the information I needed came out quickly and the prompt return of the deposit just emphasised this process! Booking was simple, communication was great, details and directions to Palm Villa were accurate and straightforward and the support from the mgmt co was both efficient and reassuring.
