Our beautiful home has several months booked already for 2013 and 2014, says something doesn't it? We have very many happy regular guests who know they are getting fabulous value for money. We are not the cheapest but our home offers the closest to the kind of comfort you get at home from a vacation home. We will do anything we can to make sure you have the best vacation. Our home is hugely popular with our regular guests and its easy to see why.....4 bedrooms, south-facing pool, 42' flat screen TV with surround sound, recently painted with all new bedroom sets and soft furnishings. Plus its 20 mins from Disney and surrounded by the best malls in Florida.
Palm Villa is furnished with your comfort and enjoyment in mind and includes many extra features and facilities to give your group the best ever holiday - FREE Wireless Internet, BBQ and Nintendo Wii. There's a Games Room with quality pool table, ping pong table, movies, Xbox and darts to keep the youngsters happy while you relax by the pool with a Margarita from our fabulous frozen drink machine....
Most of these extra facilities you normally have to rent from the agent at an additional cost.
Our home is completely Family Friendly and includes all these features to make sure EVERYONE in your group has a fabulous time - because we know if the kids are happy then the adults get to relax too:

We have also resurfaced our 26 foot pool and replaced the furniture with quality loungers and chairs and lots of cushions for your comfort. Our pool enjoys sun all day long unlike many others and is perfect for watching those beautiful Floridian sunrises.
We have TWO master suites, both with cable TV and en suite bathrooms and the beds will all be made up fresh for your stay, with all towels provided PLUS a stack of beach towels to save you packing those heavy items.
Palm Villa is a peaceful haven of tranquility to come home to after a busy, fun-packed day in Orlando. You will also be centrally placed to visit the delights of the Space Coast or the lovely beaches of Clearwater and St Pete's Beach.
Golfers will be in heaven on our award-winning course, simply pay and play, we have even left two sets of golf clubs provided for your use. You'll find a link on our website to the course.
The community is gated, peaceful and immaculately kept with 3 big swimming pools, tennis courts, playgrounds, gym and clubhouse serving lunch and dinner and a fabulous Sunday brunch.

This home is great for a large or extended family vacation. The neighborhood is convenient, safe, and clean. The home has all the amenities and more. The owners even replaced a few broken items during our stay to update their offerings. We enjoyed it a great deal.Recommended for: Families with teenagers, age 55+, families with young children, girls getaway.

We have just returned from an excellent two week holiday in Palm Villa. We visited theme parks nearly every day and we were so happy to retreat back to the villa in the afternoon and relax. We were particularly pleased that we were not staying in a Disney hotel, no queues for breakfast or dinner in the villa! We used the BBQ every evening and made some lovely simple healthy meals (the park food is not always very good). The Walmart was a god send being in such a convenient location, we dropped in every afternoon and picked up what we wanted for the evening, you can even walk there. The villa was lovely and bigger than it looks in the photos. The pool was great and so were the towels. Since our original booking the villa had changed owners but this did not cause us any problems. Some of the villa blurb was a bit out of date, there was no Sat Nav and the BBQ was on its last legs but this did not spoil an excellent holiday. We would definitely recommend this villa.Recommended for: Families with teenagers, age 55+, families with young children.

We had a great time at the house, the weather really didn't have much of an effect on us, the storms seamed to happen mainly late in the day or when we were in the car. Your house was lovely & your management company are superb, we called them twice & on both occasions they were very quick & helpful. Just wanted to say how fantastic we thought the villa was. Southern Dunes was nice and peaceful and a welcome retreat from Disney. The villa itself was perfect for us, and the little touches really made a difference. The Sat Nav system was excellent, and it certainly saved a few arguments (pity we didn't have it trying to get out of the car rental lot in Miami. We got a bit lost and ended up in a rather dodgy looking part of town...I was convinced we were going to get shot!!!) The wi-fi really helped, especially with the poor weather, it meant we could plan in advance and make the most out of our day. We even used it to Skype the grandparents. I, like you love my coffee, so the coffee machine really got a big thumbs up, nothing better than having it ready freshly brewed for our 6am wake up call from the kids. The villa was spotless when we arrived, and really felt homely, the modern presentation was spot on for us...We're not big fans of the 80's Chintz that seems to run wild in some of the other villas we looked at!!! The kids loved the pool and the games room, although I am a bit disappointed, at 5 and 3 the girls didn't really turn into the pool demons I thought they would. So all in all a wonderful holiday, spent in top quality accommodation, we would certainly recommend Palm Villa to friends and family, and when I can save the money, we will go back, and would have no hesitation in staying in the same place again. Just a few lines to say what a great time we had staying at Palm Villa. From the moment of contacting you, everything went so smoothly, that we would definitely consider returning in the future. Booking was simple, communication was great, details and directions to Palm Villa were accurate and straightforward and the support from the mgmt co was both efficient and reassuring. Along with the expected comfortable rooms and furnishings, the Villa has many of the things that are needed for an enjoyable stay in the Orlando area, especially the Golf facilities on site, the well maintained pool and the games room for the kids. About the owner: Hello, We are Fae and Jason Heywood and we live in Ontario, Canada. We have 2 girls and a new baby boy and love coming to Florida every chance we get. The villa is furnished with everything we would look for in a premium villa like wifi, pool table, good loungers around the pool and every home comfort plus a great coffee machine and margarita blender! Why the Owner Chose Southern Dunes:
My husband and I are golfers and totally fell in love with Southern Dunes the moment we drove in.....its so peaceful and beautiful with the rolling fairways meandering all around the houses and so much green space. It just knocks spots off all the other developments in our view and we did look at lot!
Our villa just seemed spacious and we could see that we could easily make it really lovely for our guests and just something a bit different to all the others.

Our villa is very different to all the others around Orlando and that's on purpose! The villa has a traditional style and every comfort of home.
So you'll find a great coffee machine, new bedding, fresh towels AND stacks of beach towels, hairdriers in every bathroom, games room fully stocked to keep the youngsters happy so that the grown-ups can get some much-deserved r&r by the pool. Plus of course flat screen TVS, stereo, Wireless Internet everywhere - even by the pool.....! (does make life easier when you NEED to know where all the malls are, what time the fireworks are at disney etc......)
